All throughout our time at Charles Point Apartments (2021-2024) we were impressed by the rapid responses from the staff and maintenance team whenever we needed anything fixed. The maintenance staff were always very polite and professional, and willing to answer questions or concerns. During the weekends they have an on-call maintenance man whom we met once during a maintenance emergency. The office staff have always been professional and helpful. A lawn care team comes in every week and trims, mows, and rakes the complex. The numerous garbage bins around the property are routinely emptied by the garbage and recycling trucks, and there were designated bins for Christmas trees after Christmas. They have a pool and small playground for kids, and the complex has a great neighborhood feel. Great for taking walks. I will note, because it did happen, that there was a double homicide in the Charles Point parking lot in December of 2023, and a murder-suicide in one of the apartments in February of 2024. I also observed a smashed-in car window this year (2024). Oregon in general has a lot of crime and a serious homelessness problem. Southern Oregon is not yet as bad as the Portland area, but if you are moving here from out of state you might be surprised at how bad the crime is. That being said--all three of these crimes I mentioned are not the fault of Charles Point. They do their best to keep the complex safe and well maintained, and try to give their tenants the best quality of life they can for where they are at. These instances could have happened at any of the complexes in Medford. I see a lot of bad reviews for Charles Point on Yelp, and I can't help but think that these folks were either problematic tenants or problematic applicants, as my family has had a really good experience here. During our stay we did our best to be good tenants--we stayed within the balcony guidelines, we notified the complex staff when there were issues to fix, and did our best to take care of our apartment. We got most of our deposit back. I waited to write this review until after 30 days of vacating the apartment in case there were any outrageous charges, but I am pleased to say that we received the kind of professional outcome that has been consistent with everything else during our stay. Furnished Living very unprofessional. We were turned down for our stay there HOURS before planning to move in. The whole process from day one (talked to Pam for about a week off and on) was very confusing. There is zero compassion from the staff. The expectation that you have perfect credit is insane. I have no criminal record, but because I have a few dings on my credit due to the pandemic and then due to battling cancer they won't rent to me. I am working hard on fixing my credit, but they won't even work with me. I can more than make the rent but it is like that isn't even taken into effect. They water the grass so often that it is muddy even in the middle of summer. Walls are paper thin, you can hear your neighbors taking a dump and more. Pool is too small for number of residents and is closed 90% of the time. **DO NOT MOVE HERE** They will ROB you for your deposit when you move out. Make sure to take pix of EVERYTHING and I mean EVERYTHING. Inside of the fridge, including all the way around the drawers, under and behind ALL appliances, baseboards, screens and VENTS. It's not on the move out sheet but they WILL charge you for not cleaning them! They will nickel and dime you for every little thing they can. No thing is too small to get a picture of. Make sure to wipe the top of the fridge they charged someone $50 for not wiping it!! The pool is RARELY able to be used but they certainly charge enough to maintain it. **DO NOT MOVE HERE** **AVOID THIS PLACE AT ALL COSTS OR IT WILL COST YOU EVERYTHING!!!** read more

I would not recommend renting here, the staff is very disrespectful and they denied my application because they could not get a written reference from 1 of my previous landlords. I understand that's their policy, however, I was told that they had spoken with the property management company, but my former landlord did not send the paperwork back promptly. Each application is given 72 hours to be approved or denied, but that is not always enough time to verify the rental history, especially, if landlords do not respond quickly to respond to the request. I think they should provide more leniency, especially when they have spoken to each company. But it's also not difficult to collect this information over the phone, especially when working on a deadline. Be cautious when applying to this location! read more

