    Water leak

    They did a really bad job holding the home owner responsible when it comes down to fixing problems around the house. When it was or turn they expected us to fix it asap. We have a hole in our kitchen/washer leak for almost a year. I had to constantly complain and message them to come out and fix it every month. I don't recommend going through them!! Stay away!

    We were super excited to tour a property that was listed at $4,045 in a great neighborhood! Within 2-4 hours of the listing being posted yesterday, I had a tour scheduled for the next day. Come today, I went to look at the photos again and the price had increased $450. We could have been open to the price change, had they been up front about it. Instead, they confirmed my appointment (prior to me revisiting the site and seeing the change) and didn't say anything about the price change. This is dishonest and greedy. I can't imagine how they actually manage the tenants.

    Puré I would give them 0 stars if possible. We were with Pure for a year. They are the most irresponsible and unprofessional management company. DO NOT USE THEM!!! We had 3 different property leads in a year, the last one left while our tenants moved out our apartment and no one notified us. If my husband and I didn't call multiple times we would have been waiting to hear from them still. It took them a month to provide a "move out" report and here we are, another month without seeing any resolution regarding the repairs. We have water damage from the dishwasher and Pure didn't even put that in their report, even though it was very obvious, my guess is, ak they didn't have to cover those repairs. I cannot believe this company can have customers, honestly they are the WORST!!! We were in "communication" with Michael Sykes.

    We have had an extremely disappointing and stressful experience with PURE Property Management at their San Diego office. We signed a lease for a unit that was promised to be cleaned and freshly painted before move-in. When we arrived the day of our move in, it was clear the unit was not cleaned, not painted, and not ready for occupancy. There were visible maintenance issues, no move-in inspection was conducted, and even the assigned parking space was unavailable. To make matters worse, we were told in writing before move-in that the lease we signed was invalid due to missing pet information and that a corrected lease would be sent--but it never was. Despite repeated attempts to communicate and formally terminate the lease, including an urgent request, we received little to no response, even after being told we'd get a follow-up from management specifically from the Regional Director of Operations, to be exact. We've paid over $6,000 and never moved in. This entire process has been financially and emotionally draining, and we still haven't received a clear resolution. The lack of response and communication has been completely unprofessional, and it's unacceptable for a company managing people's homes and livelihoods. All we wanted was a clean, ready unit and honest communication. Unfortunately, that's not what we experienced. I hope PURE takes this feedback seriously and improves the way it prepares units and communicates with tenants.

    Have been using Pure Property Mgmt. to manage my property less than a year and it has been a negative experience. Started the relationship with Jordan Lamp, was turned over to Zach Harper, Rudy Olivera, Alberto Calva, and now Jason Clowers in less than 1 year who does not return my emails. Along the way i have seen emails intended for me sent to the tenant; email intended for a different homeowner (another property they manage) sent to me; several calls & emails unanswered/not returned. They are too big to provide proper service!!! Homeowners, save yourself the headaches and stay clear of the dumpster fire of a property manager!!!

    Stay so far away from this garbage company. They are SO SLIMY. I had such a great experience at my home I've lived in for over 5.5 years until the last 1.5 years when they took over the original PM. They are slimy, money hungry, a complete mess, and SO INCREDIBLY RUDE AND DISRESPECTFUL. I could list out SO MANY issues with them but this last one is just disgusting. They decided to suddenly charge me $150 for a lease renewal - already messed up but the fact that they did it 5 months after and replied with the below - absolute garbage. UPDATE 2: The most scummy PM of all time. I've had a lot of PMs over the last 25 years and I've never seen anything as disgusting as this company. Zach Harper, Jenn Stepp - both pathetic. They charged me $150 SEVEN MONTHS AFTER signing my lease for some BS "potential charge" they put on the lease of administrative fees. lol, please. I had to reach out so many times just to get the damn lease. They nickel and dime everything, force you into an additional $37 monthly charge for something that they can't even keep straight. They are supposed to send filters every three months but still charge you when their vendor sends the wrong size that you can't even use. Finally got on the phone where they straight admitted that everything else included in their ridiculous junk fee package is already covered anyway. Oh but if you want to maybe get to use points for like a stapler after paying for 12 months of $2.6K monthly rent that's worth it. Just kidding. It's a total joke. They are unethical, rude, disorganized, charge for things that are pathetic and don't say a word about the fact that I pay $50 per month and DO NOT EVEN HAVE A RECYCLING BIN. Read all their reviews. It's clear they do NOT care at all about their tenants or their clients - it's rare for me to review but this company is hands down the slimiest company I have every crossed paths with and I hate so much that AMG (which was so much better) sold to this money hungry, pos company. RUN AS FAR AS YOU CAN AND DOCUMENT EVERYTHING FOR LEGAL PURPOSES. Trust me - you WILL need it.

