    Edit: August 11, 2018 I do not usually change my star rating but I'm changing this one from a 1 to a 3. After seeing how horrible this house was the rental company did the right thing and gave us a full refund. We were not expecting this but are very glad they stepped up and did the right thing. I'm only going to 3 stars because the whole experience (having to drive 5 hours only to get to an expensive house that should have been condemned) was so terrible. We still lost a lot of money on gas, etc. Having said all that I would give the rental company 5 stars for the way they handled the situation. We are on day 2 of our week long stay and honestly I want to go home. The house we rented is gross and I'm going to have to take everyone to get a tetanus shot when we get home. The best part is the bag of rusted nails outside and how all of the door handles are rusted. Oh and the entire door frame leading to the porch is rusted. The lack of upkeep is completely unacceptable for what this company charges for a week stay. We will NEVER use them again. And I'm pretty sure this house (sea song) should be condemned.

    Shame on you, Resort Vacation Properties!!!! To all the sweet families that vacation on St George Island summer after summer, as we do, I want to offer some warning. My family is here on the island this week for a wedding. The island, the people and all the small business have been amazing (as they always are - we come every year and love it). However on this occasion we are left feeling completely taken advantage of by RVP. We booked "Royal Seas" inside the Plantation for a price tag of $20,000 for the week - a huge splurge based on our sweet niece getting married on the beach in front of our beach house. Here are photos showing the condition of our rental, plus a list of everything (the major stuff) that's non functional. Things are literally falling apart and falling off walls in front of us...it would almost be laughable if not for the special occasion and investment made. We have emailed RVP, made multiple phone calls, even stopped into their offices and on the day prior to our departure most of these items are still unattended to. They did send a message that read: "we apologize, we have only one technician that's working the entire island, and you have a long list of items that need attention". Now to that list....I'll start with the most outrageous: - The septic system backed up and overflowed onto the front drive where the wedding reception tables and dance floor were the day of the wedding. Try hiding from the bride! - Elevator broke several times during the stay - Dishwasher didn't work. See note left by RVP on day of check-in. - No AC on 4th floor master suite (also where bridal party was dressing and being photographed). - No hot water in bath tubes or kitchen sink - Broke bathroom fixtures throughout the home - No water pressure in showers - Missing cabinets in bathrooms - Chipped paint and very poorly maintained furniture....water damage throughout - two broken beds - ripped patio chairs - Sliding doors to patio fell completely out of the track and had to be caught by several men in order to not crash and break against the floor. Thank God it wasn't one of the kids walking out onto the patio!

    We have booked through Resort Vacation Properties for years and have never had an issue. Last week was an entirely different story. We booked King's Crown in the Plantation for 2 weeks and left after only 6 days. The pictures of the house on RVP's website are deceiving. This house is run down and rusted and in need of major repairs. The sliding doors facing the ocean don't open because of damage from the salt air, so we had to have maintenance come out and put new rollers on two of the doors just so we could use them. The roof was walling from the upper deck, making it unsafe to sit outside. RVP's quick fix was to put a nail in some of the panels when it would have made much more sense to rip down the affected panels and add new ones when the owners were ready to deal with the problem. When we decided to do laundry after a couple days, we were surprised to find water leaking out of the wall and mold in various places of the wall. Our internet did not work, nor did the land line, so the phone company had to come out to fix the phone and internet. To make matters worse, we shared the kitchen with ants the entire time we were there. After RVP maintenance, outside contractors and an exterminator coming to the house every day, we decided the safest thing to do was leave and go home. RVP reimbursed us for the time we did not stay, but the only other reimburse we got for the 6 days we were there was $250, which would about cover the cost of the bathing suit and sweater I left in the dresser of the room I was in that RVP claims the maids never found. My guess is the maids never looked, because if they did a thorough job cleaning, how did they miss the water leak and mold all over the laundry room? How did they not notice none of the sliding glass doors worked? They knew about the roof falling down, because they came out to repair it two weeks prior, but the renters at the time turned them away. I can't understand why RVP would not come back before the next renters came in and repair the roof. My advice would be to read reviews on any of the homes RVP rents before you book it. Stay away from King's Crown.

