I would give negative star if it were an option. I am a landlord and Renters Warehouse has been managing my property for the past 2 years. I am very disappointed about how they have managed my property and the poor communication with tenant and myself. There have been multiple of such incidents, however the latest has been really consequential for me and my family and I decided to write this review and am thinking of taking a legal action. After my tenant vacated, we inspected the condo and realized there are marks and patches on the living room wall where they installed their T.V. I asked the agent at RW (K.G.) about how to approach this and she recommended that if the paint issues happened while the tenant occupied the place for 3 years or less, it is not usually considered normal wear and we can deduct the painting invoice from the deposit. My consulting agent at the Renters Warehouse (B.F.) recommended that we hold the deposit and after completion of the painting of the living room, deduct the amount of invoice from the deposit and pay the tenant back the rest. I agreed with their recommendation and communicated this with disposition department (K.G.) at the company. After few weeks I received a letter from the tenant's lawyer showing the court number and hearing date! It appeared that Renters Warehouse held the whole amount (including Pet's deposit) and sent a statement letter to our tenant without showing the letter to us, mentioning that we will hold the whole amount to paint the entire house!! Also mentioned "According to our records, your balance is $46.58 representing the refund of your security deposit" (which appears to be the interest amount on deposit-the whole amount of deposit was $2150). Outrageously, at the end of the letter it was mentioned: "keep in mind we are not the property owner, only a 3rd party employed to work on behalf of the owner, and any charges listed above were assessed and provided to us by the property owner"!! The tenant claimed to receive the whole amount of the deposit and an extra amount equal to the deposit plus lawyer's fee, total of about $4300.00 to settle the case. This was the first time I was in contact with my tenant and this was through their lawyer. I hold Renters Warehouse company accountable for the whole situation because: 1. They sent a statement to the tenant on my behalf that did not reflect my intents and words and obviously outrageous enough to make the tenant upset. I was planning to paint only the living room and not the entire house and was planning to return the rest. (Miscommunication-falsification) 2. They did not share the statement they sent to the tenant with me and I was totally unaware of this statement. (Another miscommunication) 3. After I received the court letter, I asked Renters Warehouse for advice or action and follow up or recommendations and they totally refused to make any comment or communication with us or the tenant and left us alone dealing with a lawyer and coming into a settlement with them which took a big toll on myself and my family, mentally, financially and time wise. The company said they were not lawyers and we should talk to a lawyer about this. This company at the beginning implies that they do everything in terms of communication and dealing with the tenant, and at a time like this they simply say: "YOU have to deal with the MESS we made". I paid them for the past 2 years to have peace of mind, specially from legal stand point, however it turned out not to be the case. I have tried to make the company aware of my disappointment (specifically their disposition person, C. L.G. and she bluntly refused any comments or assistance and treated me in a very irresponsible and rude fashion. At the end, I am very dissatisfied with this company's service and irresponsible behavior and wouldn't recommend them for your property management needs. read more

Let me try this method to see if I get a response from the company since they don't seem to respond to phone calls or client portal requests they started forcing everyone including property owners & tenants to use. I have been using this company several years and was pleased with them (to be fair) up until they started switching folks to the use the portal and supposedly to new management software. However, with this new process you cannot get anyone to respond my inquiries. All the ones I submitted were closed to w/o a response. Also, though our tenants are paying the rent the 1st or prior to 1st, we are getting paid later and later each month. RWH is entitled to improve their processes to safe money & reduce costs but not at client's expense. I've tolerated rude client service agents and now I'm paying the company to be silent! I don't think that is fair! Not to mention the hefty price (money) I paid to my agent for tenant placement! If the company responses, kindly give me a name & number to call. UNFAIR SERVICE I call them two times because I was interested in a house for me and my family, and because of our F-1 status they couldn't give us an appointment for a tour. They told me that their agents would call me back to discuss my situation, but they didn't. It's so unfair that because of our status they couldn't help us. read more