Malissa Martinez was my onboarding point of contact and I have to say she was very attentive, responsive and professional. She answered all my questions and kept me informed the next steps in the process. Emails came in daily with the updates that had been completed at my home in order to be put on the market. After that my property managment team consisted of Andrei Lechert- Kelly, Gerald Medalla and CJ Flores. Again, more professionalism with this team. Once the property was ready and we agreed on the rental price my home was listed on a Wednesday and by that weekend, Saturday, we have the home rented. It's been 5 months and I have no complaints. They have really taken care of everything and I haven't had to worry about a thing since. Highly recommend Good Life. 10 outta 10.

    Our experience with Good Life Property Management was defined by delayed repairs, canceled…read moremaintenance requests, poor communication, and an exhausting amount of effort required simply to get serious problems addressed. We first reported rat activity outside the property in May 2026. Good Life canceled that request as "Not maintenance issue." A second rodent request was also canceled. By July, we had specifically reported holes around the rear deck and asked whether conditions at the property were contributing to the problem. On July 31, a rat ran through our kitchen, and the pest-control technician found evidence of rodent activity in multiple kitchen areas. Good Life acknowledged that the owner is typically responsible for structural conditions allowing pests to enter. It also told us that it had received a report from Thrasher Pest Control and that the owner was reviewing it. Nevertheless, the response continued to focus primarily on trapping and monitoring while permanent exclusion work remained unresolved. Good Life later admitted that Thrasher had advised it that entry points needed to be accessed and sealed beneath the rear deck. When our dishwasher was eventually removed for repair, we discovered extensive apparent rodent droppings and debris concealed underneath it. We photographed the condition. The air-conditioning experience was similarly unacceptable. We submitted the repair request on July 22 during significant summer heat and reported indoor temperatures exceeding 85 degrees. The system was not repaired until September 3--43 elapsed days later. We purchased a window air conditioner and fans because the provided system remained unusable. This was not a matter of submitting a request and allowing management a reasonable opportunity to respond. We repeatedly had to send emails, seek updates, contact vendors ourselves, preserve records, and challenge inconsistent explanations before meaningful progress occurred. A Regional Manager eventually apologized for the "frustrating timeline," but an apology after months of preventable disruption does not restore the sleep, comfort, time, and peaceful use of the home that we lost. Good Life markets itself as providing proactive maintenance, attentive tenant communication, and stress-free property management. Our documented experience was the opposite. Based on how it handled serious rodent-entry conditions, a prolonged A/C outage, appliance problems, and communication throughout the process, we cannot recommend Good Life to either tenants or property owners.

