Just so bad. I rented a house and when we moved in it had dirty walls and carpets, we took note of that. By the time we had to move out, we delivered a house in better shape than when we moved in, even payed for professional carpet cleaners how they asked in the lease agreement. I already thought this was unfair. Why should I pay for clean carpets to the next tenant when they didn't even bother cleaning it for me? But the worst part is, after leaving the house better than we received it, we were still billed over $1,000 from our security deposit for them to paint dirty walls (that were exactly in the same state from the beginning of the lease). They also billed us for carpet cleaning even though we already payed for cleaners specifically from the company THEY asked for. This is what happens when you have good tenants but a shitty landlord. You need both to get 5 stars, but rincon deserves 1. If you do end up renting from them, don't even bother cleaning the house or hiring anyone, you'll just end up paying double. read more

They're horrible at keeping up with maintenance, the lead maintenance worker, Mike, claims to have years under his belt but is no professional as everything is done as cheap and simple as possible. Most importantly, they gave me excuse after excuse, claiming it's my fault for not giving them a return address to send my security deposit back. I kept in touch with Tara about "finding the lost check" but they completely ghosted me hoping I'll just forget about my money. This company only takes care of themselves. Unprofessional office staff and slow response times. Extremely low quality maintenance personnel and work. Maintenance contractors often show up intoxicated. Problems with the home were only addressed when legally required. A few summers back the air conditioning broke and it took over 5 months to have the repairs completed. I had to buy window air conditioners to keep the house cooled. I was denied the first time I requested reimbursement for the air conditioners. I had to get a lawyer to reach out to them to get them to reimburse for the air conditioners. Rincon demanded we leave them in the home when we move out. No proactive maintenance was ever completed in the 10 years I lived in the home. When I moved out of the home I was told they wouldn't prorate the rent and that I had to pay the full month's rent no matter what day I moved. All around unprofessional, I plan to avoid these folks like the plague moving forward. read more

Awful rental experience. The Rincon staff appears to be incompetent. Any maintenance request was poorly addressed. Some examples: (1) the sliding bathroom door was off its hinges when we moved in and the fix was adding a huge barn door on the outside wall and took up half of our wall space, (2) the sink and dishwasher would constantly clog and their only solution... put a tablespoon of mouthwash down and you'll be good... this worked once and lasted a couple of days, (3) their maintenance staff was not a maintenance staff at all they were random, loosely qualified people who happened to be a little handy but would only provide bandaid solutions. I could go on, but I think that paints the picture. Additionally, their communication is abysmal. All communication was initiated by us in terms of move-out, security deposit, issues that they would never address and ignore. They are lucky people NEED places to live because if they were a business in any other industry, they'd be out of business swiftly. I would NEVER EVER recommend this company. I have moved around the country and worked with many different rental management companies. In this case, I was a renter in the Tucson area. When I moved in, the property was not up to proper cleaning, working washer and did not have essential items listed such as a garage door opener available. I had to replace the garage door opener and was reimbursed afterwards. I was at the residence for 6 months time and had a thorough cleaning of property. Once I received my security deposit back, I was deducted for "cleaning service", nails in the wall (of which were there prior; painted over in original paint color), as well as charged for a "nail & glass in the garbage disposal". Fortunately, I was not depending on the full deposit return. I feel for those who might not be in the same predicament. In my case, I had a very poor experience in general. Tips for any future tenants: 1. Take pictures of everything. I mean every square inch of your property. I took before and after pictures (with detailed descriptions of each; +30 pictures) 2. Attempt to get everything in writing. Note that communication is very poor. No matter who I spoke with, there was an excuse for not responding to e-mail requests, work orders, etc. during work hours. When I did not hear back from my property manager for weeks following move out, I requested to speak with the manager. She was helpful with my main concern of lack of communication. 4. When asked "hours of business" since they appeared to differ than the hours posted, they said "hours vary based on personal scheduling of workers". Still not sure what that means... Shouldn't there be at least ONE person at the office during office hours? My overall poor rating is based on what I viewed as unprofessionalism displayed by this company. read more

