My experience so far has been very positive. I've heard great things about the tenant platform for paying rent and submitting maintenance requests, and I look forward to using it. I've already done my baseline inspection and reported a few minor repairs to Barkley the Maintence Coordinator, and her responsiveness was excellent, with a reply within a day! Just hoping the repairs will occur just as quickly. So far, so good! I'm excited to move into my new home and will be sure to post another honest review once the reported issues have been resolved.

Recently everyone got a very aggressive letter regarding dog poop outside and that we were being 'watched' by a vigilant neighbor. I'm very clean and thorough. The apartment manager Robin was great but I learned that you have to research the management company before living at an apartment. Maintenance was substandard, it took many requests to fix problems and they were not addressed promptly. That being said, the apartment price was very low for the area and it was a good value. If you want to live in an updated apartment your feelings may be different from mine. I had no qualms living in an apartment which, I believe, was constructed in the 1960's. I would give Rose Gardens a 4/5 since the value is high, maintenance issues notwithstanding. However, the 1/5 review is for their policies with the security deposit. If you want to have the condition check done in your presence, you have to have the apartment completely emptied 2 weeks before your move out date. I left my apartment pristine and was charged a few hundred more than I should have been. There was a bogus inspection charge, a toilet seat charge (the toilet seat was working great and had no stains), light bulb charge (I installed new light bulbs before leaving), as well as a very high curtain/window charge when the curtains were literally like new. The charges imposed were a few hundred dollars *over* the obligatory $300 cleaning fee and I strongly considered taking Barbera Management to small claims court but decided against it due to the hassle. I did take many pictures of the apartment after leaving but cashed the remaining deposit so couldn't pursue legal avenues. Moral of the story: document everything, take a ton of pictures, and read your contract very thoroughly. I'd also recommend not living at a property managed by this company.
