My six-month experience living in the Linc has been a nightmare. I've tried reaching out to the…read moremanagement company multiple times, but nobody answers the phone or responds to my emails. The apartment has forced me to pay a termination fee, even though it's not my fault that I need to break the lease. The constant noise from my neighbors has been overwhelming. Loud music plays at 1:00 AM, heavy items drop on the floor around 3:00 AM, and there are persistent banging sounds and kids running around at all hours. It's impossible to get a good night's sleep on weekdays or even relax at home on weekends. I have reported this issue to the leasing office many times, but the problem persists. I called the courtesy officer as instructed, but no one responded. I've tried using silicone earplugs, which have already hurt my ears, and I've had to take several 10 mg melatonin tablets after being woken up by my upstairs neighbor. I've even paid extra to stay in hotels and Airbnb accommodations because of this situation. Additionally, there are plumbing and pipe issues in the unit. The leasing office sent a vendor who entered our home without notice, disrupted our belongings, and caused us additional utility costs for cleanup. I had to call the police to determine if this was considered theft. The same thing happened again last week when I entered the apartment to pick up my laundry and found a man in my bathroom. It scared me because there was no sign indicating he was a maintenance person; he wasn't wearing a uniform or carrying tools--just a regular T-shirt.. Furthermore, when I found a pregnant roach in my bathroom, I saw no evidence that pest control had been sent to our unit. Now we have to pay extra to move and leave early. The leasing manager initially assured us that we would have peace during our last 60 days, yet the courtesy officers did not respond, we're unable to sleep due to the loud noise from the unit above, and we've had to pay for a new place early just to escape these conditions. If you're looking for a peaceful place to stay, please avoid this place!,

They have an attitude with everything. They recently put a $50 charge on my account for not having renters insurance (I've had the policy active and paid with USAA since moving in). I've now called five times to get them to remove this charge so I can pay this month's rent. The online portal will not allow you to pay a custom amount. Now the charge is off, but with a $130 late charge. The package situation is dumb. I have a wedding coming up, so clearly expensive and important packages will be coming to me. The front office accepts the packages from the carrier, puts them in the back of the office and when you try to get them from the front office staff, they can't find them. I have literally visited the office six times to receive two packages. They also will not allow you back there to look yourself. They never answer the phone. This is annoying, because when you walk down to the office there is usually someone sitting in the office to greet you. Even if you have a tour of a future resident, have one staff member stay in the office to answer the phones. Even if you leave a message I never get a call back. I have called on at least five occasions and received one call back. There was even a time when a resident near me had packages outside their door piling up over a couple weeks. A neighbor stopped me in the hall and we were both concerned. The resident clearly lived alone and we were concerned if the person might not be alright inside. I go down to the office to speak to the staff who visibly looked annoyed I was bothering her. She told me the resident would retrieve the packages eventually and not to worry about it. I said, "Can you please do a wellness check to make sure the person is not dead inside?" She again acted annoyed. I threw my hands up and left. The amenities are consistently broken and under repair. For a complex that talks of luxury, this is far from it. Live somewhere else.

You put in the work order and they're here the same day or early the next morning. Ross the PM is also great, he's very laid back but follows up asap, from application time to any apt. issues. Pros: The walls are pretty soundproof. I've only heard my neighbors when they were moving in above us. Parking's good. I've only seen them give 1 warning on a vehicle. Units 100-300 are closer together, so you'll have to park further away after 5. The gym is always clean & open 24/7. Valet trash wasn't always on schedule but Ross seems to have fixed this recently. For the price with accessibility to Lenox park, Buckhead, hwy 85, it's worth it. You get the suburbs of Brookhaven with the city of Buckhead. They've fixed any issue I've ever had within an hour or two, from blown fuses, AC maintenance, garbage disposals, lock outs, appliance repair, you name it. The walls are thick. Location is prime, Piedmont park and colony square are basically next door. Whole foods is a short walk, Publix and a Trader joes are a medium walk, target is a short drive over to Atlantic station, Ansley mall is a 2 minute drive, VaHi is a 30 minute walk. You can get to Ponce City Market on a 40 minute BeltLine Walk or a 15 minute scooter ride. Rent is reasonable, and its nice to live in a 5-story building among high rises. Elevator problems are occasional (inevitable), but its only a few flights of stairs. Neighbors are polite. Plenty of parking. I walk to MARTA so I rarely drive - Arts Center is a short easy walk, Midtown MARTA isnt much further. Bus stops right outside. New protected bike lane on 14th as well. Hard to beat, I'll miss it when I have to move. Edit - I also toured remotely before I moved in from out of state. Staff made it convenient to set up an appointment and even Facetimed me for a personal tour of the space, which was very helpful at the time.

Jerry and Phil are always prompt, efficient, and successfully satisfy the residents with their many skills. Their long-term employment here says a lot about their dedication and work standards. This is clearly an asset for both management and residents. Since the time I moved here from NYS in December, 2024, I have had very positive experiences with the friendly, helpful, and caring front desk staff. Paige and Courtney have assisted immeasurably in making my transition smooth and pleasant. Their people skills are truly amazing. I have comfortably settled in and daily enjoy the community atmosphere these ladies have created. If possible, I would like to see more activities or get-togethers so that residents could become more acquainted with each other. I moved from Chicago to Atlanta for one year to do a research fellowship at the CDC, and I have nothing but positive things to say about the Villas. Staff: Chris, our property manager, really reinforced the positive stereotype of southern hospitality for a northerner like me. He took care of all issues within 24 hours. We wanted to save some money by having a programmable central air system, and he even updated it right away for us. Lam, our maintainance guy, was also very helpful. Within the first week, he found us a washer/dryer, and used his truck to help us move it in. Awesome people! Location: Perfect for me - It was only a 10 minute drive down to the Roybal CDC campus. Within 5 minutes of driving, I had Kroger, 10-15 really good restaurants, Sam's Club, Target, and 4-5 coffee shops. Although I didn't bike much, my roommate (who also worked at CDC) got away with living in Atlanta without a car, while staying at the Villas. Apartment interior: Very spacious and well kept. HUGE closets! Screened deck was a big plus- kept the bugs out, and we could really enjoy the cool nights. Amenities: The swimming pool and fitness center were very nice. Wish I would have used them more. Neighbors: I almost forgot to talk about this part, but I think one of the huge assets that the Villas has is the people that live here. We had warm, welcoming friendly neighbors. When we first moved in, our neighbor Scott greeted us and even hooked us up with his WI-FI password until Comcast came a week later. As someone who has always lived in big cities, I have always really liked the concept of knowing your neighbors. I'm happy to say that the people at the Villas were really worth knowing. If you do move in, and I highly recommend living here, try to sign a two-year lease if possible. My only regret is not doing so.