I wish I had thought to check Yelp sooner about this company. I was in a pinch to find a new place to live ASAP and the house listed by Rincon Ventures was in the right area, a decent price and on the surface looked like a nice place. When I was first shown the property it was extremely dirty and in need of repairs. I was assured by Shaun that everything would be taken care of and fixed to be move in ready. I stupidly trusted him. Apparently no one was available to show me the property before signing the lease when the time came but they assured me it was in top shape, so I signed and put the money down. I was given the move in checklist and went to the property to do the inspection. What I found was beyond disgusting. On the surface it looked decent, but once I started opening cabinet doors it went downhill. The kitchen cabinet shelves were warped at least a few inches down in the center so there is no way dishes would be able to sit on them. Others were replaced with unpainted flimsy particle board or missing all together. The oven door didn't close all the way, it had at least half an inch gap on one side which would make it unusable. There were parts missing in the sink and bathtub faucets that caused water to spray everywhere. There was a hole on the side of the shower which had once been fixed but the dark yellow glue glob patch had flaked off so much that the hole was exposed again. The bathroom cabinet was rotting away, with chunks at the bottom falling off and when I opened the door under the sink, it was completely covered in mold. I called the office to tell them how disappointed I was and was told that someone would call me as soon as possible to get things figured out. The next day I called Shaun (the owner) to ask what was going on with the property because no one had called me. He told me he contacted maintenance and they would call me in a couple days. A COUPLE DAYS! When I had everything scheduled to move in the next day... I flat out asked him if he even looked at the property before deeming it move-in ready and he said "it looked alright' to him. Hmm... Really? After reading all the horror stories on here about how no one gets their security deposits back because of cleaning and repairs, it makes me seriously wonder where that money is going because it is obviously not going to cleaning and repairs. I went back to the apartment to get pictures as evidence, then went to the office to demand all of my money back and to be released from the lease. While I was sitting there waiting for my refund check I overheard someone joking about a recent tenant not getting their deposit back after leaving. Now I have only a week to find another place and move in because I wasted so much time on this failed property. Don't be fooled! Rude, disrespectful con artists. Super happy to say that after i let rincons manager Monica know about this, things have been good. Rented 2 properties from Rincon in 2 years and it was a shit show. Both times we got screwed over for our deposits for weird cleaning fees and weed removal even when I personally spent 2 days before move out cleaning them out. Each time we requested repairs it would take longer and longer to get a response from anyone at the office. They didn't even work with us when we moved from the first property to the second knowing we had to come up with 1st months rent and a deposit. Had the unfortunate privilege of renting a house from Rincon. At the end of the lease they will find a way to chisel a way to take all or most of your deposit. When we move in we had to change the toilet seats because they were so nasty, cleaning them was not an option. Next the carpet is about 12 years old. Now we ended up staying 2 years until our house was completed. But after one year an agent came out to look over the property and he even agreed that the carpet should be replaced. But when we moved out the carpet was professionally cleaned but we were still charged 400 dollars stating it was not clean. Pictures taken at our move in showed that there was spots in the carpet when we moved in. But that did not help. The house was in better shape when we moved out than when we moved in. Now when repairs needed to be done we had to wait for over a week to hear about anything being done. Such as the oven died and we had to wait 3weeks to see a replacement, 2 weeks for a new refrig. AC units serviced 4 times in 2 years. I could go on and on. End of story stay away from properties that are under Rincon Ventures. Don't think the home owners that use Rincon are very good either. read more

Maintenance is always super quick to come, Monica is always really nice and helpful! Plus my apt was upgraded before I moved in and is really nice :) I love RV. I'm with the other reviewers. I recently retired from the military and moved from a house managed by the company. They practically stole 80% of our deposit when we moved. They charged us on items that we put in our move-in checklist and even when we used a company that they recommended to clean the carpets. It was a horrible experience that I never want to go through again. One occasion, our AC wasn't working during the summer heat. We just brought our newborn from the hospital and couldn't go inside. It wasn't until I threatened to have to go to a hotel that they sent someone out. Still took an hour for the guy to get there. Bad business. We transferred from SoCA to Tucson late 2011. We made the 8 hour drive to Tucson two weeks prior to the move and met with their broker Shaun McClusky, who showed up at the property in sweats and a hoodie. However, the house was great, so we signed a one year lease. Newer house (2009) so only a couple of things were written on the items list post move-in. From that point, and until time of renewing the lease, the only way to contact anyone at the Rincon office, would be to call. I'm a fan of email, for the sake of recording "conversations", yet, regardless of who you email, you won't get a reply back. When you call, you MAY make it passed their various gate keepers and actually get to talk with someone of authority. Due to our time restraints and