*** WARNING *** I can not say that fellow yelpers didn't warn me (every review did). I read over and over again that Pacific Properties (BOTH Ashland AND Medford) would do what ever it takes to not only KEEP YOUR Return Deposit, but in many cases... Send you an additional bill for money owed. I was prepared: I took BEFORE and AFTER Pictures of every room and filled out my "move-in report" in great detail. I had the carpets Professionally Cleaned and attached the company business card as receipt for the service when I moved out. Me: During my tenancy I submitted work orders (a few), that were repeatedly ignored. I payed my rent on time *EVERY TIME* without exception. I was quiet and maintained the property. I even went so far as to make small repairs and improvements on my own, just because I was embarrassed to have friends over otherwise. The complex: Lots of police activity, lots of domestic abuse at all hours of the day and night, drunken yelling matches and drug deals going on in broad daylight. Very stressful. Not a peaceful place to live. Most definitely not a place to invite friends or family. In the end: I was charged for repairs that were noted on my "move-in report" and when I requested a 2nd look and a more accurate accounting of the charges... I have so far been completely ignored. *It would be great if management simply made the corrections and submitted my a revised return deposit. Pacific property management is ridiculous! The removed my son from the lease in October without notifying him they did this. He paid November rent and they TOOK it without saying anything to him. Now they refuse to let him get his belongings out of the apartment. First they said nothing was left in the apartment and it was thrown away. My son kept challenging them about their lies and they just told more lies. Makes me think they want to keep some of the items!! Now he has until Dec 14th to get a letter from his ex-girlfriend saying it is ok for him to go get his belongings, what the XXXX!!!! She has nothing to do with this! It is a shame that these people can treat you like shit and keep your belongings without any recourse. This company needs to be put out of business!!! Don't rent from them, you will regret it! My friend had to move to town for a new job. The were approved for an apartment that was advertised as available February 1st. They ended up couch surfing for almost two months with very little information from Pacific Properties. Then they were denied a full walkthrough of the apartment ( the were not able to enter the space in January because the previous tenant had abandoned the space leaving much of their stuff behind) they were offered a five minute look which conflicted with my friends work after my friend brought up the law that grants a walk through. When that was delayed by a snowstorm, pacific properties was inflexible about another try. My friend got upset after two months of being jerked around, and they then refused to rent to them at all. DON'T DO IT. FIND ANOTHER RENTAL COMPANY AND ANOTHER APARTMENT. As property managers, the have the worst reputation in the area, and that's saying a whole lot. read more

They will always raise your rent to the maximum percentage every chance they get. They are terrible to respond to maintenance requests. They raised the coin laundry price double ! The national average for complex laundry machines is $1.50 for wash and $1.50 for dry they raised it to $3 each! We are in a national coin shortage! You can't even get quarters at the grocery store and the banks only give out $10 worth! 2 of the 3 dryers in our complex have an issue with their heating element and they won't come out to fix them! They do an excellent job at conveying how little your business matters, as well as what an inconvenience it is to be asked to help in any way. In short, you are disposable. Your time does not matter. Your well being is not their concern. When you phone them, be prepared to be left on hold indefinitely. They do not answer their emails in a timely manner and they never sign a name to the email so you have no idea who you're talking to. Man oh man. Like people that have posted before, I wish I could give these people 0 stars. While renting with them, I was a older student going back to nursing school (I was 28-29 at the time). People think I look a lot younger than I am, so I think I got the college student treatment. First of all, on two separate occasions I made appointments to see properties, they forgot my appointment and I was waiting around for 30 minutes, called, and they weren't out for another hour. So incredibly unprofessional. I was shown a 2 bedroom apartment that I literally couldn't go in because it smelled so much like animal urine and feces. They told me they were going to replace the carpets. I told them that apartment was unlivable and they might as well burn down the whole place. This was after being stood up for an hour so at this point I wasn't very nice. They took MONTHS to respond to maintenance requests. This was when I finally rented a 3 bedroom apartment with them with 2 other roommates. We made several calls and emails and they nodded and said someone would come out. NOPE. Not even kidding. The management is just so terrible. I was thrilled once my lease was up and I moved to a much better apartment with GREAT management (Ivanko Gardens in Medford). I know in southern Oregon property rental companies are terrible, but do yourself a favor and make this your LAST resort. Don't make the same mistakes I did! read more

