Due to all of the issues that we have had for the past 3 years, we are no longer going to rent through renters warehouse. We have been trying to give them our notice since July 16th. The leasing agent just refers us to the renewals department, who doesn't email us back. We've tried calling and only get told someone will get back to us.. ***they never do call us back and never have since we signed the lease and moved in*** We just got an email stating that they received our 30 day notice and that we will be forced to pay through the end of September. I am an owner of a property and Renters Warehouse is managing it. If this review was only for the maintenance division, it would be below a one (1) star. There is no direct contact. They barely respond to emails and you have to triple check their responses as I have noticed many mistakes, especially with estimates for costly repairs. On another note, the manager (Stacey Norris) I work with who deals with the tenant directly is GREAT. She would get a five (5) rating. Stacey is very quick to respond and very helpful with any requests needed. read more

I wouldn't recommend this service at all! They flat out ignore your texts/calls/emails. I'm sure if I wrote a letter and mailed it get ignored as well. I used these guys for tenant placement only and man I really regret it. My tenant that they spent a month to find moved in on 11/30/2020(which lo and behold they managed to blow up my phone for that). As I write this review on 12/16/2020 I have yet to receive the security deposit as well as first months rent from them and when trying to contact with them about it, nothing but voicemails, unanswered emails, & texts. Very disappointed with our experience with Renters Warehouse. We contacted them because we hadn't found a tenant and were in a hurry to find one ASAP. It was our belief that RW had experience in the market and would be able to quickly find a tenant within a few weeks. Over the 7 weeks it became clear that RW did not share our sense of urgency and did not understand the market. Their first step was INCREASING the price of monthly rent. This isn't an issue on its own. Of course, we wanted to maximize our income and since RW works in the market, they would have the superior knowledge and resources to get a better price. After about 2 weeks and little to no activity, we had a call where we were informed that the price may be too high because of other competition in the area. This is a very big issue. We were upfront about wanting someone quickly and expecting RW to know the rental market. Instead, they priced us out of the market. We were very patient for the next couple weeks, but our patience thinned as there were no applicants and no sense of urgency from RW to get our unit rented. We tried to make clear in our communications that we were dissatisfied with the results and that we wanted to see the light at the end of the tunnel soon. We were again met with little sense of urgency from RW or any concern for their customer service. Hiring RW turned out to be a massive dead end and now we've lost 7 weeks because of our relationship with them. Went to view a property I scheduled a day & time on their website to go see. Five other people were there at the same time which I found discouraging to even want to apply. When expressing my concern about having to pay the application fee multiple times I was told by the agent that if I applied my application would be good for 30 days where I could apply to any other property they listed and not have to pay the fee over and over again. On their website I found another property I liked more, applied to it four days ago and no response to the status, then today see the property is no longer available. When calling into their offices I get no other information on the status of my application, just that they're forwarding my questions and information to an agent who will get back to me soon. Twice I have done this and no one has followed up. The second time the rep. was laughing when I expressed my concern this was all a scam, not professional at all. It also seems the 30 day application one time fee was a lie too, no one in their offices has any idea of what I am talking about. At this stage we are not sure who to trust or what to believe between RW and our tenants. We rented a house this company "managed" -- I use that term loosely. They are very difficult to get a hold of when you need to talk with some body. They are very slow to respond. After we moved out there were literally 4 scuff marks on the walls that happened while we lived there for 14 months. We took very good care of the place. A month after we moved out we received a bill for repairs for $26 above our deposit. We even had the place professionally cleaned. The owners are from Israel and have little knowledge about getting things done here. We were their first renters. NO work was done on the place after we left. In fact, new renters moved in the day after we left. Renters Warehouse did NOTHING to help the owners get things done with reasonable repairs at a reasonable price. They washed their hands of the whole situation so I had to deal with the owners directly--which was not easy. I finally was able to get them to agree to allow me to hire a painter for $400. Finally, after 4 months of dealing with this I received my deposit from the owners. I wholly blame Renters Warehouse for the totally unnecessary hassle we went through to get our deposit back. Remarkably terrible. Over a year ago, we had a roof leak during Harvey that started seeping through the ceiling. RW