Count me in that group. When I first viewed the property, repairs and updates were underway. Ray communicated very clearly what was being done and what I could expect upon move-in, and when I occupied the house things were exactly as Ray had indicated. Ray's lease agreements include a detailed list of guidelines and requirements involving approved and disallowed cleaning products/chemicals inside the house, use of certain appliances (dishwasher, washing machine, etc.) while no one is in the house, etc. While this list can be off-putting, it's important to recognize that the list represents Ray's practical wisdom and insight Ray has collected over more than three decades in property management. As with any lease agreement, a tenant is welcome to ignore any of the particular conditions -- and, it's possible I veered slightly away from "the letter of the law" in one or two particulars...at my own peril. ;-) Over the course of my lease, I found Ray to be very engaged and attentive each time I had issues to be resolved. Most frequently he answered his phone immediately when I called, and on the few occasions when I left a voicemail I heard back from Ray within minutes. Ray respected my time and my needs while also being a very effective property manager with respect to the needs and expectations of the property manager. I would enthusiastically recommend Ray to any friends or colleagues looking to lease or purchase a property in the area, and I wouldn't hesitate to recommend him and/or to use him as a property manager. The agent wasn't doing his due diligence in representing both parties; he only wanted to close the deal as soon as possible. Jonathan has been our family agent and property manager for about 5 years now. Jonathan stepped in to ensure we were represented well. In the end we made the seller agent aware that he wasn't doing his due diligence and that he needed to do his job. Jonathan stepped in and from then the transaction went smoothly. The deal closed without any problems. As for his property management skills, he is very organized and experienced at what he does. He knows how to prevent problems and if problems do arise, he quickly takes care of them. He utilizes the resources available to him very well. He is a problem server and works well with my family. My payment bounced the month I tried this rent credit card Bilt, because my credit limit was too low. I had paid rent on time for 1 year prior to this. The attitude was a bit rude/cagey around being late even though it was only like 2-3 days late. They tried to charge me like $75 in late fees, but I was able to talk to them and get it down to like $25. Other than that one suboptimal experience, they have been wonderful. Pete Medina is a delight and shows up for me punctually for even small issues. There was a beeping hot tub from a neighbor that would randomly turn on sometimes and stay on 24/7 next to my window and drive me insane. He'd show up within hours once it started beeping to ask them to turn it off. On multiple occasions. Great guy to talk to, and generally a family-owned amicable property management company. So not the most professional setup, but they took care of things for me. This review is not fake or being bought. Just wanted to add my POV after seeing some negative comments, that it's not all that bad. For the most part, if you play nice they play nice, as is most things in life.

Do NOT rent from these people or give them your house to rent out…read more We've had multiple structural issues because building was not maintained (including a giant role in a bedroom due to wood rot). Property force refused to fix it for almost half a year until we got legal advice and started filing complaints to SF department of building inspection. For months they ignored our phone calls and told us we could/should only contact their lawyer directly. SF rent board told us this is a common tactic to intimidate and drag out the correspondence to avoid accommodating/reimbursing tenants. More recently, they told us a 2 month project will start the following week to keep the building to code and, that the work would not affect us. When we spoke with the contractor (because Property Force had no information to give us regarding the scope of this project) - we became aware that the project would result in loss of multiple utilities and be more extensive than they let on. They are dishonest, purposefully hide information to avoid having to reimburse tenants -despite tenants referencing SF rent ordinances and policies that outline standard rights of tenants - and essentially just take rent money without address basic issues professionally.

I'd never experienced that scamming before and PF told me it was because I'd posted without watermarks on my photos. That's super good advice for those who rent out their houses by themselves. I decided to hire Property Force as I had some travel that needed coverage. It took a bit even for them to vet applicants but they found someone who fit the bill for occupying my house. It's a LOT of work vetting any tenant, so it's a relief to have them do the work. If any applicant passed the litmus test they had, they ran the applicant's data past me to see if the applicant passed MY litmus test. One MAJOR bonus though, is the responsiveness of the team whenever I call or email. With other Property Management Companies, I used to wait a week before I'd get a response, but PF calls or responds within a day or two! John Way, the founder is VERY personable and easy to work with, explaining any mysteries simply and without any bluster. The one thing I took down one star (though it's really a half star) was because it's a bit hard to decipher some of the reports I'm used to getting (a balance sheet, monthly ledger), and references to the documents showing the debits. If those were in place, it'd be easier to track my income vs expenses and charges from PF. I will continue to use PF as my Property Management, and recommend them. They're small but responsive. A good Unusual for PMs!
