since Resort Vacation Properties was purchased by Vacasa everything has gone downhill... this year they lost the property we booked, so they tried to move us into another property saying they would cover the 'extra' costs, but the new options were worse and definitely downgrades. Terrible customer service. Rented a house beachside and before the trip my partner was rushed to the emergency room and admitted to the hospital. I called and spoke with two different people and begged for them to understand and even appeal to the homeowner to move the rental week. They refused to do anything and certainly not petition the homeowner on my behalf. They were cold, heartless, and stoic. Sad because SGI used to be an annual thing until this horrific customer service experience. read more

It is truly disappointing to be writing this review after 15 years of my family renting with them, but the quality of their service has only decreased with the quality of their properties under management - though only one of those can they address directly. We try to be a pretty low maintenance family, but after waking up early to temperatures in the upper 70s in the house on Wednesday morning of a Saturday-to-Saturday rental, we put in a call first thing upon their opening. To their credit, they had an AC man out that afternoon, but his communication to us was it was a light patch job on a bigger issue for work he wasn't authorized to do. It held until for a day, but by noon Thursday, it was obvious the issue was unresolved, and another call was put in, to a snarky Nancy who didn't seem to think having an infant sleep in an 80° house was an issue. After 10 hours with no callbacks, we made a third return call and had a manager send someone out after 8pm. Again, a limited patch that didn't hold until even morning - as "the unit clearly needs to be replaced," according to the tech (funny - they have no issue renting at above market rates for a very poorly furnished and maintained unit). Friday turned into a series of calls with promised callbacks occurring once on four promised and a tech NEVER being sent out to even attempt to patch, no communication, a vague hint of compensation for the inconvenience, and progressively less helpful behavior. Our family wound up having to cut vacation a full day short for the infant, rent hotels, and have a sleepless night due to the high temperatures (79° in the picture was taken in the cool of the night) for those that couldn't travel until the next day. The insulting offer of compensation finally made 3 days later was for less than 8% of the total cost - despite a full day ruined, three nights of uncomfortable sleep, and over 10 hours of what was supposed to be leisure family time pumped into communicating with unhelpful, unprofessional reps of RVP. There are finally other management agencies to work with on SGI - run to one of them. Their relatively high ratings are a product of bygone service and some nice properties that have little to do with their product. read more

Edit: August 11, 2018 I do not usually change my star rating but I'm changing this one from a 1 to a 3. After seeing how horrible this house was the rental company did the right thing and gave us a full refund. We were not expecting this but are very glad they stepped up and did the right thing. I'm only going to 3 stars because the whole experience (having to drive 5 hours only to get to an expensive house that should have been condemned) was so terrible. We still lost a lot of money on gas, etc. Having said all that I would give the rental company 5 stars for the way they handled the situation. We are on day 2 of our week long stay and honestly I want to go home. The house we rented is gross and I'm going to have to take everyone to get a tetanus shot when we get home. The best part is the bag of rusted nails outside and how all of the door handles are rusted. Oh and the entire door frame leading to the porch is rusted. The lack of upkeep is completely unacceptable for what this company charges for a week stay. We will NEVER use them again. And I'm pretty sure this house (sea song) should be condemned. read more

We selected and paid for our rental house a year ahead of time. 10 days prior to our rental date, we got a call that our rental home was sold and no longer available. We had rented a beach front 3 story home in the Plantation. The only replacement they offered us was a one story interior home in no way comparable to our original rental. What upsets us is that several months prior to our rental date, we discovered our rental was put up for sale. I called and asked to be moved to a different home. I was told we could not make the change. So here we are, my wife and I, as well, as our daughters and their families out a vacation, and scrambling to cancel travel arrangements. Shame on you, Resort Vacation Properties!!!! To all the sweet families that vacation on St George Island summer after summer, as we do, I want to offer some warning. My family is here on the island this week for a wedding. The island, the people and all the small business have been amazing (as they always are - we come every year and love it). However on this occasion we are left feeling completely taken advantage of by RVP. We booked "Royal Seas" inside the Plantation for a price tag of $20,000 for the week - a huge splurge based on our sweet niece getting married on the beach in front of our beach house. Here are photos showing the condition of our rental, plus a list of everything (the major stuff) that's non functional. Things are literally falling apart and falling off walls in front of us...it would almost be laughable if not for the special occasion and investment made. We have emailed RVP, made multiple phone calls, even stopped into their offices and on the day prior to our departure most of these items are still unattended to. They did send a message that read: "we apologize, we have only one technician that's working the entire island, and you have a long list of items that need attention". Now to that list....I'll start with the most outrageous: - The septic system backed up and overflowed onto the front drive where the wedding reception tables and dance floor were the day of the wedding. Try hiding from the bride! - Elevator broke several times during the stay - Dishwasher didn't work. See note left by RVP on day of check-in. - No AC on 4th floor master suite (also where bridal party was dressing and being photographed). - No hot water in bath tubes or kitchen sink - Broke bathroom fixtures throughout the home - No water pressure in showers - Missing cabinets in bathrooms - Chipped paint and very poorly maintained furniture....water damage throughout - two broken beds - ripped patio chairs - Sliding doors to patio fell completely out of the track and had to be caught by several men in order to not crash and break against the floor. We have had the exact same issue with our air conditioner as the post before me. Sleeping in 85 degree temps with barely any air flow from the fans in the house is not ok when you are paying premium to stay here a week. Nancy was spoken to 4 different times with 4 different responses all with promises of calling back and never did. Then just stopped answering the phone all together. The house was not the issue the RVP customer service is issue. We still have two days left here and I will not be spending them in 85 plus I'm sure by the time tomorrow afternoon hits temps. read more

