I am living in a nightmare because of these people. I will excuse them for the flaws of the company they bought out, I will NOT excuse them for the hell I am living in because of them. It is currently 85 degrees in my home, and it is July. The original maintenance request was filed over a month ago, the company that was taking care of it sent Renter's Warehouse an estimate, and never heard from them again. The estimate was done June 15th. You cannot get through to a person, haven't been able to for weeks. You can opt to leave a voicemail, but so many individuals have tried that the mailbox is full. I contacted one of their local newspapers, and will be contacting local media as well. They are very near this matter becoming a legal issue, with what would appear to be hundreds of people at this point. Avoid them like the plague. read more

Renters Warehouse took over management of my property in O'Fallon IL last year, when my original management company decided to get out of the business. I was not sure what to expect as it reeked of bulk management of properties with no personal interface. It sounded very corporate, frankly speaking. I would say my total experience with them was adequate. They managed my property better than I thought they would. What I didn't like was the lack of capabilities or information on their website and owner portal. I think that needs to be upgraded big time , because I never got the 'warm fuzzy' that someone was intently taking care of my property. For example I had numerous complaints from my neighbors regarding my tenant not maintaining the yard. RW's response was 'he was notified'. I never received followup or the feeling that the tenant was warned. The maintenance department was fine. I would say the people that work at RW and that I emailed back and forth with were very responsive. In fact, I would like to especially recognize Amanda Hayes and Shannon Ross for their responsiveness to my inquiries and requirements as I closed out renting the property. They were very professional, informative, and were a pleasure to work with. I never had any issues with any of the RW staff. Again, if RW would provide a more user friendly, interactive website I probably would have gave it 4-5 stars. read more

Woof, is this place a mess. Have not been able to resolve any of the multiple outstanding maintenance issues in less than 6 weeks. The ONLY form of communication is an email every now and again from usually a completely different person, who is either completely unaware of the situation, or unwilling/unable/unprepared to help in anyway. The response to maintenance requests were so poor that we withheld s portion of the monthly rent, which is clearly stated as an acceptable recourse in our lease, and now we're getting seemingly automatically generated emails saying we'll be evicted for not paying in full. Again, can get anyone on the phone who can actually speak to our help rectify or clarify the situation in the least. Poor, poor, poor experience. I can only assume the landlord isn't getting the full story either. read more

I have tried for weeks to schedule a walk through as I leave. I cannot get a response locally or nationally. I have emailed, voice mails, and messages through the website. I have three weeks left before leaving and travel for my work. They are holding almost $2k in deposit that is at risk. I am not a fan of their poor customer service to renter's. These clowns took over a property I was renting from another management company with about two months to go on my lease. I was assured that it would be a seamless transition, they would have access to our tenant portal, lease agreement, etc. The first red flag was raised when they tried to tell us we didn't give them sufficient warning that we would be moving out (we had alerted the previous management company we'd be moving out at the end of our lease about a month before RW took over - and we were told they would be made aware of this.) Then, after we had moved out they tried to charge us over $300 for 'junk removal' from the garage and basement - things like paint cans, old shelving, and other items that were put there by the previous management and were in the house when we moved in. We contested this charge, and after some back-and-forth RW relented and only charged us $100 to replace a couple of light bulbs. Fine. Up to this point their incompetence could be chalked up to poor communication with the previous property manager - but there's more! Everything that happened above occurred during July/August of 2017. Fast-forward to a few weeks ago (May 2018), when we received an email from RW entitled 'Final Attempt to Collect.' Attached was an invoice for an additional $136, with no explanation as to why the money was owed and a warning that our account would be sent to collections if we didn't pay in 30 days (I had received no communications, electronic or otherwise from them since the junk removal incident.) When pressed for a reason, their rep said that RW paid a 'delinquent water bill' on our behalf, and they were now (9 months later!!) collecting payment for it. The water bill was attached - showing a date of October 2017. Our lease ended July 31st, 2017. We presented the RW rep with documentation that clearly showed we had not only paid our water bill in full - we had shut down our service at that address on our move-out day. We were thanked for the information. Two weeks later, after multiple follow-ups on our part, their rep finally confirmed that the bill had been removed from our account. This was a bit of a departure from her responding in under an hour when she still thought she could steal money from us under threat of collections. I expect a certain amount of incompetence from landlords, but this company has blatantly tried to take money from my roommates and I under false pretenses on multiple occasions. I would urge anyone and everyone to avoid renting from them like the plague, but if you're forced to do so by flood, famine, or some other force of nature, DOCUMENT EVERYTHING. They WILL try to steal from you, because they're a reprehensible company staffed by individuals who clearly don't have a moral issue with trying to scam their tenants. read more

