That…read moresaid, accidents happen, like maybe you're fooling around near the side of your house and you gently tap the "inspector's test valve" for your sprinkler system. Suddenly all heck breaks loose and you've now got several walls full of water. After realizing exactly what I had done (the fire alarm helped me understand), I called around all the big name companies that do this sort of water damage repair. The quotes I got were ridiculously HIGH. I decided to go local and gave Moe and his team (read: family) a call. Not only could they fit me into their schedule quickly, but they are also a one stop shop, meaning, when they leave your house, it looks just like it did before you broke your sprinkler pipe. Most of those big name companies require you to get someone else to do the drywall/painting part. All the Mold Safe guys that worked on the job were not only related to each other, they were also great workers and great people. They kept everything clean and showed up when they said they would. They kept me in the loop as to what was being done and explained anything I asked questions about. They dried the walls, cut out and replaced the wet drywall and added the matching orange peel texture when they did the final painting. Color matched, perfect finish. And when Ted was finished fixing the hole in the stucco left by the sprinkler system guy (yeah, it has to be a certified professional who fixes anything to do with your sprinkler system, not just any plumber), he went around my house with the left over spackle and fixed several other stucco dings in my house. Above and beyond. Like I said at the beginning, you really don't want to ever have to call these guys, but if you do find yourself in this sort of a situation, don't risk the mold, just call Moe. Mary is a literal pro when it comes to the insurance side of things. She worked tirelessly on the supplements to ensure we maximized our RCV payout from our insurance. She caught things the adjuster missed and helped us get the settlement we actually needed to do the job right. Bolo, the project manager, was extremely responsive and reasonable throughout the entire build. Whenever a technical issue came up--even complex stuff like electrical circuit stability or specific plumbing heights--he was there to talk it through and get it handled. One thing I will say for people considering them: you need to be the kind of homeowner who has the capacity to stay on top of the work. If you know exactly what you want and you're willing to stay involved in the day-to-day details, C2C is an incredible solution. It's a partnership, and because I stayed engaged, we were able to hit a level of quality that usually costs twice as much. I call Servpro around 3:30 in the afternoon and they sent out Luis Rodriquez to access the situation and give a ballpark estimate for remediation. Luis arrived promptly with mask and booties and explained in great detail how they measure the water leaks and materials that would have to be removed, in addition to the process and equipment needed to dry out the floor and walls. He was very diligent in measuring and drawing the floor plan so that the company could give an estimate of remediation costs (which does not include repairs after dry out). That same day, early evening I received a formal bid. I accepted, and they came back Friday morning to start. Luis and Jeremy arrived ready to work with masks and booties. Very professional, extremely humble and polite. Went right to work and knew exactly what they needed to do. They worked diligently through the day at what looked like a job well done. On Sunday, Edgar came with mask and booties to check if all moisture had been dried out. The bedroom, hallway, and garage ceiling were dry, but found moisture in the laundry room under tile floor. So removed fans and left remaining fans in laundry room and garage for 1 more day. Sunday,Ray came to measure for any dampness. All was well and dry so he quickly and carefully removed fans and humidifiers and broke down the areas that were sectioned off where fans and humidifiers were placed. Before anything else, their first responder, Christian, did a quick health survey -- asthma, allergies, immune compromised household members? They came prepared. That meant a lot to our family and honestly set the tone for everything that followed. The crew arrived that afternoon, introduced themselves, walked through their scope for the day, and then proceeded to professionally protect every floor, wall, and personal item in sight before getting to work. They worked in 100-degree heat, in a garage tent with industrial drying fans blasting, and stayed until 7pm on a Friday night. On a FRIDAY. These people have my respect forever. Each evening you get a full inventory and walkthrough of the day's work plus what's coming next. PMs arrived every afternoon to check progress. I'm convinced they swept up every last speck of dust before they left, the house was cleaner than before they arrived. Shout out to Christian, Omar, and the rest of the crew whose names I absolutely should have written down -- I'm sorry, you all deserved better from me. Meticulous. Professional. Health-conscious. Hard-working. And genuinely good humans. No affiliation. Nothing in it for me. Excellent companies and employees deserve to be recognized, especially in today's service landscape. The only reason I even went with them was because of the impressive plumber I met with that recommended them. They came that night and helped initiate the process of drying the next day. Noah Lopez was the rep and was my contact initially. I saw 3 restoration companies that day and 3 plumbers so I had a decent idea how of much water damage, estimated time of deconstruction and reconstruction. A lot of companies get a bad reputation because they try and tear up as much as possible and I thought Express Dry was different but I was proven wrong. After a few days of drying, they all of a sudden discovered that my tiles were 30-99% saturated and they had to rip them up which would add another 2 weeks of work. I was confused on how this was NOT spotted initially by them or any other company I saw that initial day of interviewing. Everyone commented on how I should be lucky that the tiles didn't get wet. So obviously I called BS on them. They tried several scare tactics by having me sign some hand written statement that I would be liable and having multiple try and convince me to remove the tiles. Thank God I got a second opinion and had an outside company return to check for water damage and they too once again confirmed that tiles weren't wet and even if they were, there are other options that don't involve tearing up the tile. I thought I was getting a company that looked out for me but they were obviously looking to rip off the insurance company and make money for them. Noah tried to convince me not to contact my insurance company myself and he would do it all for me but I'll glad I called my insurance while he was present. I think that made him upset because after that, he went from being pleasant to being irritated, especially after the process began and I attempted to contact him. There were other things they did that also rubbed me the wrong way but I don't want to get anyone fired. Just another example of how can't even trust people to have some decency, even in 2026

