    If I could leave negative stars I'd give them negative 10!…read more My swamp cooler still not working after line was flushed and they don't want to fix it. They say it's running at the specs of the manufacturer. This thing is rusted and when they switch from heating in the winter to Summer they don't take a shop vacuum and remove water deposits or the rust so they clog the tubing and they are using hoses that are too small. This has been a nightmare!! Neighbors punching my husband in the face, threatening to burn my building down having guns shot by the same woman. They don't enforce the rules they have in the lease. It says you can only have one car per residents but some of them have cars that haven't moved in years as you can see no tags since 2022 and the spider webs are growing under that car. Had gun pointed at me! I just don't want you to rent here because they never stand behind their work and we pay for upkeep on the grounds and landscaping has only been here a handful of times my husband rakes our side of the driveway and waters the plants. I had to call code enforcement right after we moved in and the cabinets in the kitchen were just rotten. Thankfully code enforcement told them they had to fix this stuff but still can't get the swamp cooler running!!! It's a simple machine that takes very little effort to fix and again still 100° in my house! They want me to move and pack in this heat and then leave it rent ready???!! I don't think so!!!!! DO NOT RENT FROM THIS COMPANY!!!

    I was re/searching property management companies for my first-ever rental property. I wanted…read moresomething local but also an agency that had longevity and, of course, good reputation/reviews. I recognized early that given the sheer impossibility of satisfying all tenants, or owners, no property mgmt company is going to have higher than a 4-star average. And then I came across R.A. with a solid 4+ star average. As I read through dozens and dozens of reviews (here and other platforms), there were a couple of managers themselves who stood out. One was Laina (who turns out to be a supervisor) and the other was Irene. My first inquiries (whether to retain them, what I need to know to be a good LL, and what to watch out for) were directed to Laina as I was preliminarily curious about their management style, prerequisites, and costs. I was especially concerned about the tenant vetting and application process. Laina was extraordinary - always easy to reach and never rushed me in my relentlessly probing questions. I was impressed by the guarantees and the no-commitment promise that RA stands by as well (that's confidence!). Once I had finally settled on RA to manage the house I had purchased I was fortunate to be assigned to Irene. She is meticulous, punctual, responsive, demanding, patient, persistent, and somehow still manages to accomplish all that with good nature. I wouldn't want anyone possessing less than every one of those standards to be responsible for supervising my home. She is also accessible by direct texting and email and has always responded within hours if not minutes. When I thought my house was ready to be listed Irene stopped by to lend her critical eye. I kid you not, she found 15-18 things that needed fixing, cleaning, removing, painting, or installing. And fair warning, many of those issues are deal-breakers for RA (refusing to publish my rental until they were fixed). However, their high operational standards translate into presentability. It took me, plus a hired handyman, almost 2 weeks working every evening and wknd to get the entire list finished... and it made a world of difference. It's remarkable what "you can live with" vs what is appropriately marketable. R.A. was running a summer retainer special of $599 that included all of the above and also professional photos for the listing - on par with the industry. The $99 flat fee/month for management was another selling point. There are a couple of companies that will manage for slightly less (e.g., $75/mo) and a couple that charge a flat 10% per month no matter how high the rental price is (which is ab$urd). RA's costs include two random inspections/year, the dreaded eviction scenario, and it places them between you and the tenant as the primary contact for all things - from complaints, to rent, to repairs. Once you've hired RA, you'll get a monthly newsletter and occasional articles about being a "landlord" and about market conditions in your metro area. They are loaded with helpful tidbits and illuminating graphics. Note: rent is typically due from the tenants on the first of the month but the transfer to your bank account will occur on the 10th or 11th of the month so digure how to float your mrtg payments accordingly. There is a bricks/mortar location just north of Campbell/Ft. Lowell and that was also important to me - to lend legitimacy to the company. It is modest, with basically a front desk and small office but it's staffed by a receptionist M-F from whom you can get sample documents and preliminary questions answered too. At the end of the day, property management is 30% fees/costs and 70% skilled diplomacy -- between owner/Mgmt and between tenant/Mgmt. You need to have those relationships working smoothly, precisely because of the inherent friction points that they so easily generate. In Laina and Irene RA's mgmt team does a tremendous job navigating each.

