**Update in response to Renters Warehouse reply riddled with lies. Renters Warehouse is aware they have not begun to address the issues with the property and their violations of my lease. Their reply below contains many lies and was only written in an attempt to save their public image. I am now two months into a lease on a property the city considers uninhabitable which Renters Warehouse has not inspected, refuses to repair, and for which they continue to illegally demand rent. Unacceptable business practices. Spend more time doing your job and less time writing lies in response to honest reviews. ** Renters Warehouse is a horrible organization. They do everything possible to abuse and harass their tenants in order to avoid doing their jobs. They have rented multiple properties in Winston Salem to students for several years that have dozens of code violations. Dani Bucholtz and Felicia Brower, employees of the Charlotte office, refused to address the issues when notified and claimed it was not their responsibility to fix since the house had been rented in "as-is" condition. They know that is not the case, code violations evident before move-in are ALWAYS the landlord's responsibility, but hoped to bully me into accepting the horrid conditions. Code violations include front doors that do not lock or close properly, 25 windows that do not open or lock properly and are not weather tight, missing weather stripping and insulation, broken glass and trash throughout the yard, roach and rat infestations, no working heat and faulty AC, and more. They have stalled in repairing the property for over a month and a half while continuing to demand rent, an action that is considered unfair and deceptive business practice. Among other issues, without working heat or insulation, the temperature in the house dropped nearly 10 degrees overnight and remained frigidly cold for over a week. Renter's Warehouse claimed it was not "cold enough" to warrant promptly addressing the issue. They have no property managers in the Charlotte office so their headquarters abuse their tenants as de facto property managers in order to avoid investing in the work themselves. I had limited options for renting due to the pandemic and sincerely regret renting with Renter's Warehouse. They have done nothing but abuse me as a student renter and have left me without options and without habitable living conditions. Avoid this company and their employees at ALL costs. read more

I have been renting from renters warehouse for 8 months and it's been a nightmare. I paid a pet deposit per my contract when I moved in and ever since I'm moved in they keep coming out to do inspections because they think I have more than one pet and charge my account hundreds of dollars. The 1st time they came out they took a video of my home inside without my knowledge of them being there and I told them that the person that came out is not allowed in here again because he traumatized my dog. my dog was yelping in fear when he came the last time they did an inspection which was the Day After Christmas I had to wait for them to leave so I could come back home on my vacation and took my dog with me this time so he wouldn't freak out with a stranger in the house. Now I have a charge on my account for $300 for a pet fee when the report didnt say they found anything and they sent the guy that i requested not to come. I already paid a pet fee and looked on my account and it was twice i paid it and now they put $300 on there for no reason . I also have requested the garage door to be fixed along with fixing the heater. The technician came out and spent an entire Saturday and I had to wait for him all day and it never got fixed so I had to take A-day off of work not paid to stay here and wait for him a second time. The landlords won't face me to talk about anything when we requested a meeting to find out why they keep coming out for an inspection and charging our account. Don't ever rent from them you will be sorry they don't support the renter they support the landlord. I now have to move again after a year and I have a chronic illness and I used up all my savings for my security deposit.. I'm a property owner who contracted RW to "manage" my property. It's been the biggest mistake I've ever made in over 10 years of rental property ownership. I had a problem tenant that I needed help with. RW bungled the process every step of the way. When we were forced to moved towards eviction, I was charged another $1,000 to start the process. It has now been 4 months and zero progress has been made. There is no urgency or follow through shown by RW. I repeatedly email or call with questions on the status of the property and typically never hear back or am given incomplete info. They seem to lack experience to handle even basic rental situations. This is the ABSOLUTE WORST company in history to rent from. I had just had my first child, and my wife and I were renting from this company and started early December. About the time it got hot outside (late April, early may) come to find out my a/c was broken with temperatures reaching in the high 90's. I called at the end of April, NO RESPONSE, I called again a week later, no response imagine that? I called a week later after that two more times, now having to have my child and wife stay elsewhere because as everyone knows an infant CANNOT BE IN A HOUSE CONSTANTLY AT THAT TEMPERATURE. I finally get ahold of these idiots and they tell me "we'll let your property manager know" a whole other week goes by and finally I just decide to find him myself after several more calls all just to find