Otherwise, I would never rent through this company again and would strongly caution others to carefully review their policies and move-out procedures. I lived in the townhouse for one year as a single occupant. I work constantly, so the home was barely lived in and was kept very clean. Despite this, my move-out experience was extremely disappointing. Before moving out, I had an in-person inspection with a representative who was wonderful. She walked through the entire home, repeatedly commented on how clean it was, and identified only three things I needed to address: fill the nail holes, replace the smoke-detector battery, and tighten two cabinet handles. I completed all three. I chose to let the company handle the cleaning and carpet cleaning because I was concerned that if I cleaned it myself and it wasn't to their standards, I could still be charged to have their vendors redo it. I was then charged $385 for cleaning and an outrageous $480 for carpet cleaning in a 1,500-square-foot townhouse where carpet was only in the bedrooms and on the stairs. Even more concerning were charges for conditions that existed before I moved in. I was charged $295 for paint touch-ups even though the interior had never been painted; it was a new construction home with the original textured walls. I was also charged $75 for a barn-door handle that was already missing when I moved in and was specifically documented on my move-in inspection report. The same type of handle was approximately $15. When I disputed these charges and told them to review the move-in documentation, I was told they would review the report and adjust the deductions. They did not. Ultimately, $1,234 was deducted from my security deposit for cleaning and repairs, including items that were either pre-existing or, in my opinion, unreasonably charged. I understand legitimate deductions can be made from a security deposit. My concern is being charged for conditions that were documented before I ever moved in and then having that documentation disregarded. I do not believe taking the company to small claims court is worth the additional time and expense, so I am sharing my experience to warn future tenants. My next step will be reporting my experience to the Better Business Bureau. I would not rent from this company again.

After doing my research we decided to go with Good Life and I am so glad we did they made the process very easy. Malissa Martinez was my onboarding point of contact and I have to say she was very attentive, responsive and professional. She answered all my questions and kept me informed the next steps in the process. Emails came in daily with the updates that had been completed at my home in order to be put on the market. After that my property managment team consisted of Andrei Lechert- Kelly, Gerald Medalla and CJ Flores. Again, more professionalism with this team. Once the property was ready and we agreed on the rental price my home was listed on a Wednesday and by that weekend, Saturday, we have the home rented. It's been 5 months and I have no complaints. They have really taken care of everything and I haven't had to worry about a thing since. Highly recommend Good Life. 10 outta 10.

    Our experience with Good Life Property Management was defined by delayed repairs, canceled…read moremaintenance requests, poor communication, and an exhausting amount of effort required simply to get serious problems addressed. We first reported rat activity outside the property in May 2026. Good Life canceled that request as "Not maintenance issue." A second rodent request was also canceled. By July, we had specifically reported holes around the rear deck and asked whether conditions at the property were contributing to the problem. On July 31, a rat ran through our kitchen, and the pest-control technician found evidence of rodent activity in multiple kitchen areas. Good Life acknowledged that the owner is typically responsible for structural conditions allowing pests to enter. It also told us that it had received a report from Thrasher Pest Control and that the owner was reviewing it. Nevertheless, the response continued to focus primarily on trapping and monitoring while permanent exclusion work remained unresolved. Good Life later admitted that Thrasher had advised it that entry points needed to be accessed and sealed beneath the rear deck. When our dishwasher was eventually removed for repair, we discovered extensive apparent rodent droppings and debris concealed underneath it. We photographed the condition. The air-conditioning experience was similarly unacceptable. We submitted the repair request on July 22 during significant summer heat and reported indoor temperatures exceeding 85 degrees. The system was not repaired until September 3--43 elapsed days later. We purchased a window air conditioner and fans because the provided system remained unusable. This was not a matter of submitting a request and allowing management a reasonable opportunity to respond. We repeatedly had to send emails, seek updates, contact vendors ourselves, preserve records, and challenge inconsistent explanations before meaningful progress occurred. A Regional Manager eventually apologized for the "frustrating timeline," but an apology after months of preventable disruption does not restore the sleep, comfort, time, and peaceful use of the home that we lost. Good Life markets itself as providing proactive maintenance, attentive tenant communication, and stress-free property management. Our documented experience was the opposite. Based on how it handled serious rodent-entry conditions, a prolonged A/C outage, appliance problems, and communication throughout the process, we cannot recommend Good Life to either tenants or property owners.

    Coming back to update this review after my initial one in 2011 since this management company…read morecontinues to haunt me 15 years later, and they 100% deserve the one-star rating they're getting from many people. I still live in the same unit since 2008, except my landlady passed away 2 years ago and her heirs came to me in early February 2026 and basically said, "We have to sell, so you have first right of refusal on buying, or you'll have to move." They are sweet people and offered me a fair price, and it so happens I'm in a position to buy it now, so we are in escrow. I was aware via neighbors who own their units that last year PMC was FINALLY fired as our management company. The rumor is that they were fired for EMBEZZLING all the money out of our HOA account. (I do not yet know the entire story, but how does that even happen?!) I attended my first HOA meeting last night since being banned in 2011 (for being "just a renter" and having opinions). Now I am an *owner* and a candidate to be on the board. (Good thing PMC was already fired because that would've been my first mission.) There was discussion about termite fumigation again (decided on spot treatments this time), and A LOT of other maintenance that hadn't been kept up (roofs, driveways, landscaping - all of it is in arrears), and now the Board is trying to recover from all the funds being stolen on top of this. They're considering a $10,000 special assessment (TEN THOUSAND!! PER UNIT!!) to cover what was lost so we can simply get the regular maintenance accomplished on our homes. As someone who is in escrow and could still back out, potentially adding $10,000 to the purchase price is obviously NOT appealing. (There was no motion made on it, and I hope we'll be able to find a way around it, but I have to consider it as it is not an insignificant amount of money, IMO.) That is sad for both me AND the sellers. These are the long-term effects of using PMC as a management company. It's not just a problem about lack of customer service. I'm not at all surprised to see other reviews talking about how PMC is lax in sending financial reports and responding to money inquiries from the Board. HOAs still using this company as property managers should absolutely BEWARE and take their business elsewhere immediately.

When we changed back to PMC, the test company lost all of our historical documents. Susan Grant of PMC has been our manager and is amazingly responsive and helpful.
