Finally, I bought my own meter and called SoCal gas who immediately found a hazardous condition. Only then did they repair the issue. I had sewage come up through my toilet and bath after having a plumber 'fix the issue 3 times' before it erupted. Robert asks not be contacted on his phone despite us having no reliable local point of contact. I waited four hours while my bathroom flooded, used all my towels and sheets and was told the plumbers would come in a later window of time while water poured out. Keep in mind I live in 1/2 of a home worth close to 2 million dollars in west LA. They do not care. They also removed my last review. They send people after hours, don't give the legal 24 hours and you should be prepared to manage your own home if you hire this worthless awful company. I struggle to think of more unkind, unprofessional humans.

Over 80% of the original tenants that moved into our brand new building MOVED OUT after the first year specifically because of how badly this management company operates. Unfortunately, the level of service they offer is not great. If all you want is someone to collect rent and interface with your tenants on your behalf, then perhaps they might work for you. But expect to do a lot of your own record keeping and follow up to make sure your property is actually being maintained. They don't respond quickly, which we found is also the case for the tenants as well and they would seek their own repairs (or not address all) out of frustration. We would send requests for information and needed to follow up many times before getting a response, which would usually be brief and sometimes not even answering all of the questions asked. They're disorganized. They didn't have move in checklists or records of how the units were so we couldn't hold tenants accountable for damage. They didn't even realize one tenant was overpaying their rent until I requested (barely intelligible) ledgers and tried to make sense of why our 1099 didn't match the totals from our monthly statements. We don't live near our property and never actually see it in person so we rely on the management company to periodically visit and inspect and let us know if repairs or maintenance is required, etc. They said they visited monthly but when we switched to a new management company we found that there was thousands of dollars in electric and plumbing repairs necessary that had been ignored for years. There was trash and debris on the property and one unit was an unsafe filthy mess. If they were truly visiting regularly, these things should have been identified and rectified promptly. Switching to another management company was like night and day. We saw how little this company actually did, and how much of a mess they really were. We found that the little bit of savings in the fee was not worth how much they lack in service.

What a nightmare! I…read morewish I could rate 0 stars, but I can't. Do not rent from this company and if you have a property to rent, don't hire them to manage it. We leased a home through them for a year while our new home was being built. From the very beginning through the very end, the entire experience was mishandled. When we originally looked at the home, we were told that a shed in the back would be available to use. This was a big part of what made this home good for us as we had a lot of lawn equipment from the home we had just sold. During our walk through only days before we moved in we were told we wouldn't be able to use it and not only that, it was positioned in a way as to block the only window in one of the bedrooms and he refused to have it moved. At this point our escrow was due to close and there was no time to find another house. So with lack of fire escape safety (see pic) we were never able to occupy this room except for storage the whole time we rented. The house was delivered filthy. We had been told prior to move in that it would be professionally cleaned and on the day of move in, there was still greasy residue all over the microwave and dust bunnies hanging off of the shelving in the laundry room. Within the first week of us moving in, they broke into the home to retrieve the washer and dryer. The agreement had been to coordinate with us for the pick up, but they just came into our home without any notice or arrangements. We just discovered the washer and dryer missing one day. Needless to say this gave us the creeps really bad and permanently made us not feel safe. A few days later, when running one of the tubs, the water wouldn't shut off. We contacted Colin to have it fixed. All day long we were told the plumber would be there within the hour. The plumber never arrived until late in the evening. Not only did this ruin our day, but we also got a horrendous $330 water bill from it. The following month we had a $220 water bill. Turns out that there was a broken sprinkler coming on at 4am that we never knew about, running THREE TIMES for 7 minutes each EVERY DAY. Out of all this $550 charge we were only reimbursed $165. We also had trouble with their landscaper in getting the sprinkler fixed, and we had to attempt to fix it ourselves to try and stop the bleed with the water bills. There was a leak under the kitchen sink that I had reported during the initial walk through. They had said it was fixed, but it hadn't and water had been dripping the whole time. When Colin said a plumber was coming, I made arrangements to take time off from work to be there for him, and no plumber showed up. This took place at least 3 or 4 times before we ever got the problem fixed. We ended up doing some of the occasional minor repairs ourselves to avoid having to deal with this again. We are still waiting reimbursement for those items. Colin never forwarded notifications from the HOA to us and we had to rely on neighbors and Facebook groups to obtain essential information. He even had the nerve to ask ME for the gate code. This is something he should have been forwarding to us as we were not members of the HOA since we were renting. Finally, upon move out, he said he mailed out our return deposit. After a week of not getting it, he said it had been returned. Turns out he had sloppily scribbled the WRONG CITY NAME on the envelope. Probably in an effort to delay the payment to us. Do yourselves a favor and avoid this company.

Such as the dishwasher, air conditioning, heater etc. You can also expect him to duck your phone calls and when something broken or is getting fixed and when there is a leak you will go without running water for a few days at a time and pay the same amount of rent. Here are the worst/illegal experiences: A ruptured pipe in the kitchen which left me without kitchen access, running water in only 1 bathroom and an entire roon and bathroom out of commission for 4 months. Bedbugs that were not taken care of for 3 months which resulted in scars on my arm and body. Bedbugs are an owner responsibility. The last 4 years there has been a leak that has not been taken care of properly which resulted in MOLD that destroyed half of everything i owned in my closet. MOLD that i had to breathe in for 2 months or longer and when they FINALLY got smeone to look at it, left me to pay for a hotel room for a month that cost me over $2100 with no reimbursment.
