Do NOT rent from these people or give them your house to rent out. We've had multiple structural issues because building was not maintained (including a giant role in a bedroom due to wood rot). Property force refused to fix it for almost half a year until we got legal advice and started filing complaints to SF department of building inspection. For months they ignored our phone calls and told us we could/should only contact their lawyer directly. SF rent board told us this is a common tactic to intimidate and drag out the correspondence to avoid accommodating/reimbursing tenants. More recently, they told us a 2 month project will start the following week to keep the building to code and, that the work would not affect us. When we spoke with the contractor (because Property Force had no information to give us regarding the scope of this project) - we became aware that the project would result in loss of multiple utilities and be more extensive than they let on. They are dishonest, purposefully hide information to avoid having to reimburse tenants -despite tenants referencing SF rent ordinances and policies that outline standard rights of tenants - and essentially just take rent money without address basic issues professionally. read more

I had a surprisingly hard time renting out my house this year. I even had scammers post MY RENTAL in Craigslist and send innocent folks to tour after they'd paid $65 to schedule a tour! I'd never experienced that scamming before and PF told me it was because I'd posted without watermarks on my photos. That's super good advice for those who rent out their houses by themselves. I decided to hire Property Force as I had some travel that needed coverage. It took a bit even for them to vet applicants but they found someone who fit the bill for occupying my house. It's a LOT of work vetting any tenant, so it's a relief to have them do the work. If any applicant passed the litmus test they had, they ran the applicant's data past me to see if the applicant passed MY litmus test. One MAJOR bonus though, is the responsiveness of the team whenever I call or email. With other Property Management Companies, I used to wait a week before I'd get a response, but PF calls or responds within a day or two! John Way, the founder is VERY personable and easy to work with, explaining any mysteries simply and without any bluster. The one thing I took down one star (though it's really a half star) was because it's a bit hard to decipher some of the reports I'm used to getting (a balance sheet, monthly ledger), and references to the documents showing the debits. If those were in place, it'd be easier to track my income vs expenses and charges from PF. I will continue to use PF as my Property Management, and recommend them. They're small but responsive. The worst customer service! Our stove was having issues and lighting a spark without us touching it. They said they would try to come in 2 days. So, not only could it cause a fire but, we can't use the stove for 2 days. This has to be against SF rent laws. read more

If there was zero star rating I'll give it to them. There management group Use to text me all time to write good reviews and I'll get $100 off. The rent was $2500 they sometimes would make me pay up to $3500 or 4000. after moving In they had home depot electricians come fix our Lights and none of them did work but mess everything up. They left trash and debris all over floors. never clean up after themselfs. they left huge foot print on one the beds. Worst yet to come there bunch of scammers and don't really do nothing for apartments. If you have to pay city for trash water and electricity. You have to pay them as well so that another $350 for them and city finest get money. parking worst they have. Nightmare Experience with Property Force - A Warning to Prospective Renters I cannot emphasize enough how utterly disappointed and frustrated I am with my experience renting a property managed by Property Force. From the moment I signed the lease, it became abundantly clear that transparency and tenant well-being were not priorities for this company. The most egregious offense was their failure to disclose a major construction project that had been planned for the property for an astonishing three years. Imagine my shock when, 7 months into my lease, I discovered that my residence was scheduled to be lifted a whopping seven inches off the ground along with other activities making the garage not usable for 5 months along with in and out access for the construction company, noise, dust, etc.. This not only caused immense disruption to family considering we had just moved there less than 8 months prior, but also raised serious concerns about the structural integrity of the house. How could a company be aware of such a substantial undertaking for years and not inform tenants well in advance? As if that weren't enough, the same property management company demonstrated a shocking lack of responsibility when it came to necessary repairs. I spent seven months without a shower door, a basic amenity that any tenant should reasonably expect. Numerous complaints fell on deaf ears, and it became painfully clear that this company had no sense of urgency or commitment to maintaining habitable living conditions. To add insult to injury, when they did send personnel for repairs, it was apparent that they lacked the necessary qualifications. Unqualified individuals attempted to address issues that required skilled professionals, resulting in frustration. It's beyond belief that a property management company could be so careless in their selection of personnel tasked with maintaining the homes of their tenants. In summary, I was forced to move out after just 8 months due to the negligence of this company. I could have sued for constructive eviction, and many other qualified reasons, but I decided not to deal with that stress on top of everything else. At the end, after two months of "battles" back and forth, they have agreed to pay my moving out expense which I can tell you that it did not come close to cover the accumulation of stress and the move out expense itself. The deposit check took them close to two months to send back to me while CA states that it should be sent within 21 days after the move out. My experience with Property Force has been a nightmare from start to finish. Their failure to disclose a major construction project which caused a lot of stress to my family, negligence in conducting necessary repairs along with the rest of the items described, makes them a company that I cannot, in good conscience, recommend to anyone seeking a rental property. Prospective tenants, beware - save yourself the stress and frustration and look elsewhere for a property management company that values its tenants and their well-being. I've owned rental property in San Francisco for more than 30 years, and I've worked with two prior property management companies prior to discovering Property Force last year. I can honestly say that the competent crew at Property Force provide excellent service. From the day they took over managing my property, everything has gone right. They are proactive in attending to repairs and emergencies. Their vendors provide excellent service at reasonable prices. Their online portal provides a detailed accounting of the cash flow, including the monthly landlord draw, which is deposited electronically into my bank account. Please consider this review a 3.5. I am a tenant of property force and until very recently, I would have nothing good to say at all. They have historically been unresponsive, unreliable, and have dropped the ball on countless maintenance requests. However, they have recently hired a new maintenance team and that has brought about a notable shift in how things get done. I would like to specifically shout out Kuda Chijeche - this review is mostly for him. He has been super responsive, moved things along, and prioritized our communications. I give Kuda 5 stars but have to take off at least one star for the historic nature of my interactions with property force, and that's being extremely generous, as most of my previous interactions with them have been like a 2/5. If you're a tenant with maintenance requests, definitely try to get in touch with him. DO NOT RENT FROM THEM OR LET THEM RENT YOUR PROPERTY. They are absolute crooks. I rented from them for 3 years and they do not take care of the property then charge you for preexisting damage that they never fixed. Property owners beware-they allowed this property to become infested with rodents and the prior tenants burned holes in the rugs. We are a clean family and had even made improvements on the home, attempting to fix what they would not and then they charged us for damage we did not create. We spent money out of pocket to hire a hazard cleaning team to clean up the place after the rodents were discovered one day after we moved in with our 10 month old baby. We had to hire someone to fix a window that would not close because they wouldn't approve fixing it and this was during the wildfires so it was dangerous to have smoke coming in. They kept our deposit when we moved out of state claiming we had caused damage which was the damage they never fixed when we moved in. We appealed and they ignored us and we never got our money. Really slimey people. Avoid doing business with them at all costs. read more