hired a contractor to fix the ceiling, but did not address the leak. A few months later, the roof leaked again. Again - ceiling fix, but not the roof. A few months later, another leak. This time, they directed the contractor actually fix the roof. However, a few months later - the leak happened again, even after the roof was retiled and the problem was "solved". This leak was different, however. In cutting into the wall, they discovered (and how they missed this so many times is beyond me) many of the beams in the ceiling and in the wall had rotted out due to the water that has been continually let in. So again, the contractors were called to fix it. It's been a few weeks since then - contractors show up once or twice a week. Sometimes they ask me to stay home from work to let them in and even then would fail to show. There's been a hole in my ceiling for weeks. Rotten wood, probable black mold... the whole shabang. RW refuses to do anything until prompted by my roommates and I. Even then, response times have been slow and their team has shown a complete and total lack of empathy for the inconveniences we are experiencing. Our landlord is fed up with RW and will likely be switching property management companies soon, and that day can not come soon enough. If you're considering RW as a potential property manager, save yourself the trouble - don't. read more

The landlord I rented from was a giant asshole so it may have been more them than Renters Warehouse. To whomever bought or rented the house at 14504 West Preserve Blvd in Burnsville you should have the garage subfloor looked at. Inefficient drainage caused the dirt below to erode and the owner (Darla Ohlsen) did a temporary/cheap fix. This place has a ton of issues and she is a terrible person. Old review: Seemed great up front. Then they don't want to do anything and want to charge you and your landlord for everything. End up dealing directly with the owner most the time to avoid their BS. Lease advertised as 12 months and pet friendly but I was pushed (considering I needed to move quickly forced) into a longer term lease and have had not the easiest time getting a pet in what was supposed to be a pet-friendly location. 03/30-So far, not a good experience. I'm a property owner currently using renters warehouse and my goodness, no one ever updates or follows up with me. The tenants pay late every month, I also found out they are on assistance. Am I not supposed to be notified of that before they are selected? Anyways, my issue with Renters Warehouse is no one ever follows up or updates me after they have spoken with the tenants. If I don't bug them I will never hear anything from them. RUN FAR AWAY! We were skeptical to go with RW for our rental property in Hopkins, MN after reading the reviews online but one of our friends had the same property manager (Sean) assigned for tenant placement and had a good experience finding tenants. However, they have not had any maintenance issues so couldn't speak to the maintenance department of Renter's warehouse. In the beginning while looking for tenants, Sean was great. However as soon as we got renters in he stopped responding to calls and texts from both us and our renters. Two days after our renters moved in, they filed a maintenance request for water coming in the bathroom window. I approved the request for service within minutes of getting it and expected someone to go out and assess it the same day or within 1-2 days max as water damage is an urgent need. After not hearing any update from Renter's Warehouse I reached back out on Monday and they said someone was coming out on Wednesday. I got no further updates and started getting nervous about the delay and extent of the water damage so contacted the renters directly. On Wednesday the vendor that RW uses (Tom from Vector services) never showed up despite multiple calls from our renter. At this point it had been 4 days with water in the house and no plan to fix it. On Wednesday, the water had now started leaking into the basement. Thankfully our renters put down fans and cleaned up as much as they could. After multiple phone calls, we got in touch with Tom from Vector services and he said he would go out on Friday and gave a two hour window. Towards the end of the two-hour window, our renter let us know the vendor still hadn't showed. So our renter reached out to Tom and Tom thought someone from his company had already come out to fix it (when they hadn't). We then said to Vector that they had to send someone out today so someone shows up and spends 20 minutes walking around and taking a few photos and then says he can't do anything and will make some phone calls to contractors. At this point, we as owners called a water restoration company to come out ourselves and they were there within an hour to clean up the water. Due to the negligence of RW we had extensive mold and water damage in the bathroom and in the basement. I also called Sean and texted him with no response and so did our renters. I called the maintenance company multiple times and no response from anyone. Finally on Monday (over a week later) we get a summary of what Tom found which we already knew and remediated and he billed us for two hours when he had been at the house MAYBE 20 minutes and was a no-show twice. After talking to insurance and the water restoration company they said we should file a negligence suit due to the delay in RW's response causing significant damage. The worst part, is we would have had NO CLUE about the extent of the damage if we didn't contact our renter's directly. It hasn't even been two weeks and we have had countless issues such as our property not being linked to our portal account so we can't see our lease, rent payments, etc. I have reached out 4 times and it still isn't fixed. We also are requesting to dispute the claim for Tom from Vector's services and no response. Our renter's are extremely disappointed as are we. Unless you love throwing money and time down the drain, run far away! Everything besides tenant placement has been a total nightmare. read more

