    Should not be considered luxury apartment by any means…read more Water pressure sucks, ants in ground level unit, no assigned parking, poor construction, trash compactor always has issues, manager is an idiot, maintenance guy is a creep and can't fix anything, unit smells horrible, way over priced, can hear people in hallway, heat/cooling has issues staying to temp, garbage disposal doesn't work, washer/dryer are cheap and don't work well

We've lived here since August and we have yet to meet an unhappy tenant. The staff we've met: front desk- Aleah and Adena; maintenance- David and Ty; management - Annie and Tim...are all friendly and professional. Upon signing up we were offered discounts and promotions and help (financially) ending our lease with our Cockeysville apartment. Amenities are important to us. The best James Run amenities are: a fenced playground, dog park, community garden, building key fob entry, elevators, car wash station, salt water pool, free valet at-the-door trash pickup, EV charging stations, fully equipped gym and large community spaces with a regulation size Brunswick pool table. We're next door to Chipotle, Starbucks, Royal Farms, Olive Garden, LongHorn Steakhouse and more. Also, James Run is a short drive to downtown Bel Air. The James Run community is a healthy mix of Yuppies and boomers. Every morning, because we're boomers, we walk to the leasing building for free coffee. Good luck with your apartment search.

    If 0 stars was a thing... Here we are in 2022, they evicted…read moreus during the pandemic (10-9-2020) with a 24 hour notice Email. Whole time they have an active lawsuit against them that will be decided on on 11/04/2022 !!!! And why??? For charging people a "Credit builder Fee". Shady and crap place! STAY AS FAR AWAY FROM THIS PLACE AS YOU CAN.

    Let me paint you a picture of how this place does business. I moved in and they did state that you…read morehave to provide 60 days notice if you are not renewing your lease. Fast forward almost one year at 55 days before the end of my lease, so past the 60 I would have had to provide they put a notice on my door that rent was increasing. I thought it over and at 48 days I provided them with the notice to vacate. Now I had to do it through email because the office was closed because of COVID, so already past my 60 days they provide a rent increase notice and the office wasn't even open to accept the notice even if I had done it at the 60 days. So I provide the notice, had the carpets professionally cleaned (that's in the rental agreement you have to do it), turn in my key and then received word that the inspection found not damage at all. I was told there might be a penalty because I didn't provide the full 60 days notice, which is crap anyway because I didn't get 60 days notice of a rent increase, something that could definitely sway someone's decision. Whatever I just want to go along to get along so I was like okay I understand. Fast forward past the time landlords must legally return your security deposits by and I have to contact them because I haven't gotten any money back. They respond with a receipt saying that they are keeping my entire security deposit because I did not provide the full 60 days notice to vacate. Of course I'm livid but in the end I was just willing to lose that and move on just to make my own life easier. This is the end of September 2020. Fast forward till nowJanuary 2021 and I get a phone call from a collection company stating that Annhurst has placed a collection on for an additional $530 dollars. So they had 12 months of rent that I always paid early, an apartment returned to them with carpets professionally cleaned and paperwork stating there was no damage at all, and they kept my entire security deposit of almost $1000, then sent me to collections for an additional $530 because I did not provide 60 days notice. So apparently they believe since I provided notice 12 days past the 60 days the rental agreement stated, and 7 days after I was notified of a rent increase which was given to me 5 days after my 60 day notice had to be in, those 12 days they believe are worth $1530 which is more than one months rent there. The local people at the office were fine. The neighborhood was quiet. I had no complaints living there. I took care of their property and returned to them with no damage, not even the stove burner cover covers and they way they thank someone that does that is to try and steal an additional $1530 from them. The local office people might be nice, but you better understand the sneaky and underhanded bull crap their corporate offices apparently like to play. Think very hard before you sign a lease here because that is the kind of company that is running this place.

    I was referred to The Yards at Fieldside Village as I looked for a new apartment…read more As I drove into the complex I was starstrick by Ripken Stadium and impressed by the cleanliness of the community.The grass is neat , trees are pruned. And the pool looks welcoming. I walked into the office and I was greeted by the Assistant Property Manager Timothy Toussaint. He was very professional, polite and informative. i was given a tour of all the amenities. A large gym, nice pool and a huge community center. My biggest surprise was when I was shown an actual apartment two bedrooms , two baths . It was staged to perfection. As I turned in my application Mr. Toussaint assured me that he will do his best to find the apartment that I'm looking for.     Ever since we moved here we've had issues... the water heater runs out halfway through a shower or…read morefilling the bath completely, the tabs on the shelves broke and all of my canning jars fell and broke all my valuable spices and canned goods The seems in the carpet came undone our first month here The tub of our bath leaks every time we try to take a bath And day one of living here ants keep coming inside we don't know how but no matter how many traps we leave and rid the ants temporarily they keep coming back so not only do we have ants in the kitchen but bedrooms too Not only that but the balcony leaked water into one of our bedrooms causing black mold to come through the walls

    I am in a non-renovated unit, it's an older community, you get what you pay for. I take those…read morethings into consideration doing this review. There is always room for improvement in ANY community you live in, so instead I'm going to tell you my positives about living here: - It's quiet, peaceful & nestled in a wooded community, but still close to everything you could want & need; restaurants, grocery stores, pharmacies, library, doctors, gyms, parks, fresh food markets and the list goes on - Minutes from I-95, MD Route 40, MD Route 7 - Josh, the maintenance supervisor is amazing, quick, & thorough - Juaquin, a tech is polite & super sweet - Emergency Maintenance Issues are address ASAP - I never have to fight for a parking spot in the building I'm in - It's one level living, so no one is above you or below you - Enclosed patio area - No Mice! - Knock on wood, I have not yet experienced any mice activity - Everything is Electrical, no gas (for me, I prefer no gas. no carbon monoxide worries. But if you are a cook, I'm not sure if they offer gas stoves in any of the units) If you don't need the bells & whistles, luxury apartment or have unrealistically super ridiculous expectations, I would recommend living here. I have lived here for a couple of years and so far, it's been a quiet, peaceful experience. And THAT is priceless to me.

First and foremost, i pay over 1k for a one bedroom apartment that has no…read morecentral A/C or heat, doesn't even have enough hot water for a 10 minute mildly warm shower, and landlords that I'm pretty sure have a book of phone numbers for residents that they purposefully don't answer. They're always at the leasing office, sometimes until after midnight, but can't seem to return an urgent call about my lock not working when I first moved in (it's been a year, lol. My dad fixed it.) The worst part might be that in March I'm only here until the 11th and my lease is up, so I was told when I first moved in my last month would be at a pro rate, but nope, they charged the full amount and said they would "refund me" after they charge the fees for moving out.... What???? I don't see a refund coming any time in my future. Also had to pay to get my mailbox lock changed which they said they would reimburse but never did. What really made me write this??? On top of everything????? My next door neighbors walkway is caving in, and has been forever, and they won't do a thing about it. Yes they know about it. They've seen it. Guess they're waiting for homeslice to be trapped. I'll just attach a picture and leave it there. Living in your car would make more sense :) help me
