Do not hire this company. They removed the wood securing my backyard gate and entered my property without my knowledge or permission in order to take photos for the insurance company. I was not made aware of their visit until a month later, when I received the report and saw the pictures. I also have dogs, and I have no idea how they handled that situation while they were on my property. There was absolutely no justification for entering my backyard without contacting me first. If they had reached out to schedule a visit, I would have willingly allowed access for the photos. Instead, they chose to disregard my privacy and trespass on my property. DO NOT USE THIS INSPECTOR. We used this inspector last April for a home inspection. This year after two roof leaks, we found out that our roof is water damaged and missing slant decking so severe you there are holes as large as 6 feet wide and are completely bare with only shingles and underlayment showing and have sunlight coming in. He walked inside the attic and unless he was blindfolded or legally blind, there is no way he physically did not see the holes the size of himself or the sunlight pouring in from outside. He is lazy and incompetent and will give you a false report on your home. We are now in a home that we are over our heads in because Chad couldn't do a job that he was paid to do. Do yourself a favor and please use any other home inspector in the state of Colorado. read more

Working with my realtor in the Greeley area she suggested Reliable as a reputable inspection company. I'm always skeptical of realtors based on my first home buying experience, but decided to trust the process this time. Chad presented all of my inspection options and highlighted his sewer scope and lead based paint testing. Asbestos and Radon testing are also available. All of the fees were presented upfront. I used Reliable for my first home under contract and their report highlighted everything wrong with the home that needed to be corrected immediately. All of the info was presented back to seller after which I terminated the contract. As Chad knew I would need a second inspection he gave me a discounted rate for the second inspection. As with the first inspection the report was extremely thorough and detailed. I was able to confirm with my realtor that the home passed inspection and would complete my intent to buy. Inspection is in PDF format and can be downloaded on mobile as well as through desktop/laptop PC. It is hyperlinked which moves you to the section you want to review. It grades all of the areas providing you the ability to prioritize which repairs should come first as well as areas that are in acceptable condition that merely need preventative maintenance. When I made an offer on a house, my buyer's agent chose to give only 10 days before the inspection deadline was due. Expecting my agent to know best, I didn't realize that wasn't enough time. After my purchase offer was accepted, I called around and only then realized that any reputable home inspector was booked up for at least 10 days in advance. I should've asked to have my deadline pushed out, but I was afraid to hassle the house sellers at all. After calling everyone on the list of all home inspectors anywhere near my area, I found Chad Eusea at Reliable Solutions. He sounded great over the phone and was willing to schedule me with little notice. But I should've known there'd be problems when I received a "Limited Liability" contract from him. It was too late for me to cancel, so I desperately signed it. (This is NOT an industry-standard thing, but an indicator of a company that gets a lot of complaints.) Things only got worse from there. On inspection day, the "licensed inspector" that arrived was not Chad, but a buddy of his that worked at an auto-shop who was basically incompetent. He arrived 5 hours late, so was obviously expecting to slip in an extra slack job for the day and get paid full price. When I finally got the inspection report, he had only taken a few photos and barely written any useful comments (not at all what Chad led me to expect). I'm no handyman myself, but if I'd have known what I'd get for my money, I could've done a better job by myself. After I complained, Chad assured me his man was "officially certified", but I saw no evidence of that. So I was stuck with only one day before my deadline with a house that wasn't really inspected at all. I didn't even have time to do a good followup inspection myself. Not a position you want to find yourself in. I can't speak for Chad's personal inspection skills, but I can say my experience with his employee was worse than not having any inspection at all. Hopefully, this was just an isolated incident, but I'll never be using "Reliable Solutions" again, even if I'm in a time pinch. read more

AH-MAY-ZING!!! Absolutely wonderful! Highly recommend! Cheaper than the service my realtor recommended. I was a little worried because I made an appointment with a very near deadline, and while I was confirmed online, I wasn't contacted right away when, by phone, I tried to call and confirm. Little did I know, this is because my inspector was calling the two reality companies, and the home owner to get everything set up, so I didn't need too! When he got back to me, he simply said, 'don't worry about it. I'll take care of everything, and we'll have it done well before your deadline' :-) and that was true. He also explained everything to me after his inspection, including what he found, what he deemed most important, and less important. He explained what was involved with fixing the various issues, so I could choose what to ask for, what to demand, and what I could concede if necessary.
