This ended up being an extremely disappointing experience. Nick Diedes (the owner) completed the…read morehome inspection for my house, but unfortunately missed identifying that half of the trusses were coming apart in the attic. When this was discovered after we closed, it was brought to his attention by my realtor. He admitted that he "should have caught this" but only offered to pay for half of the repair. I then consulted with a structural engineer, and he recommended that the trusses be replaced. I spoke with HomeTeam and said I felt that this should go through their liability insurance at this point. I was concerned about the potential cost and I felt that amount should be fully covered. They agreed to file the claim. Unfortunately the claim was denied by the insurance company due to the numerous 'not-responsible' disclaimers in their contracts. I then reached out to HomeTeam asking if they would still honor their original offer of covering half of the repairs, to which Nick simply replied "please see the attached letter of denial from my E&O Insurance Company". He did not acknowledge my request. Please see images below. It's truly astounding that such an obviously visible defect would not be identified during a home inspection. Furthermore, the disclaimers in the contract release them of all liability, so it makes one question the true value of even getting a home inspection. The repair ended up costing $4500 (not including the original cost of the home inspection, which they also did not offer reimbursement for). No one is expecting a home inspector to be able to see through walls, but they should certainly catch any issues with the home that are visible to the naked eye. 09.17 Update - The business responded but did not address any part of the complaint. Furthermore, they stated that the seller had a specialist do a roof inspection 6 days prior to the home inspection. That is correct - they inspected the exterior roof and shingles. They did not, however, go into the attic. There are absolutely no invention of facts in this complaint, as the business is attempting to state. I also had a real estate attorney review the insurance denial. He said he was surprised I got as far as I did, as these contracts are known for their hold not responsible and limited liability clauses. At the end of the day, this is not an issue of "Unforeseen issues will arise, and unexpected expenses will occur." This was an easily visible issue that should have been caught in the inspection. Please refer back to the review on 09.06.22 - this is not the first time this has happened with this business.

It was a super smooth and absolutely incredible process…read more Nick and Megan were so nice. They have answered tons of questions we had as first-time home buyers and explained every step they've done. They were so thorough and detailed during the inspection and in the report. And we got our report super fast. We highly recommend Nick and his team. Thank you so much!

He was very factual with his findings and the rationale behind them. This allowed us to make an informed decision on our potential new to us home. The scheduling team was also awesome and they helped pivot days/times of availability. Customer service and check ins by the team after the inspection were nice - shows the team/company cares.

Our first inspection by Scott's was excellent. Extremely detailed & in depth. That's why we came…read moreback. The most recent one was a different story. The inspector seemed to gloss over many things & tried to downplay issues without evidence. We were called prior & told our inspector would take only two hours to finish an inspection that normally takes longer -- I think he glossed over many things as a result. Specifics we found after moving in that a visual inspection should have caught: * An interior door on the second floor with visible crack/damage from being forced. The report says interior doors were tested. This one isn't noted anywhere. * Mouse droppings under the kitchen sink -- a cabinet he opened & photographed -- & elsewhere in the home. No mention in the report. We now have an active rodent problem we didn't know about at closing. * The front door handle sticks & fights you when unlocking. Entry door locks & latches are explicitly listed as inspected in his own report. On top of that, three window coverings fell off the wall the first time we pulled the cords. Technically outside inspection scope -- but it speaks to the overall condition of a house we were told had basically nothing wrong with it. The in-person review made it worse. We were told there was basically nothing wrong with the house, & our questions were treated as an inconvenience. He seemed annoyed, arrogant & unkind. When asked, he explicitly said he didn't see evidence of mice -- verbally & on the report -- leading me to believe he was lazy & sped through it. Not characteristics of a great inspector. His own report lists 59 maintenance items & 8 repair recommendations -- so the verbal summary & the written report told two different stories. When I hire an inspector, I'm more impressed by people who are nit picky than forgiving. This is a huge purchase so I prefer someone who's kind, willing to take the time to make sure he doesn't miss anything at all & looks out for us. There are less expensive inspectors out there who are less forgiving than Scott's was this time around. I pay for anal retentive. That was not my experience. Worst of all? I asked for a refund & they flat out refused. It's possible they could do the same for you. I don't think we'll use Scott's ever again. I wouldn't recommend them & ESPECIALLY not Todd Brualdi for inspection services. I'm disappointed in Scott's leadership. Once upon a time, (in my opinion) it felt like a well ran firm that cared about their clients. That's not my opinion, anymore.