out they haven't even been paying him for months! He literally tells me he can't afford to replace my a/c. It's now august, AND STILL NO AC. Also got a random unpaid balance charge from them that keeps changing from $295 to $302 dollars every time they email me for a bill that was in my name that they said they paid for. As if! That's literally not even possible. You think I'm going to pay something that I don't only not owe, but haven't fixed me a/c either to where my wife and first born hold had to move out?? Renters warehouse is garbage and I advise you RUN AND DONT LOOK BACK. They also still since I moved in have yet to fix my downstairs window, which was broken and fixed with DUCT tape when I moved in and they said they would replace it. They always have there "agents" constantly revolving like doors too, you never know who or what new face you're going to be seeing or talking too or who's taking your money for rent. I'm a landlord. I recently had a bizarre and seriously uncomfortable experience with Amanda Coleman at Renters Warehouse that gave me the creeps and left me fearful for Renters Warehouse tenants. I have owned and rented out properties for 18 years. I have always gotten along with all my renters for the most part, and can definitely say that the vast majority of my tenants have been good people. Some have invited me to their weddings, and many have become friends or substitute family members. The few bad ones were quickly escorted out of my property through mutually beneficial negotiation tactics. I am not new to the property ownership or management rodeo. Over the years when life got really busy, I considered using Renters Warehouse to manage my properties a couple of times. I went to the trouble to go over the process with one of their agents, but ultimately couldn't justify their prices for the benefit I may or may not receive. I do so much of my own maintenance and repair work with my own two hands that it just doesn't make any financial sense for me to use them. Now that you know my background in real estate rentals, ownership, and management, let me tell you about the super unprofessional experience I had a couple of weeks ago with Amanda Coleman at Renters Warehouse. My favorite renters of all time are looking to move out of one of my properties. They dreaded telling me this, because we have become friends, and they are really lovely people. They have been with me for 3 years if memory serves me correctly. I would rent to them again in a heartbeat. Finances recently changed for them, however, and they need to downsize into a smaller and less expensive place. I will hate losing them, but I understand and respect their needs and decisions. My tenant applied for a house that is managed by Renters Warehouse. I think, in fact, that she applied for two or more, managed by different agents. I got a call from Amanda Coleman to check my tenant's rental record. Ms. Coleman asked some VERY invasive questions about why my tenants wanted to move, about their financial situation, and told me things about them and their move that I didn't know. What the heck, lady? In my 18 years of experience, I NEVER quizzed a landlord or property manager to the point of making them fearful that I would bring harm to their former tenant. This woman asked too many personal questions and really gave me the creeps. It seemed like she was more interested in preventing them from finding housing than she was in getting a house rented. I understand the need to screen people, but good grief! I told her that they were good tenants and paid on time and that I was sad to see them go. That's all I need to say! The rest of it isn't my business or hers. The conversation should have ended there. The rest of her exchange was invasive and unprofessional. She badmouthed my tenants to me. People deserve privacy and to keep their good name. She should not have spoken a word about anything negative about them to me. How unprofessional! In addition, she chose to take her OPINIONS about my tenants and tell a different agent at Renters Warehouse that had approved them for a house NOT to rent to them. That they seemed fishy or something. Once again, wtf?!?! Is it because my tenants are gay? I can't for the life of me understand why this Amanda Coleman clown turned on my tenants so badly. I am the legal landlord on record for them for the past 3 years or so. This is easy as heck to verify. I said they were great tenants and paid on time. Why the obsession with trashing these people over your OPINION?! If you are looking to rent a property, I would advise you to RUN, not walk, away from Renters Warehouse. I am honestly very frustrated with renters warehouse right now. We looked at the place we were approved at 2 weeks prior to getting accepted. We were accepted over a week ago with no follow up conversation at all. He obviously made it clear how much we need to move in but I refuse to pay anything until I receive the lease and still haven't received anything. I have emailed him 4 times with no response at all. They suck. Period. Maintenance requests get delayed, miscommunicated, poorly done or not done at all. Payment process and web site is screwed up and has resulted in billing errors, erroneous charges (i.e. late payments because their system somehow cancelled our automatic payments). Had the pleasure of working with James Nielsen for our relocation from Colorado. I only had 3 days to find suitable housing as that was all the company my husband works for would allow. James is a consummate professional. Not only did he take our concerns into consideration as well as our