I moved into one of their properties the middle of November 2022, with them acknowledging there were things that still needed to be done. Well, 8 months later and nothing has been done. Now I get notice they are going to charge $4.00 a month to my card for me to pay my rent. I am 72 years old, in poor health, live alone, do not drive due to progessive blindness but yet they want me to go get a cashiers check and take it to their office on Blanding....BLANDING, the worst road to travel on any time of the day or night. I have sent two note to the office and no response from them. I guess they will have to come take me to the bank for me to get my rent money, then take me back home. Really River Oak Realty....be respectful to me your tenant that does't complain about things that you were to fix when I moved in. read more

I really appreciate all the reviews posted. I'm moving to the Jacksonville area next month and contacted this company for a rental. After reading all the negative experiences, I've decided not to go with this company. Companies need to realize that good business practices matter and customers do have a voice. This place is an absolute scam! We rented a home from them for almost 5 years and every single time we had a home inspection we were told the place looked great. However we reported that one of the doors wouldn't open and put a maintenance request in for it and never had anyone come out to fix it. We had BLACK MOLD growing throughout our roof and coming out of every air vent and we put in multiple maintenance requests about this and they send one guy out who shrugs his shoulders and tells us to paint over it. They send two idiots out to service the AC unit and they botched the job which caused the AC unit to leak and damage the hard wood flooring throughout much of the house. We reported this to them 8 times. Not one single maintenance worker came out to address this. The door to our garage was old and jammed and they send a guy out who pulls it off and puts another old door on and then throws the original door in our yard and leaves. Our property manager changed 3 times during our stay and we would have to chase them down and we would have to remind them that our lease was about to be up and we needed to renew. They jacked the rent up on us but never came out to do any repairs. Finally they tell us this year the owner wants to sell the house. They offer to sell it to us and I ask them how much. They text me the email of a lender they work with. I say no I want to know how much the owner wants for the property. A week passes and no response. I text again asking the same question. Days go by and finally I get a response of "oh I don't know let me ask her." Real professional. Oh I never got an answer to that one simple question either. So now my wife and I move out and we are closing on another house. We turn the keys in to River Oak after they never reached out to us and ask for them back. Once again we had to remind them to do their own jobs. Now today we get a nasty letter saying that not only are we not getting our security deposit back but they want an additional $400 for, guess what, damage to the floors!! They want to gouge us for $1200 for stuff we've been telling them for years was wrong with this house and they've done nothing to address! Do not do business with these incompetent and unprofessional scam artists. Save yourself the headache. read more

River Oak Realty attempted to manage a property I own in Jacksonville for the past few years. I did not pick this company as my property managers, but ended up with them when my previous property manager fell ill and sold her company (and all her rental management contracts) to River Oak. That being the case they have never been very good at placing quality tenants, taking care of the tenants, or taking care of the property itself. Having two other rental properties in other states that have property management companies taking very good care of them for me, I feel I have a good idea of what to expect and River Oak fell well short. I've since hired another management company to take care of my house in Jacksonville. Some specific problems are below: - After having a quality tenant in the house for four years, the tenant had to contact me directly to let me know he was moving out as he could not get a reply from River Oak after attempting to contact them numerous times. I then in turn could not contact the manager assigned to the property either, but eventually was able to get Tiffany to respond and she took over the property. - Over course of having them manage the property, I've had no less than four different people managing the property. They have told me that they are a team and that they all help, but my experience was that my tenant's concerns and mine fell through the cracks and unless I actively kept on River Oak that things would not get taken care of. I utilize property managers so I do not have to do just this. - After putting in a brand new refrigerator, the ice maker stopped working within a couple of months. The tenant put in a trouble call to River Oak, and didn't hear anything for months. This should have been an easy fix as the refrigerator was still under warrantee. Only after the tenant contacted me directly and I contacted River Oak was the issue eventually resolved. - After having to have a tenant evicted, the manager that was assigned to my house Jennifer was doing a fine job getting the house back in shape to be rented back out. She sent an email stating that the house was ready to be rented and it just needed a little more work on the outside. We replied and stated that her plan sounded good and to go ahead an list the property. Then we didn't hear anything for two weeks. When I called to see what was going on it turned out that Jennifer had resigned. River Oak said they were listing the property the next day, which they did, but I do not believe they would have if I had not called. These are just some examples of where I do not feel that River Oak provided the service that I was paying them for leaving me with the feeling that they were just collecting their percentage of the rent and not providing good service in return. There were some times where they did do well such as dealing with the neighborhood's HOA when I had a tenant that was not getting on well with the HOA. In the end though, I can not recommend River Oak Realty and I believe there are better companies in Jacksonville that provide a better service for owners and tenants. read more