    We rented a house from resort vacation properties during Christmas break 2016. The house had roaches. We asked to be moved to another home and they wouldn't move us. The pool we paid to have heated and was never heated and hot tub was to dirty to use until Wednesday evening. The rental started Saturday the 24 of December. The house was filthy also. They had to send the cleaning people back to clean the walls in the kitchen. Gross. Don't rent from this company. They don't stand behind the client.

    My family and I rented the Brisa De Mar house through Resort Vacation Properties. This house was extremely unsanitary. The house and porches were infested with cockroaches, including one in the toaster, the middle of a birthday cake, and crawling down my back. Upon arrival, the bath tub had sand in it, the pool had food in the bottom of it, the vents were completely covered in dust, the previous guest's trash was still in the trash can, dishes and oven mitts were crusted in food, and a drain was clogged. The living room television died in the middle of the week. One of the plastic pool chairs was cracked in the middle causing me to fall through to the ground. We were also given an incorrect WI-FI password in our welcome email from Resort Vacation Properties which was a huge inconvenience to the guests trying to work remotely. We would not recommend this property to anyone and definitely will not be returning.

    I have been staying at Pelican Watch each summer for 10 years. The house changed ownership around 6 years ago and switched to Resort Vacation Properties from Collins at that time. I am satisfied with the property management taking care of any problems with house. This year the elevator was not working when we arrived so I called for repairs which was pretty quick. The control box needed to be reset. The staff is great from the front office to housekeeping and repairmen. The rental price has gone up a lot each year with new ownership and change in management. It looks like next year will be the first time they offer repeat renter 5% discount for Pelican Watch. Collins was a lot better with their discount offers which was probably related to the ownership. My wife and I were wondering if the owners stay at their place because the master bedroom mattress is way overdue for replacement. The mattress is too soft and sinking to the bottom of the sea. It would be more comfortable for me to sleep on the floor. The pillow was also worn out. Hopefully the Pelican Watch owner will see this review and replace the mattress and pillows. Other than than tropical storm Cindy this year the week would have been perfect. Too bad you can't book good weather! Afternoon storms are the norm. You can see a great pic of a full rainbow from the porch last year. One year we arrived to washed out roads just after a hurricane and no internet and cable for a few days. The year of the oil spill was also questionable. We were actually seeing some oil drops in the bay. We bring a boat and enjoy quick access to the state park boat ramp within minutes of the house. The beach is top rated! Pelican Watch has great beach access just steps down the boardwalk. It was nice to see it was stain treated this year. Lots of good times at this great house. There's also an emergency dept not to far in Apalachicola for those freak accidents like kicking a catfish on the beach(antibiotics),slicing your leg open cutting a zip tie on baby stroller requiring stitches and getting poked in the eye by baby! Looking forward to next year!

There was water pouring out of the ceiling above the garage and the 'inspector' was leaving when we pulled up... we had to report the problem because the inspector apparently didnt think water pouring out of the soffit was an issue she needed to flag - but hey at least we had clean sheets and some towels lol

They sent maintenance out but nothing was ever done. Apparently the people before us had issues with the stove as a maintenance person also came about that. But our BIGGEST issues was the bed bugs in the master suite. The very first night our cousin who stayed in that room was eaten up the next morning with bites all over her upper thigh area. A couple of us went to the office the first morning to report it and the only thing they did was send out pest control, and not in a timely manner at that. He said "I don't see any active activity" and absolutely NOTHING was done. The least they could have done was swap out the mattress and box spring but they did ABSOLUTELY NOTHING, causing the cousin using that room to have to sleep on the couch for the rest of our stay. I DO NOT recommend using Collins Vacation Rentals. Go through another management company.

