We know and love all of our neighbors. We have a beautiful, large apartment with an outdoor patio and storage area, a gorgeous outdoor pool with cabanas, a brand new and fully equipped gym with 24hr/7 day a week access, a dedicated Amazon Delivery Room, well manicured landscaping, and even security personnel on the property! Service Requests for maintenance situations are always handled promptly and thoroughly. Which, in our experience, is a rarity elsewhere. The most important reason for living here is our amazing Manager, Lizzey Stephenson! She is, by far, the most effectual, manager that we've ever experienced anywhere! She's professional, caring and kind, a breathe of fresh air indeed! She's always friendly and helpful. WE LOVE IT HERE! I read over and over again that Pacific Properties (BOTH Ashland AND Medford) would do what ever it takes to not only KEEP YOUR Return Deposit, but in many cases... Send you an additional bill for money owed. I was prepared: I took BEFORE and AFTER Pictures of every room and filled out my "move-in report" in great detail. I had the carpets Professionally Cleaned and attached the company business card as receipt for the service when I moved out. Me: During my tenancy I submitted work orders (a few), that were repeatedly ignored. I payed my rent on time *EVERY TIME* without exception. I was quiet and maintained the property. I even went so far as to make small repairs and improvements on my own, just because I was embarrassed to have friends over otherwise. The complex: Lots of police activity, lots of domestic abuse at all hours of the day and night, drunken yelling matches and drug deals going on in broad daylight. Very stressful. Not a peaceful place to live. Most definitely not a place to invite friends or family. In the end: I was charged for repairs that were noted on my "move-in report" and when I requested a 2nd look and a more accurate accounting of the charges... I have so far been completely ignored. *It would be great if management simply made the corrections and submitted my a revised return deposit. My family owns various rentals so we are well aware of the condition of clean that things ought to be. We received less than a quarter of our security deposit in return. This company is incredibly disheartening to work with and is only in the business to get as much money out of their renters as possible.

The maintenance staff were always very polite and professional, and willing to answer questions or concerns. During the weekends they have an on-call maintenance man whom we met once during a maintenance emergency. The office staff have always been professional and helpful. A lawn care team comes in every week and trims, mows, and rakes the complex. The numerous garbage bins around the property are routinely emptied by the garbage and recycling trucks, and there were designated bins for Christmas trees after Christmas. They have a pool and small playground for kids, and the complex has a great neighborhood feel. Great for taking walks. I will note, because it did happen, that there was a double homicide in the Charles Point parking lot in December of 2023, and a murder-suicide in one of the apartments in February of 2024. I also observed a smashed-in car window this year (2024). Oregon in general has a lot of crime and a serious homelessness problem. Southern Oregon is not yet as bad as the Portland area, but if you are moving here from out of state you might be surprised at how bad the crime is. That being said--all three of these crimes I mentioned are not the fault of Charles Point. They do their best to keep the complex safe and well maintained, and try to give their tenants the best quality of life they can for where they are at. These instances could have happened at any of the complexes in Medford. I see a lot of bad reviews for Charles Point on Yelp, and I can't help but think that these folks were either problematic tenants or problematic applicants, as my family has had a really good experience here. During our stay we did our best to be good tenants--we stayed within the balcony guidelines, we notified the complex staff when there were issues to fix, and did our best to take care of our apartment. We got most of our deposit back. I waited to write this review until after 30 days of vacating the apartment in case there were any outrageous charges, but I am pleased to say that we received the kind of professional outcome that has been consistent with everything else during our stay.