    We rented from Watson Realty for 3 years. For the first year of our lease, maintenance/repair was…read moredone promptly and courteously. Later on they said they would just not repair anymore. As we moved in, we realized that they had not fully disclosed what utilities we had to pay for in addition to rent. Al had told us Water and Trash were included in rent, but later Watson Realty said we had to pay that, whether the contract said anything about it or not. There was no sense of regret or apology there. They said we had to pay the late fee as well. So we ended up paying a bit more every month, including the late fee on the first bill that we never received. We ignored it at that time, showing goodwill. When we turned in our notice after 3 years, they behaved in an unprofessional and vengeful manner (e.g. yelling at the caller when a prospective landlord called to obtain a reference). They called us at 1030 am on Saturday and told us they will bring someone to see the house at 1100 on the same day. When we demurred and asked for some notice, they turned minatory and insulting. They said they could just call us that they are bringing someone to show the house (including on Saturdays) and start driving, that it was their right. When we reminded them that a 24-hour notice is needed according to California law, and 20-minute notice is certainly not sufficient. They just hung up on us. They had no interest in listening to us, they only wanted to rent the house while we were still living there. They brought in people two days after we turned in our notice, with a one-hour warning. They repeatedly asked us to give them contiguous 4-hour slots on all Saturdays and Sundays so they could bring people in without calling us in advance. We offered to let them do an open house one Saturday if they offered us some rent relief. They refused that but still wanted to make appointment blocks covering 3-4 hours on Saturdays. 75% of the Saturday appointments were no shows. Shows you their class. I guess that is good for the owner but is certainly of questionable morality. They waited a week or longer before responding to our maintenance-related emails, so this alacrity was a surprise. Overall, 50% of the appointments they made were no-shows as well. It was extremely stressful and unprofessional. After the final walk through (which WR did not want to do) that is legally mandatory according to California law, they told us we'll pay no more than $40 for two hours worth of cleaning. When we got our refund, however, we found that they had held close to a $1,000 from it, without any warning. Reason? They wanted us to pay for repainting the house that was last painted 6 years ago and was in bad shape as we moved in, but they ignored that. Instead, we had to put up with many insulting emails from the owner Carolyn. She scoffed at us and said how ridiculous it is that we turned into attorneys overnight. She sent us emails from many different email accounts, at all times of the day, and repeatedly tried to bully, insult and belittle us, telling us that she has 37 years of experience and if we even thought of going to court, she will crush us there. She said the court will make us pay $2,000 so the house could be repainted, and we better suck it up and let them keep $1,000. Then she started calling me a liar. At that time, I forwarded her her own email in which she called the place "filthy" and "grimy". That did not deter her however as the emails came flying at us every morning still! After talking to a lawyer, I suppose, they learned that we were right all along, and returned the deposit they had held, without an apology. If they had gone to small claims court, there would have been a public record; but they were prudent in the end. As you can see, dear reader, there are many reasons I am writing this review. In summary, if you know your rights and know the law around security deposit and showings, you would be all right -- but be prepared for a very stressful moving out in case you like sticking up for yourself. I suppose there are worse companies around -- that's always the case. Notice the other two positive reviews are written by others who have posted no other review except their glowing review of WR. One review is merely a cut & paste from their website. Go figure. To Watson Realty my advice would be "treat your tenants better and learn the law around your business". If they really have excellent references, let's see some "real" reviews here by those who have been happy with Watson Realty.

    Coming back to update this review after my initial one in 2011 since this management company…read morecontinues to haunt me 15 years later, and they 100% deserve the one-star rating they're getting from many people. I still live in the same unit since 2008, except my landlady passed away 2 years ago and her heirs came to me in early February 2026 and basically said, "We have to sell, so you have first right of refusal on buying, or you'll have to move." They are sweet people and offered me a fair price, and it so happens I'm in a position to buy it now, so we are in escrow. I was aware via neighbors who own their units that last year PMC was FINALLY fired as our management company. The rumor is that they were fired for EMBEZZLING all the money out of our HOA account. (I do not yet know the entire story, but how does that even happen?!) I attended my first HOA meeting last night since being banned in 2011 (for being "just a renter" and having opinions). Now I am an *owner* and a candidate to be on the board. (Good thing PMC was already fired because that would've been my first mission.) There was discussion about termite fumigation again (decided on spot treatments this time), and A LOT of other maintenance that hadn't been kept up (roofs, driveways, landscaping - all of it is in arrears), and now the Board is trying to recover from all the funds being stolen on top of this. They're considering a $10,000 special assessment (TEN THOUSAND!! PER UNIT!!) to cover what was lost so we can simply get the regular maintenance accomplished on our homes. As someone who is in escrow and could still back out, potentially adding $10,000 to the purchase price is obviously NOT appealing. (There was no motion made on it, and I hope we'll be able to find a way around it, but I have to consider it as it is not an insignificant amount of money, IMO.) That is sad for both me AND the sellers. These are the long-term effects of using PMC as a management company. It's not just a problem about lack of customer service. I'm not at all surprised to see other reviews talking about how PMC is lax in sending financial reports and responding to money inquiries from the Board. HOAs still using this company as property managers should absolutely BEWARE and take their business elsewhere immediately.

When we changed back to PMC, the test company lost all of our historical documents. Susan Grant of PMC has been our manager and is amazingly responsive and helpful.