    St George Island is beautiful and having a vacation rental through Fickling was a great experience…read more They have lots of properties for rent including apartments right above their office which are nicely done with nice updates and right in center of town. March 2015, I stayed at a property called Turpentine on the plantation side, gated community at one end of the island. They have lots of trails for walking and biking. You can also take a short walk to the beach. The community has a gym and a pool. Everyone is super friendly and it was the most relaxing and beautiful vacation I've had in a long time. They have a few shops in the center of the island near the lighthouse. Some food stores a bit pricey but you can go off the island to the town of Apalachicola where they have Piggly Wiggly and Gulfside IGA store. Make sure you visit Apalachicola while you are staying, they have lots of shops in the center of town. Gibson Inn has the freshest oysters and nice cozy atmosphere. I've been to this area twice and enjoy something new every time. The view of the stars at night on the island is amazing, especially on dark streets away from street lights....I can still see them in my head....breathtaking.

    In early May 2024, my fiance and I were supposed to travel from GA to Inlet Beach, FL for 3 nights…read moreto visit family vacationing there from Nashville. We booked "Sand Piper," 320 Pompano St., Inlet Beach, FL 32461 USA. Their local property manager is Paradise Properties. Sand Piper is also advertised on hotels.com, RedAwning and VRBO. The fees vary wildly with each one. My fiance had a medical emergency that put him in the hospital for 3 days a few days prior to our Saturday departure date (May 4). Upon receipt of my fiance's "ER doctor's note," the owners agreed to let us reschedule but ONLY within the same month (May)--the available dates for which were very limited. At this point, my family from Nashville would be gone, but we could not afford to lose our $1,600. We also needed some sun and relaxation after his hospital stay. So we accepted their new dates of May 12-15. Extreme weather was forecast for the area and arrived on May 12, as predicted, making it unsafe in our opinion to travel there. Rather than letting us reschedule again to ANY month of THEIR choosing in 2024 (the off-season was FINE with us), they refused to refund a dime of our $1,600. We even suggested they keep their fees and just refund the lodging. The owners wouldn't budge. I will never book through hotels.com, RedAwning or Paradise Properties again, and I will tell everyone I know NOT to rent Sand Piper. My advice is to purchase trip insurance when booking ANYTHING. Lesson learned.

We rented a condo through Paradise Properties Vacation Rentals & would suggest you think twice. From now until April/May 2024, 30A is closed between the areas of Watersound and Seagrove making it 100% impassable - no cars, bikes, or walking. This is a locally well-known, pre-planned road construction project. When we asked them why they didn't give us a heads up, we were told that we should have done our research. We are from Michigan and would have no way of knowing about a pre-planned road closure in Florida. Of the 18 miles of bike paths, we could only access 2 miles. Not one time during our discussion did this company take ownership that their renters have a right to know something this important to a 30A vacation. Other than horrible mattresses, Seacrest 6 had a great ocean view and for us on the wrong side of the road construction. Transparency is everything.

I have never written a bad review for anyone or anything before, but given the circumstances of this encounter I feel I have no choice now. I have been a teacher (between Bay, Walton, & Washington Counties) for 16 years, I do community service, I'm active in my church, etc... in other words, I am an educated, professional, Christian woman - certainly not the type of person to ever talk bad about anyone or gossip out of spite or malice. In fact, I have always tried to avoid conflict at all costs, but I am so beyond disgusted & disappointed with the way I was treated by (and my entire experience with) the "rental manager" of Chipola Realty that I felt compelled to say something so that hopefully the same thing won't happen to anyone else. Awful customer service... she talked down to me, she wouldn't answer my questions, & she kept cutting me off when I tried to speak or ask a question. She spoke to me extremely disrespectfully for absolutely no reason at all. I have no idea what her name is, but I honestly have no idea how she got to be in the position that she is in, because she is seriously the most rude & unprofessional person that I think I have ever encountered in any sort of public relations position... definitely not the "face" that I would want to represent my business. Disgraceful.