I was a landlord and used RW's service from 2012 to 2019. In 2014, I gave them a 4-Star review. I am writing an updated review based on what I experienced over the next five years. Today they deserve a 1-Star. As their business grew, their day to day management of activities and customer service went to the bottom. They have zero coordination among their teams. One time they completely forgot about advertising the house once the tenant moved out until I asked them for it. I lost one month's rent because of it. A few times, when it was time for lease renewal, they didn't act on it on their own until I myself reminded them. When my last tenant moved out in May 2019, they completely forgot about processing the security deposit until the tenant asked them about it after two months. Which is a complete violation of the by-laws. I called one of their VP of marketing or customer service (forgot) and asked him about the reason of forgetting. He kind of gave an excuse that it is another department's job. I told him, "You are representing Renters Warehouse not your or his department". Lastly, now that I am looking at my 1099-MISC for Tax year 2019 that was processed by RW, I know it is not correct. I have really no suggestion for them. I've been working with Kellen Harmon on my rental property. I had a situation where the current tenant moved out and a new tenant moved in the next day. He took care of EVERYTHING. The move out, the cleaning company, the carpet cleaners, and the move in of the new tenant the next day. It was seamless for me. He called or emailed me with anything I needed to know regarding the property. He made sure he was communicative because I was unable to be present for any of it. He was also very approachable for any questions I had. He seems to have a lot of experience dealing with a lot of moving parts. I felt very reassured, dealing with him. SCAM SNAKE INFESTED HOME !! As a first time Renter at age 19 years old I thought I would be more protected going through a third-party per renters warehouse. After two months living in the home I found out that it was infested with SNAKES ! Renters warehouse did nothing to fix the problem I had to get the city involved ! I could no longer live in the house because of snakes everywhere and they would not let me off the lease or return my deposit. The city code inspector told me the house violated multiple codes and renters warehouse still did not fix the issues in the time given by the city inspector. I moved out gave my keys back and renters warehouse is still trying to get over $500 from me. And keeping my deposit as December rent even though I moved out on the sixth of November ! Worst Experience I have had. We hired this company to manage my mother's property in order for her to have something to live from, Unfortunately, due to one excuse after another, she has been lucky to manage to pay the HOA on the property let alone anything else. To begin with, she did not receive any payment for 3 months resulting and me having to pay her HOA during this time. Fast forward 7 months later and she has had a total of $3040 deposited to her account for a home that rents for $950. $3610 less than what was projected. HOA is Over $200 a month meaning that at least $1400 of the $3040 has gone towards HOA. We went with a company to avoid headaches and seems we made the worst choice. read more

I had my AC break. They told me we would get it fixed within 24 hours. Called again the next day, told it takes 24-48 hours. Called again the next day, was told they were still trying to find someone. Called again the next day, was told they could do it the next day. Was told a time where the maintenance person was supposed to come. Didn't show up. Still waiting. Person on the phone didn't seem to care. Mind you the house has been unlivable. It gets up to 99 degrees (with humidity) and I have pets. It's cooler outside than inside. I've had to stay at my friend's place for 4 days now. This is ridiculous. I have worked with this company for a few years now for a property in independence and although they are better than the KC commercial, I have had a very poor experience with them these last few months. They had poor to zero communication when the tenant I had was late and I was the one that needed to follow up to find out what happened. They take all late fees and so are incentivized to allow the tenant to be late. When an employee and I agreed to increase the late fee so that I would get a portion they kept that additional amount as well and fought me over the $25. Which I still have never received. They do nothing to retain their customers and seem to care little whether or not you are happy. I recommend you look elsewhere when choosing a property management company, or do it yourself. read more

Currently am dealing with being bullied into a new lease or facing eviction after these fools failed to renew/extend the lease 3 months ago when it ended. My case has been passed around to multiple agents who lacked the know how or effort to sort the matter out. Renters Warehouse was a bit slow to set everything up - direct deposit, explaining the details of the contract, setting up maintenance with a preferred vendor etc. I'm not sure if it was due to covid, but it was a little frustrating at first . However, due to my concerns, I've gotten more communication and more thorough explanations since then, especially from Marydel. They've become a lot better at making sure that I'm in the loop with rent/maintenance requests for my place. read more

Renters Warehouse is the property management company for my rental property in Las Vegas. They have managed the property for several years. In September they changed their software program and the way owners access their account. The portal had not been working and I've not been able to access my owner's ledger for 3 months. On September 28th I started attempting to contact customer service to resolve the malfunction of the software. I've contacted 3 different Renters Warehouse office locations trying to get a resolution and received no assistance. I've emailed the Sr. Property Manager twice and received no response. I emailed numerous customer service representatives who did not reply. I made a request to a customer service rep to have a manager or supervisor call me, the rep made the request to 2 people in management and no one called me. I requested an in person meeting with a manager in the Las Vegas office and did not receive a reply. Finally, in December a customer service rep, Jenna Cornish, assisted me and stayed in contact with me until the matter was resolved. She was the only person at Renters Warehouse who expressed concern and was willing to assist. As a last resort I filed a complaint with the Better Business Bureau (BBB) and they were able to get it done! In 3 months, no one at Renters Warehouse was willing to assist me except for Ms. Cornish. And it took filing a complaint with the BBB to get it resolved. I might add, the site is still having problems, so we'll see how long it takes to get it fixed. read more