My first yelp review because this just had to be voiced. They were soooo rude its astonishing. Surprised they are still in business . So i called today 12/22 because i was apartment hunting yesterday and found the one i wanted. It came time for her to run my credit check and it showed i was evicted from a house they rented out to my mother in middleburg. I waited until today to call and ask for verification if they have a copy of my ID or anything to prove i didn't sign it. I was beyond polite and kindly asked if she can verify my name is on the lease and the manager Jennifer was so rude to me i was taken back, she even went as far as hanging up on my face. Terra is also rude. I feel sorry for anyone who choose to work with these disrespectful intolerable people. So upset because this is fraud and its complicated to get removed when im all the way in california. read more

Horrible treatment - the only way to get the owed refund back to me was through multiple communications and stating I would get an attorney involved if they did not do the right thing. Have rented from many property management companies, and they are horrible. Especially avoid Charlotte - she tried to blame issues in the house construction on failure to put bleach down the AC drain pipe when the installers needed to put a riser on it so that it was not buried in the ground. Also was "scolded" for calling about an issue instead of placing a maintenance request in the portal, then reminded them that the last maintenance request I had placed was simply sitting there untouched for over 4 weeks. Also had to open 3 maintenance requests for a single issue before they dealt with it. While they should function as the liaison between the owner and the renter, they act like they only care about the owner and themselves and treat the renters as disposable. An electrician that came and did some work on a GFCI outlet that messed up stated to me he used to rent from them and had to do his own repairs because they took too long to respond to a potentially hazardous electrical issue. Avoid at all costs - River Oak Realty is NOT the place to rent from if you want a pleasant experience. P.S. With an infant (under 6 months) in the home when the AC compressor went out, they told me on a Friday that I would "have to make due with fans or something" until the next week because, even in the FL summer heat, they were not willing to pay for an after-hours repair visit. My mother has a rental property in Florida and she went with this company to help manage her rental property. The agent Jennifer Hallet who works for this company has been very lousy at following through with her deadlines and requests from their clients. Recently we requested for property inspection pictures of the home site and for two months, we got this run around from the agent. I have past experience in the Real Estate industry and it should not be this difficult to take pictures of the property if given enough notice to the tenants (48 Hours). And the tenants do not need to be present to have this done once notice has been provided. So what was her difficulty in getting this job done? Can only imagine. Im sure the company has some good people working for them but dont go with this particular agent (Jennifer Hallet) as she will just take your money and really not do anything for you. Reached out to this company to inquire about a possible lease and after several days of trying, finally got a return call from the proper staffer. After first being told that my purebred, well-trained/mannered German Shepherd was not an issue, I was later told that because of the weight of the dog, that there was an issue... which I suppose is their right to do... until the agent then started trying to talk me into giving away my dog! This is an amazing, much-loved and well-mannered canine... that's been a part of my family for a decade... so this needless mercenary attempt to get me to give up my GSD so that they could rent that house was out of the question... and when I explained that carefully, I was treated rudely and dismissively. A totally bizarre turn of events... and while I get that some renters are paranoid about dogs due to lack of knowledge and ignorance, trying to better themselves by such tactics is beyond foolish. I want nothing to do with a company that attempts to better their lot in such ways and urge extreme caution in dealing with this company. read more

We trusted these people to rent out our home and take care of it while we were deployed overseas. They failed to take care of it. They failed to communicate with us about it and in the end we had thousands in damages due to horrific tenants and thousands lost in lost rent. Don't ever leave your home in their hands. read more

I absolutely do not recommend this company for rentals. I do not have the time to write the novel that my complaints would be. We went through four property mangers in one year due to us complaining about the poor customer service. They fired the one person that attempted to help us. The current manager Eddie is an ass for lack of better words. Jennifer Hallet was mentioned in an earlier review as a property manager. I literally had to chase her car down the driveway when we moved in to show her how filthy the home was upon moving in. Our definition of clean was very different. River Oak Realty does NOT know how to manage property. We have had a couple of instances with them. The first one being some years ago when we rented a house from them. They rented it to someone else after we had already moved in. What a surprise when the new renters walked in and asked us why we were there. Unpacking. The latest being, them receiving the application fees for a rental, getting an approval for it and they say that you have 7 days to sign the lease. Don't believe it. They day before the lease was to be signed (6 days), they sent an email saying it had been rented to someone else. They didn't even have the professionalism to call. I dont have enough time nor space to write all the terrible things about the people of River Oak Realty. I only gave them one star because I HAD to give a rating. First of all, they have to be the rudest group of people I have ever had to deal with. Having to bring my rent into that office once a month was the bane of my existence and got a terrible attitude from whomever I was dealing with each time. They may be the biggest reason I wanted to leave this part of town. We had an accident in our home that left my husband very injured and the first thing the agent over our property inquired about was how quickly the damages would be fixed. When the time did come as to whether or not to renew our lease, stay in the home or move out, we were supposed to be given sixty days prior to signing that paper, so we purposefully turned our paper in later knowing that. One day I saw a rental sign in our front yard and called about it in which I was informed that our lease would be up two weeks ahead of what we expected. They would show up unannounced when the time came to show the property and I would refuse them allowance into my home because of our newborn baby. When they did finally catch the point of calling ahead of time, they were continually late. Like I said, I could go on and on, so take my advice, find a different rental company, youd be dumb to rent from them. read more