No idea how they stay in business. Requested a simple home inspection that RW could not complete because they lost the keys to my house. This was in January 2019. Several months later they finally completed the inspection and had a locksmith rekey the home. Several months later they send me a copy of the keys that do not even work to the house. This was discovered when my realtor could not access the home. Here we are 9 months later and RW still has not provided me with a working set of keys to the home and to top it all off they charged me $225 for the locksmith after they lost the keys. They still have not refunded me. The customer service reps are not well trained and have a hard time comprehending what you are asking. Most of the time, they just tell you they will follow up with an email or call you back but never do. It is impossible to speak with an actual manager. I have wasted far more time on the phone with them and would be way better off just managing my own property. My tenants even informed they are moving out because they are sick of dealing with RW. After several months of getting nowhere I have finally complained to the Better Business Bureau. At this point RW owes me 1) Working keys to the house, 2) $225 refund as they charged me for making new keys despite losing themselves, 3) The correct amount of Rent for October. In all reality they should pay me back my management fees for the last 9 months as their service has been gawd awful. Do not ever consider them for property management. read more

This is the second time our heat has gone out, due to the same issue. We were charged $100 for the first service call, now they want to charge us another $100 for the same issue, which is under warranty. It is 17 degrees outside, and we have children in the home with no heat. We were told this isn't a priority. They may get to us within 24 hrs. We have also had other issue with this home, and Renters Warehouse refuses to address them. I would not recommend this company to anyone. read more

Bad communication, just terrible. Won't be using RH for anything. Positives: website was simple to navigate, homes were abundant when searching, appointments for home viewings were easy enough to work with, real estate advisers were friendly and knowledgeable about the home and locations in person. Negatives: worst communication I'd ever dealt within a business, abrupt appointment time changes, cancellations happening sometimes an hour or so prior to the showings, sometimes dirty and unkempt homes were viewed...it was all very frustrating. My husband and I applied to a place the same day we viewed the property, a Thursday evening. I thought perhaps there would be some form of communication between the adviser and myself so that I wasn't just sitting around in limbo; I thought I would hear back from the adviser to confirm that our application was received and/or that the application had been passed on to the owners, that it was the weekend and to be patient. Nothing. Fine, whatever, I roll with it, confident that we had done our part and they would do theirs. Tuesday rolls around, more than enough time for SOME SORT OF COMMUNICATION but still just silence. I send out a probing email and get, again, nothing. My husband and I had slowed down on our rental viewings in anticipation of getting accepted to this home so it was EXTREMELY FRUSTRATING that we didn't know where we stood in the process; I don't know about you but I don't have tons of money just sitting around, waiting to be used for 938745923745 applications fees if I happened to find a different home I wanted to live in. If I did, I'd for damn sure be purchasing a home versus searching to rent one. Anyway, my husband sends out an email the following day and finally, near the end of the business day, we hear back that the owners had gone in a different direction. Some feedback would've helped at this point, about why the owners had gone in a different direction. I mean, I get it. They get nothing out of helping me, as a renter, figure out why we were being "rejected"--but shouldn't they be wanting to place me elsewhere in one of their other homes? Clearly not. And, yeah, I get it, the dirty homes I saw are a problem of the current renters, not the prop mgmt team but then again, perhaps RH didn't communicate clearly the homes were going to be viewed and should be tidy? Renters warehouse will give you the run around, they are incompetent and devious in how they do business. They are what is wrong with big businesses, greed and deception. I have been dealing with this company for the last year, when the time came to renew our lease we let them know within the time frame required (within 90 days), and they had not sent over the contract until it was almost a month after our lease had expired.....We had made repeated attempts to have the lease prepared before expiration of our lease and the property manger failed to respond to emails (4 or 5 emails....). They started to charge us for holdover rent (higher rent due to a month to month basis), again we had sought to renew our lease well ahead of time. I called once a week to figure out the problem, It almost took 2 months to figure it all out. I would have to explain the problem each time I got on the phone, I even wrote up a summary of the events and series of emails I sent that were left ignored by our property manger. I only paid the rent that was owed to them after I paid an increased amount for one month, and now I am getting late fees because I'm not paying the extra holdover rent. I am still seeking a refund on the extra money I paid for 1 month (going on 3 months) and the late charges and fees have yet to be removed from my account. I WOULD NEVER RENT FROM THESE PEOPLE AGAIN and CANNOT RECOMMEND ANYONE ELSE UTILIZE THEIR SERVICE!!! I don't know how many hours I have spent with them on the phone trying to get all this sorted out. Renter's Warehouse is a terrible company when it comes to maintenance and customer service. We're renting an apartment on the north side from them, and we've had absolutely terrible maintenance and customer service. They use a company called Blue Collar for their maintenance issues. We had a punch list of about a dozen items that needed to be fixed when we moved in. They sent two LOUSY guys who wound up botching most of the work. The photos show their handiwork. Worst of all, the plumbing that was done under the kitchen sink was botched, resulting in a ton of water inside the cabinet, ruining the items we had stored there. If you live in a property managed by Renters Warehouse and have a maintenance request forget it. Their staff is incompetent. Our refrigerator broke and we called twice in one day and they said they reported it and vendor would call to schedule a repair that morning. Fast forward 3 days and we never heard back. Called again and of course they had no record of either of the initial 2 calls. This means the first 2 people did not record anything we reported or follow through with what they said they would. So now all our food is ruined and we still have no one planned to come fix the fridge 5 days later. Just have to "wait for someone to get back to me" again. Three weeks ago someone broke their key off in our front door, rendering it inoperable and I submitted a maintenance request. Someone called me back 8 days later. It's illegal to not have a functioning front door! The best part is they sent an email a few months ago which was long and apologetic about how they didn't realize their maintenance process was so terrible and they had taken big steps to improve it. I have seen zero improvements. Our property used to be managed by a small company who was a lot easier to work with and it's a shame they were bought by Renters Warehouse. read more

