[[HIGHLIGHT]]After touring, Brianna stayed in contact and would reach out with updates on unit availability.[[ENDHIGHLIGHT]] Before submitting an application, I asked several questions because I wanted clarification before moving forward. [[HIGHLIGHT]]I felt like I was given inconsistent answers and was repeatedly encouraged to apply.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]Brianna will reach out to several "prospects" to have you all competing for one apartment.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]Less than two hours after submitting my application, I received a call stating the application was denied, and I was told I would have to wait for the screening results to come by mail.[[ENDHIGHLIGHT]] I received the screening report by email the same day. The denial was listed as insufficient income to support rent, which did not match the information or documents I submitted with my application. Because they changed my information, my report came back rejected. They will blame their third-party companies, even though the companies state that the property makes all rental decisions (of course). [[HIGHLIGHT]]I immediately contacted the leasing office, and they were both aware of what they had done.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]Ana said she would take care of it. She got Rachel, the regional manager, involved, who was extremely helpless.[[ENDHIGHLIGHT]] However, while it appeared to be an "attempt" to address the situation, it did not reflect a genuine resolution, only an effort to buy them time. Recently applied as a guarantor with our son at a Moss and company property. Leasing agent at the site was wonderful. But the application process was a mess and poor customer service from Moss and company. After the initial application process They notified our son that there was an outstanding balance at a previous rental from several years ago, which he was unaware of, and he found out was due to an accounting error on their part. Moss and company asked him to submit a letter from the landlord saying that He did not have an outstanding balance and that it was an error on their part. My son sent the letter from his previous landlord stating that he had no outstanding balance the very next day. Then after several days, multiple phone calls and leaving voicemails, we did not hear back from Moss and company regarding the application. We finally heard back from the leasing agent that he had been denied, but she wasn't sure why so my son tried to call Moss and company multiple times to try to get more information. Not sure why the management company never bothered emailing anyone that the application was denied and that we had to hunt them down to find that out. He attempted to call Moss and company and was put on hold after several attempts and no one ever came on the line and they hung up on him. On top of this as guarantors, we make 10 times the rent money for the apartment he is trying to rent. And our credit rating is over 800. He has never been denied at an apartment complex before and the customer service with this company has been awful. Pretty much took our application money and never contacted us again. Do not do business with this company. Can't even imagine what would happen if you had a problem with your apartment once you are a tenant of this company. read more

I would give no stars if I could. We scheduled an appointment for 315 today and we're sent multiple confirmations emails and texts. When we arrived at the building, there were no directions on how to get in. We had to ask at the Pilates studio next-door. Nobody answered to let us in and then we received a message saying there's no one available to take you on a tour we were in the valley and rushed enduring over an hour of traffic to get to this building on Washington Boulevard only to find there was no one there to show it. I would never lease from this property company. This is terrible business and they don't even deserve one star. read more