housing needs, he went over and above in contacting me as soon as a property became available. As a liaison between the owner and myself, he was invaluable in securing a lease and move in date for the proper time frame. Terrific experience in what otherwise would be a overwhelming task. Currently renting out a Home at 878 James Ave., Saint Paul from them and have been since early August since then we have seen snakes all around the outside of the property and when we turn the heat on in the house they came out from inside the vents. So we have snakes inside the house whenever the heats on and the landlord will only let us out of the lease if we pay almost 3 times.the city inspector has even come out and said that the house violates multiple codes. We have not been able to live in the house since November 7 all this company wants is to take your money! don't use renters warehouse unless you want to pay to not have a place to stay ! read more

I simply asked if the lighting fixture was the tenant's or the building's, and he was so rude and brash in his response. He goes "how would I know? I don't live here" you're SHOWING this property. He didn't have a key to show the storage unit, he didn't know which door for laundry, for someone so confidently disrespectful he didn't know anything. It also isn't like he had introduced the fact it's a third party rental agency. Just a jerk. Only spoke to my boyfriend not me. I wanted to leave right after that. Nothing but issues with maintenance. RW had several callers from many locations to notify me of repairs. Who the hell are these people. I finally said stop. I wan to deal with someone local as to where my property is located. Bad follow-up call, not explaining well enough what the problem was or what needs to be done with it. Turns out there contractors were performing work that was NEVER performed until my tenant told me about the scam. Nothing but problems with communications and using the website is a nightmare for trying to figure out what is going on with the account/maintenance. If you want to rent out your place I would recommend them to you, they do everything to help the home owner. As a tenant you are dirt! We moved in & there was a broken piano in the house, homeowner said he would remove it, 10 days after our move in, the piano was destroyed so it could be taken out of house. Asked for a rent reduction, as it interfered with our move in, denied Maintenance requests require home owner approval, this can take days. We lost our A/C for 5 of the hottest days last summer, I could have had it fixed in 2, but we had to wait for the homeowner to approve, meanwhile temps in the house at night reached 87 degrees. We asked for a rent reduction it was denied. Basement flooded, they ripped out the carpeting & had 12 high powered fans running 24/7 for 4 days, racking up the electric bill. Lost use of the basement for over a month, as nails were exposed against the wall. We asked for a rent reduction, they said we could move out immediately (yea 2 days at the end if the month plenty of time to find another place) they then agreed to a $500 one month $500 next month & a gift card at the end of the lease. They later said, after we paid the reduced first rent, that we weren't suppose to get that information, it was for the contracted help that removed the carpeting. No rent deduction given as we could have left & allowed to break the lease. After the arguments ensued between them & us. 10 days if late payment, we didn't want to pay because we were told one thing & they took it away, they then wanted to work on evicting us, for late payment (we paid to avoid eviction). I have been unable to live in my place due to a neglected ac system for the last week and a half and have literally had to call RW twice a day everyday to hand hold and baby sit an 'emergency' maintenance request which according to them should be resolved in 24 hours or less. I only give one star as you can't choose none. I'll save you all the horror stories and focus on what has happened since leaving one of their properties. I thought giving my vacate notice would end my auto pay for rent but that is NOT the case. I moved out May 31st, 2020. June 3rd rolls around and they take my rent payment. Their website will no longer allow me to cancel the auto pay. I call and I get my refund minus $25 for insufficient funds from my sister's auto pay that she was fortunate enough to be able to cancel with her bank. July 6th, I lose another $507 to them for another auto payment of rent. I called four times and in July and think I will finally get my refund. I believe they told me it would be wired back to my account. WRONG! Near the end of August, it dawns on me I didn't receive the refund and call again. This time I am told they sent my payment to the landlord. (Why wasn't I told this in July??) So I reach out to him and explain the nightmare I'm living through and he is happy to oblige me. Couple days later he calls me to say he did not receive my funds. He's been on the phone with them and I need to call again to have them send me a refund. I'm quite livid at this point. I call again, and as I have done the past three phone calls, I also state that the $25 they kept in error should also be returned. This time I'm told that the accounting department has flat out denied my request. Even though it wasn't for my payment and even though they never should have taken the payment. To date I still have not received a check or a return of my funds to the bank. On my last call I said I would be reaching out to the Attorney General about their business