My wife and I also walked the area and to Inner Harbour whenever we visited and never were harassed. She loved living in this converted factory. Each unit was unique, no similar units in the building. Security was good with secured front entrance and camera. Optional 24/7 valet parking in underground garage was available. The valet staff was very friendly and professional. A gym, lounge, and package locker system were included in the rent. Allegre, the manager was very friendly, professional, respectful, and responsive. My daughter loved working with her. Ryan, the maintenance God was friendly, funny, responsive, and professional, there was nothing he couldn't fix. My daughter said she does miss this place and the short walking distance to work. Now management is forcing a new parking system on the residents that requires giving a lot of personal information to an external system, including a picture of your drivers license (this can be used to create new accounts in your name in the wrong hands). If you don't comply, your car will be towed by pollard's, which circles the place like a vulture. The garage isn't even safe anymore (having an enclosed garage was a huge reason that I moved here) since the door was damaged months ago and still hasn't been replaced. Southerly road is always filled with cars that are double parked since the apartment across the street doesn't have a dedicated driveway or move-in area. The leasing office is run by an immature group who is very good at making promises about fixing problems but not following through.

We've been extremely happy with every interaction we've had with the team. From our first tour, Josh set the bar high. He was patient, knowledgeable, and thorough. I tend to ask a lot of questions, and not once did I feel rushed. My spouse especially appreciated how engaged and detail-oriented he was in walking us through the building. From that initial tour to move-in day, every team member we encountered was attentive and informative. What stood out the most was the level of organization and structure in place for the move-in process. It made everything smooth and stress-free. We've previously rented with Greystar, and this has truly been an upgrade. The amenities here are top tier, and Josh made sure we were familiar with everything the building has to offer. We really appreciated that, because with a building this large, it's easy to go months without realizing what's available if no one takes the time to show you. Between the personal tour and the maps provided, they made sure we were fully set up from day one. The welcome package was a great surprise a cooler backpack filled with move-in essentials and a folder of helpful information. That level of thoughtfulness was a first for us. The environment here is also very entrepreneur friendly. There are plenty of workspaces, fast Wi-Fi, complimentary coffee and tea, and everything has been consistently clean. I'd still question paying 3k a month to live with Towson U students on daddy's money, people that don't seem to want to secure the premises, etc. Its just not a good value for the area. Update: Recently the management made a great effort with tenants to ask about some of the concerns about the property. As a result, management indicated they were in the process of hiring a security manager for the site. It's a great effort and may go a long way to helping some of the issues that have been going on. The management is great at responding to questions and concerns and hopefully their larger management company will be able to give them the resources to help. Edited: I am placing this review as a current tenant in hopes that this generates a response by Dolben as nothing else has. 1. They allow college age tenants who think nothing of calling people "gay" or "faggot" while at the pool or joking publicly about having sex with unconscious women. Edit: they have also allowed an African American female to feel unwelcome in common areas. 2. They allow people who are non-tenants to sleep in common areas regularly and overnight. 3. They allow tenants to throw "frat" parties and have no mechanism to police this. 4. The thought of engaging security was not immediately considered as a necessity for this "luxury" apartment. 5. The front door has been broken and open to the public for months. While a new door may be coming, nothing is being done to address tenant behavior in shutting the doors. 6. The side gates are regularly left open. 7. The first floor door inside the garage has been broken and propped open for months. As a woman, this is unacceptable and I feel unsafe.

I really do appreciate an honest review…read more When I moved into 1305 Dock street I booked this remotely never having seen the area all the way from Texas. I got very lucky because I do not recommend renting without seeing first but I had done extensive research and read many reviews about 1305 which is why I want to leave an honest review for the next person in my situation. This is one of the buildings located in Harbor East (a very nice part of town). It takes me 4minutes to walk to Whole Foods. I run along the Harbor all the time and I have a waterfront view... Although my blinds are down most of the time between the hours of 11am-3pm due to extensive sun coming through my floor to ceiling, wall to wall windows. I appreciate an overcast day so I can put the blinds up and appreciate the beautiful view all day long on the weekend. Right now (2022) they are constructing a price tower in front of our view, I'm told it's two 3 stories building so hopefully wont block too much of the amazing view that almost everyone in this complex gets. They were previously owned by Bozzuto and recently changed to Kettler management. I haven't noticed a difference between the two management company, they have both been very communicative and easy to reach. I don't have any problems with the appliances but I'm a small person and having a 2 in 1 washer/dryer that is within my unit is perfect for me. It does take a long time to do just one load but again I'm small and so are my clothes so I can wash a lot of things in one load so just keep that in mind. I'm in a studio, the appliances are small to fit the unit. It is perfect for me. The bathroom is surprisingly very big for a studio which I appreciate. I use both closets because I have a ton of clothes. Noise level: very quiet. I only hear people when they bring down their blinds or pull it up but otherwise never hear any major noise. On some weekends there is a festival outside our building and it's loud at like 11am-5pm while the festivities are going on but it never bothers me. At night it is very quiet and easy to sleep. The walls are thick so other than the blinds coming down (I guess that section is thin?) I never hear my neighbors talking or playing music or tv. Elevators are always working. The building doesn't have too many amenities like a gym but to be honest I like to run outside and ...be outside so that doesn't bother me. I would never use that amenity. Parking is 165$/mo with a third party that the management will set you up with. Its' premium parking which regulates all parking in this area. It is also within walking distance to Fells point. Overall, for the price, location, and safety I love living here and am sad to have to leave. If I was going to be local I would continue to stay here. When my lease ended they were able to give me an extra month at a reduced price which I was so appreciative of. So overall this was an excellent place for me.

I am writing to express my profound disappointment with The Arbors and the way they handle tenant…read moreconcerns and charges After moving out 07/2024 I was unjustly charged for repainting walls painted egg shell white and told a cost that should be covered as part of routine maintenance between tenants This is on top of numerous issues faced during my tenancy including the theft of my car from the supposedly secure garage The building management has repeatedly failed to live up to their promises including misleading claims about onsite security Car are stolen at a rate of one per month but the building fails to alert tenants out of fear of their reaction to hearing that the garage is not safe and to be more careful My car was stolen and I was out of town and a note placed on my door no call or email however if a food truck is coming by they will be sure to alert you I did not find out until I return a week later and the fact I did not have time to put in a report ended losing the car with no chance of returning My overall experience has been stressful and frustrating with little regard for tenant satisfaction or fair treatment I would strongly advise potential tenants to reconsider choosing The Arbors The management lack of transparency and fairness has left a lasting negative impression and I regret my decision to live here Thank you!