moved in on the 1st of July holiday weekend. we went to use our stove /oven and nothing worked. ans of course can't reach them, because it's a weekend and holiday. so we have to go out and buy something we cook with. when I went into the office on the Tuesday after holiday to turn in walk thru list and let them know my stove and oven is working at all and they have to order a whole new one, I then asked how am I supposed to cook being oven and stove needed to be replace. they didn't have an answer. I said what am i supposed to do I. the meantime? being that I made my voice stern , they kicked me out of the office. I go home only to find a termination notice!!!!! 5 days after I moved In, after paying a ridiculous amount of money to get into the crappy apartment. Be careful of this place when renting. They'll charge you a 24.00 "move out" fee which is no legal. Be VERY careful. Also they don't care about tenants because these are some of the nosiest, trashiest, and most unprofessional place I've rented from or lived at. When asking about noise or parking issues that are in the contract we signed, they simply say "Not our problem, we can't do anything about tenant noise or parking." Which there is a sign saying they'll tow but of course that isn't true. One thing I would tell them to improve is to get property managers. I wouldn't write this review if more effort was made in my two year LOYAL renting and popping them money every month. I'm just glad there is finally a place to warn people about this unprofessional property management. When I called a number that the maintenance told me to call I received the owner "Who gave you this number?" "Uh, the maintenance because a car keeps parking in the maintenance spot everyday" "Was he British?" "Um, no." "Was his name CJ?" "I think so" "Alright, well there's nothing we can do because they'll keep parking there, we'll put a sticker but it won't do anything because they'll just tear it off." "You can't tow them like your 24-hour tow sign says?" "No." I have rented in every part of Oregon from Eugene to Portland and really surprised that this company hasn't been pursued by any legal action. Unfortunately there isn't much competition for Pacific Properties in Ashland and despite hearing bad things rented a apartment from them. Since I've lived in my unit the Ashland office has gone through at least 4 managers, I don't even know who to contact anymore. Not that it would matter, they don't call you back or acknowledge requests for maintenance or complaints. The only utility Pacific Properties pays for is Trash, which is constantly overflowing because the contracted yard people dump all their clippings from properties around town in my dumpster and tenets have no where to put their garbage. I've been in my place two years with a perfect payment history and they refused to forgive a late fee when their payment website glitched and I didn't notice until the rent was late. It was a honest mistake and I figured given my two year history they would forgive it but nope. I got the girl in the office and she kept telling me she had to talk to the "manager" and he would call me. He never did. So basically they treat good tenants like garbage and don't seem to care if they have your business or not. I am currently looking to move because i can't stand this property manage and I can only imagine I won't see a dime of my $1000 security deposit from talking to people in town and reading the reviews. I took meticulous pictures but still I'm sure I'll have to hire a attorney to recoup the deposit when I leave. Do not rent from Pacific Properties unless your absolutely desperate. This is a HORRIBLE company to rent from. Let me explain their common mistakes that causes me to believe this. First When moving into their apartment we signed a lease which we agreed for a 12 months lease and they messed up the dates(putting a span of 6 months in) we addressed this issue imminently and was told it was fix. Later we found out it was not! Moving into the apartment they had us paying extra for a washer and dryer, $30 a month extra. They didn't even have washer or dryer hook ups in the apartment, there was one washer and one dryer shared between 8-10 apartments and neither of them worked well... When advertising their property we were not allowed to look at the property and they sent us photos from a completely different house. We were told that the apartment came with a Dishwasher and was a one bedroom apartment. This was also a complete lie, there was no dishwasher, and it was a two bedroom apartment. Now they are forcing a 6 month lease on us, after claiming it was fixed, and saying they will be raising our rent.These people do not care for their tenants. If this is the type of company you really want to live under than go ahead, however if you are tired of being ripped off and taken advantage of, I would highly suggest looking into another property provider. P.S. I almost forgot to mention that the condition of the apartment is horrible, lucky we took photos of every damage(now i have over 120 picture saved). read more