This company USED to be great. Sadly, with increased multi-state growth, they are unable to live up to expectations on delivery. It takes on average 11-15 days to receive my owners distribution of rents - that doesn't help pay expenses. RW you need to fix your accounting systems and provide much better end user service. If you can't do that, then you need to either regionalize or downsize and get back to the level of service you once provided. read more

SCAM!!!! I don't care how great the property is, if it's ran by Renters Warehouse, move on to the next! Unless you like waiting 7+ weeks for a response, emailing them daily, saying they'll have an answer for you by Friday but Friday never comes, saying they're raising the issue up to their manager and still NOTHING being done. Where is the rating for zero stars? Horrible organization. Jon Ortner with corporate, family member of Kevin Ortner, President/CEO; Dani Bucholtz, Charlotte Sales Director and Felicia Brower, Charlotte Real Estate Advisor, along with the landlords they represent are slum lords. Our daughter and two of her roommates had few options to rent near Wake Forest University during the pandemic when kids needed to move off campus. They contacted RW about two properties for weeks. Both properties were well located near the University but in horrible condition including signs in front of one for violations from the city. RW reps were very slow to respond if they did at all. Weeks passed. Houses on/off market. Then RW suddenly rented the house my daughter wanted to someone else. She looked at the other house, which falsely advertised the number of bedrooms, needed LOTS of work and was way overpriced. But college kids needed a place. So they ultimately rented this house. Both RW and ownership group are absentee and it's obvious that neither came to inspect or maintain the house. They hired a cleaning crew that my daughter observed was there and told Felicia, to her surprise. Felicia was asking our daughter to be the local arms and legs for notifying who was at the house prior to rental, dealing with lockbox, etc. Once lease was signed, RW wouldn't give them keys without the kids overnighting bank checks - contrary to the lease. The kids folded. They got keys, started living there expecting RW and ownership to come do obvious maintenance and repairs that they hadn't bothered to check out themselves but the kids would give them a list. They found roaches, ants, spiders, hornets nests, 2 eyes staring back at them behind the vent, holes in interior walls and wide open exterior crawlspace to any animal interested back in this weed infested/overgrown/garbage strewn lot, maggots in garbage can, gutters missing and broken and full of weeds, cracked windows, electrical and wiring issues, plumbing issues, fire safety issues, no smoke detectors in bedrooms with windows that do not open, etc. Numerous code issues that could be fixed but they wouldn't. Jon Ortner signed the lease on behalf of RW and is unresponsive. Felicia and Dani are unresponsive to issues with the house but claim the kids rented the house "as is" which does not agree with the lease language, prior discussions and written exchanges nor with municipal or state laws. The kids need a place to live for school but cannot even stay there until extermination is performed and repairs are made, which they are forced to hire and handle themselves because RW and landlords are unresponsive. Word is that prior WFU student tenants moved out early due to vermin infestation and other issues with the house. No surprise.We are filing complaints with BBB, writing reviews and spreading the word among other steps. It's been a months now yet RW and owners have said they are going to fix some items but have done zero. The city has now inspected the premises and has found numerous violations including a number of violations making the premises "unfit." Photos of letter are shown. read more

Use them as a last resort! They caused us more problems than they solved. We would have left them mid-lease, but they were going to charge us a $300 penalty. We probably should have just paid up and left. I could detail a dozen instances where they let us down, didn't support us, didn't communicate. Very disappointing experience. Here is one brief example just to give you an idea. We were contacted by RW who told us our tenants were not getting any heat in several bedrooms. We asked RW to have the tenants try a few possible solutions before we called an HVAC contractor. It was winter and it was cold, so it was important to get this solved quickly. The tenants were getting frustrated, so RW set up a conference call between all of us. About 5 minutes into the discussion, I sensed there was a problem. I asked, "Tell me your name again? What is your address?" Turns out these were not even our tenants! We had narrowly avoided spending $125 on an HVAC service call to our property... where everything was working just fine. There are way too many working parts to this company. They don't communicate with each other. Each time you call ( and wait times can be very long) you get a different person, who reads through notes of previous calls to figure out how to respond. If an important issue requires RW to call you back, they rarely do, which means you have to call again, tell your story again, and get the run around again. I totaled 6 hours on the phone over the course of 4 calls just to find out how to cancel! It is important to have a property manager who you can develop a trusting relationship with; who knows you, your tenants and your property. This is definitely not going to happen with RW. read more

