    This is a in-depth and honest review of my time living at Forest Rim. I lived here for four years…read morein a second floor unit. I thought it was great at first, though you have to live here for a while for the cracks to begin to show in your first impression of the apartments. The Upsides: Appearance- The interiors of the apartments look beautiful at first glance. My unit was recently refurbished when I moved in, with fresh paint and refinished kitchen countertops, and I loved the vaulted ceilings and big closets. The installed washer and dryer were great, especially after years of using a laundromat. Management really cares about the appearance of the apartments, and they prioritize landscaping and maintaining the well kept exterior aesthetic of each of the buildings. Location- Forest Rim is in a convenient location and is a short walk from Nyberg Shopping Center, Browns Ferry Park, and the Tualatin River. There are several gas stations nearby, a Domino's Pizza, a McDonalds, Five Guys, Chipotle, Jamba Juice, and a 7/11 across the street that is open 24/7. The Downsides: The Price- Though this isn't unusual in the Portland Metro, the cost of rent is far too high for a one bedroom apartment. Though it was reasonable for the first year I lived here, it has increased by two hundred dollars a month in the years following with no increase in the quality of life of the apartments. Bad Neighbors- The apartments are poorly designed since each unit has paper thin walls. This means you're at the complete mercy of your neighbors. I've been woken up at 3am by my next door neighbors in a shouting match, and my downstairs neighbor loves to crank up his music with the bass on full blast, sometimes enough to feel the stereo through the floorboards. One of my neighbors was a drug dealer that was escorted off the property by police. How he got approved to live here, I'll never know. Although you are required to pick up after your dog, the rule isn't enforced and not everyone does, so you have to watch your step outside. Parking- The parking situation is terrible. If you don't want to pay the extra $50-100 a month for a reserved covered parking spot or a garage, you may want to be home by 7pm at the latest, otherwise you will be stuck walking. Sometimes this means you're walking from opposite side of the apartment complex, in the dark or the rain. I paid the extra amount to have reserved covered parking since I work a late shift job past 10pm, and several different vehicles started parking in my spot. After this became a problem over the course of several months, I tried calling the towing company that is advertised by the apartments, only to be told they no longer offer their services here. Smoking- If you are a non-smoker, you really don't want to live next to someone that does. Although the apartments are advertised as non-smoking, the rule isn't well enforced and because of the thin walls, your home can smell like a chain smoker lives there, just because of your neighbors. There's nothing worse than having allergies or having your home or clothes stink because your neighbors felt like smoking a bunch of joints or cheap cigars. Construction- The apartments may be periodically under construction, such as having someone replace the roof tiles or repaint the siding. There will be little announcement of this, as I woke up one morning to find a strange man on my outdoor balcony replacing my deck railing. The Summer Heat- The apartments have no AC, and since management bans the use of large window units, you're limited to using your personal small AC units. Every summer, even when keeping the windows closed and the blinds shut, my apartment would reach an indoor temperature of 80-90+ degrees with two AC units on full blast. The Ants- Another common sight in Oregon. Carpenter ants are an intrusive problem, and came out of the flooring, the cracks in the walls, and even the plug in sockets and light switches. Buying ant poison and ant traps are a must. Management- While they won't assault you with endless apartment inspections, the laid back attitude of the management office makes it seem like they don't actually care. When my car was broken into in the parking lot, when it was parked right by the front office no less, there was nothing they could do. Private security occasionally patrols the parking lot at night, but they never get out of their car and are ineffective at deterring petty theft. While Forest Rim Apartments look beautiful and may seem reasonable, and are honestly more like 2.5 stars out of 5, the negatives outweigh the positives. While very far from the worst apartments I've ever lived in, there are too many downsides to honestly recommend Forest Rim as a great home.