My rating is a HUGE ZERO regarding Danette Jones, Director. Let me tell you why: I applied for an apartment in October 2021 with a move-in date of November 25, 2021. I secured the apartment with the required $400.00 deposit. When I applied for the apartment, my house was in escrow and was to be sold by November 20, 2021. Unfortunately, through no fault of my own, the buyer for my house cancelled and my house did not sell. I lost my $400.00 deposit. Fast forward to January 2022, my house is again in escrow, and I recently reapplied to Charles Point only to be told by Danette Jones that 'the company policy' requires a one-year waiting period before one can reapply for an apartment. THE POLICY WAS NEVER DISCLOSED TO ME. Had I known about the alleged policy, I would have never entered into a contract with Charles Point. I spoke with Danette Jones via phone call today at approximately 9:30 AM. She cut me off right away and told me I was rude to her staff and 'short' with her staff and she tried to silence me with her reprimands. I politely asked her to listen to me, which she did. I told Danette Jones that I understood from her staff there was a policy in place stating applicants must wait one year before reapplying for an apartment if they cancel. I informed Ms. Jones that I did not receive a disclosure or a copy of the policy. Ms. Jones told me that she doesn't send anyone a copy of the policy as it's about 500 pages and it would be too cumbersome to send the policy. Ms. Jones also told me the Oregon Department of Fair Housing (which is actually called Fair Housing Council of Oregon) is super strict and she has to follow all their rules (regulations). I suggested adding a clause to the application which would disclose the alleged policy and properly inform applicants of the potential for the one-year penalty. I am in the process of researching Fair Housing Council of Oregon (fhco.org) to educate myself about housing regulations in Oregon. I hope this does not happen to anyone else. I work in Oregon as a substitute K-12 teacher and really need to relocate as soon as possible. Rentals are scarce around Medford and now I have three less properties to apply for- Charles Point, Orchard Glen and Smith Crossing- all are owned by the same company to my knowledge. My family and I moved in here in February and so far it's been fantastic. I don't hear any of my neighbors, aside from walking up the outside stairs. We have 3 children whom are 9,4, and 2, as far as I know my neighbors haven't heard them during any of their tantrums. Shortly after we moved in our dishwasher was leaking, once notified we notified the office they were on top of fixing it. You can tell that they make the tenants a priority. And the office girls have been great. Just this morning my 2 year old managed to lock himself in our master bedroom and I was unable to find a key. Savanna ran to my apartment building, which is a good 3-4 blocks, to bring me a key since I was unable to go to her. All in all, I want to say I think most of these reviews are ridiculous. They actually almost kept us from applying to live here, I'm glad that my husband and I decided to try it out to form our own opinion. Charles Point is a wonderful place to live. If you are looking to rent in Medford this is the place to be. From the day we applied for an apartment to the day we moved out we had no complaints. Grounds are lovely, prices are affordable, pool is clean, office is open seven days a week, staff was always helpful, units themselves are spacious and beautiful... I could go on and on. We only ever had one appliance issue (with our water heater) and that issue was resolved, at no cost to us, within 24 hours. My husband and I lived in a townhome for a year and a half and we thoroughly enjoyed it. I truly cannot say enough good things about this complex. read more

I've never been treated worse by a company. Once you live there though, what can you do? They have all the power. The staff at the office have been consistently rude and disrespectful. Incredibly dirty townhomes. Firstly, they ask for a very high security deposit which i have also been warned by multiplied past residents I would never receive back. Upon moving in, during our first week I was alerted by 4 current residents to take pictures and videos of every square inch of the place. Secondly, the women who run the front office need some serious customer service training. They are two of the rudest women I have ever met . Obviously not suitable for a position dealing with people. Thirdly, the pool and gym are hardly ever opened. My kids even got chased out of the playground area ! They are 4 and 7 ! I couldn't believe it. This was after the crazy restrictions and lockdowns. There is serious NO wonder why or how these apartments and townhomes are the most inexpensive ones in the valley. I should have let that be my red flag. Along with all the negative remarks . DO NOT RENT HERE. I wish i could do ZERO stars. I was here for almost 2 years and I thought it was super great. Then we started having problems.... Washer leaked and got under the carpet. The tub cracked in the guest bath and ruined the floor and carpet... parking is a JOKE. Cant even drive because of all the cars on the road. Wifi is sooo slow. Walls are SUPER thin. Then in July our AC went out with a minor problem my bf could have fixed the same day (he is a HVAC TECH) but it took Charles point 2.5 weeks to do ANYTHING about it... in the middle of summer! Then we moved out they clearly didnt want to give us our deposit back so they came up with the carpet had "pet damage" and charged us $1,100. My service dog NEVER once peed in the house. I am VERY disappointed in this place. I wish I read all the BAD reviews before I moved in and spent well over $20,000 in rent. read more

