I have lived at Olympus Town Center since February 2024. Within a month of moving in, the property…read morebegan major renovations directly beneath my building. They performed extensive dirt work -- removing all the soil from under my unit and several others -- and piled it in front of my apartment for six to seven months. When the work was finally "completed," the contractor only replaced about half of the dirt, which, as anyone familiar with construction knows, is bound to cause future structural issues. They never told me they were planning on this work and that I would be living in a construction zone. Within a couple of months, I began noticing cracks in my ceiling and leaks from the upstairs unit. I was told the issue came from a clogged AC line. It took several attempts before they finally stopped the leak, but the damaged drywall in my apartment was never repaired. In November 2024, I submitted a request for the drywall to be fixed, and they marked it as completed even though no work was ever done. I'm not someone who usually complains, but by June 2025 I brought it up again because the damage had become an eyesore. In July, I saw a maintenance worker entering my apartment on my Blink camera -- I assumed they were finally there to fix the drywall. When I came home, I was told he was there to access the ceiling for a plumbing leak in the unit above mine. I wasn't informed anyone would be entering my apartment, which was extremely frustrating. The maintenance worker could see my frustration and said he would repair the drywall after fixing the plumbing -- and he actually did, but only because he took it upon himself to do it, not because management followed through. It was the worst patch job I have ever seen and it was painted with a gloss paint even though the wall is painted flat. I renewed my lease in August 2025, hoping things would improve. By September 2025, new drywall cracks appeared, and parts of my ceiling began to fall in. I went to the leasing office and waited 30 minutes to speak with someone, only to be told to submit another request online. I submitted multiple requests asking to meet someone at my apartment to review the damage -- no one ever showed up. I also emailed management and several office representatives expressing my frustration and requesting to be released from my lease. That was over 10 days ago, and I have yet to receive a response. To make matters worse, when the initial construction was done, they removed all the grass and bushes around the building and never replaced them. I've had nothing but dirt in front of my apartment for 16 months. When I finally asked about it, they threw down wood chips -- which now wash into the parking lot every time it rains. Overall, Olympus Town Center has terrible communication and poor maintenance practices. They regularly mark requests as "completed" or "cancelled" without actually addressing the issues. The property looks awful, the buildings are falling apart, and management doesn't care. To add insult to injury, they even increased my rent despite all of these problems. I pay monthly for pest control, yet my ring has only caught them one time treating the property. I would not recommend Olympus Town Center to anyone. They are friendly and accommodating only until you sign the lease -- after that, you're stuck. Olympus has bought out many other apartments in the area, leaving renters with fewer options and lower standards of care. I'm attaching photos of the damages and conditions to show exactly what residents are dealing with.

I was on the first floor, and all the water went down my pantry and under the floorboards in my kitchen. Anytime I stepped on the floorboards, water would come pouring out. There are two occasions that I went to management about this, but I was told two things that absolutely floored me: Mold doesn't grow in 2-3 days, and that they would use a dehumidifier to take up the water. Black mold does, in fact, grow in 2-3 days, and a dehumidifier would do absolutely nothing to help the water. I assume they did not want to address the problems until after I moved out, since I gave my 60 day notice. Regardless, I thought it was very unprofessional, and I did not push a prorate after these interactions. I lived at a family's condo for the time being and just wanted to move out as soon as possible. 2) Someone at the complex took my name off my mailbox and put in a forwarding address slip for the next resident BEFORE my lease was up. This couldn't have been worse timing, seeing how any and all tax documents I should have received were bounced back to USPS, and I am struggling just to find out how the hell to get them. I was told that it was the responsibility of the USPS, but even if it was their responsibility, the apartment complex would have to give them the notice that I was out of the apartment. There would be no reason to tell USPS that I was moved out of the apartment before my lease was up. Never mind the tax documents, I was missing quiet a bit of mail. Ultimately, I do not want anything else to do with the complex anymore; it's just been such a pain. I cannot recommend this place until they have better management. They dropped the ball really hard, and I find it daunting that I put any kind of effort into approaching their office.

