If you are a home owner and are trying to find a property management company, steer clear of these people! Not only were they incompetent with communicating clearly with the landlords AND tenants, they are over priced. If you decide to go with this company, be aware they they will take ALL of the first month's income (aka tenant payment) and next months 80% of the income which they failed to tell us until after we signed the contract. And of course they charge a monthly rate which is not worth the price. So if you are still paying a mortgage, make sure you are ok with this, cause we were not...its been extremely hard on our finances. They totally failed to communicate all these hidden fees with us which is very unprofessional of them. There are all kinds of other fees they take too including some kind of 'maintenance' fee that supposedly helps with any maintenance issue on your property. Even our tenants mentioned that this company were not clear on things, including having incorrect information on the ad - which we even asked them to fix - which they did not. Don't hire this company for your property management needs. They will take a lot of money from you and you will not be able to fire them because you are bound by their contract. As a tenant, I must say that my experience has been far less than great. I should've known not to move forward from the beginning stages dealing with our agent, Seametress. She was not friendly or pleasant, she showed us a dirty property, she did explain the maintenance process thoroughly (as I've only ever lived in apartments with on-sight maintenance), she did not inform us of all the fees we had to pay, she even brought her young child to the lease signing at the property. ON OUR MOVING DAY, a professional company was suppose to come and clean. A very unprofessional woman came in and literally moped, vacuumed and barely wiped the countertops. The bathrooms were dirty still. Rewind to prior to moving in, there were burst water pipes about 8-10 days before our move day. Our agent didn't reveal this until a few days before the move and informed us that we may not be able to move on our scheduled date. They replaced the flooring and repainted and did the necessary to get us in on time, but the work was TERRIBLE. The carpeted areas had nails sticking out of the floor, frayed carpet, poorly installed wood flooring, paint stains in various places, as well as a hole behind a bedroom door. We called our agent, who in returned told us to contact the carpenter/contractor ourselves. We were made aware that the dishwasher did not work and it would be replaced before move in. Did not happen until about a month later. Fast forward to 6 months into the lease, and needs are still not being met in a reasonable amount of time. Trying to get the call box number for visitors has been a nightmare for 3 weeks- although that may be the Homeowners Association that is dragging their feet with that process, but is still making RW look bad. Maintenance needs for the dishwasher and other various tasks, we have completely given up on. My only good thing to say is that Darlene has been very patient with my frustrations and I believe that she is committed to getting things done. All in all from a tenets perspective, it you want to live somewhere where you need to almost harass the company to get things done, a RW property is one for you. read more

Do not deal with Renters Warehouse. It's almost impossible to get in touch with a real person. We applied for a house after it was apparently taken off market. Their website allowed us to pay to apply for a house that was already off-market. When we inquired about getting a refund on our application (for a house that was off-market), we were met with crickets. Several times. We filed a report with the Better Business Bureau and even they have not heard back from the company. Theresa Sands is impossible to get ahold of. She does not return emails. She does not return phone calls. She does not return texts. I called several numbers for her (and the company in general) over the course of weeks and was only able to reach her by accidentally finding her cell phone number on a website after extensive Googling. I didn't even know it was her cell number until she made a point to tell me. One time I was able to get ahold of her at the number on the listing, and felt somewhat hopeful. I brought my concerns to her and she explained that she now had a team working under her. She promised to call the next day regarding an application (on a tight deadline). However the following day, she did not contact me. I tried to contact her several times and she did not answer any of my calls or return them after leaving several voicemails. She still hasn't. We even tried to apply to a house (a different one) that we liked, but it was not even listed on their website, thus making it impossible to apply for. We also drove an hour to look at a different house, but when we got there, the lockbox for the key (self tour) was not the right type of lockbox, so we could not get in. Rently said it was something to contact the property manager about. I called her cell phone number and she said she would get the correct lockbox would be put on the next day. "Come back after noon," she said. We showed up at 2 or 3 pm and she had still not affixed the correct lock. We tried to call her. She did not answer. We drove a total of four hours for to try to see ONE house for NO REASON. This whole company is the epitome of incompetence. DO NOT RENT FROM THEM. Then again, it's not like you could get ahold of anyone to rent from anyways... read more