I agree completely with the other reviews. This was the worst decision that I could have made as a landlord! All they excel at is to try to suck out every penny that they can out of you. They are never available to take calls, do not respond to messages left for them. Instead emails, texts and phone messages are sent out by varying staff members with absolutely no communication among st them threatening to send their own technicians (who of course charge exorbitant fees - another money making scam) without bothering to check that the issue was already taken care of days ago. Their staff members, esp a women named Carmen (AZ branch) was completely unprofessional and extremely rude. She obviously needs a lot of training on customer service. We had a showing in St. Louis Park yesterday at 6:20pm, I got there around 6:10 and waited until 7:05 just for NOBODY TO SHOW UP. We called the office to see what has happened, they told us they would try to get ahold of him. They didn't. So then they told us they would call us back first thing in the morning to see what they can do for us, no call. I am beyond frustrated with RW. Working with them has been an absolute nightmare these last two months, of which I did not even live in the property anymore!!!! I have been receiving continuous emails stating that I have an unpaid balance for the previous 2 months of rent for July and August. I moved out of the property on June 30th!! The landlord advised me personally that they would be selling the home and that my lease would not be renewed after June 30th. I submitted a lease termination change as well as a notice to vacate to RW. The landlord also spoke with RW several times to cancel their own account with them. So far, I have personally called and talked to a representative at least 8 times and every time I am assured that this issue is being handled and I will no longer receive notices for unpaid rent. Well, its been two and a half months now and I am still getting at least 2 emails a week with threats to report this unpaid rent of over $3500 to my credit. Not to mention, I have not received ANY of my deposits back which totals $2200 that RW still owes me!!!! This place is a joke and they are committing fraud by not returning my deposits that are owed to me. I am at my wits end with this situation and apparently I am going to have to hire an attorney that can get this resolved. Please do not ever use RW. You will regret it!!!!! read more

I am changing it from 2 stars to 1 star because although I was told by Renters Warehouse that they would have the house "hotel/motel ready" (referring to cleanliness) according to Renters Warehouse the homeowner denied shampooing the carpet that is full of human/animal hair. The realtor was very personable and had a delightful attitude. There are some very serious issues with proper follow up, follow through, business etiquette and professionalism. It should not take 2-4 days to receive an acknowledgment or response before and especially after you have paid all of your move in costs. A property should never be shown when there is a presence of mold and mildew in any living space of the home. It shouldn't take 2-3 weeks to get locks changed and mold removed. We were told that the home had been professionally cleaned and when we arrived the home had spider webs and live spiders in most corners of the home and garage, along with long strands of human/animal hair in the carpet throughout the house and yellow rings inside the toilet bowl. Grit, crud and crumbs in the corners of the kitchen and on the hardwood floors. These conditions are unacceptable. Whenever I reach out to Renters Warehouse and I am told that they will give me a call back, they never have called back. I was told today that a vendor would reach out to schedule a cleaning but based off of previous history, I decided to contact the vendor myself by which the vendor was another property management company who advised they would get back with me today and guess what, they have not. I understand completely the life of a realtor and managing properties as I have managed properties myself but some aspects of managing a property is basic standard principles such as a professionally cleaned property especially after people have paid over three thousand dollars of their hard earned money and drove 14 hours just to get to a property that hadn't been properly prepared for a move in. When I did the walk though to do a formal move in inspection, the person that showed up appeared to have just woken up, eye matter in both eyes, dried saliva in the corner of the bottom lip and not properly groomed. She sat in the trunk of her car and occupied her cell phone. I was able to ask her one question of which she proceeded to tell me that she simply came to unlock the door and that I needed to follow up with the realtor. The admin help lacked adequate email etiquette and had a very bland sense of character that translated through communication and correspondence. First impressions create lasting impressions and I wouldn't recommend Renters Warehouse to the next door neighbor's cat and dog let alone any of my family and friends. Update: The cleaning crew of two came and cleaned the home professionally. They were sent out to do a "refresher" not a "deep clean". We rented equipment to shampoo our carpet and the machine kept getting clogged from all the hair and the water was completely black each time we dumped it because the carpet was so dirty. read more