how time consuming and labor intensive a move is, we decided to renew the lease for another year. They were quick to process the paperwork for the renewal (of course) but after that, they reverted to being MIA when any attempt to contact was made. Our second year lease expired October 31, 2013, We vacated the property early September, and for the next two weeks, we cleaned, painted and manicured the yard. It took longer than for most people, again due to our work schedules and limited available time. I did the final walk-through with Brisa mid September. Needless to say, the house was spotless for the walk-through. Brisa took a few random pictures, and upon completion, said the only thing needed, was a touch up of the baseboards in the family room / kitchen. I was happy, and surrendered the keys. Brisa ensured me Rincon Ventures would / had already switched all utilities in to their name, so I wouldn't have to bother with that myself. Well, that was a lie. I called all utilities to double check, and none were switched over. In spite of moving out a month and a half early, and of course still paying the rent until end of lease, we didn't receive the move-out statement until a week ago. I just about fell on the floor when I read it. Out of a $1300 deposit, we were charged $225 for cleaning, and $550 for painting! I - though knowing better - emailed Brisa, requesting an explanation of the expenses. Today, a week later, I still haven't heard back, and I re-sent the email. Forget about calling. No way of getting a hold of her - she's "busy". Based on the whole experience as tenants under this company, I have decided not to just "let it go". As a licensed real estate agent, I'm very well aware of the tenants rights. I have my own pictures, taken only minutes prior to the walk-through, so we'll let a judge decide the outcome. I would tell anyone to stay far away from this company. Fact of the matter is, due to the fact that she would not even listen to what I had to offer in trade for the six month lease I needed while my house is being built, someone else benefited from our deal. By far the least professional management company. Our swamp went out and I called them to put in a work order, no response for 3 MONTHS. We ended up buying the part and doing ourselves. They did refund some money for rent.l, which I appreciated, but who does that?! Especially during Tucson summer. They didn't even do a proper walk through with me at the end of the lease. Of my $900 deposit, they refunded $300. What's even more appalling is that they charged me for tiles falling off the wall WHICH I CONTACTED THEM ABOUT AND TOLD THEM IT WAS NOT DUE TO MY NEGLIGENCE, the tiles were old and I repeatedly told them to have someone come in to look at them. They take forever to repairs things--such as our A/C 3 weeks of back and forth bandaid repairs until they finally sent someone to do it right! I asked we be compromised for the inconviecne with a rent deduction for the month but that was crazy talk! So i pay the(550) rent. On time (3rd) with pictures of proof that it went through and on the (8th) i get an email stating i am late and there is an extra $10 tact on so i give them a call and explain there must of been some electronical error when i paid, said ill gladly pay the rent but nothing more at this point im checking the website and the amount has gone up an additional $70! I then decided i better go into office so i go and get to talking with Monica, i expalin the sitaution then ask for help that it wasnt my fault she goes on to say basically if i helped you and waived fee id have do it to everyone.so she sends me out the doors with a grand total of $110 in late fees!.. but I paid on time!! This Property Management Company does care about its properties it manages. I see a lot of complaints here but honestly they can only do so much to a property with out the approval of the home owner. That's one thing that a lot of people need to understand. This Management company definitely cares about the tenants and properties. One key note: Put in your work orders and they are working it behind the scenes with the home owner to get your issues fix/resolved the best they can. read more

Fellow Tenants...Please write to the Better Business Bureau about your complaints! Would give a zero if I could! I could not lock my house because the dead bolt was broken and had to wait two weeks to get it fixed while leaving through the back sliding glass door of the house so no one would break in through an unlocked front door. EVEN WORSE....I made my rental payment online using my debit card....WEBSITE DID NOT SAY THERE WOULD BE FEES!!........I got charged a $71 online payment fee and then charged another $60 late fee for not paying the $71 that I did not know about. I did not find out until two weeks later that during this time they were charging me $10 per day in late fees. Now I owe $271 in late fees after paying my rent on time!!!!!!! The $10 per day fee just continues as I cannot pay this ridiculous scam fee. They should be taken to court!!!!!!!!!! This is in Tucson, AZ. read more