My wife, 2 year old daughter and I moved here from Los Angeles. The apartment building is nice, with all new carpet, fixtures and all that jazz. There is a pool (a little small for 600 units in the complex). There is a playground and grass areas and it is near a big sports park. Not to mention the price is good... BUT this place has the worst management staff I have ever encountered and I have lived in multiple buildings having been from the LA area. Donna is down right disrespectful. I agree with the previous post. She is condescending, interrupts constantly, and she treats you like you don't matter, which sense I pay $1000 a month on time as a model tenet I do matter. Terrible place to live...i signed a year lease thinking it would be a nice place to live...its not...where do i start...the complex is so crowded with cars at night it is sometimes impossible to drive thru the streets and they do not enforce parking...my car was dinged several times due to the small parking spaces...if u get a 3 bed then your reward for higher rent is STAIRS...u better love stairs...they offer an amenities package...lol...internet so slow u can bearly stream and a low end washer and dryer...their gym is tiny and laughable so is their pool...the staff...o the terrible staff...when i moved out i got a phone call from a staffer accusing me of switching their washer and dryer out with low end washer and dryer...???...lol...why would anyone do that i asked...they responded that they dont put low end appliances in the units...lol...so people let me be clear...THE APPLIANCES ARE LOW END...THE STAFF IS LOW END AND THE QUALITY IS LOW END...i was charged 75 dollars for a crack on a shelf in the frigde...another 65 for a shelf in the fridge?..they charged me 20 for stove drip pans that i replaced with brand new ones from walmart...U WILL GET RIPPED OFF FROM YOUR DEPOSIT...do not be fooled by their pictures on their website...drive to the complex at NIGHT...see if u want to live in such a crowded place...talk to someone who has lived there or knows someone who lives there...their stories are true...i am trying to help you avoid making a really bad choice...DO NOT MOVE IN HERE...WARN YOUR FRIENDS AND FAMILY...wish i cud give negative stars...my new place is amazing and my landlord is polite and caring...people...listen...you dont have to settle...dont make the same mistake i made... read more

I could not believe how I was treated here. The director, Danette Jones, wanted to dictate who my guests were. My guests and I never caused an ounce of trouble. I was a quiet and respectful tenant. I worked a lot of hours and was rarely even home. I was courteous and friendly with every neighbor and I paid my rent on time. Without even meeting a particular guest, Danette said she would call the cops if she saw them and that she could have them escorted off the property. She was very rude and had an attitude the entire conversation. She saw this guest again and decided to break my lease and gave me 30 days to move out. My guest didn't break any laws and didn't violate my lease in anyway. read more

OK, so I've only lived here for less than two weeks now, but so far, I am SO not impressed! This is probably the worst rental experience I've ever had, and I've rented a lot. We moved into a new 3 bedroom townhouse unit, and we had high hopes. High hopes = crushed. The texturing that is done throughout the entire unit is poorly done, with globs and spots where it is super thick, even lines running this way and that. It looks awful. There are dents and scratches in the wall that were just painted over. There is paint on the carpet, bumps under the carpet (like it wasn't swept before it was laid down), an entire wall of outlets does not work downstairs. There are scratches on the windowsills and the paint is already coming off in certain areas. There is an area of linoleum downstairs that was torn and then hastily glued together. Not to mention, there is barely ANY storage in this entire unit! We had to rent a garage just to have enough room! All of this almost pales in comparison though to how I have been treated by the staff here. Today, I called to see why the maintenance man had not been by to look at these issues and the lady I talked to (I think her name is Donna) was so short with me; she interrupted me and then when I told her I don't like to be interrupted, she just hung up on me! What a great way to solve your problems, right! So I marched my butt to the office and told her how disrespectful I thought that was. Of course though, she just responded to me in anger and MORE disrespect! Why would I want to live here if that is the way I am treated?! The ONLY reasons I decided to rate with two stars instead of one is because the manager (Jean) was kind to me when I talked to her and, guess what? She didn't interrupt me! What a delightful surprise! One of the other staff members (Chris) did a good job with our tour, and I appreciated him, but the other staff members are very defensive and don't seem helpful AT ALL. Also, the price of rent for the square footage plus almost all utilities included is very reasonable, so they get a star for that. My overall review is that you should live here if you are poor and have no other option and if you don't mind being treated poorly by the staff members. However, these places are clearly just slapped together without care for the quality, Right after I moved in, large chunks of the plaster on the walls started breaking off, leaving big ugly holes in the walls and the stairwell. The wood braces under the counter aren't even touching because they were screwed in crooked. The toilet paper holders just fall off the walls. There are bumps under the vinyl flooring where it is clear that they laid it down on top of debris. The carpets are coming up on the sides. My unit had never been lived in before I moved in to it and these issues came up in the first couple of months. I have three kids and I recently got a call from the housing office saying that they had several complaints about the noise of people walking on my stairs. In the house! Of course kids are loud going up and down the stairs. The walls are so thin that you can clearly hear your neighbors talking, showering and flushing the toilet. You are only designated one parking spot, unless you pay an extra $60 a month for a garage, which could potentially be several blocks from your house. Other than that, you are left to find a spot along the narrow streets within the complex. The streets are lined with so many cars, that two cars can't fit through at once and you have to reverse and pull over, so that the other person can get through. I moved in and signed a 7 month lease, which they don't offer anymore, they only offer an 8 month lease at the minimum. It's probably because people realize what's going on and want to move. I would not recommend anyone move here. It is the biggest rip off ever. read more