Where do I begin? I moved out-of-state and decided to use Renter's Warehouse so I could rent out my house. Everything seemed ok from the start, but my 1st tenant ever was a nightmare because Renter's Warehouse did not do their due diligence. Allegedly, a grandmother and her grand-daughter signed the lease to move into the house. Her son provided the financial details and said his mother worked for him at his "used auto dealership." Renters Warehouse was supposed to do a six month video inspection mid-lease. Well, this never occurred and right after they were supposed to do it, I got word that the tenant had DIED. That's how I found out the SON was living in the house INSTEAD of the sweet old grandmother. He was trying to stay off-grid because I further found out he had a criminal past and was being investigated by the DEA! That's why the grandmother signed the lease FOR him; the ENABLER! Turns out this "used auto dealership" was somebody's junk yard... just an empty lot which I'm sure was his money laundering front business. I had to sue the grandmother for the remainder of my lease. THEN Renter's Warehouse put in another crappy tenant whom even THEY admitted was extremely difficult because after being told the rental amount up front, she still tried every which way she could to undercut & get a discounted rental rate. She tried to get all these concessions after the fact... another mess. Oh! And after the whole first episode, I STILL had to remind Renter's Warehouse to do this year's mid-lease video inspection! The only reason I'm still with them is because I'm out-of-state, but given that they refuse to even call my home warranty company to submit service requests, I'm now wondering what it is they are doing for me again? I mean, you can't make this stuff up! I would sue them too, but I know they will just drag it out forever until I'm sucked dry so not the best option which is why I'm leaving this review. This is a review of their tenant placement service only. I do NOT recommend their management service. Tenant placement: Susie Clark is absolutely the best agent I have worked with. She is very efficient and always keeps you in the loop. My previous tenant was moving out of a rental property I have in Decatur. Since I no longer live in Atlanta, I decide it's time to get a professional agent to help me. Susie helped me make sure the previous tenant moved out on time (it was not an easy process), marketed the property and located a great new tenant within a couple of weeks. I used Renters Warehouse as a landlord and it was by far one of the worst property management companies I have ever worked with. They were quick to ask for money for repairs yet slow to actually have things fixed. The maintenance costs they quoted me always seemed to be unreasonably high and when I asked them to do some comparison quotes, I was essentially told to do it myself and they simply don't want to be bothered. On top of that, one of my insurance claim visits was canceled because Renters Warehouse representative overslept and failed to show up for the inspection. When I called the maintenance department with questions, the lady who answered the phone was constantly combative and patronizing. They customer service, of lack thereof, never cease to amaze me. Read your contract! We moved from out of state with tons of furniture into a 4 bed house, in 3 months the owner decides she wants to move back, gives us 3 months notice to move out. Their contracts are tricky, if they landlord breaks the lease make sure they cover your moving costs, all of them. Also, the place was so dirty when we moved in, we spent $400 to have it cleaned by a pro company, dust was built up everywhere and the stove was nasty, hadn't been deep cleaned in at lease 10 years, they wouldn't cover the cleaning cost. The one thing Renters Warehouse did well was find me a tenant quickly. Literally every step after that has been an exercise in frustration and terrible customer service: 1. As a result of RW failing to file their paperwork timely, my tenants couldn't move in at the time we'd agreed, and it cost me $100/month in rent to renegotiate the deal. 2. It took almost 2 months to "set up" my account. Of course, they managed to cash the large check I wrote them for initial fees within days, but getting me my first month's rent took me emailing the owner of the company. 3. They attempted to charge me a monthly $10 "eviction protection" fee which I clearly declined in the contract. Again this required multiple calls and over a month to correct. 4. Worst of all has been my experience with their "maintenance department". What a joke. I have been forced to do all the work finding qualified contractors when issues arise because the prices they charge are outrageous. $112 just to have someone come to the house and check to see if the oven was functioning properly! That is a free estimate from almost any local company. $2,800 for mold remediation when a licensed expert sent to the property recommended simply wiping the affected areas with a mild fungicide (bleach)! Not only that, in both instances they refused to warranty the work. What is even the point if I have no guarantee the work was done correctly? If this shameful standard is the level of service they hold themselves to, I don't know why they bother to even have a maintenance department. read more

