Afterwards, David did not respond to a single email asking whether or not our application was denied or why, despite politely asking so we could make informed housing decisions. We also tried calling them directly to ask and left a voicemail but nobody answers the phone at this business and they did not return our call. We don't expect to be successful with every housing application, but we do expect the courtesy of being told that we were denied after shelling out an application fee.

We've been renting a town-home for over two years and Centre City is the property manager. From…read morethe start, they have given us exceptional service. From the moment we found the unit on Craigslist all the way up until our latest request. Since we've been here, they have responded immediately to all of our requests (and we've had a few!). For example, we wanted to start using the fireplace and I wanted the chimney inspected first. I contacted David and he had a company contact me right away to schedule an appointment. I was able to schedule a time that worked for us and they sent out a very reputable company that was able to give us the go-ahead to use our fireplace. Because we have a cat and cannot leave our doors open, I asked if they could add a steel security/screen door to the entry. Days later, we had a great new door and they even changed the other deadbolts to match the one on the new door. Their service team is fast, friendly and efficient. Another time, we asked about a replacement faucet for the kitchen because the existing one was corroded and had a lot of limescale. They didn't hesitate to send out one of their guys to replace the faucet. Another time, they had one of their people come out and (pro actively) install carbon monoxide detectors. Again, we live in a town home, which may be different from their other properties. Our house has many window screens and quite a few needed to be replaced either due to old age or the neighbor's cat jumping through one. Again, they sent out a well reviewed company that replaced all of our screens. Speaking of windows, we have very high ceilings and three windows high up there. The windows didn't have any blinds and sometimes gave us much more than we wanted. I asked David if they could do something about it, and again, he sent a service to the house and they put in/replaced binds on all of the windows we requested. As I am typing, I just remembered that we asked for a bigger refrigerator and not only did they provide it, they even asked what style and color we'd like. Most recently, last week, I asked if they could send someone to look at our garbage disposal. We never used it because the sink would get clogged all the time regardless of what was put down the disposal. Within 24 we had a new one. Moments after my email to David, the plumbing company called to schedule an appointment. Plumber showed up, polite and courteous (he treated me like an intelligent person, not asking questions like "do you put bones, egg shells, or small children down the disposal). I should make it clear that I do not work for CCPM, nor am I affiliated with them in any other way than a renter. This is an honest review. In summary, David Freitas, who is my primary contact, and Centre City have been nothing but great to us and made our living experience above what we could have expected. Granted, we are renting from a private party via Centre City, but that should not matter given the quality of service they provide. I read the two other reviews here (it's unfortunate that no one else has taken the time to write a positive review) and they are obviously written by a couple of disgruntled customers. If you read their other reviews, they only seem to speak up when they feel they have poor service. The choices I make for products and services are determined primarily through recommendations from friends and reviews I read on sites like Yelp!. I do my research before hand and make sure I know what I am getting into. I recommend if you have had a positive experience with CCPM or any other company for that matter that you take a few minutes and give some feedback. In our society we are all to eager to complain or only take action when we are mad. I wish my 5 star review could bump them up a few notches on Yelp, but it probably won't offset the two one star reviews - unfortunately. Our apartment was originally not ready for a renter so was not reviewed or refreshed properly and we had an initial list of 20 items including a non working master shower head and master faucet and a leak under the kitchen sink plus lights out or not working everywhere. Our initial manager, Jesus, was actually organized, professional and courteous. Although not everything was done quickly and communication was spotty Jesus always apologized when things did not go as planned. And Raul their handyman was excellent. The Iconic switch to a new manager near the end of our lease was awful as she was unorganized and unprofessional. She ignored requests to talk or meet so she could get to know me and the property better. After 2 mos of back and forth, multiple vendors, vendors who were supposedly contacted but said they werent, and poor communications we could not get a microwave repaired or replaced. She finally said that microwaves are not standard in leases. I asked if she could explain more as our microwave was built into the cabinets and fully integrated into our oven so not fixing this would basically create a hole there. She ignored this completely. Before rating Iconic here I reached out to the supervisor to try to give feedback. She agreed to talk and rather then setup a time said to just call her. I left two messages and never heard back so i guess it's just how this company operates.