practices. Unfortunately, due to the overwhelming amount of work I have at my job I forgot that I told them that until now. Guess who I'm calling tomorrow?!?! Whatever you do, do not go through this company. They will tell you they dont but no system exists to prevent other from applying for the same unit. States minimum acceptance terms on application but does not adhere to those minimums and may reject prospective tenants for other reasons found on a detailed credit report such as missed payments on store credit cards or a credit score that passes their declared minimum but is lower than they actually allow. Upon rejection they avoid any discussion about the reasons unless asked in writing and refuse to discuss refund of the application fee even when rejected due to undeclared terms. Over 180 BBB complains have been filed against Renters Warehouse - Do not rent from this company and do not allow them to manage your property if you are an owner. read more

As first-time renters, we went with RW because we thought we'd be getting experienced property managers with a smooth system and could just "watch the cash flow in", which is exactly what Emmett Lynch told us in his sales pitch. What we ended up with was numerous declined applications due to myself finding things that the background checks Renters Warehouse runs did not find, being told applicants had one job then on my own finding out they had another, zero references, and a LOT of pressure to not only accept tenants who were iffy at best, but also to "lock them in" to three year leases (which I hadn't even heard of), you know, for long-term stable cash-flow! Of course what they are really after is as much as possible out of your pocket up front. So they will push 3 year leases, knowing that you won't get a dime until they've stolen 2 months of your rent from you, all while delivering terrible tenants - but don't worry, if these crappy tenants are crappy, they will provide you new crappy tenants for "free'! Emmett would rarely respond to my actual concerns, instead saying things like "Yeah, but we don't actually hold student loans (whether defaulted or not apparently) against applicants because, ya know, everyone has them". True or not...you'd think every monthly obligation would be taken into account when verifying a tenants ability to pay. Not to Emmett! At the end of the process I stopped taking Emmett's advice into account, because I knew he didn't care. He just wanted that "tenant placement" fee. Being first-time landlords with hardly any real estate experience, even I knew that a 3 year lease in a market that is going up year after year is a pretty ridiculous thing to do. Finally, after several failed tenants, curiously all the ones that we brought to Emmett from our church "didn't work out" and frankly, I was tired. So we accepted an application. There were no crazy red flags, and I was at the end of my rope (btw, this is not how you should feel if working with professionals). The tenants moved in. Within a couple of weeks we had tenants who were nightmares, who had lied/exaggerated on applications, and had made several ridiculous requests. We requested that Renters Warehouse do an inspection, which, we were told at the sales pitch, was something we could do. We were told "yeah, it's tough for us because we are busy, so maybe we can get to it in a few weeks." This is, again, not something a professional PROPERTY MANAGER should ever say. When we call, we get sent to full voicemail boxes, or basically just told "yep, we are working on it" then have to call again several days later to check in. Our tenants broke light fixtures, broke our dishwasher handle, apparently just could not wrap their minds around anchors in plaster walls, stained walls all over the house, stained windows, left hundreds of cigarette butts in the garage, on the stoop, on the patio, never weeded once, didn't mow properly, had several garage sales, in which we suspect they sold some of the things we had stored in our garage, killed large portions of our grass in the front yard, and numerous other things. Needless to say, we will be actively telling everyone we know about our experience, and are currently having to fix up the house so that we can sell it. We were sold a fake bill of goods, by a thoroughly unprofessional company. I hope this review can help someone avoid the same. As it is, we'll be out several thousand dollars with the fixes we'll have to make in order to sell. There are numerous options out there, RW is just the most "branded". Don't fall for their laminated sales pitch books, go with your gut. I wish I had. read more

Not even worthy of one star. I contacted them months ago to see if they'd be a good resource to help me with renting my property. When they asked for phone numbers, I offered only my personal number. When they asked for my business number, I declined. Days later, they called me at my business after looking it up online. I would never trust a company with my property when they can't follow basic instructions. I didn't give them my business number because I am too busy running that business to take other calls. I told them to take me off their list. Yet they called me again today. Awful service! Problems from the get go. Dennis Peterson is the absolutely unprofessional, lazy, and generally untrustworthy. He made promises to take care of our account, then racked us up $4000 in 'late' fees over a six month period. He told us he was an account manager, but in actuality he's just a rent collector. I am very displeased with the service or lack there of at Renters Warehouse. It's deplorable. I was