Great set up and great place to stay. The day that we arrived later in the evening, we were going to dry our towel where it got wet from the rain. The dryer would not work. I contacted Sunset Beach Rentals and they had a new washer and dryer put in on Monday morning and continually kept me informed what was happening. I really appreciate service like that!!! We are staying in unit 513 at Gulf Dunes west. It is absolutely a rat hole. $5200.00 rat hole. We got here Sunday excited for our week, did our grocery delivery and not thinking a thing because we've been coming down here for 30 years and have never been so insulted at a place so horribly misquoted. It's like a 90's spring break hotel room! Black mold in the vents, toilet seat broke, shower in master bedroom clogged, & deck door broken! rudeness from having to deal with such a horrible place but paying premium price two days of texting and phone drama. One lady even had the audacity to say just don't use the door and we would be responsible for the black mold if we used the air to low and set it above 72 and refused to give her name. It was rented through Vacasa and they've been more understanding than the local people here. Idk how that works but this has been a terrible experience. I would not recommend this to anyone. The pool is 3 to 4 ft deep and at most would fit 13 people in this whole place. I love okaloosa Island but our first time at Gulf Dunes and we will not be back. Unit 513 is a complete disaster!!! read more

VERY UNHAPPY EXPERIENCE!!! I second everything Jennifer H. said! I have written positive reviews on yelp as well! This one however will not be the case. When we arrived at the condo I walked in to find beer caps on the balcony as well as smudges all over the sliding glass doors. Later , as previously mentioned we had a horrible scourge of roaches! Here is a list of our chief complaints: Baby roaches - we killed about 50 or more of them Filthy floor - cleaning lady went through 2 mop heads recleaning A/C on the blink ( repair man had to come fix it for 3 hours) Leaking/non-draining dishwasher (left a pool of water in the dishwasher and on the floor) Dryer didn't dry properly, it needed to be run 4 or 5 times for each load Disposal didn't work and didn't drain, leaving smelly water overnight Vacuum didn't work Our "non-smoking" room had cigarette butts on the balcony Toilet seat broke Toilet wasn't sealed Toilet wasn't running properly, making very loud noises ( which woke us up during the night) As you can see from the long list of complaints this condo is unsuitable!! I was disappointed in the quality of the condos here at Gulf Dunes. The rooms served their purpose, but were poorly maintained and cleaned after guests left. First, for the first couple days, my family and I were constantly sneezing due to all of the dust in our room, the bedrooms, living area, and kitchen. Second, the trashcans were full and made the room smell when we arrived. Along with this, the room kind of smelled throughout our stay. Third, the bunk-beds didn't seem sturdy at all. Other things like a man washing his dentures it's the pool while a mom was popping her teenagers' zits in it made our experience a little less enjoyable. Also, noisy guests blaring music late in the night when kids and their families are trying to sleep. However, I did give it two stars because it did serve its purpose and the interior was decorated nicely. The TVs were very nice and the couch and chairs were very comfortable. read more

This was a great condo with a fantastic view. The location was ideal as it wasn't in the middle of Destin traffic. Lots of food options around. The beach was just behind and easy to get to. The condo we stayed in was clean and we'll decorated. This place was great for kids. If I go back to the area this is definitely a place worth staying again. read more

Located in Fort Walton Beach, FL (30 or 20 min drive to Destin) and on the left along Santa Rosa Blvd. You really have to look for the sign because it is not huge like the others (if you pass the holiday inn, you went too far). So why the one star? I was really displeased with this condo. To my taste, it was dirty and there was too many smokers in the building and on the beach. It made my vacation unpleasant because half the time I am coughing my lungs out while rude people continue to smoke. The pool was too small for me and my son....and the entrance to the pool is weird. You have to walk through the lobby then out into the parking deck then to the pool then to the beach...like so complicated. There are only two elevators and they are located in the main lobby and so slow!!!! One of them must be malfunction because if too much weight is on then it starts swinging...talk about thinking about your life. I would not stay here again if given the option. The condo itself was kind of clean...and thats a "kind of". The patio was really dirty and dusty. Not the kind of environment you want for your child to walk on barefooted. Overall, I would stay in one of Destin's condo rather than here. So disappointed in how the staff and the owner of the condo handled their cleanliness and the smokiness of the building. read more

