Smoking is not prohibited which sucks when neighbors are smoking and it always comes in your windows when they are open. I hope making the place nonsmoking is considered at some point. 2. Parking is EXTREMELY LIMITED. Barely enough parking for tenants, so it is not really ideal to have a lot of guests visit. I guess this place was built when families didn't have more than one car??? You are not allowed to have more than two cars on the property. You also have to move your car every few days in open spots, and you get one covered spot. 3. No dogs allowed 4. There tends to be a lot of mosquitos, I think because of an old fountain in a neighboring backyard down the hill. 5. You do hear noises more from the homes down the hill. It echoes. 6. The heat rises in the top level units, so our place is always warm especially at night. It is too warm for me to keep any plants alive.

After Will was replaced (onsite apt manager) there was no oversight - anything goes now - loud music, banging at all hours, smoking outside my window. We moved in March after finding a home we love, thank God, and received a ridiculous statement outlinng our deposit refund with bogus line items that I'm going to dispute but that's not what this review is about. See PROOF IN PICTURES. **You can see the flooding when it rains. Supposedly this was repaired but there was still a substantial amount of flooding when it rained just before we moved - I still needed galoshes (rain boots). **If you don't mind seeing garbage overflow on a regular basis, this is your place. Before we moved, the SMALL garage cans provided were locked. There are not enough cans for the number of tenants onsite. I didn't allow my family or friends to visit me. **My husband cleaned urine, trash and vomit from the elevator (only worked a few months out of the year). **We won't discuss the uninvited guests . That appeared in 2024. We've only been gone about 3 months but I would win a lot of money if I bet it has changed. Still in touch with friends (tenants) that live there. Please steer clear of this place if you want a decent place to live and raise your children.

The landlady Laurie will ignore you and is extremely rude, you will never get any help if you have maintenance problems. The only good thing is pets are allowed. The rent price seems okay at first but literally every year they raise the rent by at least $200!! There's not even an area to load groceries or you will get towed from your own apartment, and now people park in other people's place so even your assigned parking isn't "reserved" and you have to park on the street and risk getting broken into.

The courtyard is a…read morepeaceful oasis and it's nice to come home after a busy day at work to serene greenery, and the apartment unit we had was full of natural sunlight. The neighbors were all friendly and we got to know some of the other families living nearby, and I've on occasion borrowed "a cup of sugar" and traded cookies with the nice people in my section. Maintenance is scheduled to come by once a week, so if you reach out to management things usually get taken care of promptly. I notice that between tenants, empty units would get a fresh coat of paint, new carpet, and new kitchen appliances. For reference, our fridge was brand new and the plastic stickers were still on when we moved in. They seem to really care about keeping the standards well maintained, and we appreciated it! Benefits: Safe with the gate access, well kept courtyards, personal parking allotment, good storage closets, and ideal location next to South Shore and the beach. The people are great, management is prompt, and we got the majority of our security deposit back with reasonable itemization. The price was reasonable with our year long contract and discount. Quirks and Considerations: Our kitchen was quite narrow so it really couldn't fit more than 1-2 people. Quite fine if you're just a couple like us, but can get crowded when hosting or considering kids. The cabinets are high, so we needed a step stool to reach anything above the first shelf. Sometimes there is noise, but it's scheduled and not terrible (EBMUD pumps the pipes weekly in the street out front & there's street sweeping, but I WFH so probably not an issue for others). And the laundry room is shared so we hauled our baskets up and down the stairs, but this is just a reality of apartment-living. Shout out to Andrea Soltero who maintained everything at Wavecrest and made sure our maintenance requests, documentation, and checkout process was smooth!

The sense of community here is remarkable. From casual greetings like "have a great day at work" as we passed neighbors to celebrating personal milestones such as our engagement and marriage, the people at Wavecrest made us feel like we were part of something special. The pool was a fantastic community hub where you'd see everything from kids playing to neighbors working out or even testing 3D-printed fishing flies. The lawn made for a perfect spot to picnic, too! As for management, Andrea and her team have always been fantastic. Maintenance was thorough and proactive--when we found some water damage, they didn't just patch things up but completely removed the drywall to ensure no mold issues. We also had our bathtub resurfaced promptly when it started peeling. Andrea is responsive and makes sure every issue is handled with care and professionalism. Our apartment itself was wonderful--high ceilings perfect for our tall bookshelves, a ground-floor unit with a backyard, and the freedom to personalize our outdoor space. We installed turf and grew some beautiful flowers in the back yard. I also kept my kayak outside and worked from home at the patio table. The location couldn't be better--just a block from the beach, with all the perks of beachside living without the hassle of parking or traffic. While Alameda has seen an increase in crime, we never felt unsafe at Wavecrest. Inside the complex, I never had issues with package theft or security, and neighbors often looked out for each other, even collecting packages when we were away or holding spare keys. When we moved out, the community came together--one neighbor cooked us breakfast, others helped us pack, provided supplies, and someone even lent us a hand truck to move boxes. If you're considering a move to Alameda or looking for a new place on the island, I highly recommend Wavecrest Apartments. The management is top-notch, and the community here is truly something special.

The grounds are kept very clean, there's no loud noises at all. The property manager Leslie was so welcoming from our tour of the place, to signing the lease. Everything has been a breeze. Furthermore, the layout of the apartments themselves is really excellent. The half bath is such a nice touch. Plus with the additional storage room we can declutter while keeping those items close to home. Very excited to live here, and we hope to stay for years to come !

That is until about 2 months ago when a new neighbor moved into the building and they are constant smoking pot and cigarettes. So much so that my home office often smells like a bar in the morning when I start my day. Since this is non-smoking complex I've reached out to the office staff multiple times. The only way they addressed it was to send an email to the entire building reminding us it's a smoke free complex. That was two weeks ago and nothing has changed. I haven't received responses to my emails and the staff hasn't done anything to address it with the unit in question. I've gotten threatening letters from management about a bird feeder, but seemingly nothing about smoking in a non smoking building.