Over the years, I've had other handymen pass on the project. I had a handyman who was able to fill the rotted areas with wood filler, sand it, and restain it. I've even had a gate company tell me that they could not save the gate; it would need to be completely replaced. Bill was able to cut out the rotted pieces of wood, replace them, and restain the whole gate (he also repainted the decorative hardware on the door as well). Moreover, he discussed the project with a buddy of his and they determined that the gate was sitting over a muddy part of landscaping which is probably what facilitated the deterioration of the wood. We found some leftover pavers in our storage shed and Bill extended the pavers so the gate would sit over pavers instead of mud. Before he embarked on the wood gate repair, Bill also installed a valance/shade over a window. He made the necessary calculations to ensure that the valance/shade would be centered on the wall and window. He also made sure that the valence was leveled. Bill is honest, meticulous and detail-oriented. If you want someone to treat your project and your home, like it's his own, I would give Bill a call.

Recently, I had them come out because I suspected termites in one of our rafter tails. To their credit, they correctly identified that specific spot as just fungus and didn't try to oversell me on treatments I didn't need. However, their inspection was incredibly brief. They spent only a few minutes scanning the house, didn't check the attic at all, and gave us the all-clear. A couple of days later, I had a second company come out for another look. They spent almost an hour doing a thorough inspection and found a severe termite infestation in a different rafter tail that was almost entirely hollowed out. They spotted the signs right through the paint. Green Flash completely missed this. On top of the missed inspection, the wood rot repairs Green Flash did for us 5 years ago (costing about $1,200) have both failed and need to be redone. They spliced a rafter tail that is now loose, and it turns out they miscut a replacement barge board on the back of the house. To cover up the bad cut, they glued a scrap piece of wood over it, which has since detached and is currently hanging off the board. Bottom line: They failed to do a thorough termite inspection, and their carpentry work doesn't hold up. I highly recommend getting a second opinion on their inspections and hiring a dedicated specialist for any actual wood repairs.

This was the first time that our family had to go through this, and we did not how to go about choosing a Licensed Contractor. So, we began reading reviews of local companies and after deliberating our final decision was to choose Rigid & Remodeling. I called the company and spoke with Shawn. He was professional, knowledgeable, respectful, patient, friendly and great with attention to details. Since day one he explained every step and which part other employees will have in the process. He talked about the inspections, removals, designing decisions, material selections and costs. Shawn also explained other options to consider. Collaborating with the staff, they were respectful and professional as well. They worked great as a team, and it made our family feel like we were in great hands. We felt comfortable and never rushed into anything. Shawn wanted to do his best for us, and it was showing. Whenever I called, texted, or emailed he quickly responded, and our family appreciated it. While we had to work with a budget from the insurance company, there were changes made but not until we were pleased with the plans for the bathroom and kitchen. They took my ideas, helped me tackle any design problems, and brought it all to reality. You can tell they care about their craft by just looking at the way they laid the tiles. Nate worked for days making sure the tiles were not only the right size, but planning ahead for any transitions, and making sure marble vein lines followed through across several tiles. I can't even imagine the work that went into it. He also did a tricky envelope cut for the shower floor so that we could limit the use of grout. And he installed an infinity drain. The entire crew was amazing. When you have someone in your home that long it is so important to have people you trust and who make you feel comfortable.