I also very much appreciate the fact that in the process of us vacating that your lovely professional Don had the audacity to place items from inside our home, out into the road while we were not currently on the premises. I also appreciate your company throwing away our vacuum during the middle of the day while we were moving. It makes me so glad to know I will no longer have to be mistreated by such unprofessional rude people! You instead should take this opportunity to retrain your staff on the proper way to conduct business as a professional, maybe then you will not have such negative reviews. Also another tip: when you enter someones household, do not pull their curtains down and move their items such as a headboard and lean it over their bed. You should realize that you are a realty company and as such you are entering other peoples homes, and treat their property with respect, and leave things the way you left them. I am currently still a renter. I pay 1450/month. This is not a cheap house in the area and we have Never been late with our rent, I have it auto payed through their system. I'm otherwise a very amenable person but after 4 property managers and virtually having to rant and rave to get any action I can tell you that if you're considering renting a property, run away. My guess is they're all sycophants and likely are all smoochy-face in a sales situation but if you're a tenant, forget about it. You are required to give your damage deposit before the house is even vacant and if the house is a wreck, as mine was, tough luck! I've gone to extremes to document the problems I've had with RiverOak but I'm still pretty sure they're going to try and stiff me when I leave and I'll have to sue them. Luckily I have loads of evidence but still I know from having dealt with them for 2 yrs that it's going to be a nightmare. If you choose to rent from these guys. Good luck to you. read more

We rented a home and thankfully, for the land lord, my husband is handy. They fixed nothing in a timely manner. Huge leaks on the roof that had water around the home especially in the attic. Not once did anyone look in the attic. Not to mention they kept $100 of deposit for a blind that was broken when we moved in. We are in the navy and were transferred and even though we left on the 10th, they charged us full rent, yes we gave plenty of notice in writing. They cited that we didnt turn in paperwork until after the 1st the previous month , so they could LEGALLY charge us full rent. Well, we didnt get it in on the first but I called and told them before since we were out of state finding a new rental in Norfolk. Never in my 17 years in the Navy have I ever encountered this problem. We are dream renters, the home is ALWAYS in better shape when we have to move. Shame shame. Don't rent or have them manage your property if you care about your money or rental investment. read more

I've been using River Oak Realty to manage my two properties in FL for 3 years now. Tiffany Greaves is my property manager and she is awesome at getting the right tenants into my homes as soon as the properties are vacated. Tiffany replies quickly to my phone calls and emails. She is also outstanding at making sure any tenant's repair request are taken for action the same day they put them in and she always sends me a courtesy email to let me know that a work order has been put in for whatever the issue is. I'm so happy to have her as my property manager because I wouldn't be able to take care of these properties on my own since I live so far away. She's worth her weight in gold. I highly recommend her. Ben Parham has also been great at quickly addressing any concerns I may have had in the past; he is such a gentleman and very professional, and did a great job pairing me up with a great property manager who follows direction very well and is also very professional. Worst renting experience I have ever had, seeing as I have rented for almost 10 years in different places. Trying to get anything fixed is like jumping through hoops. Our current property manager Catherine Harris went as far as to tell me through a text message it is not her job to fix things and to not contact her regarding anything wrong with the property. I feel bad for the owners of this house. It is not a bad house, but when the garage door breaks the first day you move in and breaks again in the same spot a couple months later and no one fixes it, something is wrong. The property manager Catherine Harris is less the professional in her many negative text message responses regarding her 'efforts' of helping me fix things that are broken in the house. It has never been a tenants responsibility to pay for anything breaking in a rental house or apartment. I have been told repeatedly to pay for all repairs/save receipts for reimbursement and to set them all up myself. I was given numerous numbers to call and ended up having to call back because my property manager didn't even know her own property policies or who to contact to fix what; as well as not even knowing which current tenant resided in the property. I have not contacted her regarding any repairs that are currently needed and I have documented everything that has been broken from when we moved in until now. Just sounding from her 'customer service friendly' attitude I foresee a hard departure from this rental house. read more