They "said oh don't worry it's not late as long as you pay by today" then I get a letter in the mail today saying I owe 10% extra on my rent for making a late payment! The scam and audacity of these people is infuriating. The manager's response was oh we have "new management". Yea since last month? Anyway the way they are running this place is not sustainable and the excuses are a joke. Beside having other issues with them for my mailbox key not being made after calling them 4x I give this place 2 stars. Only because the local business around here make it worth dealing with them. The current owner/management company actually cares about this place and has been putting a lot of effort into what would probably have been considered a "distressed property" when they bought it and it's looking and feeling nice again. Lots of upgrades have been going on in the apartments as people move out, they're taking good care of the landscaping and making a real effort to keep the place safe and clean. They're always adding new cool things (most recently an after hours package locker accessible with a code!) and keeping residents up to date (lots of nice emails, texts and fliers when there's a notice or a holiday coming up) which I really appreciate and it's something I didn't know I was even missing with the previous regimes. Literally everyone who lives here is SO NICE. My husband and I walk a lot and everyone knows our corgi Waffles, I swear he has a secret fan club because neighbors I've never met before know his name and want to come pet him when I'm out with him by myself (please pet my dog he loves you, stranger!), which is another point: I feel really safe walking around here by myself, even at night which hasn't always been the case in the past. Past grievances that have been fixed by the current owner/management company: The back fence had a person sized hole in it that people from the neighboring apartment community were using as a gate, this was fixed. The fence was in general disrepair and they had someone come out and weld rusting spots and paint it. The bushes were overgrown and the trees were so low it made it hard to walk down the sidewalk, they had someone come trim everything up and have kept it nice since then. None of the security lights worked and the new management had SUPER BRIGHT ones installed so the whole place is illuminated at night. The AC units were always breaking down and being overly noisy, they had an AC repair company come out and service all of them and I've seen them out there checking over things even when they're working just to be sure everyone is comfortable. There was dog crap everywhere... Well, there's still dog crap everywhere but they're always having someone walk around and pick it up and they added more poo bag/trash stations to the property to encourage people to pick up after their pets (this is a resident issue, NOT a management issue! Pick up after your dog you uncouth cretins!) Current grievances that have not been fixed yet: The hot tub has not worked consistently in the five years I've lived here. I understand that it's probably egregiously expensive to fix an in ground hot tub but considering it's a draw for most residents (me included!) and is advertised on the website it really SHOULD WORK. The pool also gets a little narfy sometimes but I don't use it much so I can't talk, but it seems like it should be cleaned more if it's open. Parking is a bit of an issue and totally not their fault but I've seen residents who have bought two covered spaces for their car so they can park their car in the middle of two spots which just adds to the problem and, in my opinion, should not be allowed. The front gates are always breaking down, again not their fault as it's an inherited issue but it seems like something that just needs to be replaced vs. repaired at this point. Also, the fountain in the front is always breaking and getting gross... It's really cool looking when it's working well but when it's not it looks disgusting. All in all the good far outweighs the bad. And there's not much bad left! Yes, they're apartments so you get some noise from your neighbors. We live on the first floor and have had some absolute nightmares for upstairs neighbors, but we've had some really great ones too and they still make noise, it's just part of living in a multi-family building. You don't get any noise from the highway and very little from being in the flight path from the airport so the buildings are pretty well insulated, I just wish the walls were a little thicker.

The appliances are old, the paint inside the units is just poor quality and start to peel and they try to cover it up with cheap patchwork, all of the screens on the windows have holes in them, what bathroom that you know of does not have drawers in it to put your bathroom supplies in. You have to roll your window down and use an outdated flat fob that's like a credit card instead of having a modern gate remote.....It does rain a lot in Texas management! The Stones are falling off of the buildings and have been for sometime now and they just don't keep it very clean compared to other Apartment complexes! All of this would be Olympus Stone Glen in Keller TX, I would not recommend anyone to move into that property if you cherish a require a nice, clean friendly environment! Many residents there feel the same way as I do based on conversations, I must admit that the maintenance guys are nice unlike the front office ladies.

It a very nice community, though parking can be tricky (get covered parking), and if something needs maintenance the management responds very quickly but if an appliance requires replacement I have found the management won't purchase it (water-heater provides warm water for 8 minutes; difficult in the winter if you have a lot of hair). The maintenance crew worked hard to help extend the hot water.
