I'm not a contractor, so I didn't know what a poor inspection Rinehart performed until I had a $4000 plumbing bill after heavy rains this fall. We had too many fixtures on one plumbing stack, and roof vents improperly sealed, all of which resulted in a flooded basement (no physical clog upon inspection by the plumber, but an issue with air in the line, improperly vented, as the line is to smalll for the number of fixtures on the stack). Because we are 15 months removed from the inspection (and of course we signed off on the 12-month limit for any claims - completely my oversight, I admit, and one I sincerely regret), Rinehart has washed his hands of us and any responsibility for a poor inspection of our roof plumbing vents (see other reviews here, where the roof inspection is a problem). They were not wrapped/sealed correctly on the exterior, and more critically, too small (per basic construction standards) for the number of fixtures on the stack. Neither of these issues were pointed out to us. Further, Rinehart seems to think that since we did not scope our sewer per his recommendation, he is cleared of any obligation to have alerted us to the defects I described above (too small/improperly sealed plumbing vents). To confirm: upon inspection by a plumber, no clog was found - the overflow as caused by air in the line, not a clog/leak. Finally, in spite of the diagnostics and recommendations made by a professional contractor on site who repaired our line problem, Rinehart shared with me that he consulted several experienced contractors, ONE of whom said the contractor I hired, was flat wrong (this, in spite of neither this "contractor" or Rinehart actually setting foot on our property subsequent to the overflow). So, site unseen, this "experienced contractor" reliably (predictably) supports Rinehart's refusal to accept any responsibility. I would not work with Rinehart again, and buyer beware if you rely on this company's inspections. read more

We were very unimpressed by Rinehart. We had short notice to get an inspection done, so they were our last inspection service who was recommended to us. We were told to come to the inspection and ask questions, but we had to leave early this specific day, so we mentioned this to the inspector at the very beginning. The first problem, was the roof. The inspector made no initive to go on the roof of the home, and only looked at it from one angle. Going into the home, the inspector made sure to catch up on the Seahawks game. (Remember, we mentioned to the inspector that we would have to leave earlier). During the inner home and crawlspace inspection, the inspector made kept making comments and attempts at not doing the job 100% (We've done two other inspections, and they were flawless and went out of their way to do more work than usual for us). After the crawlspace, we told her we must be going, but our realtor would be around if she had any questions/concerns and she could tell us later on; along with the inspection report. Lo and behold, she didn't checkout the attic. She didn't check out the garage. She didn't check out the shed. Within ten minutes of us leaving, she was out the door as well. Our realtor said that was fine, but we still paid full price for the inspection given, and expected it to be done correctly. We're the ones paying for it, not our realtor. Sadly, we won't be using Rinehart again. read more

Moving to a new state and used Rinehart Home Inspection per our realtor. Turned out to be a big mistake. Not only they are inexperienced (with the original owner retiring) but also very expensive. They charged over twice the market price without telling us in advance -- even surprised the realtor who used the old owner before. Worse, they did not know much of what they are doing and have no equipment to inspect the siding stucco and foundation (even with wide visible cracks) and asked us to pay someone else (we did pay extra and found serious issues of the house that we decided not to proceed). Then they offered to refund $85 ( less than 10% of their original charge that's close to $1000) but never kept their written promised, even after my multiple gentle reminders over the months. I will never use Rinehart again as there are so many capable and honest inspectors out there. read more

I wouldn't take a free inspection from this guy. He was recommended by the real estate agent I used when I bought my first house. He lied when looking in the attic saying that a section of the attic wasn't accessible because there was a solid wall. I went up there after the inspection and found that there was a clear way to get into the "blocked" section of the attic. He just didn't want to crawl through it. The opening was out in the open. Also, while he was up there he completely missed bent joists which caused for our ceiling to have a huge bend in it. He and the real estate agent clearly worked together in order to get the house sold. I will never recommend this guy or anyone associated with him. You've been warned. read more

I highly recommend this inspection company! Meri Rinehart did our inspection on an older home we were purchasing. This was a 60 year old home that had been purchased a few months prior by a builder who had remodeled it. We were paying a lot for the house, so I needed an inspector that was going to point out everything as I was worried that we would purchase the home and then later realize that it needed something huge like a new roof or there was some other major issues in the home that were not caught during inspection. Meri was extremely thorough and trustworthy. She found absolutely everything and we were extremely happy! In fact, I was so pleased with her that I had her come back and re-inspect the home once the builder was finished making the fixes that we agreed upon (to make sure that they were done correctly and in accordance with regulations). She is extremely friendly, knowledgeable and I actually learned a lot from her about my home (which I really appreciated)! I WILL be recommending her to all my friends and family!