Stayed here on vacation with my family recently. I can only say I am glad I did not pay for the place. The only good point is the location right on the beach. That being said the homes are all in a row so the trash out front starts to stink real fast since no breeze hits them. We stayed in the guest bedroom that was supposed to have a queen. I don't know how that was a queen it was like a large full. The mattress was super hard but bouncy. I did not get one good night of sleep. Every time we rolled over it creaked. With no insulation in the walls that meant no private time with my wife. I was told the master bed was just as bad. For the price they could update the beds once in a while. The kitchen was missing so many essentials(no salt or pepper). Plus mold on the blender... I mean at the beach with a moldy blender. On top of all that the fridge leaked the whole trip. There was a bowl in the back when we got there so they know there is an issue already. No beach towels are provided so bring your own. The cockroach in the bathroom was also a pleasant way to wake up one morning. We got 4 beach chairs and two bikes with the rental. The chairs where old and uncomfortable and the bikes practically fell apart. The place is horribly kept up. The roof on the upstairs patio leaked the whole time so half of the patio was unusable. I found about 3 rusty nails sticking up and warped wood on the stairs. To top it all off you can not turn the AC below 70 for fear of freezing the AC unit and the fridge/freezer can not go below 50% cold so everything is kept almost cold. Love the location but I would never pay this much to stay here again. What a scam. read more

We have booked through Resort Vacation Properties for years and have never had an issue. Last week was an entirely different story. We booked King's Crown in the Plantation for 2 weeks and left after only 6 days. The pictures of the house on RVP's website are deceiving. This house is run down and rusted and in need of major repairs. The sliding doors facing the ocean don't open because of damage from the salt air, so we had to have maintenance come out and put new rollers on two of the doors just so we could use them. The roof was walling from the upper deck, making it unsafe to sit outside. RVP's quick fix was to put a nail in some of the panels when it would have made much more sense to rip down the affected panels and add new ones when the owners were ready to deal with the problem. When we decided to do laundry after a couple days, we were surprised to find water leaking out of the wall and mold in various places of the wall. Our internet did not work, nor did the land line, so the phone company had to come out to fix the phone and internet. To make matters worse, we shared the kitchen with ants the entire time we were there. After RVP maintenance, outside contractors and an exterminator coming to the house every day, we decided the safest thing to do was leave and go home. RVP reimbursed us for the time we did not stay, but the only other reimburse we got for the 6 days we were there was $250, which would about cover the cost of the bathing suit and sweater I left in the dresser of the room I was in that RVP claims the maids never found. My guess is the maids never looked, because if they did a thorough job cleaning, how did they miss the water leak and mold all over the laundry room? How did they not notice none of the sliding glass doors worked? They knew about the roof falling down, because they came out to repair it two weeks prior, but the renters at the time turned them away. I can't understand why RVP would not come back before the next renters came in and repair the roof. My advice would be to read reviews on any of the homes RVP rents before you book it. A week later they called us and raised the price by 50% and said that in their contract it allows them to raise the price. No thanks. Shady business and now we patiently wait for a refund. We rented a house from resort vacation properties during Christmas break 2016. The house had roaches. We asked to be moved to another home and they wouldn't move us. The pool we paid to have heated and was never heated and hot tub was to dirty to use until Wednesday evening. The rental started Saturday the 24 of December. The house was filthy also. They had to send the cleaning people back to clean the walls in the kitchen. Gross. Don't rent from this company. They don't stand behind the client. read more