The town-homes and apartments are nice (but they are constructed super fast w/ super thin walls. On the plus side there are nice parks around. However, the staff is very impolite and rude. They will not provide any service. I had a broken dishwasher my entire 1 year of lease. Smoke alarm batteries went off after 2 months of living there. They told me to replace the batteries my self, even though I signed in a contract that I can't touch the smoke alarms because I will be fined. Neighborhood is not safe, had shipped boxes stolen. Some neighbors were pot smokers and you could smell it when you would get back home. People in Medford avoid that side of Medford specificaly because of the amount of meth addicts there are living around this neighborhood. From all the apartments I have rented, this is by far the worst staff and service I have received. They can change your lease for no reason. Be very cautious, because they will do anything in their power to get more money from you. read more

The women who manage the office at this establishment are the rudest most condescending service I've ever experienced. They are sarcastic and disrespectful and have no idea what it means to give good customer service. They have literally brought me to tears and then asked "what are you crying about? I have not said anything that should make you cry!" Verbatim that was the statement that came from them when they were so disrespectful it drove me to tears from frustration. Great apartments overall. There a little bit behind in finishing the public areas like the pool, which is on the small side, as of this review. But the reason I gave them a 4 out of 5 has more to do with location (if you have kids) and because of parking. If you have younger children they will go to Orchard Hill Elementary, in Medford, and it is an incredible school. However if your kids are older they will be shipped two towns away to Talent for middle school, which is an 18 min drive. Or to Phoenix for high school which is much closer. Both of which have extremely low rankings when compared to their Medford counterparts. The only thing the apartments lack is parking. Each apartment only gets one parking space, unless you pay extra for a garage, there is no extra parking other then for on the streets and as they finish more of the complexes and more people move in the less parking there seems to be. read more

I have never given a negative review before, however future tenants should be aware of what they are up against. There seems to be no accountability for management. It is evident in the charges issued to my family after we moved out, a crack in the refrigerator crisper brought us a whopping charge.. as did previous damage to the pantry door. Please read the additional negative reviews here. I believe there are 8 or 9. My vehicle got broken into while parked in my designated space, and charles point claims there are cameras monitoring the property, yet they refused to show me any footage. All they would say is that it is hard to see. I don't believe the cameras are actually on. The biggest issue I have with Charles point is, after THEY gave us permission to temperment test a new family pet, which is the responsible thing to do.. (we decided after one week the dog wasn't for us) they now give us a bad rental reference for trying to sneek in a dog without paying a pet deposit. Really Charles Point??? Renter beware!! read more

I can't see paying for the unprofessional staff that work here. I WOULD NEVER RECOMMENDED THESE APARTMENTS TO ANYONE. Not worth living here! I have been here for about three years now and the pool hours are sometime in the morning to six o'clock p.m. Monday-Sunday. 6 o'clock p.m.????!!!!! Yes, six p.m. The greedy ass old ladies who fucking run this apartment complex shut the gates to the pool at six. This is ridiculous. I work from nine to five thirty so that means I only have 25 minutes to go enjoy some sun by the pool. However, I say 25 minutes because they come outside and remind you RUDELY that its almost 6 and you have to leave. They also are building mass amounts of new apartments on the property and raise peoples rent to pay for their vacancies. The attitude of the management is very unprofessional and RUDE!!!!! These are bitchy ladies who should not be talking to customers how they do. If you do decide to move in here MAKE SURE YOUR CARPETS ARE CLEAN, because they lied about the carpets being cleaned. The carpets were stained in several places when we moved in and it was just expected for us deal with it. When we went down there to complain and they called us liars because they put in a work order to have them cleaned so i followed up with the guy who cleans them and said he "never got a work order for this apartment." Horrible parking. No guest parking. If you have two cars then you have to end up parking a mile away. No guest parking what so ever. Go luck finding a parking space on the street. read more

The staff here is pretty bad especially TJ. We were told when we moved in no pets over 25 pounds. We were moving into a brand new unit so I was ok with it even though we would have to find a new home for one of our dogs. The kicker is I see TJ walking her lab daily. Guess double standards are ok here as long as you are a staff member. We moved into a brand new unit and the craftsmanship is shoddy at best. Plaster is terrible. Paint scrapes off when you touch it. Our garbage disposal only worked if you had a kitchen light on and none of the upstairs doors close properly. We also had a flood in the master and when we reported it they told us to make sure the shower curtain was closed lol. When they figured out there was a leak it took four days to fix. We asked if there would be any compensation for us having to miss parts of work and the use of our electricity to do the work and dry out the carpet we were basically laughed at and said we don't do that. The pool closes at 6pm so if you work don't plan on using it except on weekends when as expected with 600 units it's very crowded. The moral of the story is when there is a waiting list to move into a place I guess the staff doesn't feel they need to treat their tenants very well. If you can find another place to rent from I would suggest you do that. read more