I paid a fee to this company to screen renters. Then was informed by the renter that he had in fact been homeless until living at the unit i rented. I paid a monthly fee to this company to oversee and deal with issues that arise at the premisis . After attempting SEVERAL times to reach them,he simply called me directly. ( for three years) And the grand finale: Returning the renters deposit to the renter despite their own report indicating that NONE be returned to him. Renters Warehouse is nearly impossible to contact by phone.And I believe that is their intention. This has been a painfully expensive lesson and it will take months of hard work to recoupe my losses. read more

My fridge broke over a month ago on the property. My new fridge has been in the middle of (my already small) kitchen while I wait for the old one to be removed. It has been over a month with next to no communication from the renter warehouse maintenance case worker. She's been ignoring my emails for 3 weeks now, even closed the case file and I had to reopen it because the job wasn't done. As a single mother I don't have the means to move this old fridge on my own, as well as it being a huge hazard to my 2 year old. AND it smells absolutely foul, in my kitchen, where I'm supposed to be cooking for my son, yikes. This company is a joke when it comes to basic services like this. Seems like the case worker couldn't figure out how to pick up the phone so she just dropped my case and ignored my entire request, should be fired for not doing the basics of her job. How many Renters Warehouse employees does it take and how long does it take to make one call to a mover??? I'm so defeated I feel I'll never get this stinky fridge out of my kitchen. I spent a year at a house dealing with their lack of response for maintenance, lack of communication with homeowner and/or tenants, and their inability to capitalize or deliver on anything is telling. Tenants need to steer clear of this business, unless you pay thousands of dollars for mediocre, half-hearted, corporate service. We contracted with Renters Warehouse in August 2019 to manage a property for us in the Twin Cities area. Six months on, it is as if we are dealing with at least two separate companies: one good & helpful, one unresponsive & frustrating. The "good" company is the sales/account managers who met with us to set up the account. The "bad" company is the "back office": the business side of the operation that handles the owner's portal, communications, payments, problem resolution, and similar needs. Among the events that we have experienced frequently are: 1. The owner's portal being 'down" and unavailable for messaging, checking on payments, etc. 2. Receiving e-mail messages that contain inaccurate or misleading information (i.e. about increases in our fees, our renters not paying their lease fees when they had actually done so, etc.). 3. Lack of prompt follow up on concerns that we voiced when the portal was/is working. Often, we have had to place multiple calls & explained to numerous individuals what we needed to know in order to resolve issues. 4. Renters Warehouse, despite its size, seems to rely on a "sweetheart" arrangement for emergency repairs on rental properties. BWS Heating (a firm within a few miles of RW's offices) has been dispatched twice to travel 25-30 miles to our property. Apparently, RW has not developed relationships with more local service providers. As a result, we have paid extra overtime charges to have repairs done. In addition, BWS pays RW a "referral fee" amounting to something like 10% of the fee that is charged to us as the property owner. Difficult to get solid customer service and general ineptitude from staff. If 0 star existed, I would use that. Our agent told us that unit would be fresh shampooed carpet, new paint, and move in ready. We arrived to none of that. In fact, Tom told us we'd have to replace the batteries on all smoke detectors. Our smoke detector in the kitchen is on the 14 foot ceiling, requiring a larger ladder than we have. And light bulbs were out. Patio door handle is broken, it also gets stuck. Dirty fridge, windows, walls. Zero effort went into turning the place over. Minimal cleaning. Dishwasher leaves residue, washer doesn't even wash our clothes. We wash our dishes 3x and we just say whatever. Maintenance talks down to us. Now, we're trying to have our stuff done, because we feel bamboozled.. Well, the Home owner needs to approve all maintenance requests... ARH!!!! They make you send pictures. Ultimately, if the home owner says no, you have to just suck it up and live with it. We just want to go back to our amazing service and lack of bullshit with our old landlords at Hoigaard Village in Saint Louis Park. I'm not even going to get into the process of submitting a request. We used them to rent out our townhome a couples years back. The realtor in our area was not very good or knowledgeable about the area or the kind of revenue the unit could go for. We had the the home on the