We recently rented through resort vacation properties and were extremely disappointed by the home in which we stayed. We paid nearly $6,500 for a week and the home was neither well appointed or well prepared. Upon arrival late on a Saturday we were unable to locate a remote control for the TV (our stay was during March Madness), the WiFi didn't work, the ice maker didn't work, and there was no gas for grill. The office was closed at this time. Eventually these problems were fixed with the exception of the ice maker which was not repaired during our stay. However, these are fairly basic expectations and created immediate challenges. Additionally, 4 days prior to arrival, I was informed the hot tub (one of the homes greatest selling features) was broken and would not be repaired during our stay. The company did not offer any discount or offer to find a different home. Clearly a four day warning after all fees are paid does not allow the customer time to find alternative homes. Overall, I would say the home was dated and a disappointment for the price. I would also add that the service received from this company was equally disappointing. We departed from our vacation 2 days earlier than planned as a result. My experience with the company reaffirms why I use Air B&B with solid reviews of both quality of space and responsiveness. read more

My family and I rented the Brisa De Mar house through Resort Vacation Properties. This house was extremely unsanitary. The house and porches were infested with cockroaches, including one in the toaster, the middle of a birthday cake, and crawling down my back. Upon arrival, the bath tub had sand in it, the pool had food in the bottom of it, the vents were completely covered in dust, the previous guest's trash was still in the trash can, dishes and oven mitts were crusted in food, and a drain was clogged. The living room television died in the middle of the week. One of the plastic pool chairs was cracked in the middle causing me to fall through to the ground. We were also given an incorrect WI-FI password in our welcome email from Resort Vacation Properties which was a huge inconvenience to the guests trying to work remotely. We would not recommend this property to anyone and definitely will not be returning. read more

I have been staying at Pelican Watch each summer for 10 years. The house changed ownership around 6 years ago and switched to Resort Vacation Properties from Collins at that time. I am satisfied with the property management taking care of any problems with house. This year the elevator was not working when we arrived so I called for repairs which was pretty quick. The control box needed to be reset. The staff is great from the front office to housekeeping and repairmen. The rental price has gone up a lot each year with new ownership and change in management. It looks like next year will be the first time they offer repeat renter 5% discount for Pelican Watch. Collins was a lot better with their discount offers which was probably related to the ownership. My wife and I were wondering if the owners stay at their place because the master bedroom mattress is way overdue for replacement. The mattress is too soft and sinking to the bottom of the sea. It would be more comfortable for me to sleep on the floor. The pillow was also worn out. Hopefully the Pelican Watch owner will see this review and replace the mattress and pillows. Other than than tropical storm Cindy this year the week would have been perfect. Too bad you can't book good weather! Afternoon storms are the norm. You can see a great pic of a full rainbow from the porch last year. One year we arrived to washed out roads just after a hurricane and no internet and cable for a few days. The year of the oil spill was also questionable. We were actually seeing some oil drops in the bay. We bring a boat and enjoy quick access to the state park boat ramp within minutes of the house. The beach is top rated! Pelican Watch has great beach access just steps down the boardwalk. It was nice to see it was stain treated this year. Lots of good times at this great house. There's also an emergency dept not to far in Apalachicola for those freak accidents like kicking a catfish on the beach(antibiotics),slicing your leg open cutting a zip tie on baby stroller requiring stitches and getting poked in the eye by baby! I'm not someone who normally puts bad reviews up. I have put up lots of good reviews from our visit last week. We have been coming to the island for 6 years now. We love it with all our heart. I was there with my big pregnant belly and came back with my sweet baby and will continue to come back for years to come. I love the island and the community. But I will never again use Resort vacation properties. This was our first time using them. We rented Flamingo Palms last week. The house was great. But the AC in the master room did not work. Like absolutely no air flow. We called maintenance that Monday to report it. Someone came out and my husband stayed there will they checked it. The guy agreed that it was hot and wasn't cooling at all in that room. He replaced the filter and told him to let him know of it didn't help. He called him back and told him it wasn't helping and the man basically told him that's all he could do. Instead of ruining our week there by calling every day we used a box fan and tried to make it work. I don't mean it was just a little uncomfortable. My poor sleeping 3 year old was dripping sweat while just in her panties. It was suffocatingly hot. That Saturday when we left I let them know that it still wasn't working and we weren't happy because of all the money we paid to stay there and be uncomfortable. Fast forward to today, they call back and say that maintenance said there was no problem (lie) and that they couldn't do anything. She then HANGS UP ON ME. I call back and am HUNG UP ON AGAIN! Finally get the manager who says that it is documented that there is no problem and nothing she can do. I am a nurse. I can document a patient is pink and breathing but if they are cold and blue it doesn't matter. I'm NOT a complainer but I've been VERY unhappy and I don't want anyone else to have the same experience. read more