It's surprising quiet here (am I'm very noise sensitive). The staff is terrific - they take care of all the little things that are so important to a consistently good living and lifestyle experience. If you would enjoy splitting a Referral Fee here LET ME KNOW and I'll be happy to refer you. I'm on a year lease and find the location, convenience, weight room, grounds and greenery all so pleasant. BTW I am credit-challenged but management was willing to work with me. :)

I got her as a…read more9 month old puppy, and she immediately made short shrift of my entire, 25-year-old (pretty rotted) perimeter fence. Not a small job, and an emergency one, because she LOVED running around the neighbors' yards. Lucian and his Dad braved the elements on extremely short notice, and built an entire new fence (mostly in the rain) for a great price. They gave me lots of upgrades, like unknotted wood, and thicker footers, and were incredibly fast and efficient. Its beautiful. That should have been enough, but - no - then my about six months later my back neighbors got their own Bernadoodle puppy, and the two dogs decided they didn't want a fence, so my pitty figured out how to pound her head against the boards until they bowed, then get her jaws on the wood, and tear through it. Lucian agreed that metal roof panels attached to the back fence would probably work (either that or an electric cattle fence), so he and his son came back out with the panels, cut them to fit, and spent a day attaching them, which - it turns out - is not as easy as it sounds. Again, quick service and excellent value. This family business, NW Modern, is fantastic, and I highly recommend them. And yes - it appears the metal roof panels are working!

    This place is pathetic. The office staff is completely useless. They'll send emails instructing…read morepeople what the rules are, but they never follow up on their vague threats. They won't tow cars blocking the drive aisle or parked in front of hallways. Complain all you want, they won't do anything about nuisances. The complex is filled with people who listen to their garbage music at maximum volume at all hours. So if you enjoy your sleep, you won't enjoy living next door to it. Not to mention the constant domestic incidents. There isn't a week that goes by that there are not multiple police cars here trying to break up whatever screaming/throwing match is going on. The garbage is constantly overflowing/broken. So much so that some people don't even take their garbage out. One apartment right next to the office left theirs on their porch for two weeks. It was, of course, torn apart by animals and spread all over. Management did nothing. Residents litter everywhere and management does nothing. There are multiple giant vicious dogs running around off-leash in the park, in the hallways, and in the parking lot. My little dog was attacked and I was actually bit in the process, but still nothing gets done about it. With all that you'd think the rent would be decent. Nope. They want almost $2,000 a month for a two bedroom. They routinely post on the rental apps so any apartment but if you're interested in a unit, it's actually significantly more than advertised. I called about that apartment, listed at $1600 a month, and was told it was $1950 a month. Oh, and besides when Covid closed the pool and hot tub, they've been broken for months on end. It's July right now, we just had a massive heatwave, and no pool available. I've actually lived here for more than two years and the pool has only been open for a week or so that whole time. All communication about the pool is just that it will be open "upon further notice." What am I paying for? The staff is so ridiculously lazy. I had an unexpected package delivered while I was out of town. I called the office to ask if they could pick it up and hold it for me. After asking for my Social Security Number (I have no idea why), they said they'd pick it up for me. Great! Nope! They called me back and left a message right before closing that they couldn't accept packages. I had to drive six hours that night home and back to where I was working to make sure my package wasn't stolen. Speaking of, some residents have resorted to Ring cameras and containers for their packages because there is so much package theft. Someone recently broke into a bunch of mailboxes here as well. So great security! Look somewhere else. This place sucks and is way overpriced.

    *BEWARE* DO NOT RENT AT THIS PROPERTY…read more My partner and I took a tour of this property and thought it was beautiful... but it didn't take long after moving in to realize it was just a distraction as to what really goes on here. Not only did we have to constantly inhale our neighbor's cigarette smoke that poured into our opened windows, but we had to see the buts thrown all over the property. Day after day, I'd have to walk by a display of cigarette buts. After I spoke to the office a couple times on this matter and the issue still continued I decided to speak directly to management. With little surprise, this was the first time they heard about this. This wasn't the first concern of mine that no action was taken on though. To make it easier, I will provide a list: *Neighbors leave their dogs barking for hours and hours and hours- sometimes through the night. The office tell you to call the cops, nothing they can do. *Neighbors leave piles of dog shit at their front door so you must smell this when coming and going. The office says they will handle it, but nothing happens for over a week and the smell amplifies to the point where you have to plug your nose and run by the door. Again, you tell the office and the neighbor begins piling bags of dog shit on his back patio. *Neighbors leave garage bags in halls. The office tells you they will speak to the tenant, but several days pass and it's still there so you take it upon yourself to carry it to the trash. But wait.. the bag tears open. Old food and worms.. YES WORMS fall out, quickly crawling and scattering throughout the hallway towards your door and your neighbors doors. Attached are photos.