scheduled an appt with Richard Kovourek four hours after the house I was interested in was posted and that appt was cancelled due to weather last Saturday. At that time I received a canned message to reschedule and if I had any questions to call. I did both and left a message with him asking if there was any way to get me in before the first available time indicated on showmojo which was the following Wednesday. I received no response from him. Giving him the benefit of the doubt by assuming he probably doesn't work on the weekends, I called and left another message on Monday. Still, I received no response from him. Finally, after I took work off Wednesday to view the house, the appt was cancelled again and again I received the canned message to reschedule and to call if I had any questions. So, again I rescheduled and left a message for him but he failed to respond. Again. Based on all of this, I am only to assume that Richard is new to this industry so I understand it can be scary to pick up the phone and explain yourself, and I hope this serves as a coaching opportunity for him, and RW, to learn how to conduct better business. Owners Perspective: I have had the worst experience with this company when it came to managing my property. The Customer Service Manager and the Reputation Manager from their corporate team in Eden Prairie, MN were handling my property better than the local focus in Austin, TX (which I have also reviewed on Yelp). The Austin office just stopped communicating when, as an owner asked in-depth questions about the property, move-in/move-out schedules. They couldn't have handled the transition between themselves and the new property management company any worse. Lots of promises but no action. I have reported to BBB and to our local news stations as well. I'm sure nothing will come from it but the least I can do for current and prospective owners is to review them honestly and hope this serves as a warning to look elsewhere when it comes to property management. RW really doesn't manage your property, they are the confusing middle-person between owners and tenants who have no clue on how to provide customer service. The Reputation Manager tried to manage the property the last few weeks but that is not her job. Even the timelines and schedule that she put out to smooth over the transition between property management companies her own organization couldn't follow and live up to their end in an effective manner. Very disappointing that RW can't even stick to their own schedules to accomplish simple things. Austin, TX office Directors and Managers won't pick up the phone to talk to you, they avoid you at all costs. Even after terminating my relationship I have yet to speak to anyone at the Austin location which I have been trying to for a month. Poor communication, lack of property management skills, lack of management skills, and I can go on about how terrible of an experience this is. I recently encountered a pretty frustrating experience with one of your employees, and I feel that I need to share, not to complain, but rather to give feedback so that someone else may not have the same experience I did. I recently set up a showing at a property in Edina, with John Hagemen. When setting up the showing, John was professional, courteous, and responded to my emails within hours. Fast forward to the showing - a couple of days later. I put in an application for the property along with my roommate the day after we had seen it, and was told John would follow up with next steps after the applications had been turned in. A week went by, and I heard no response from John. I inquired about the status of our application multiple times, with no response. I was obviously anxious to hear what the status was, and it was extremely frustrating to hear NOTHING back. Finally John responded and said he had been on vacation, he was sorry, and that the property had been rented to someone else that the landlord had found and chosen. I wasn't so much upset at the fact that we didn't get the property (there is always another), but the fact that there had been little to no communication during the entire process. If John planned to go on vacation, I Would have preferred to know this up front so I Wasn't waiting around for an email that I would not receive. If an employee does not put an away message or vacation responder on their email, they should at least expect to respond to clients with, "I will get back to you when I know more." John also indicated in his e-mail that we had the option of refunding our $45.00 application fees by check (not sure why this is, as I had paid by a credit card) or we could apply the application fee to another property. I asked that my app fee be refunded last Monday. I have not seen a check, which is fine, but I inquired on Friday if John could see if the check had been sent out, and did not receive a response until today (almost a week later) when he said that he "believes the controller is out of the office but asked others on the accounting staff". I am not sure what is going on, but I am upset with the lack of communication in this whole process. Very unorganized like I said the 1 st time. Because of you all being unorganized my water got cut off 5 months AFTER I had I already been living here. Because YOU ALL forgot to switch the bill over to the tenants responsibility. Then you tried to make me pay the $100 past due balance knowing it was YOUR FAULT. It came out that a check had been sent a week before by the company for the past due balance because I'm sure the water company sent THE COMPANY a disconnection