Worst property management company ever!!! Mark the owner is rude, unprofessional, lies, and doesn't care about your rights to privacy. Every woman I know has been highly disrespected by this man. The property management company denies you every right to privacy and when you confront them that you feel like your rights have been violated they threaten to evict you and tell you they refuse to discuss the matter further (a legal violation). This group also doesn't accompany third party inspectors (which is legally required by law unless a written contract is formed between company and tenant). They also deny taking photos of your apartment after all your neighbors had their apartments photographed and saw the inspectors take a camera into your apartment. I have rented from pacific properties on two seperare occasions in two different locations. I found the staff to be professional and caring. Getting my deposit back was not an issue and they were always available when i called. Repairs were done quickly and efficiently and any concerns were addressed promptly and to the best of their abilities. Also zero stars. These unprofessional con artists charged me for every single possible thing they could. Replacing light bulbs, 2 "cleaning fees". The maintenance guy said he wouldn't charge me for certain things and then they did anyway. I gave them a $500 deposit and when I moved out I owed them well over $1000. It's just a two bedroom apartment there's no way I did over $1000 worth of damage. Also they charged me $50 for parking in the wrong spot. All the management was fired while I worked there for embezzlement and now the new managers are horrible. I put in a work order for the broken stove right before I moved out and they said they would fix it after I moved out and then charge me for it. It's a great place to live if you love living with tweakers an old cranky ladies and paying out the ass for unexplained damages and cleaning that you already did. I have been living in Southern Oregon since 2009. Outside of a six month time frame, I have rented from Pacific Properties LLC. I am currently living in my third rental with them. In the past the property management was ok not great. I was desperate and honestly felt screwed out of parts of my deposit after leaving my first rental. Again being put in a desperate position and needing to move again quickly I broke down and tried them again. This is when I met new property managers Liz and Mark Owens. I explained how I felt renting from them right of the bat and since that moment of signing my new rental agreement I can tell you that I could not ne more pleased with the effort and comcern the two of them have put into satisfying my needs. I'm recently married and needed to outgrow my second rental as my wife and I were looking for a home. Again Mark amd Liz went over and beyond to get us in our new home and make us happy. Since January we have had to call them to fix a number of issues and they have always been prompt and accomodating. TJ their maintaince manager is also warm, friendly and gets the job done. I understand that there are several people who feel burned by this company. I was one of them. However since the arrival of Mark and Liz my experience has been good. They have been more than willing to help my wife and I and they have long term renters in us. Everyones experience is their own so i take want other people say with a grain of salt. This is a good company with good people who did us a favor by getting us in two rentals within a weeks time and made the financial aspect of renting from them seamless. I am grateful. read more

When moving in I dealt with the medford office who answered their phone about one out of every ten times I tried calling. Not much is more annoying when stressed about finding a place. After paying a large amount for both my roommate and my application fees, the contract they sent us snuck in that it was a year lease which was never mentioned earlier. I got them to change it to 9 months and they said since we got in half way through the month to just call when the time comes and let them know if we want to stay through the end of the month... When I did this to they told me all their apartments were month to month and everyone always turns in a 30 days and all the lease does is protect the price from going up... If the man would have described this in a polite way then I would have pres of a problem but he was disrespectful and verbally aggressive toward me.... Great apartments for pets tho... Contact said no pets at all but over half of the people in the apartments let their dogs freely shit anywhere. read more

I have video footage of him telling me to shut the f*** up after he jumped up on my fence in the middle of the night. I than got a 30 day notice to vacate (without cause) because he didn't like that I recorded him. I was okay with Pacific Properties before he came along. He is unprofessional and rude to tenants. Avoid at all cost! Oh and it is funny how the manager of the whole company hired her husband to be the manager of the Ashland office. *ZERO STARS*Pacific properties bought my old place from my old landlord, they then kicked us out because they wanted the space. Instead of following their legal obligations they assumed that i did not have evidence of my rental agreement and tried to charge me money on top of my move out costs, when i was actually owed $410 they took 31 days to send me an incorrect invoice charging $300. It is now DAY 89! and they are supposed to refund my deposit for the correct amount. they tried to be nice and give us our pet deposits for free and then forgot that they did that and tried to charge me for the pet deposits anyways. THEY DID THE SAME THING WITH PRORATED RENT, they told me i wouldn't have to pay for an extra day when i asked them, and then a few weeks later i was charged anyways. It's unfortunate that when you're searching for a place to live from out of town pacific properties are the main realtor to come up. I moved into my one bedroom and there was an awful smell under the sink that never seemed to go away. The carpets were filthy and the building has a serious ant problem. I am very clean but my apartment was infested ants and I had to take care of the issue myself. They are unresponsive, charge a cleaning fee when you move out and they clearly don't use it to clean the apartment. They aren't helpful when things go wrong and the apartments themselves are not worth the high rent. I would suggest finding a apartment elsewhere. If you have the time to search around you will be happy you didn't rent through them. read more