We rented unit 214. Paid the top going rate for the area and the time of the year. I have to say the place was clean but it is in dire need of a redo. The mattress was HORRIBLE! The blankets were awful! There was an ok couch but the only other chair to sit in was a old dining room looking chair that was not even sittable and that's not a word! The whole place needed a good paint job and updating. If you want people to pay the top price they don't want to feel like they walked into a 1970's Super 8! Won't be staying there again! read more

Our room is decorated beautifully. The living room tv is the nicest tv I've ever seen. We are very happy with our room. Clean and cheery. Gulf dunes is a great location. Close enough to Destin without being in the heart of it all. I would highly recommend room 308 read more

Arrived to Gulf Dunes #W614 on 7/31/22 to find horribly worn out and out dated furniture, which was also so dirty we had to put sheets down on the sofa and chair to feel comfortable using them. The mattresses in the bunks were probably at least 20 years old and we had to actually take the mattress from the top bunk to stack on the bottom bunk to make it sleepable. The Master bed mattress was old, as well, but had a thin mattress topper that was acceptable; this furniture was equally as outdated and worn out. There was one non-working wall clock in the shower in the whole condo. There were remote devices for TV's for cable but NO TV controls to adjust the televisions to preferred settings for contrast, color, brightness, etc. Over stove microwave light did not work. The dining table glass top freely moved on top of the wood surface because there was so much sand accumulated between them; a clear safety hazard. Bathtub floor had no safety features to avoid falling and no grab bars at all. This made it extremely challenging to prevent falling. The balcony had 6 cheap mismatched chairs but not ONE table to enjoy drinks or meals alfresco. Floors were not only dirty, the bathroom floor tiles were all loose around the toilet when walking on them. The pros of this unit were the location and view. For the price, the interior clearly did not meet even the lowest standards. Very disappointed. read more

We had 30+ family members headed to the beach for a week. Most were in condos across the street and all got 100% of their money back, but two of us had condos reserved at Gulf Dunes for June 2020. Then you all know what happened - the world shut down due to the Global Pandemic caused by Covid19. We sent an email asking what our options were as we really wanted to be able to make the trip, but the beaches were not open yet and no one could promise they would be when we were supposed to be there. Instead of calling us back or having a discussion with us - our reservation was canceled and no credit voucher for future stay let alone a refund offered for our deposit. We have tried multiple times to reach out to Bob the owner of Sunset Rentals and no luck. We disputed the charge on our credit card and once declined - reached out again to Bob/Sunset. Meanwhile, my sister & brother in law did get a credit voucher for their deposit amount to stay at another time, but we have not. At this point we will not even consider any property owned by Sunset Resort Rentals and we DO plan to go back there summer of 2021. Highly recommend the travel insurance because I guess we never know when a global pandemic will affect everything we know about the world we live in. read more

DO NOT STAY HERE! We stayed in condo 210 E. It was absolutely disgusting. Within ten minutes of our arrival, we saw 3 baby roaches! Baby roaches mean an infestation. Over the course of the next six days, we killed over 40 baby roaches!! It was truly horrible. My sister's feet were completely black within an hour of being in the condo and I found a "party cup" from the previous renters with the name Leigh on it. The AC was on the blink and had to be serviced. The dishwasher leaked and the garbage disposal didn't work properly, creating a horrible smell. The dryer was awful- clothes had to be dried four times before they were actually dry. We called the management company and they sent someone out to clean the condo again, as well as someone to spray for roaches, but honestly, the roach spray did not help- they were everywhere and it was truly horrible. This five night stay was almost $2000. DO NOT waste your money. Do yourself a favor and drive the five miles more into Destin. read more