We rented Kaki's Cottage for Mothers Day weekend and loved it. Spacious!!! Everyone had a comfortable bed. Great access to the beach with a beautiful view of the beach from the house. Gazebo was thoroughly enjoyed by everyone. Dogs were allowed as well. It is an older cottage so it was in need of some TLC, but nothing that caused any problems. They tried to find us a different house and kept low balling us for cheaper homes while keeping the same price of our original house. Essentially ruined our wedding, with no sympathy or apology. Last week, my husband, 1 year old son, and I stayed on SGI for our 12th year. We have always used RVP and have had good experiences. This year, however, was very different. We rented the home Gayle Winds through RVP. When we arrived, we were very disappointed in the cleanliness of the home, especially during a time when we were told cleaning would be be stepped up due to the pandemic. There were food (?) splatters on the walls, filthy carpet and furniture, broken furniture, mouse poop on top of the microwave, trash all around the outside of the home and pool, and to top it all off, mold in the upstairs bedroom. We contacted RVP who told us they had no other homes for us to move to, so they sent out someone to clean the carpet and upholstery. A gentleman came and sprayed bleach on the mold and also took the broken furniture. We then had semi clean wet furniture and carpet, missing furniture, and a bleach smelling home. They sent someone to clean the walls, however they did a poor job the second time around as well. In addition, we discovered our washer was broken and needed to be replaced. We were told they would replace it as soon as they received permission from the homeowner, but when we left, we still did not have a new washer. I called and spoke to multiple people with RVP requesting a partial refund of the thousands of dollars we spent on a home which was not suitable to stay in for the week. We received a very small amount and were told our house was still "functional" and therefore we would not receive any more money. People, please be informed before renting this home. I would have loved for someone to warn me before I payed thousands of dollars to live in filth and breathe in mold for a week. read more

We have been vacationing at St. George Island for 25 years. On our visits we have rented several different properties through different rental companies, but our three favorite have been through Resort Vacation Properties. Our most recent trip was this past week and it was perfect. We stayed in The Bluffs so the location was very private and the pool came in handy for our grand baby. Needs some upgrades inside and general maintenance but as we were the end of summer people I am sure they will handle them. We have nothing but good things to say about Resort Vacation Properties. Terrible customer service. The home we stayed in was fine, but I was very disappointed in the customer service. We stayed in a home with a pool in the winter and requested the pool be heated at the time of our booking. When I arrived, the pool was not heated and when I asked for the heat to be turned on, they refused. They said they would not heat the pool if the average temperature is less than 60 degrees. I called every day to ask them to turn on the pool heat, and they refused even though there were multiple days when the average temperature was well above 60 degrees during our stay. I received a different answer each time as to why they wouldn't heat the pool (it would break the heater, the heater wouldn't work anyway, etc..), which strongly suggested to me they were just making excuses. My friend who used a different rental company had her pool heat on and the pool was nice and warm. Most importantly, they were rude and not apologetic at all about their refusal to turn on the pool heat. Steer clear of this company - especially if you are hoping to heat your pool in the winter! read more