market for 3 months and not one bite. So we contacted another realtor for some advice and she told us that we were to hight and needed to come down about 500.00. A month. Our realtor than told us the information that we had gotten was bad advice and so we should just stay where we were at. WORST "MANAGEMENT" EVER! If I could give them a rating of zero, I would, and for good reason. I was a homeowner renting my house in St. Paul. The tenant they found was a sociopath. The renter left a GIGANTIC, FILTHY mess when he moved out. Their own employee documented the disaster in the move-out inspection report. I emailed and told them NOT to return the damage deposit. I supplied a list of the considerable expenses I incurred to rehabilitate the house by the deadline Renters Warehouse had given me, but they sent the damage deposit to the tenant anyway. They claimed I didn't get the expenses to them in time to give them time to mail the check to comply with the law. The tenant did not leave a forwarding address. The envelope arrived at the house and it was postmarked THREE DAYS LATER! After the deadline by which they were supposed to return the damage deposit. A week after the tenant had moved out, I tried logging into the "homeowner portal" only to find that Renters Warehouse had already cut off access. Six months later I still don't have a statement for the last two months that the house was rented and I'm trying to do my taxes. Not only that, but Renters Warehouse increased their "management" fee without any notice to, or agreement from, me whatsoever. In addition to their management fee, they charged $7 each month for "processing and reporting." Really? $7 to send an email once a month showing that they had gouged me? To add insult to injury, the interest that the tenant is supposed to get on the damage deposit was charged to me. Renters Warehouse was the one holding the deposit, so why I was charged for interest I do not know. No explanation. Incidentally, before I returned the damage deposit to sender, I held the deposit check up to the light. Renters didn't include any interest on the damage deposit return check. In other words, they are holding the deposit, collecting interest on it, then charging the landlord for the interest. That's quite a racket. If I had time, I would report all this to the MN Attorney General. Renters Warehouse is flouting the laws with impunity. Trying to get answers is like pulling teeth. There were several occasions when I tried calling the office during business hours only to have the call ring from one line to another, eventually ending up going to someone's voicemail. This is the worst company to do business with. they don't do what is asked of them, they don't return phone calls, slow service, can never get a hold of any one. They put a renter in our property that has not paid on time since moving in, 12 months of late and short payment. can't get anyone to return my calls to evict the tenants. read more

Have been with RW for a good 5 yrs. They have some areas doing good, quite a few have to be improved. Wrote to management before, talk to people not much change, so here it is. Having said this, property management is not easy, I used three other ones, only one was good, and then they sold the business to the larger firms... RW's business model is pretty good. They go from rental to selling, and they never press you for selling your house. Their rental operation strategy is good in plan, but flawed in execution. They want to departmentalize each function and each activity of the rental management process. They did very good on the front end. They prep the house quickly, line up people to fix and clean things quick so the house is ready, find tenant quick, did due diligence quickly, follow through to get a contract signed quickly. Although all these are done by different dedicated teams, they connect seamlessly. Despite that they keep track of the book accurately, the follow up on repairs request well, they are trying out different online portals every year, it's hard to keep track of. They need to find everything out in beta instead of finding things not working after full roll out and switch. After several requests, I still can't see my latest statement and I have to email to ask for one. When you have a few houses, they should have notes on the statement or deposit to tell which charge or income is from which. You call them, and they know, but I can't afford to call every time. This next is the biggest issue, if your house has maintenance needs, but is not the most common and simple type, i.e. able to be taken care of by one trade expert, then it can get frustrated and terrible. Firstly, their staff doesn't have to experience to comprehend this, either through verbal or through email. They send such request to some middleman company that coordinate this through other vendors, these sales rep doesn't understand stuff either, they won't let you talk to the actual person doing the job, and on top, the price is very high. Then if you are willing to pay for these people, they only need to take a pic before and after, showing they are there and they did the job, and that's it. if there's something mechanical, not superficial, if your tenants don't catch it, you are out of luck. No one will know the job was not done properly. You try to complain, you get passed around and they don't have such person to discuss your issue for each regional market. So in the end, no one get back to you. But I have to say, all the other staff that you can reach to help connect with the right people, they are really