They also have a sizable pool of contractors (landscape, irrigation, paving, painting companies) they've worked with through the years to get you qualified professionals and the best estimates and price for your HOA's budget. We are a 72-unit housing in Countryside NW Tucson and have been with Cadden for 6 years. I've served on the HOA Board off and on for the past ten years and during that time we've had several management companies. We really like Cadden Management. We had Daniel the first 5 years but he was transferred and now we have Geoff--both are articulate, intelligent, even-tempered and knowledgeable. But most important they have the ability to keep our HOA meetings running smooth because they are knowledgeable and experienced in Roger's Rules of order. A manager is only as good as the Board of Directors in which they serve. If you are a Board that doesn't get involved in your community, no manager can take the place of a Board of Directors. So it's imperative that a Board does their job too. A manager manages and a Board runs things; all for the good of the community and homeowners. If the president is hands-on and keeps the manager informed, submits the agenda--to include suggestions from the rest of the Board and homeowners--with everyone else on the Board working as a team then the HOA becomes a well-oiled machine and can get a lot of things accomplished. But to do that it is imperative to have productive HOA meetings. Specifically using Roger's Rules of order. That is where a good manager comes in. And that is what we have with Geoff. The other thing I like about Cadden is they will match your Board with a manager that suits your needs. When Daniel was transferred we were given a manager that didn't work out--not because she wasn't qualified--she is; but because our Board is a bit boisterous. Our meetings get out of order easily, we really require a manager with a firm hand who keeps Roger's Rules in play during the entire meeting. Without that we've got directors and homeowners speaking out of order, jumping in with long diatribes, sometimes arguments, resulting in our meetings turning into 3 hour discussions with everyone leaving frustrated and without getting much done. So we called Angie (Cadden's Senior Team Leader) and told her we needed a manager with a firm hand--cordial and polite, but a real Roger's Rules manager and she got us Geoff. Geoff is a perfect match for us; our meetings flow nicely, they're organized, concise and we get everything accomplished in 1 hour. Geoff prefers to just work with one contact on the Board--usually the president--in this way there is less confusion and this aids in streamlining things and getting more accomplished. If you are an HOA looking for a cordial and intelligent experienced manager who can keep a meeting flowing smooth--who uses a firm hand and Roger's Rules then Cadden Management is a good choice. Their pricing is reasonable, they don't gouge nor inflate costs, you get an honest deal and they will go the extra mile to accommodate your HOA to the best of their ability. But remember, we on the Board have to do our job too, so it's a real team effort.

    Ive been reaching out this company for the past week with a call back from management within 12-48…read morehrs. Its been over 84 hours. This is the 2nd time having to deal with a company that does not have the community aspect in mind when dealing with problems but, they have no problem sending out letters of HOA violations that dont make sense. Stating that the Lantata plant in my yard is weed. Ive updated my preference of contact as email over 3 months ago and have still contuined to receive letters that are sent to the wrong address. Not being able to communicate with people you represent is a big problem.

House inspections didn't happen as expected, they only returned a third or the deposit even we knew that the expenses for damage was more. We decided to end our contract with this company. Ali A.

They are all…read morerelated to each other and all their "contractors" (Johnny and Sons, particularly) are just handymen that work for them. I rented a higher end townhome from them in La Paloma. The house was INFESTED WITH RATS, had MOLD GROWING IN THE WALLS, and an old, decrepit AC that routinely broke down and created extremely high electric bills for me. I notified them of the sound of rats in the walls (see video) in early November, and they dragged their feet getting a guy in the attic space until January. The pest control guy said the attic was "full of rat shit". BTW, inhaling rat feces can lead to death (Hanta virus). Mold was discovered in master closet from a leak inside the wall. I had to pay for a mold inspector to come out. During remediation, rat feces and mold can be seen in the videos/pictures I'm attaching. Both my four year old son and I developed coughs and insomnia living here.. not sure if it was from the mold, rat feces, or both. To top it all off, they are now nitpicking over ridiculous things at move out, blaming me for weak water pressure in the kitchen. There is a hose spigot on the other side of the kitchen faucet wall that corroded due to 40 years of neglect and it just busted off. Johnny and sons then "jimmy rigged" the spigot, and the water pressure then nose dived in the kitchen (see corroded spigot). After all this headache (literal), they are now only giving me back half my rental deposit.. even though I left the house in immaculate condition (even paid to have carpets and floors professionally cleaned). Needless to say, I'm now taking them to court.

    Well, thank goodness my year of renting from this company is over. It really wasn't anything…read morespecific, I just never felt valued or appreciated. As a paying renter, I expected to be treated with more respect. We had a couple of issues with paying our rent, once being told that the company never received it, and also mistakenly being told once again we didn't pay, when the money had already been withdrawn from our bank account. To remedy this issue, I thought it would be wise to hand deliver them our checks, but no one was ever in the office when they said they would be. This was extremely frustrating, and as a paying tenant, I felt a major lack of respect. When it came down to receiving our security deposit, we were charged for things that we did not break, things that were already issues when we first moved in. If you don't care how you're treated, this is the property management company for you!

When we asked questions, Sophia responded rudely. We couldn't even get a sentence in without her insulting, rude responses. Is she actually TRYING to make sure places stay empty? I would rather live in a cardboard box than be in a place that Sophia manages. She's rude, condescending, and completely uncooperative -- to people who were interested in giving her money to rent a place! Don't work with these people. No matter how good the place looks, it's not worth it dealing with even one phone call with Sophia. Run.