We were shown a house for rent in the Saint Peters area by a renters warehouse realtor, it was perfect. However, when I asked about the application fee and if it was refundable (This was our first time doing something like this, plus we are a married couple so two applications were required. Its $90 in fees) I was blind sided with a very derogatory response that said this "I question if you can afford this place or not since you're making the application fees into a big deal" First, that's against the law for a realtor to say something like that, and we found it to be very insulting; second, it was a simple question! Anyone spending $90 in application fees would ask that question. Of course we backed out of the process before it began and so glad we did. This is probably just one bad apple in the bunch, but just so everyone knows, there is no reason for a realtor to share his or her opinion about your financial situation; its none of their business. I am a property owner for a rental home mis-managed by Renters Warehouse. They do nothing but provide a message forwarding service for messages from the tenant. There is no management of anything. They will designate something as an emergency and proceed without authorization...or they will designate a vendor who overcharges and does not perform the services. I cannot say enough how much I regret using them (as a landlord). We had Renter's Warehouse listed our property for 6-7 weeks. It's in the dead MN winter and during the holidays so I do understand the 'difficulties' of renting it out quickly. However, the rep was not quick in responding and I have no idea how he's showing the house but we had 2 applicants within those weeks. After every showings, he kept asking me about certain items that I've mentioned from day 1. It doesn't feel like he's selling the place. The best part of all this is the rep referred me to their recommended cleaner/contractor who wanted to charge $4,000 to clean and downgrade all my upgrades(!!) so it would rent quicker. Needless to say, we cancelled the listing and was able to rent it out ourselves within 1 week!!! We had countless showings (3-4 a day for 3-4 days straight) and 99% of the people filled out application. And oh, my current tenant/the people I showed the house to love the upgrades. Had them manage a property for a year. The renter was supposed to pay the garbage bill. Renters Warehouse failed to get the renter to put the garbage bill in their name and pay the bill for the entire year, despite multiple texts messages with the bill attached to the the "property manager". Very neglectful on LANDLORD responsibilities like, lawn care...maintenance requests, keeping up with lease paperwork in office, etc. My grass hasn't been cut since April, and it's now grown over a foot tall, pest control never gets scheduled, I have to call and schedule all my repairs with vendors...which is not in the lease agreement I signed. The office staff is very rude and condescending, they'll lie about work needing to be completed and say it's been "completed and worked on" and it's a bold face lie!! I've been talking to me neighbors in my 4-plex and we all have the SAME issues and complaints, we absolutely hate our living spaces now! Terrible service. I have been using them for about 5 years and for the first 3 years it worked out pretty good. after that their fees increased their service got worse. Worse is a nice way to put it. They have made so many mistakes and they don't know how to take care of customers. They don't return phone calls especially from supervisors. they will not allow you to speak to supervisors no matter how many times you ask. They lie a lot to cover up their mistakes. They don't train their people well and they make excuses. I don't get notifications from their system even though I have asked many times. I would leave them but I am in the middle of an eviction that should have happened in March. This did not occur because they did not take steps to start the eviction and did not notify me. They will not allow me to speak to the lawyer that I paid $600 saying it is not their policy. They have cost me over $10K because of their debacles. UPDATE 6/22/17: I am a landlord, who has Renter's Warehouse as my mgmt company. As you can see from my previous review, about a year ago, I gave it high stars. I'm just a regular person who has one house that I used to live in, and uses them for Mgmt Co. I am updating this review, because I reread my review and still agree with everything that I reported. I also wanted to give a shout out to Shawnna Peterson, who I have most recently been working with. She was handling my renters renewal lease and I wanted to amend some items, and to give my renter a storage closet. She is THE. QUICKEST. on response time, I feel. Very professional, suggests things for me to do, gives me her honest opinion, and responds to my emails. These past few months are the first time I've communicated with her, and I am so appreciative of the time she gives me. I also wanted to give a shout out to Richard Kocourek, who my fiance and I have been working with, to get my fiance's house up for rent. He has been patient on us getting everything fixed before we put it on the market with him. (About 2 months). He stopped by to look at our place in NORTH MPLS, which I thought was going to be hard to rent in, but he has several properties that he manages there, and hasn't expressed an issue yet. We haven't signed a contract with him yet, just because when you sign a contract, he will start IMMEDIATELY. And while that's a positive----The house isn't ready for full on pictures yet! Renters Warehouse has been a horrible property management team that has no idea how to communicate properly to tenants or homeowners. If you are a homeowner looking for someone to manage your property I would highly recommend choosing a different management company. I have tried for over a month to get questions answered regarding my lease that was typed up with incorrect dates on it. I can't get anyone to return a phone call or respond to an email. The same person who won't communicate with me is also the only person in the office that can help me. So it really leaves the tenant with no options and feeling very helpless. I was considering using renters warehouse to manage my rental property in Phoenix. After several phone calls and eventually an in person meeting with Michael Ray from renters warehouse everything seemed pretty good. Their services were presented to me as a $99 a month flat fee for managing my property and he explained to me how they write a rock solid 11 page lease and help find tenants if we need a tenant. And talk about how quickly they can find a tennant. I was ready to move ahead as I was wanting to get away from managing my own rental and turn it over to a professional. I had my existing tenants apply and pay the $110 application fee. When it came time to sign the management contract I read the contract and was surprised to see all the extra fees charged in addition to the "$99 flat fee" that was pitched to me. $199 start up fee, $350 fee to write a lease. 1 months rent ($2500) to find a new tennant. $350 to renew and existing lease. Suddenly the "$99 flat fee" is no where near $99. Now to me a "flat fee" should be inclusive of all of the services Michale told me we're provided. And not have all of these extras. I spoke with him and told him I felt mislead and that he was not honest with me and he just says "well I'm sorry" and when I asked if he would refund the application fees I was told know. I just feel I should go out of my way to warn others about this company's unethical sales tactics. It is quite obvious from reading these reviews that the tenants are quite unhappy with Renters Warehouse' ability to manage a rental property but I thought it should be known that they are also misleading the property owners. I wish I had read these reviews sooner. Had they refunded my tenants application fees I would have just walked away. read more