This was the first time I ever dealt with him so he owed me nothing yet he treated me like we were the most important people. He did our repairs over a weekend to be ready for reinspection. During the huge rains we had in Oceanside we developed a leak in our second floor bathroom in the area below a window. Various companies I called were not interested in trying to figure out the source of the problem and just blamed the windows. When I called Joseph however it was a different story. He is extremely detail oriented and took the time to investigate the potential causes. He determined it was from cracked stucco near the window, but not the window itself. Which made perfect sense with the location and behavior of the leak. He meticulously started opening up the stucco to see the extent of the damage. He found the paper under the stucco had deteriorated pretty severely on that wall due to the extreme sun exposure over the years. He continued to open it up until he was comfortable that he had exposed all the issues. After replacing all the damaged areas, stuccoing the entire wall and repainting, you couldn't even tell the whole side had been opened up. He even took the time to examine all the windows above the area of the leak for any damage, and thoroughly cleaned them and even resealed them. We also had Joseph remove a statue from an alcove and re stucco the area. And again, his work was impeccable. Paint matching was perfect. He took pictures of everything as he worked, he explained all of the things he was doing and why he was doing them. His pricing was very fair and communication was very good. On a personal note, he was a pleasure to work with. I appreciate his attention to detail, and his quality work. But he was also just a kind and friendly person to talk with. He would even offer to pick up food or supplies for us if we needed anything when he was on his way or getting supplies. I highly recommend Joseph in all regards.

All this surface is concrete, poured in 1984, and was in dire need of resurfacing. I had 5 bidders, but FF was both the lowest in cost and highest-regarded per their reviews. What a pleasure to get such beautiful work at any price! We absolutely recommend them for any concrete resurfacing/redesign you may be considering! Ray, Philip, and crew obviously love their jobs. Two were forgettable. Express Dry was not. Let's start with the basics: they showed up 15 minutes EARLY. I didn't know that was still a thing. From the first call to the final walkthrough, communication was consistent and clear, no chasing anyone down, no vague timelines, no "someone will be there between 8am and never." Before anything else, their first responder, Christian, did a quick health survey -- asthma, allergies, immune compromised household members? They came prepared. That meant a lot to our family and honestly set the tone for everything that followed. The crew arrived that afternoon, introduced themselves, walked through their scope for the day, and then proceeded to professionally protect every floor, wall, and personal item in sight before getting to work. They worked in 100-degree heat, in a garage tent with industrial drying fans blasting, and stayed until 7pm on a Friday night. On a FRIDAY. These people have my respect forever. Each evening you get a full inventory and walkthrough of the day's work plus what's coming next. PMs arrived every afternoon to check progress. I'm convinced they swept up every last speck of dust before they left, the house was cleaner than before they arrived. Shout out to Christian, Omar, and the rest of the crew whose names I absolutely should have written down -- I'm sorry, you all deserved better from me. Meticulous. Professional. Health-conscious. Hard-working. And genuinely good humans. No affiliation. Nothing in it for me. Excellent companies and employees deserve to be recognized, especially in today's service landscape. If you're dealing with water damage, a flood, a slow leak, whatever it is call Express Dry. I'm telling you you're not going to find a better company. ---- 3/25/26 Update 2 - Salvador just left, he was making sure we hit 15% dryness across the project before packing up the dryers and HEPA filters. He also arrived EARLY, excellent communication, called to make sure timing was okay. He was friendly, respectful and informative and asked if there were any questions and advised next steps. I opted to leave their tents up so the next reconstruction phase of the project didn't get dust everywhere. Would definitely recommend this team!

The only reason I even went with them was because of the impressive plumber I met with that recommended them. They came that night and helped initiate the process of drying the next day. Noah Lopez was the rep and was my contact initially. I saw 3 restoration companies that day and 3 plumbers so I had a decent idea how of much water damage, estimated time of deconstruction and reconstruction. A lot of companies get a bad reputation because they try and tear up as much as possible and I thought Express Dry was different but I was proven wrong. After a few days of drying, they all of a sudden discovered that my tiles were 30-99% saturated and they had to rip them up which would add another 2 weeks of work. I was confused on how this was NOT spotted initially by them or any other company I saw that initial day of interviewing. Everyone commented on how I should be lucky that the tiles didn't get wet. So obviously I called BS on them. They tried several scare tactics by having me sign some hand written statement that I would be liable and having multiple try and convince me to remove the tiles. Thank God I got a second opinion and had an outside company return to check for water damage and they too once again confirmed that tiles weren't wet and even if they were, there are other options that don't involve tearing up the tile. I thought I was getting a company that looked out for me but they were obviously looking to rip off the insurance company and make money for them. Noah tried to convince me not to contact my insurance company myself and he would do it all for me but I'll glad I called my insurance while he was present. I think that made him upset because after that, he went from being pleasant to being irritated, especially after the process began and I attempted to contact him. There were other things they did that also rubbed me the wrong way but I don't want to get anyone fired. Just another example of how can't even trust people to have some decency, even in 2026