notice. I hung up on customer service because Aron or whatever the fuck his or her name is didn't wanna get their lazy unprofessional ass on the phone to talk to me. The customer service rep who barely speaks English kept me on hold for way too long. And because she didn't want to give me the direct line to the Ferguson renters warehouse location I HUNG UP and found the number myself. My water got cut back on THANKS TO ME ORGANIZING the situation by having the Ferguson location and the water company on 3 way to explain to you all for the 5th time that YOU were responsible for paying the past due balance. As someone in the office already knew because of that $100 check being sent the previous week before. You see now how that can be unorganized? Now that I've broken it down bit by bit.. do you comprehend? FURTHERMORE IVE HAD TO MAKE SEVERAL ATTEMPTS to get the drain in my basement fixed because every time I wash my floor floods. You sent out two different people who didn't know how to fix the issue and now that I've been out of town for a family emergency you want to try and hurry and get it fixed but this has been an issue since FEBRUARY!! So like I said twice before VERY UNORGANIZED and UNPROFESSIONAL.. reply all you want these are facts the public will see! ....As I said before it was not my responsibility because if it were you guys wouldn't have paid the 100 past due balance basically admitting to your fault of not switching it over to the tenants responsibility. And as stated before I had to call the water company and they ALSO said it was your responsibility to switch it over to the tenants responsibility because YOU GUYS were still on their account. Are you not comprehending this???? The water company told you it was your responsibility to switch it over a week after you guys already sent the payment in which you TRIED to have me pay. Ha!!!! After I hung up on customer service because you guys are NEVER helpful I called the direct office and water company on three way and we got it squared away. It was proven that customer service was responsible for the past due balance and switching it over to tenants responsibility. So as I have to keep repeating because you're not understanding how YOU were at fault for that pst due balance. When I was given the keys to my place... YOU ALL should've made sure everything was taken care of on YOUR end and it clearly wasn't because you had to pay the past due balance of $100 and Ferguson location had to verbally switch over the account to my name while I was on 3way... so you're wrong. Update: broke my lease because the house was so RAGGEDY. Took them a month to replace my ac unit and basically had me sitting in a hot house in the summer. Never fixed the plumbing in the basement, every time I washed the entire floor would flood. REALLY BAD MOLD PROBLEM AND THE OWNER NOR THE COMPANY DECIDED TO DO ANYTHING ABOUT IT. So I decided to stop paying my rent since they didn't want to fix things and I moved out. Ended up finding a way better place and filed bankruptcy so that I wouldn't have to pay renters warehouse a dime... The lady Denise at the Ferguson office thought she was really doing something by trying to evict me after she had told me I could pay half of the past due balance and pay the rest on arrangements but the joke was on her because I wasn't paying them nothing more I was already packing to leave... dummy lol read more

Everything started well getting into property, however after several incidents of cash being stolen from property with owner living below only othet person with key. No response or help from RW . After this we discovered all out bills including the cost of gas,electricity and water fir the owners use downstairs too. He denied this at first but later admitted in our last month and refused to pay the almost $1000 extra we paid for him to live there too. Finally after we left the owner did not retrun the deposit , was given address to send cgeck but has blocked all calls. Renters warehouse also does not answer emails regarding this and just ignoring it. Really shady company , once they have your money they just dont care. Not sure if can put property address in here but beware anything on their books. read more

The tenant that was placed in our home did not have a background check conducted properly (they did not check identification and the tenant put a slightly different spelling of first and last name on the application so they told us nothing came back on the background check). They didn't verify income (told us that this tenant was verified as a nurse but this person was actually a felon with weapon charges in a neighboring state). It took 6 months to have the tenant evicted and our house was destroyed when they moved out. Minnesota is a very "renter-friendly" state, they won't evict in winter, they won't let you turn utilities off so you basically pay for the squatter until you are able to have them legally removed (it cost us a tremendous amount in attorney fees, lost income, cost to fix damages and the process took 6 months). Do your research!! We sold the home immediately after this experience - never again!! read more

We had a pipe burst in our house that we were renting, renters warehouse and Marydel from RW maintenance gave me a call to ensure that we were doing all right and to ensure us that they were working with the landlord to get a service provider out to us as soon as possible. We got a plumber here within a few hours and he fixed the pipe perfectly. They handled everything in a professional manner and ensured that we were taken care of with updates along the way.