DO NOT RENT FROM THIS COMPANY!!! My husband and I rented a house from them for 3 years, and while we did not have an amazing experience, it wasn't too bad until the last 2 months. As soon as we gave notice to move, they wanted to begin showing the house. Now at the time we were in the process of renovating the house we had just bought to move into, as well as packing our things. We also have 4 kids that we homeschool, so life was a bit crazy for us and we requested at least 24 hour notice via phone before a showing. They agreed, but rarely followed through. A number of times they would call just an hour or two before and say that this was just a reminder, that they had already emailed or left a message with someone. There was no email or voice messages. After we moved, my husband, myself and my mother in law spent 5 evenings over at the rental deep cleaning it. We washed the walls, scrubbed the floors, cleaned the cabinets, and even moved all the appliances to clean behind them. We also arranged for professional carpet cleaning and a landscaping company to come in and weed. When we left the place looked great. And when Rincon came for the final inspection, they said nothing about the home being in need of additional cleaning or repair except for two small items (small dings in the wall that needed to be patched.) that I knew where there. A month later we got the bill. They were not only keeping our deposit ($1,050) but were charging us another $300 on top of that! They claimed that we owed them: $800 for painting and patching (They said there were multiple holes and an entire bedroom that needed painting. Not true.) $120 for debris removal (we had already arranged for Brush and Bulky and had told them that) $100 for weeding (we had already done this) $250 for carpet cleaning (again, we had this done and even gave them the reciept to prove it.) $80 for bathroom cleaning (this was for "Cleanser residue on toilet") Of course, during the inspection it was not mentioned to me that any of this would be done and I would have to pay huge fees for it. And cleanser residue on the toilet?!? 5 minutes and a sponge and I could have taken care of that, but instead they chose to charge us $80!! Most rentals have what is considered regular wear and tear- not them! They even listed some of the things on the bill (like painting the bedroom because there was a different colored space on the wall where a mirror used to hang) that were there when we moved in and now wanted us to pay for them! In the end, we went round and round with Ken about the bill. We had paid a non-refundable $200 pet deposit when we moved in, which the contact stated was to cover the cost of "additional Maintenance" that may have been required due to having pets. So after multiple conversations, he agreed to remove the cost of the carpet cleaning and reduce the bill to $1,050- basically just keep our deposit. So, while I was far from happy with that outcome my husband and I were tired of fighting with them and decided to let it go. But we warned! If you rent with them, just plan on your deposit being non-refundable! Because, regardless of whether it is necessary or not, they will find a way to keep as much of your money as they can!!! read more

When we moved in we had a long list of things need to be done the back screen door was laying in the yard. There was holes in the front wall and some in the back. The guy who fixed the holes in the front and left it without painting. After gluing or ice machine back together I never called in for another repair. Until the AC went out you had my took my wife 3 hours to get ahold of somebody and he didn't even want to come out. Middle of the summer three kids and my wife or at home. One star for being helpful when we applied for the rental house. Note: when we moved in, ALL the smoke detectors were chirping and wouldn't stop even after replacing the batteries. We removed them and saved them. When we moved in, we replaced 4 BROKEN outlet covers that were unsafe for our children. It was pretty obvious Rincon had charged the previous tenants for those and never actually replaced them. (coughCROOKScough) At the end of three years, we ended up buying a house 30 miles away. We closed on the house early so we offered to have house move-out ready TWO MONTHS EARLY, so the owner could get a new tenant that much sooner (they were raising the rent again so new tenants would make them more money than us)! We had also paid half for a yard of gravel to help upgrade the backyard. We were great tenants for three years. They refused to let us off the last two months of our lease, asked for $300 to "begin advertising and buy a FOR RENT sign." We declined and instead opted to have the house sit empty til the end of lease. They bought the sign themselves and even started showing the house. So where was that $300 going to go, exactly??? Hm. They showed the house even when we warned it was not ready. It was not cleaned, it was dirty still. We offered to clean it up for their showings, if they could offer the house to prospective tenants for an earlier date. They said no, they'd rather just show the house dirty. Later they called and asked us if we could, in fact, have the house ready early (about 3 weeks prior to end of lease). We said sure, if that meant rent reimbursement. Yay! We scrubbed it top to bottom and had the carpets professionally cleaned. We hired a landscaper for the FRONT, which is all the lease agreement says we needed done. The house was in better condition than when we moved in, and we have three young children. We asked them multiple times to please do the move-out inspection when we had the house ready. We lived too far to be wondering about it. They refused to do the inspection early, said the applications on the house had fallen through. They did the walk-thru on the last day of the lease. Ended up charging us our entire deposit of $975 PLUS $713 owed immediately. Charged us for things like "touch up paint on baseboards" and "drywall repair," weed removal, BEAN POD removal from the tree (huh?!), light bulb and smoke detector replacements (there were almost NO LIGHT BULBS in the house when we moved in), etc etc etc. Basically wear and tear, normal stuff any decent landlord has to do before each new tenant moves in. They also ordered a cleaning overall, which was unnecessary. We left