1/5 Unfortunately, my experience with Restaurant Realty Company has been extremely disappointing. As a small restaurant owner, I hired them expecting professional representation, communication, and an active effort to find a buyer. Instead, communication became one of the biggest problems. I repeatedly had to email and call both my listing agent and the company multiple times just to get a response or an update. There were long periods where I felt like I had no idea what was happening with my own listing. During my time working with them, I did not receive a single serious buyer/client for my restaurant. What I did receive were repeated conversations about lowering the asking price. I completely understand that market conditions matter and that no broker can guarantee a sale, but simply continuing to reduce the price is not what I expected when hiring a professional restaurant brokerage. For me, the most frustrating part was having to chase the people I hired to represent me. Even if a business doesn't sell, the owner should still receive consistent communication, feedback, updates on buyer activity, and a clear explanation of what is being done to market the business. If you own a small restaurant and are considering using this company, I strongly recommend asking exactly what they will do to market your business, how often they will communicate with you, how many similar restaurants they have actually sold, and what their strategy will be if the listing doesn't generate inquiries. Based on my personal experience, I would not work with Restaurant Realty Company again. read more

I find him incompetent and just looking for a quick close causing his clients financial loss. Do yourself a favor and find a different agent who actually wants the best for his clients. They weren't able to bring in even a single potential buyer -- I had to do the outreach and find leads myself. Despite lowering the price to encourage interest, not a single potential buyer visited the store in the first 2-3 months after listing. The discrepancies, fundamental misrepresentations that painted a loss-making business as highly profitable, I understand that sellers may own multiple entities and that shared costs can complicate financials. However, that does not excuse presenting inflated figures without proper context or transparency. and in the mentioned case the owner does not have any second business to share the cost ... . The burden of clarity lies with the broker facilitating the deal. If buyers are expected to conduct due diligence, then brokers must ensure the information they pass along is accurate, complete, and ethically presented. Your firm's insistence on defending the process rather than acknowledging the possibility of error or misrepresentation is disappointing. I wonder how many other buyers have been misled under similar circumstances. Trust is earned through accountability--not just experience or reputation. I hope this feedback encourages more rigorous vetting of seller-provided documents and a stronger commitment to ethical standards in future transactions. read more

Some questionable conduct by Andrea Curtis. After submitting through an online form about two different properties, Andrea send me two online NDAs to sign. I do and she reverts the next day with screening questions. I complete the information as requested and don't hear anything back for 4 days. When I do, Andrea only replies with info on one of the inquiries. All she says is that the business isn't currently available in that "SBW means we have a signed, accepted offer. Please check the website for changes in status." She's referring to the listing on the RRC website, though I sent my requests through bizbuysell.com which do not contain current status apparently. Anyhow, I write her back and ask about the second inquiry since she neglected to respond on that one. She reverts with "...no longer available, it was taken off the market." Naturally, I have burning questions at this point. Why go through multiple emails requesting that I execute NDAs and subsequently after complete the buyer questionnaire if these properties are unavailable? So, I send an email asking about this. Andrea responds snidely with, "Great questions! We have 240 listings, and approximately 25 agents. It is our agents' responsibility to update their listings accordingly. The status's change daily because of this. I don't actually know until I am actually sending it to you what the status is at that point. The status won't change on our website until the space goes into escrow. (3496) However, as far as #3514 is concerned, you are right it is still listed as active on the website, I will have the agent and tech team change it. Lastly, yes all of our agents are all licensed by the DRE. Please take a look at the website list for all active inventory, www.restaurantrealty.com. Notice the call-to-action at the end; to visit the RRC website for active listings.This implies that the inactive listings that are posted ultimately resolve with a consumer CTA of visit our website for other opportunities. By any measure, considering that I have provided consideration in the form of requested information and executed documents, imo this constitutes a bait and switch, though I'll submit with the AG's office on this to confirm. Either way, the events of these transactions are questionable both ethically and professionally. Buyers, I'd recommend proceeding with caution depending on who you get at RRC. I've had some good dealings with some agents so there are some good ones that are part of the network, but... Update: regarding Steve's response, it was 3 in a row out of 3. If Vegas had those odds, it would still be an empty desert. read more