Would NOT recommend using this company to manage a rental property. Every time we have something come up with the property or our renters, they are almost entirely unresponsive. Doesn't matter if it is a repair request or a situation where the lease is being broken by the tenants in multiple ways ..... We have to push again and again just to get any response. Can't wait to be done having to work with them, we'll never do it again. Edit: In response to Deb's comment below, we have emailed and called multiple times. I signed a 12 month lease April of 2023 and within the first few months pretty much anything that could have gone wrong at this house has. Including the AC breaking the day after my wife had an intense surgery and was recovering. I even have it in writing from the Maintenance person that the issue was due to 5 plus years of routine maintenance being ignored. I started the process of getting out of my lease early and getting the ridiculous 4K early lease termination fee waived since I am leaving due to horrific experiences and negligence. Here I am about to move out in a week and last minute they switched the property over to a new Management Company so that they didn't have to be the ones to let me off the hook for the 4K. Very disappointed with renters warehouse as a renter. We were ideal renters, paid rent every month on time, spotlessly cleaned every inch of the house we rented prior to move out, and repaired damages that were not a renters obligation to repair. We did not receive our secret deposit back, which we know is not renters warehouses fault, but what is their fault is the inability to return any of our phone calls or emails. The house we moved out of went on the market the week we moved out and the ridiculous charges they charged us were put into updating things around the house. The woman in disputes I believe her name is Maggie, and her assistant Lee completely ignored us. Not an ideal company from a renters side, this company is only in it for the landlord. We knew we would be moving out of state in the near future and wanted to give Renters Warehouse a try to see what we could expect once we moved out of state. I am SO GLAD we did a trial run before allowing them to manage our property while we lived out of state. Renters Warehouse NEVER once enforced anything on the lease (unless you specifically called and begged them to do something). They never once visited the property to see the many lease violations that were going on. The amount of work we had to do to get Renters Warehouse to do their job was at least as much, if not more work than it would have been to manage the property on our own. Their communications were terrible. I would highly recommend you find another property manager for your property. The headaches and miscommunications made the process unbearable. If you are looking for someone to do ANYTHING more than collect rent and scrape their share off the top go with someone else. read more