the house sparkling clean compared to how it looked when we moved in. My fiancé and I applied for a rental home through this company on 4.2.2016. We dropped our applications off at their office along with our $60 application fee. The agent Monica, informed us that we would be hearing from them on Monday, April 4th. We did not hear from anyone. When we finally spoke with someone at Rincon Ventures, they informed us that multiple applicants who looked at the house before us had applied for it as well and they were awaiting owner approval. After numerous calls (on our part), and no returned calls, we learned Friday, April 8th that we passed the application process but did not get approved for the house because the owner had chosen another applicant. After looking at our credit reports, Rincon Ventures also ran 2 hard inquires on EACH of us. Prior to submitting our application we did not know that they were accepting multiple applications for the home. In my prior experience, I have never come across anyone who accepts and runs multiple applications for rentals. The bottom line is we had no idea we were entering a competition for this rental home. In every rental situation I have ever encountered, the first qualified applicant to submit an application was the one who got the rental. We should have checked Yelp first before working with this company. Considering that we are now without a home, wasted a week of not searching for a home, have 2 hard credit hits against our score, AND without a home that we were approved for and did not get without prior notification that we were not the only applicants for, we asked for answers and our $60 back. They denied our request. The home we applied for is also STILL for rent on numerous rental sites. My friend wrote them to check on the status of this home and they responded that they had an application that was pending but they would let him know if it fell through. BEWARE. read more

DO NOT DO IT!!!! Rincon Ventures did NOT abide by the Landlord Agreement. We rented our home through them. They failed to get a signed lease for the second year the tenants were there and told me they did, when I asked for a copy of it, no one could find one, turns out-there was not one. They failed to do a walk-through every 3-4 months per contract, in fact, only one walk-through was done in two year by my requesting. They did not respond to the renters when there was a maintenance issue, the dryer was literally broken for 18 months. That would have been an easy fix as we kept a home warranty policy. They were to perform repairs to the home after move-out. The painter is actually a handyman, roller marks and poor trim made for more work for me in the end. Paint drip marks on dark wood floor after done. We paid to have cleaners come in, they never cleaned, if they did, they would have seen the paint drips on the floor and cleaned them up. I tried several times to speak with someone via emails, texts, phone calls regarding details of the poor workmanship, no one would return my call. I went to the office and Shawn, one of the owner raised his voice and attempted to be intimidating, which failed. When I sent and email to advise I would be reporting them to the ADRE, I received a phone call within 30 minutes of sending email. Eventually, they paid me "SHUT UP" money, which was actually just the money they owed me over the past year but never paid. They are not part of the BBB for good reason, they'd have to fight all the complaints. I still have not decided on weather or not to report them to the ADRE. Luckily for me, I was a license realtor in Tucson and know how to navigate my way through the paperwork, jargon and understand my rights. I feel sorry for the lay person that has to deal with them. My wife spoke with Sabrina at Rincon Ventures this morning. She was greeted with extremely poor and rude customer service. I see a lot of really really bad customer service in Tucson, so I am going to start calling these places out. We moved here from California, and as rude as people are out there, we never experienced this low of a customer service level. We are a military family who lived overseas and needed to find a new honest Management company. A difficult feat when you live 10,000 miles away and only have Skype and the computer to find the perfect company. During the time our property was used as a rental, Ken - our agent - told us when things needed repaired, and worked with us between renters. He really was a great liaison between us and those who rented. Our house was never vacant for long, a week or two at the most. When we decided we might be able to sell our property and put it on the market, our house didn't move as quickly as we would have liked, but we understood the area it was located had lots of available properties. then all of a sudden there was an offer. After the contract, things happened...a leaky frig water line ruined the floor, etc. Ken was ever so valuable at getting the needed repairs done in a very timely manner during a major holiday. He has represented us well during the selling process. As military moves are, we ended up moving back to Tucson within three weeks of our house being placed in a contract. So, now we had to find another house, which Ken did in very short order. He found us a great new house at a fantastic price and is working with and representing us through the whole buying process. Renting a house is a difficult job, but having a management company that works with you to provide good care is another ball game altogether. If the owners don't want to do the right things for their property, it places the management company in a difficult position and in the middle between the renters and the owners.
