Amanda & Michelle in the leasing office are so friendly and so responsive! They were able to accommodate an early move-in for us when schedules changed on our end. Since then, they are always so helpful when we chat with them if we have a question or need to stop by the office to grab a package. The same responsiveness and friendliness goes for the maintenance team. When we first moved in, Pete and the team made sure that everything was working properly. Any issue we've had since (very few and minor) they have been on it typically same day or within a day. The apartment and complex are beautiful and quiet for the most part! The gym and pool are amazing and clean. Also love our outdoor seating areas. We have reserved parking, so have no issues on that end. We'll often see many residents doing laps or out on their balconies. Friendly community! They host holiday events too which is so nice. I will say neighbors might get noisy once in a while but it never lasts long! Overall, Greenhaven has been a great place to call home.

His apartment is spacious, has high ceilings and a wall of large windows that provide natural light during the daytime. The unit is equipped with a washer and dryer, built in entryway cabinets with a hall tree, and a wine fridge. The secondary bedroom has a large walk in closet and the bathroom has plenty of storage space. The kitchen has ample cabinetry and counter space for meal prep. The unit also has wood like flooring and stainless steel appliances. The master bedroom is roomy and has dual sinks and a large walk in shower. Waterford has many amenities such as two pools, two gyms, two game rooms, two meditation rooms, and two lounge areas equipped with coffee/hot chocolate machines. They have various monthly events such as breakfast tacos, bagels for brunch, and pool parties to name a few. The leasing agents are very attentive and any items that are broken are promptly repaired. Barbara is the leasing agent he has the most contact with and he says she is amazing at setting up events for the residents. In addition, he said having the Frisco Fresh Market close and open on Saturdays and Sundays is very convenient for him to visit for groceries and the like. He enjoys being close to downtown Frisco to be able to participate in the different events hosted at the soccer stadium and in Frisco Square. I wrote this review based on his experience with Waterford and the brief encounters I have had with the staff when I visit him. Overall he says he enjoys living there because of all of the events and activities. The gate is always open. Anyone can drive in. In the two years I've lived here I've seen the gate closed a handful of times. Units are not updated, duck tape under the sink, and the A/C would stop working on occasion. Prices for a two bedroom was reasonable in 2020 when moving in but now that it has gone up to the price of updated units in more established towns, it's not worth it. Management is ok but I have had better experiences with other teams before. I have dealt with Manon often and she has been the most helpful, respectful, and communicative. Other members lacked in these characteristics. Lastly, the community only allows AT&T as your Internet service provider. AT&T does not offer fiber optics in this area so your selection of high speed internet is limited. Because of this, the internet will drop often and phone service is subpar even with other carriers.

We have only lived here since March 19, 2026, and we have already had several problems with our unit. The main issue is the washing machine. We have called maintenance many times, and they keep telling us they cannot replace it because it still washes clothes. Yes, it washes clothes, but now we smell a smoke or burning smell every time we use it. A single load takes over 3 hours because the washer keeps stopping during the spin cycle. We are only washing normal clothes, nothing heavy, and we always make sure the clothes are balanced. The machine still shakes hard and bangs loudly against itself. I believe the part inside that spins is not working correctly. Maintenance said they have done everything they could, but the same problem keeps happening. The noise is very loud, and the walls here are thin, so we worry about disturbing our neighbors. We started laundry around 4:00 p.m. and did not finish until after 9:00 p.m. because we had to keep stopping and restarting the washer. I also reported the smoke smell coming from the machine, but I do not know if anything will actually be done. Another problem is the noise around the community pool. Teenagers stay outside late at night screaming and making noise like nobody else lives here. It wakes up my baby often. We also have neighbors arguing loudly at night, and if you live under someone with dogs, you hear constant noise all day and night. We also had a problem with the microwave sparking. The first time I contacted maintenance, they removed a metal piece that the previous tenant had left inside. I do not understand why it was not removed before we moved in if it was dangerous. Maintenance then told me to clean the microwave because there was a black spot where the sparks were happening. I cleaned it, but it still sparked after that. I told them I would no longer use it because it was a fire risk and dangerous for my family. Only then did they replace the microwave.

Starting in Oct 2025 my apartment toilet started having plumbing issues. Maintenance came several times to fix the issue with no good results. In the process they damaged the toilet, which they refused to replace. They then hired a plumber to find the issue, a section of drywall was cutout behind the toilet and a tree root was found in the plumbing. Without discussing the details with me they sent over other plumbers who proceeded to jackhammer the concreate and dig a 3 to 4 hole under the toilet/sink area. I should have been informed of this and offered a hotel to stay at until this heavy maintenance was complete which took 3 days. The jackhammering made a complete mess of the entire apartment! When the plumbers finished the job, instead of replacing the damaged toilet they just reinstalled it. The hole in the drywall wasn't repaired and a folded trash bag was stapled to wall to cover it up. The building that I lived in plus several other buildings have foundation issues, that has caused cracks in the drywall. A half -ass fix is what they have tried to correct that issue. I had other issues with management the last year I was there. The manager is dishonest, rude and unprofessional! Renter beware!!

I would not recommend this place for a senior. The reasons why are listed below…read more The entire area is under construction with 200+ apartments with more planned. The noise, dirt and traffic will only increase when the newer apartment complexes are completed. The town center is within walking distance and has some businesses and restaurants but much of the retail are shuttered and in disrepair. Overture Fairview apartments have some structural problems with cracks, sloping floors, patio doors that do not close and need frequent adjustments. The price paid for rent is not worth the amenities. The pool and spa are frequently closed for repairs and need a regular cleaning. The elevators and secure gates have been unreliable but are better lately The outside doors don't all close securely. There are stairs at many entrances making it difficult to carry in groceries. Covered parking at the complex has become expensive and residents park at nearby hotel and office lots. Overture staff has cut promised community activities - generally at the last minute. Communications from staff can be disrespectful and degrading. There is an active resident committee that runs some activities which is a plus. As new senior communities are completed in the area, there are many residents leaving for better accommodations. If you are in a scooter or walker, unfortunately there are residents who will shame you for using the elevator and "being in the way". Please be aware that there is a segment of the residents who love Overture Fairview. They will post overly positive reviews to offset the negatives. Hopefully this review will at show the issues that may lead to an informed decision. Again I would not recommend this location for a senior who is looking for a nice, quiet, secure, accessible home.
