I could list every detail of the mistreatment and mishandling of residents by the hands of Waypoint, but I don't have enough time. The highlights: From the dog poop littering the faux grass in the courtyard, the overflowed mail boxes and regular theft of packages, the broken equipment in the gym, the missing door handle on the building side entrance and garage access door, to the frequent elevator outages, the garage doors regularly left open, and the hours each week of loud trucks blocking the parking garage while draining (I believe) sewage? I spent nearly 6 months without consistent access to power (lights, appliances, wifi, fridge, etc.) despite monthly paying my bill in full, it was evident there was an electrical issue in the building. I verbally reported the issue in august 2021, formally reported in September 2021, and instead of immediate resolution, spent months begging the leasing company to bring in help. During these months, i didn't have access to the wifi I'm required to pay for by the building (I work from home), I had to throw away multiple loads of groceries when my fridge would go out, I spent 2 weeks in quarantine in which several days were spent without access to lights or electricity, my safety was compromised and my expenses were effected at no fault of my own. I've been patient and understanding for 6 months, and a loyal resident for 3 years. When I asked for a reimbursement or compensation for the expenses this ordeal caused, I was met with silence, followed by eye rolls, nasty attitudes, and obvious annoyance. the electrical issues weren't fixed until January 2022 and I haven't seen so much as $5 comped from my rent for a reimbursement let alone the inconvenience. Ive attempted to contact the management company directly for 2+ months, no luck. I even called the "investor relations" line just to get a Human on the phone. Yesterday, I had to find temporary accommodation after discovering a water leak that flooded my bathroom, seeped into my bedroom, and eventually dripped through the ceiling over my bed. At no point we're any accommodations offered by the company, nor did they at the very LEAST send someone to properly clean the absolute mess this leak caused. This morning, after 2+ months, I received a call back from an obviously annoyed Waypoint rep. Before I could express the entirety of my experience, I was told I should've just "broke my lease" if I had such a problem. A solution that was never offered to me, because for me to break my lease, someone would've had to answer the phone. A solution I never expected to have to exercise because I had no reason to believe the building would not prioritize the safety of its residents for nearly 6 months, but I was proven wrong and have continued to face that reality. Here's my solution to you, future resident: DO NOT LEASE FROM WAYPOINT MANAGEMENT / SPOKE the rent goes up every year, and the quality of living goes down. For your own safety, and peace of mind, live anywhere else.

One of the biggest draws of this apartment complex is the location. You're directly across the street from the Lenox MARTA station, which is very convenient if you want to either travel to Midtown or go to the airport. The apartments are within walking distance of Lenox Mall, Phipps Plaza, Publix, Target, Dick's Sporting Goods, and a LA Fitness. The amenities consistently improved during the time I lived there. The community has a covered, gated parking garage with access on every floor. The center of the community has a recently revamped pool area. Interiors (floors, wall paintings, the leasing office) have been renovated in recent years. Maintenance is both effective and efficient. The staff in the leasing office are friendly and professional. They all do their best to ensure a positive residential experience and have planned great resident events. While I fully accept this issue had more to due with the tenant and not the complex itself, I wasn't informed about any of this until I called 4 days prior to my scheduled move-in date to once again ask for photos of the unit that I never received since there were none on file....? Finding availability here is very hard since the location is "relatively" cheaper than its competing apartments on the beltline trail. The application process was fast and all done through the phone, but their website is completely false at conveying how the place actually looks. They claim their courtyard had recently undergone renovation but after seeing the space, I realized all of my friends were right when the compared it to looking like a prison (It very much does). The trash chutes and stairwells are pretty disgusting and the courtyard looks extremely dated. Nothing about how much concrete is in that facility makes it come across as the "hipster-industrial" vibe you're hoping it is. It's a pretty instant hit in the face as soon as you walk into the courtyard how uninviting the common area is (the elevators are also in desperate need of a face lift). Few more things- the website advertises the units having "fully equipped kitchens" which is fictitious. In reality, they're very small galley kitchens with micro-sized, outdated appliances (which I wouldn't complain about if the rent wasn't $1700 a month). Nothing about the apartments or the community space is "luxury" or looks like it's worth anything close to what you pay for it. Their units are extremely bare canvases for you to decorate as best you can to forget the fact that it's a cold, outdated warehouse. If that's your thing and you absolutely have to live right across the street from PCM, then maybe its for you. Fortunately, there's many better deals in metro ATL that look much more like what you're paying for (I found a nicer/more affordable place 1 hour after Ford Factory called me with their tails in between their legs to tell me I couldn't have the space i was promised) so all is well. I have been living here for 1.5 years. I really like the staff…read more The complex is not that big. There are plenty of trees everywhere so shade is available. There is also pollen and leaves all over the place. They have a landscaping crew that come by weekly to clear the lot. The gym is open 24/7 but there are only 2 treadmills, 3 bicycles, and some weights. Gym is never crowded so you can also exercise. The pool looks nice and is surrounded by chairs and grills. This is a gated community. I have not had a problem finding a parking spot or issue with the gate. I have not had any problems with neighbors. Sometimes they will have to shut the water off for hours. They usually send an email to let you know they will do that. I will probably live here as long as I live in Atlanta.