!!!!BE AWARE!!!!!! I just got out of the worst nightmare of my life with these guys. My rental property is in Cobb County. They are very quick to take your money and sign you up for a $99/month management fee, but service they provide is worthless and can get you in legal issues with tenants that, of course, is extra charge for them to handle. Their Contractor is 3X overpriced as they are probably getting a kickback from repairs. I invested about $4,000 to bring the property up to par, since last tenant moved out, and they are still not addressing all the issues, and just finding additional items for the Contractor to come out and address, while the tenant that was interested and placed a deposit on the property has already backed out. Guys are worthless, and should definitely pursue different careers... I got in contact with Krystle Alexander who has no clue of what's returning a text or call is. After makes me spend my money on the application for a property that was not for the rent anymore and pay to subscribe my two pets as well for a total of $120.00 she just text me saying that the person that was renting this property decided to take it out of the market. I ask her for help to look for another properties that where close to my work place, I send her a detail text. Don't walk but run away from this company. Darlene Grace Kelly is the absolute worst agent to deal with. She doesn't respond and she's late to every showing if she even shows up at all. She's very unprofessional. Her manager is just as useless. I offered to email him our text conversations showing that she left me sitting at a home and never showed up, and also to show that she wouldn't respond to my housing requests. Judging from our initial phone conversation, her manager appeared to be aware of the complaints being made against her. Jessica Chadwick, the maintenance manager, has zero customer service skills and also no accountability. We sent out a request to fix our A/C 1 week ago and received an email directly from her confirming receipt of our service request. Nowhere in this email did it state that it is the responsibility of the tenant to call and schedule their own appointment. Jessica texts us this morning, the morning we requested as our appointment time 1 WEEK AGO, asking if our AC issue has been resolved and saying WE need to call a completely different company to set an appointment?? Why this information was not disclosed to us 1 week ago in her original email response to us is beyond our comprehension. We attempted to call her and explain our issue and she continued to speak over us and not listen at all. She also stated that she did not personally write the email and took no responsibility for the information entailed in that email. Our assumption is that it's an auto generated response email, which still is not an excuse for poor communication on behalf of the company. Her title and role as a "Maintenance Manager" infers that she is in charge of competently managing everything maintenance related - that should include email communications regarding maintenance with her name signed on it. It's not hard to review and generate correct information to be sent out in an auto response email. Anyone with an email account these days has access to this type of email customization. What is the point in sending a maintenance request through this company at all if they claim it is not their responsibility to call on behalf of the landlord or tenant to set the appointment? The purpose and value in their involvement is clearly completely lacking. We could've just called the other company directly instead of contacting Renters Warehouse, which resulted in us waiting 1 week for them to finally communicate to us that we still need to call someone else to resolve the issue. Terrible customer service skills. Landlords and tenants beware of working with this company. read more