When Amy is present, everything runs smoothly. She's professional, responsive, and genuinely cares about the building and its residents. Trash is handled promptly, issues are addressed quickly, and you always feel like someone is paying attention. The entire property feels organized and well cared for under her management. Since she's been gone, the change has been noticeable. Trash has been left around the building, and the crew working on the roof has been leaving soda cans, bottles, and other debris on the stairs, walkways, and even on the barbecue grill -- something Amy would never allow. [[HIGHLIGHT]]It's also been difficult finding anyone in the office when help is needed, and RentCafe isn't the most user-friendly platform, with messages often receiving very slow responses.[[ENDHIGHLIGHT]] I do want to highlight that the maintenance technician, Josh, and the maintenance supervisor, Scott, have continued to be dependable and attentive. They respond quickly and take pride in their work, and residents truly appreciate their consistency. Amy brought a level of professionalism and reliability that this property genuinely depended on. Her absence has made it clear how essential she is to the building's day-to-day operations. Moss & Company is fortunate to have her, and residents absolutely feel the difference when she's not here. Truly the worst property management I have encountered. They do not care about the residents or the status of the apartments living conditions. [[HIGHLIGHT]]Dealt with the worst leasing agent, Peter, who told me that my current apartment had no problem with parking.[[ENDHIGHLIGHT]] Fun fact, I got IMMEDIATE problems with parking including getting my catalytic converter stolen within the first month. Worst part is my neighbors heard it happening but then acted like they witnessed nothing after I asked more questions. Peter told me maintenance checked the apartment prior to me seeing it which I know was a lie. Two of the plugs in the kitchen were not working and the sink in the bathroom didn't have running water. There was also a dead roach in one of the cabinets during my walkthrough. On top of that, unfortunately have a neighbor that never stops fighting with her boyfriend, I told Peter because it was truly waking me up at 6am. I noticed there was a quiet hours policy and instead of Peter enforcing it he told me to call the cops if I felt unsafe. I truly was tired of doing the job of the property management. I only went with this place because I had a deadline to leave and the apartment I actually wanted from a different management was already leased without her knowing. [[HIGHLIGHT]]Not to mention it took Peter a month and half to give me a damn mail key.[[ENDHIGHLIGHT]] This property management is trash and I know they know they suck because they sold our property and the new management is doing extremely better than Moss and company ever did. I even ended up reaching out to their lawyer thinking if anyone would want to hear how this could possibly end up being a court case it would be their personal lawyer. Miriam D, the Regional Portfolio Manager, is extremely frustrating to talk to. Our downstairs neighbor smokes inside, causing our clothes, car, and entire unit to reek of cigarettes. Despite months of complaints, Miriam treated me, a 25-year-old, like a child when I cursed outta fustation, and suggested we surrender our apartment, ignoring the real issue. Danni R, an higher-up manager associate of hers, was professional and promised to follow up but NEVER did. I called back multiple times with no answer. They will avoid you at all costs. These people absolutely suck. Josellyne, the property manager, has been reasonable to deal with. I understand she has very limited power, and I frequently complain about this situation. However, she was wrong in stating that the man downstairs has stopped smoking, because he hasn't stopped. She said she'd give me her personal number so I can inform her when he's smoking, but it's obviously hard to catch him in the act now, as I'm sure he's making efforts to mask his indoor smoking, yet it still effects us. VOC particles hit us like slamming into a wall of nicotine, every morning, in our restroom. REMEMBER THIER NAMES WHEN DEALING WITH THIS COMPANY. Terrible company. They managed our building for 3 years and were horrible. Never answered the phone when you called, was impossible to get someone to get back to you. I'd leave messages and send emails and no response. One of my neighbors had no heat for over a year, we had to call the city several times to get Moss to actually do their jobs. Case in point, our complex is big enough that by law we're supposed to have an onsite manager; we went months without one, and when we finally got one they'd be there for a few months and mysteriously disappear only to be replaced by someone new who'd vanish shortly after starting. Managers claimed they'd only be working normal business hours, which completely defeats the purpose of having someone on site to deal with after hours needs. Speaking of after hours, half the time the after hours numbers they provided didn't even work. Communication with this company was horrible; rather than call or email they taped signs to everyone's doors that would blow away half the time. (It's 2023! Just send me an email!) Whenever they contacted us about fees or rent increases they wrote the notes in such a convoluted way that they made no sense and you had to call and ask what exactly they meant--if you could manage to get a person to answer the phone. They never gave us enough notice when they had to do something like turn off the water or have someone enter our apartments; everything was always very last minute. Construction projects around our building were left half-finished. Our elevator got beat to hell by all the workers lugging materials in and out of it all day and it never got fixed after they finished. They removed all of our communal patio furniture and never replaced it. They put a tree in a large pot in our courtyard but didn't fill it up with soil or seem to have any kind of drainage system in place so now we have a giant pot of standing stagnant water attracting mosquitos. Luckily our building has recently switched to a new management company who, gasp, actually answered the phone when I called. So glad to be done with Moss, they are horrible in every way. read more

I recently booked a viewing with Moss & Company Management and I was a bit hesitant due to lack of ratings on here. After reading reviews, it seemed previous potential renters have been displeased with the individuals that have done their walk throughs. I'm on here to say, that after speaking to Leslie over the phone and finally viewing the place. Other Yelpers are mistaken, or maybe they should request Leslie for a tour. She was honest, polite and answered every question. Apartment hunting can get a bit stressing..and after a few tours I was starting to feel frustrated. Property managements tend not pick up calls or returns emails when searching for a place, but Leslie scheduled me right in. Unfortunately, I found an apartment closer to my job, so I had to make the decision where I am not stuck in LA traffic everyday. But it was nice catching my breathe when I was losing hope on finding a place. read more

Maintenance requests take a while To get anything done in their units. They say the fix something but turns out maintenance didn't do anything as I just dealt with this. Mold in units due to bad ventilation. They don't fix things fast. Maintenance is not trust worthy. They Mickey Mouse fix the problems with some tape and glue and say it's working at the moment. read more

Had an appointment at 10 AM to view an apartment in Sherman Oaks. Been patiently waiting three weeks, doing my due diligence to keep in contact to view this apartment. Kept in contact with Bridget. Was told to contact them once I was at the property to get the gate code to get in. No one responded. Repeatedly called the leasing office AND headquarters on Ventura blvd-crickets. After 30 minutes, took it as a sign of things to come if I move to any Moss properties. read more

Perhaps, this is the most dishonest company that I have seen in my whole life. They had an available apartment in Los Angeles, and my daughter was looking for an apartment on a month-to-month basis. She called them, and they said they are fine with month-to-month rent for this apartment. They even said the same on their website for that apartment. My daughter filled up the application and paid the fee, and I filled the application as a guarantor. After sometime, they told my daughter that her applictaion was rejected since they are not going to lease on a month-to-month basis, and her application fee will be not be reimbursed. After a few months, they asked me for another fee as a guarantor, and I had to pay. Basically by lying about the term of lease, they mad about $170. This is truly shameful. read more

By far the worst company I've ever rented with. Nobody ever answers and when it comes to returning my deposit they ghost you. They claim to have sent my deposit check to my current address but clearly they kept it all because it's been one month and I haven't received it. I called so many times still no answer. I Lived in 8811 woodman apartments place was ok , manger Monica does not know what she's doing. She messed up my lease agreement causing me to owe money after my lease ended. Washing machines are always broken and hot water is always out. The building has assigned parking but apparently Monica only allows her friends to park inside the garage. If you want to live here just know they will charge $400 for painting when I left it in excellent condition. Save yourself the headache and rent elsewhere. Stay away from moss and company! read more