Our rental was rat infested. And as if this is not bad enough, the company refuses to make compensation, as we did not report it while at the property. We saw a rat near the pool area on two occasions, but had never thought that one would be indoors. On the last night of our stay, 5 droppings were found in a bathroom. Some family had to relocate. We left quickly the next morning. When I got home, I had an email requesting payment for having a pet in the property. We had no pet, but what they saw were rodent droppings and rodent hair. ugh!!!! They actually sent me pictures of their rodent damage. I am still awaiting resolution, as to date, they refuse any compensation. Really??? We have used this company for 4 years. My family and friends have rented from Resort Vacation Property At St George Island for many, many, many years. We have been mostly content with the services and the accommodations but lately things have changed in a big way. The last time we were there, the property we rented didn't have working air-conditioning on the main floor. It was three days before they even they fix the issue and the August heat was intolerable. They offered us another rental property which was very cheap by comparison to the one we had rented and some of our group had to go down and spend the night there. That was no fun having some people in one place and some people in another when the whole idea of the vacation was to be together. I thought they would make it right by us since we are such old customers there but they did not. It turns out that the house that we had rented on the waterfront It was owned by the people who own vacation property rentals. And my email appeal and phone calls got no response. They were not interested in the fact that the windows didn't work and the main door to the porch was nailed shut so you couldn't even easily get out on the front porch and the air conditioning didn't work. I am so sad that we will never be able to go back to where we haven't had so many wonderful family vacations. But I'll be looking for another agency to rent me a beautiful beach house in the future. Another friend of mine in the same city that I live in in Tennessee told me today about her experience which mirrors mine and that just happened two weeks ago. We rented four times through RVP and tried to rent a fifth time but they screwed up the reservation and didn't contact us until the middle of the rental week! This was after we had bad experiences but decided to try them one last time. The first rental was ok, no major problems. The second time we rented the same house the following year but it was in need of attention as far as cleanliness, paint, furniture and bathroom mildew to name a few things. We were told RVP didn't actually inspect properties and some owners were not as attentive as the should be. The third time we decided to spring for what RVP called a luxurious house right on the beach. When we got there after a seven hour drive, we found out the place was a dump. Lots of arguing at the office, back and forth. Finally we were switched to an ok house in the Plantation, not on the beach but a few blocks away. Our elderly dog tripped all week in the loose carpet on the spiral stairs. So did we. The fourth time we had a reservation, our local news reported a red tide in the area. When we called RVP they LIED directly to us saying there was no ride. Again, seven hour drive, and then carrying luggage up the stairs I started coughing and my thought was sore. Our old dog was still with us and having a hard time breathing. We walked onto the beach and talked with some locals and confirmed it was the red tide. Regulation grouper all over the beach. A total poisonous fish graveyard! When we went to the office to complain, again there was much arguing about non-refundable rentals etc. On the counter was a stack of paper with red tide warning information the office was handing out for the last week. We had been lied to the day before. Don't ask me why but years went by and we really wanted to go to St. George again and figuring the inept staff had probably changed, we tried to make another reservation. That's when no one called us until the middle of the week, telling us our rent was due or we would lose the reservation. Are you kidding? You expect us to pay a one week rental for Thursday and Friday? I can't say enough how much trouble we had with this company! This year we used Collins. It was smooth, the house was great, and we had a wonderful time. I love the place but I will never ever deal with Resort Vacation Properties again! Lies, excuses, arguing, poor customer service? I've rented from Resort Vacation Properties for some time now and can tell you the customer service at RVP has sure gone down recently. After renting with RVP for 10+ years, for 2+ weeks each year they would not accommodate a simple request to view a potential rental unit today while it was being cleaned. I was then promised a call by end of day to see if something could be worked out ( by the head supervisor ) and nothing. I am thinking a two week order for a beachfront home is taken for granted. Perhaps I should take my business to Collins Vacation Rentals, or SGI Rentals or VRBO? Pretty sure a request to see a property for 10 minutes before you commit to spend $11,000 is reasonable! What do you all think? After posting my feelings on FB I was told I would be contacted by an owner and now 3 days later I still await a phone call or a time to meet with an owner to discuss....so many chances to change a negative perception but nothing is offered. Again, very poor customer service! Follow-up: I was finally able to meet with an owner, Ms. Ingalls, and she seemed genuinely concerned about this issue but there really was no solution since the house was now occupied and I could no longer view it before renting, but I do appreciate her time. In response to Candace, I will tell you that your response is still based on the concepts of poor customer service delivery and you should revisit your policies for needed change. Don' make light of the fact that promises of returned phone calls were never fulfilled and that after repeated requests to speak to an owner I had to wait 3 days and it took a social media posting to make that happen. Also, i believe your owner would agree that the reason for not showing the property....'to prevent me from slipping on a freshly mopped floor'....was a bit beyond belief. I would also appreciate an update on when repairs for my current rental home will be addressed? The main patio door has been inoperable since we arrived 10 days ago and forces us to bring meals thru a bedroom for access, and the washing machine has been broken for 5 days of our stay with no promise of a 'fix date'. Can you help here as I think I effectively communicated my request for you to address my repairs to several Resort Vacation Property personnel. Many thanks. read more

I have been to St George Island 5 times a and have always used RVP. I have never been disappointed with anything. We have stayed in 5 different houses and they have all been exactly as described. If you go to SGI, this is the only place to use. Thank You for making all of our vacations a memorable experience. read more

Our large group of 30 adults and teenagers rented two large homes through Resort Vacation Properties over spring break. The customer service from the time of booking to the end of our stay was excellent. Between the two homes we rented we had coffee pots that were broken, a hot tub that did not work, and door handles that came off in our hands. RVP was immediately responsive in all our calls and provided reimbursement for the hot tub that was not functioning during our stay. We would recommend renting through this company. read more