Renter's Warehouse is terrible! Since moving into my apartment, I have had so many maintenance issues. One thing after another has gone wrong and the service I have received from Renter's Warehouse has been a joke. Nobody calls me to schedule maintenance appointments, payments are never worked out before hand, they get the cheapest, most terrible technicians to fix anything, and when plans change, they do not keep you updated whatsoever. I was supposed to have my deck repaired today while I was at work, after I waited WEEKS for someone to call me to schedule. Needless to say, they never called. I got an email a few days ago from someone at the Renter's Warehouse Atlanta office letting me know someone was coming to repair it today. Wow! Thanks for taking into consideration my work schedule and when the repair would be at a convenient time for me! Then, I get home from work today, expecting to have a fresh, new, nice looking deck and the deck is STILL not repaired. I immediately called the office and they said the tech bought the wrong size boards and had to go exchange them. The lady said she'd follow up with me and let me know the status. First of all, why would you not think to call or email me and let me know before I was this angry about it STILL not being fixed?? BAD CUSTOMER SERVICE. Needless to say, it's been over an hour and I still have not been updated on the status of this. I won't expect to hear from them for days. Renters Warehouse Atlanta will turn you into an angry, unhappy tenant quickly! The only way to get anything done is to harass them and get angry because when you go about it the nice respectful way, nothing gets accomplished! Whomever owns this property is the definition of a slumlord. HEATING AND AC Throughout my stay, the heat and AC systems were a consistent problem. Being I had to work from home, in my line of business heating and cooling are extremely integral elements. The unit was repaired twice last summer. The 2nd AC repairman told me the system needed to be replaced, but the owner only wanted to put a "bandaid" on it. The heating system wouldn't turn off by the control panel, It had to be turned off by the breaker in the garage. Upstairs would be 90 degrees and downstairs would be freezing. This caused my electric bill to be close to $1000 a month. PLUMBING The plumbing throughout the whole house needs to be fixed. From how old the house is, my guess is it has polybutylene piping in the walls, which hasn't been the standard since the early 90s. With that, I was afraid to use the shower upstairs because it would literally cause a constant stream of water straight through the ceiling fan in the livingroom. After creating a maintenance request for that years ago, it was never repaired. The hot water tank's main pipe burst in September and that's when the downstairs plumbing issues started showing up. Hot water would last just 5 minutes. The shower had a constant drip. Eventually, the water pressure in the shower decreased until no water was coming out of it. As the water pressure decreased, signs of mold arisen because there was no excavation of water and the subfloor was not replaced. All that was done was replacing of the hose and the laminate flooring. Mushrooms were growing from the crease of the carpet and wall on the backside of the shower and mold/mildew on the baseboards in the master bathroom. From the initial request for maintenance on the shower, it took the company weeks to send out someone to take a look at it. At that point, no water was coming from the shower at all. The first maintenance crew disassembled the shower and told me that they'd come back after the quote was approved. Weeks later, I called the rental office about the shower, I was told that they were sending another crew out to get a second quote. This time, due to work, my boyfriend went to the house to show the crew what was going on. Thinking they were going to start the job, they were there for 5 minutes and told him that the owner wants to put a "bandaid" on it and not fix it completely. That's why it hasn't been fixed yet. They were to start the repairs after the quote was approved. The repairs were never made. In fact, after months of not being able to use the shower the rental company told me because I wasn't renewing my lease, the repairs would not be made. IN CLOSING I'm a single mother of 2, with concern for the health and safety of my children. Keeping them COVID free last year was the easy part, I absolutely can not say the same about providing them a safe environment to live. I requested to move out 1 month early because I was forced to bathe myself and kids at my boyfriend's house and for the major safety concerns within the house. That house had serious hazards from being flooded by the hot water tank, mold/mildew in the master bathroom, inability to use the shower in the master bathroom, potential electrical fire being started from the upstairs shower, the back deck being seriously unstable, some electrical outlets not working, the vanity and ceiling lights in the upstairs bathroom blowing bulbs within a week, the heating and AC units needing to be replaced, and master bedroom windows being to be replaced. The handling of all maintenance request further more adds to my point of a slumlord. read more

Very responsive and reasonbable responses to all our requests during the leasing process. Better than most leasing brokers I've worked with (I lived in NYC for a number of years where basically all leasing brokers are scumbags). Seems like there are a lot of bad reviews here, so try and work with the Bee Team if you can. I have no opinion on other teams. read more

Forget about using their phone number I have left 4 messages over two weeks, each time leaving my contact information that they also have on file as a landlord. After finally trying different ways to contact them I got a reply via Facebook saying to email them. As stated by other people they do not reply in a timely manner overall, the agents that came out and you meet are responsive but once you sign a contact you do not deal with the agents anymore and that is where the unresponsiveness starts. Just take the phone number off the website so people don't waste time leaving messages that no one responds to. Is it really that hard to be professional and return a phone call, especially one as simple as "where do I pick up my keys from that the tenant turned in at the beginning of the month?". read more

I have twenty emails and a few phone calls that have gone unanswered. I would advise anyone to save themselves from the frustration and go elsewhere for their hoime rental needs. Property management seems like the best gig if you have no personal investment in the property. Collect that 10% and do jackshit in return. Sounds like a great deal to me! James Jackson showed me the unit, and was extremely responsive to my inquiries, he was professional, and he went out of his way to be helpful during the application process. WARNING! Do your research before trusting Renters Warehouse with your property. They have been awful to work with. Per our agreement, they are supposed to conduct periodic checks of the property to make sure the lease is being upheld. They didn't. Even when you make them, and they write up a report full of violations, they fail to make the tenant do anything, even when you repeatedly ask them to enforce the lease. Also, in our case, they decided to "terminate our contract" 2 weeks before our tenant was supposed to move out, thus getting them off the hook for any move out procedures, possible eviction proceedings/etc. There was no warning or valid reason as to why they terminated our contract. They are just the worst. Do not use them! read more