really sincere and they are really patient and they really work to try to connect you to help you get your issue resolved. So, i have to say, system is good, people are good, but the operation is not properly executed and managed. This thing is not easy, some other place has one person try to manage everything, didn't work either. Big opportunity. I would give negative star if it were an option. I am a landlord and Renters Warehouse has been managing my property for the past 2 years. I am very disappointed about how they have managed my property and the poor communication with tenant and myself. There have been multiple of such incidents, however the latest has been really consequential for me and my family and I decided to write this review and am thinking of taking a legal action. After my tenant vacated, we inspected the condo and realized there are marks and patches on the living room wall where they installed their T.V. I asked the agent at RW (K.G.) about how to approach this and she recommended that if the paint issues happened while the tenant occupied the place for 3 years or less, it is not usually considered normal wear and we can deduct the painting invoice from the deposit. My consulting agent at the Renters Warehouse (B.F.) recommended that we hold the deposit and after completion of the painting of the living room, deduct the amount of invoice from the deposit and pay the tenant back the rest. I agreed with their recommendation and communicated this with disposition department (K.G.) at the company. After few weeks I received a letter from the tenant's lawyer showing the court number and hearing date! It appeared that Renters Warehouse held the whole amount (including Pet's deposit) and sent a statement letter to our tenant without showing the letter to us, mentioning that we will hold the whole amount to paint the entire house!! Also mentioned "According to our records, your balance is $46.58 representing the refund of your security deposit" (which appears to be the interest amount on deposit-the whole amount of deposit was $2150). Outrageously, at the end of the letter it was mentioned: "keep in mind we are not the property owner, only a 3rd party employed to work on behalf of the owner, and any charges listed above were assessed and provided to us by the property owner"!! The tenant claimed to receive the whole amount of the deposit and an extra amount equal to the deposit plus lawyer's fee, total of about $4300.00 to settle the case. This was the first time I was in contact with my tenant and this was through their lawyer. I hold Renters Warehouse company accountable for the whole situation because: 1. They sent a statement to the tenant on my behalf that did not reflect my intents and words and obviously outrageous enough to make the tenant upset. I was planning to paint only the living room and not the entire house and was planning to return the rest. (Miscommunication-falsification) 2. They did not share the statement they sent to the tenant with me and I was totally unaware of this statement. (Another miscommunication) 3. After I received the court letter, I asked Renters Warehouse for advice or action and follow up or recommendations and they totally refused to make any comment or communication with us or the tenant and left us alone dealing with a lawyer and coming into a settlement with them which took a big toll on myself and my family, mentally, financially and time wise. The company said they were not lawyers and we should talk to a lawyer about this. This company at the beginning implies that they do everything in terms of communication and dealing with the tenant, and at a time like this they simply say: "YOU have to deal with the MESS we made". I paid them for the past 2 years to have peace of mind, specially from legal stand point, however it turned out not to be the case. I have tried to make the company aware of my disappointment (specifically their disposition person, C. L.G. and she bluntly refused any comments or assistance and treated me in a very irresponsible and rude fashion. At the end, I am very dissatisfied with this company's service and irresponsible behavior and wouldn't recommend them for your property management needs. read more

Let me try this method to see if I get a response from the company since they don't seem to respond to phone calls or client portal requests they started forcing everyone including property owners & tenants to use. I have been using this company several years and was pleased with them (to be fair) up until they started switching folks to the use the portal and supposedly to new management software. However, with this new process you cannot get anyone to respond my inquiries. All the ones I submitted were closed to w/o a response. Also, though our tenants are paying the rent the 1st or prior to 1st, we are getting paid later and later each month. RWH is entitled to improve their processes to safe money & reduce costs but not at client's expense. I've tolerated rude client service agents and now I'm paying the company to be silent! I don't think that is fair! Not to mention the hefty price (money) I paid to my agent for tenant placement! If the company responses, kindly give me a name & number to call. UNFAIR SERVICE I call them two times because I was interested in a house for me and my family, and because of our F-1 status they couldn't give us an appointment for a tour. They told me that their agents would call me back to discuss my situation, but they didn't. It's so unfair that because of our status they couldn't help us. read more