The GD610 condo was just what we needed. It was right on the beach and had everything we were looking for. It was very clean and nicely decorated! The location couldn't have been more perfect. We would recommend it to anyone interested. The price is more than reasonable for quality experience. We can't wait to come back! read more

We stayed over spring break at Gulf Dunes. The staff is nice and the location is good for being at the beach. Our issue was the room. We were sent here as our 1st condo we rented the hotel over booked us everything was fine until 9pm when we went to use the pull out couch when we found the leg of the bed was completely broken the mattress was gross. We called the Property management and made a call for maintenance they said to us the mattress on the floor for the night until morning. We went to do this and the bottom of the mattress had black mold. We put the couch back together. Next day left and came back to no maintenance called again and they sent maintenance only to find out there was no note for us. We showed them the issues and he took pics then they had to call their boss and their boss had to call another person then they called us to change to another hotel. This took forever and never credited us or anything for having to move. I will not stay here again. read more

Starting out from Kentucky it took us almost 10 hours to get here. Once upon arrival we were a bit early, but still anxious to get into our condo at 4:00. A lady came up to us at 4:00 and said that someone was just now cleaning our room and that it wouldn't be done till 5:30. Luckily at 5:00 we got a call from the front desk telling us that our room had been cleaned. Even though the Condo does seem clean the top issue would be the WIFI. It does not work and keeps kicking everyone off. I would not recommend staying here. read more

Gulf Dunes unit 514 was AWESOME. We arrived to a very clean and well appointed condo. We rented through Brooks & Shorey and they are a very professional and attentive booking agency. We normally stay in Destin at one of the high rise condo resorts but wanted something a little more low-key on this trip. It was relatively quiet but we did go the week before Memorial Day before the crowds start coming in and also before the rates go up. These condos are right on the beach and once you get to the ground floor via elevators, you have a very short walk before you are on the white sandy beach, unlike other places we've stayed. We enjoyed the free beach service each day as well. The location is great. It's close to many different restaurants, entertainment and grocery stores. I would have given it 5 stars but since we were not able to enjoy our balcony due to inconsiderate chain-smokers, I had to drop it to 4 stars. If the condo management company (which is NOT Brooks & Shorey), would implement a non-smoking policy on the balconies, this would be a much nicer place to stay. We did have a non-smoking unit so our condo did not smell but when you open the sliding glass doors to the balcony, the cigarette smoke immediate hits you in the face. It was all around us, even on the beach. I'm not sure we would stay here again for that reason. Previous places we've stayed do not allow smoking in the units or on the balconies, and the policy is strictly enforced. Note to Gulf Dunes management company - Please implement a non-smoking policy and have a designated area for the smokers to go. read more

This must be on some kind of party site, I could not believe how extremely "skanny" this place is. While the condo(unit 308) was very nice, as it's managed by a different company than the building, the only think the building folks did was some cleaning and stare at a computer. These are non-smoking units, but if you or your child has asthma DO NOT STAY HERE! As a matter of fact if you have kids at all..STAY AWAY! The whole building was smoking, including at the pool. As soon as you opened your balcony door the wall of smoke knocked you back in. Also people were drinking alcohol in and around the pool, glass bottles...so unsafe! There are signs posted, but no one enforcing anything. Management did nothing...even when the loud partying started at 2:00 PM. If you or anyone with you need a nap forget it! Thumping from the music was crazy. Also kids were unsupervised and running up and down the front walkway knocking on the doors and windows for hours at night. This seems like Spring Break in Cancun. There are SO many buildings on the island that truly care...so stay away from here!! Book a building managed by Brooks and Shorey as they would never allow this! We have rented from them for 7 yrs, and strayed once due to late booking...NEVER AGAIN!! read more