    My husband and I stayed at the Sol Seaker in SGI, FL via Collins Vacation Rentals, Inc. from…read more4/18/26-4/25/26 and we loved the house and how it is located so close to the ocean. This home has a minimalist, functional, open, and cozy design with thoughtful touches having renters in mind. The common area is very comfortable. The deck with the ocean front view is huge and wonderful. The boardwalk and outdoor shower are wonderful. Having said all that, we hope that Collins will take care of the issues which we reported as we checked out because it is obvious that this home has been NEGLECTED. The property gets 4 out of 5 stars but Collins gets 2 out of 5. Door handle to the deck was broken, fell off the door, and bottom of that door does not close all the way. Main entrance lock is loose and temperamental. In several places the floor is missing grout between tiles and several tiles are broken which could potentially be a hazard, and as water may get into those holes in the floor then more issues will result from that. Kitchen needs caulk including around the sink and outlets. Ants and flying ants or termites, we were not sure, came in through the edge of the outlet to the right of the fridge the first few days but using essential oils helped to deter that. There are several loose electrical outlets which will not hold whatever you need to plug in. All mattresses in the home are extremely hard which prevented us from getting a good night's sleep. Pillows in the bedrooms are flat and unsupportive. Screen is ripped open in some of the holes in the eaves outside which would allow pests to get in. Light in the primary shower flickers off at times while in use. Of concern is that I submitted my review on the Collins website for this property on 5/5/2026 and it has yet to show up on their website. Seems dishonest to me. I really appreciate Laquesha, the Guest Services Manager, calling me back yesterday to explain things. It's hard for them to get approval from guests to get into a property to do repairs/maintenance when people like me don't report issues until the end of our stay. I had reasons why but I can understand her position. At the same time, there should be a process whereby they schedule a period of time during slow season to do thorough inspection and perform repairs/upkeep. She also explained that they only have 1 person handling the reviews and there's a backlog. I told her that this house has been with them for years and there's only 6 reviews which is strange. Are they screening reviews?

    We just stayed at Attitude Adjuster the week of 6/21/24. We had a magnificent time on the island…read more It is truly a hidden gem. With that being said, Attitude Adjuster was far less awe inspiring. I'll start with the good-the home is well built and in a beautiful location. The kitchen is well appointed and the furnishings are adequate. Now for the negative... Immediately upon entering the home it was apparent that it has not been well taken care of. The wall-EVERYONE SINGLE WALL is covered in filth as well as the baseboards. Additionally, the hand rails are black from filth. ALL carpets were covered in what I would assume are pet urine stains. This home is advertised as a premiere rental-it is anything but premiere. Aside from the filth, there is a cockroach problem. Over the week we killed numerous large cockroaches. Now outside in the pool area-it has been as neglected as the interior of the home. The entire top row of tile is pulling up and buckling leaving a very unappealing view of the scum beneath the tiles. There are rocks and pavers around the pool but the pool area is completely neglected also. The entire area is filled with weeds and looks terrible. There are only three chairs around the pool, all of which are cracked and nearly unusable. The worst part of all is that by the end of the week the pool was so green that you could not see the bottom let alone even use it. Also, there are several things listed in the rental description that are no longer present at the rental. The description states that there is a tiki hut at the pool. There is no tiki hut. It states that there is a tent in the bunk room. There is no tent. The description also states that there is a mini fridge on the second floor. There is no mini fridge. We contacted Collins Vacation Rental regarding the poor quality of the home via email. They had the cleaning company come back which was useless. The issues we had with the home were not issues that the cleaning company would take care of. The issues are because of years of neglect. Collins also sent out carpet cleaners to clean the urine out of the carpets. Although the carpets were shampooed the stains still remained and looked disgusting. Although I appreciate the cleaning company and the carpet cleaners coming I would have appreciated a call back from Collins.