What an absolutely horrible experience. Tenants refuse to pay rent and renters warehouse refuses to "allow" me to evict them. Meanwhile, i am going broke making the mortgage payments to the home, for the second month in a row now, to keep the account from going delinquent with my lender. NEVER, under any circumstance will i ever allow renters warehouse to manage a property for me again. This has been one of the worst experiences ive ever had with a business. What happened to business ethics? What happened to customer service? Manage your own property and disregard the jingle on the radio, it isnt "just $99/mth", its a whole lot more than that. RENTERS WAREHOUSE CUSTOMER SRVICE SUCKS. If you do by some chance get a person on the phone they are rude and very unhelpful. They speak to you like you are a child that is wasting their time. If they do not want to speak to you they just don't answer the phone. Our rental experience has been horrible from the beginning. Oh they were all sugar and spice getting the deal closed and the lease signed but once that part was over it all changed. Our home was rented by my wife's company for the first 3 months and they didn't pay on time. Renters warehouse started adding all kinds of fees and charges. We asked for the payment due date to be set for the end of the month which they said was no problem then when the lease was finished payment was due at the first part of the month. We called and tried to correct this which we were told was not able to be done which is not what we were told. One month after moving in the heat stopped working we called and it took them 2 weeks to get someone out here the man showed up in his personal car and knew nothing of Heating and AC I grew up in the Heating and Airconditioning business and knew more than him. The heat worked when it wanted too. On Jan 1 the heat went completely out and Renters Warehouse did not get it fixed until the middle of March. No one could figure out why it would not work. Thank God we had the gas fireplace it at least kept the living room area warm but we had to pay for our own propane gas. Renters warehouse could have cared less that we went thru 3 different snow storms without heat. One agent was going to credit us for the gas but then the other agent didn't want too. The house needs gutters in the front and back. When it rains the water pours off the front of the house like a rushing river it will eventually destroy the sidewalks and foundation of the home but does renters warehouse care NO!!! They are too busy adding late fees and processing fees and fees for God knows what. I would never reccomend renting from Renters Warehouse ever and I definitely would never allow them to manage my property. Of I could give them -5 Stars I would as it is I'll give the 1 star required to make this post. Renters Warehouse sucks and their agents are horrible. After asking the renters to leave the property, it was the worse process ever dealing with renter's warehouse to communicate when the renter's were leaving. Renter's warehouse had no idea when our renter's were moving out, let alone a move-out process to inspect the property! They sent an email to us asking "how much security deposit should be returned" and the renters were never given a move-out inspection check list, a move-out inspection date, and Renter's warehouse didn't even know if the renters were still there! Unbelievable for paying them to manage our property! Renter's warehouse is a BIG NO! They need to be shut down unless they start learning how to run business fairly. read more

Also, called management directly wit no return calls or emails. - Substandard maintenance servicing with little to no communication. There is no RW follow up or accountability for completed work through "their vendors" resulting in tenet dissatisfaction. - No notification when my tenants called to complain about the completed work. They did not take ownership of the prior work sourced using their vendors and in the end I had to redo the work at my own expense. I had t do a "unscheduled Inspection" to understand what was really going on. I live out of state which is why I hired RW and had to travel back for this visit. They up-charge for all repairs. - Unable to reset password if you don't have access to the previous email associated with your account and no one will call you back to assist. - Constant - Collect rent payment to put it in your account, however, they do not inquiry about late payments ask that you wait until end of the month before asking questions again. - They don't understand the "gaps" in their customer experience process flow and the loss to the consumer's which would grow their business 10 x - Sad They are not looking at these interactions as if they are their "rental homes" so they do not advocate for either the tenant or home owner nor do they seem to care - They get their money either way!! 4 weeks to go and I am out but need to sell the rental - read more

This is the absolute worst company I have ever dealt with. Once they get your lease, you will get no response to anything. If you do get someone on the phone and have a discussion, you will later be advised you spoke with "a low level customer service rep"; therefore, any information they took is invalid. The person I leased from, Vance Brandon, was merely an independent agent whose only role is getting people in the homes. Any calls to him after that we're met with direction to contact Kristi Gregory. I spoke with her once and, after hearing about her forthcoming wedding for much longer than anyone would care, I was never able to reach her again. My only communications from her were poorly constructed emails composed on a 6th grade level. When asked to show the house by Berta, I agreed because she stated she was an independent contractor and wouldn't get paid until someone signed a lease. I agreed to allow one person to come at 3pm on a Saturday. At 2, she showed up with a huge group and then a second group an hour later. Venture Capitalists at their worst. read more

I am a tenant with renters Warehouse. Legitimately the worst most unprofessional service. I do not recommend using them. My main concern with them is their inability to respond, especially with regards to maintenance requests. I had to wait months for safety hazards to be fixed in the apartment. Their customer service line is incredibly unorganized. One rep will say one thing then another will say another thing. I don't trust that any of them actually know what they are doing .... if possible definitely recommend going with another service. They have caused me many headaches read more