I would like to clarify a response by RW that was left under my previous review. Renters Warehouse did NOT refund me completely, as they claimed in their response. My LANDLORD refunded me for half of what I paid up front because RW put me in a precarious position with my landlord by lying to me, and stating that they did not schedule the maintenance worker that was sent to my home. This forced my landlord and I to split it 50/50 as they denied responsibility that they dispatched the maintenance worker and I was forced by the maintenance worker to pay him up front. I should never have been charged up front for any service, and I was told after the fact that I should never pay for maintenance services up front. All of my interactions with the representatives were recorded when I was on the phone with them. They should be able to access those. Additionally, I have requested multiple times to speak with a maintenance manager and have been ignored each time. Lastly, my dryer still isn't operating correctly. The problem has not been solved, and I've been trying to solve it for over a year. So essentially I paid for nothing to be solved and am being told I am the problem. Look elsewhere for a management company. I have nothing good to say about this one. read more

Quoting repairs that came from "their in house contractor" yet no such business ever existed. Turns out it was a friendly hookup to try and make an easy dollar. I have 5 properties that are currently (but not much longer) being managed by Renters Warehouse. The service used to be okay about 5 years ago, but it has gotten so bad now, especially since they nickel and dime you to death with fees. They absolutely inflate maintenance costs, or at a minimum, let their contractors get away with it... somehow the price of even the smallest maintenance request magically comes out to the $400 I had set for a maximum without special approval from me. I had one tenant pay the full rent up front in exchange for a slightly lower rent payment. I had to fight RW for over a month (many phone calls waiting on hold for 45 minutes+) to get MY money forwarded to me, the owner of the property. They thought somehow that it made sense for them to hold on to the money, which totally defeats the purpose of collecting the full rent up front in exchange for lower rent. Given their history of getting busted for using security deposits for other investments, I absolutely don't feel comfortable with RW holding any money. The only reason I stayed with them so long was because Jesse Williams, who was my agent for tenant placement, was great and always went above and beyond. Other than that, total garbage. read more

Tried to use them for tenant placements for two separate rental properties. The first, I was told by the agent not to go with the applicants because of lower than "recommended" income. I'm glad I let my better judgement prevail. Best tenants ever, greatly improved value of my rental. Still renting, 3 years on. Second property, same agent, put up for rent around December, so granted, not too much traffic due to holiday season. Renters Warehouse provided the worst living experience I've ever encountered. Over the course of a 12-month lease, we experienced no working toilet in the unit for 3 days, no heat for 4.5 days, several mice, and issues of the landlord watching the home and harassing tenants. Renters Warehouse was made aware of each issue, and even when calling the 'after hours' emergency hotline took 48 hours to provide heat in a Minnesota Winter - all issues were fixed only after our attorney provided support. Pete Shrader and the likes are just like your typical conman. Pull you in as if they are doing things in your best interest, but in the end it will be whatever it is that is in THEIR best interest. Definitely avoid as both a landlord or tenant. Their contracts will look and sound good, but in the end it won't be enforced unless it is making THEM money. It's a lose-lose for both, the only person to win is the middle man (them). read more

I can only speak to the Austin office and I wish I could give them ZERO stars! Acceptable, if overpriced, for finding tenants. Completely incompetent as property managers! Consistently don't inform me of tenant communication. The worst was when they didn't inform me when tenant submitted notice to vacate before her lease was up. Vendors they select overcharge by a large amount/perform unneeded maintenance. They overpaid one vendor because they didn't check the amount on the invoice (and didn't provide me the invoice). Had two months to get the property move-in ready and when the tenant's lease started, the work wasn't done. I actually decided it would be less work for me to manage the property myself than having to pry information/assistance out of RW. Avoid them as property managers at all costs! read more