In short, communication from Iconic Property Management was consistently poor during my time there. Emails often went unanswered, and we were rarely informed about things like construction or maintenance that directly impacted our day-to-day living. It got to the point where tenants created a group chat just to keep each other informed. While every experience is different, this was a consistent issue during my time there and worth knowing ahead of time, especially if communication is something you really value in a management company.

They seem to not care about tenants, maintenance request take weeks if not months to get done Im still waiting for them to fix the shower seal. 3 toilets had leaks, washer inside townhome was rusted, dishwasher rusted, one bedroom didn't have light because fan ceiling and light were broken with missing control had to be calling everyday, I can go on......and now on Thursday November 20 at 9:30am we notified them that we did not have hot water in the property and they never responded. It was not until we called them that they sent us a plumber and he said the water heater had to be replaced. Today, another plumber came to "complete the repair" and he told us the same "Water heater needs to be replaced" why do they send another plumber instead of replacing it???? . Now we don't have water on all 3 showers, still no hot water. We called maintenance and they said until Monday it was going to get replaced (Im doubtful). Thats 4 days without hot water in the property. Very frustrating, they lack communication with tenants. I read other comments and I wished I had read them before signing a 1 year lease with them. I guess landlords are their top priority not tenants. Horrible experience !!!!!!!!!

That cause late fees and unnecessary confusion. Joshua Burton, the President of this company, tried to gaslight me regarding a missing $300 from my payment. He said I was paid out for it and once I proved I wasn't he stopped responding to me. Victor Long, the property manager for my property, allowed the tenants to repeatedly pay late and didn't take any action until I became more involved with the situation. When I changed property managers we weren't given the documents requested and needed. They gave us duplicates of documents we didn't need. They gave us the incorrect document for the current rent which caused a rent shortage for April 2026. When changing management companies it was discovered an HOA payment was missed (again) and instead of taking responsibility for it Tony and Victor tried to blame it on my new manager. It turns out the check was never cashed, if it was actually sent, so they wouldn't have been able to balance their books. Now there is a late fee I have had to pay for out of pocket because Tony Tibbets won't respond to me Finally the person employed to answer their phones is unhelpful and does the bare minimum. He said his name is Keith but I'm not sure if that's true. Stay as far away from this company as possible!

The management utilizes a recurring "Sick Technician" loophole (specifically citing "Ryan") to justify maintenance delays while simultaneously allocating resources to non-essential aesthetic upgrades like painting stairs. This selective maintenance model directly threatens housing security, as evidenced by a current SDHC Abatement notice for a rotting security fence that remains unaddressed despite legal deadlines. Any time we had maintenance issue within 24 hours if not half day sooner we would be contacted. Neighbor tenants were not loud and it was mostly quiet all around. Laundry facility always maintained, any issue was promptly resolved. Management was accommodating to out of town family visiting with parking spots that were vacant. Outside grill was cleaned and serviced weekly. Rent was very affordable for a 1 BD/BTH. I highly recommend TPPM.

I was very motivated to rent the home, and even noted in my application I'd be willing to pay above the listed price. Well a full day goes by and I heard nothing so I called for a status update. The woman on the phone wasn't sure what the status was and said to call back the next day. So I waited and called the next day and spoke to another rep on the phone who seemed just as clueless. I emphasized that I had applied 48 hours ago and wanted to know what my application status was. He said he'd have someone call me back with an update. That evening no phone call, but a form email saying another tenant was signing a lease and I'd be notified if it falls through. I'm very certain I was the first to apply to this property, but they did not follow protocol of screening applications in the order of receipt. Then the lack of follow up and sounding completely clueless about the status of applications was extremely frustrating. I suppose I dodged a bullet not renting from Good Life. I feel bad for the property owner of the home as they would have gotten more in rent from me, and I was ready to sign the lease immediately. Good Life needs to learn better customer service support.
