From start to finish, the whole build to move-in experience was exceptional. After being in the house now for almost 6 months, we couldn't be more happier and satisfied. And noteworthy, the DW sales consultant, Heather Parker, has been exceptional in creating, and promoting, the Maple Grove homeowners' community spirit by organizing and hosting homeowner gatherings, ongoing personal interaction with the homeowners, and most recently a fun filled Halloween parade throughout the Maple Grove community. They gave me 15 days from original close date to have it under contract which I could not unless I accepted an offer to lose $50K on my current home. They stole over $30K from me with denying me any refund since they cancelled the contract. If I had another 2 -3 week, I was sure I could sell my current home. They did not even offer me the $250 per day penalty if not close on the day scheduled which is part of the contract. I escalated up to the company president and he denied me as well. DO NOT RECOMMEND this builder.

I ended up living here for 3 years and it was wonderful, but all the negative reviews you see about move out are 100000000% true. I was charged a final bill (after they kept my deposit) of $475. What I don't understand is the $500 non refundable pet deposit they charge you -- when this was paid, I was told this was to cover any damages that may occur from the pet during my stay, but I was still charged the standard prorated amount for my carpet stains from my dog that were all in one area. I spent a full day 10am-4pm cleaning this apartment before turning in my keys and they charged me $45 for "grease drippings in the oven" and $20 for "removing bathroom drawer liners" that I put in at move in to insure the drawers stayed clean. Overall, they make their money at move out and nickel and dime you, so be aware when it comes time to leave - and it won't be longer than a 4 year stay because rent will go up roughly $100 every year. This place is set up for quick turnovers and now it's biting them in the butt. More than half of my building is vacant now and they have raised their referral fees to $750. Great location, yes but at the end of the day will cost you more money than it's worth. I have attached stills from a video I took from move out. The drawer liners in question are shown here. Does this look like $500+ worth of charges to you at move out or standard wear and tear for a full three year tenant? Let me know.

They are happy with their house except....They must replace the roof! The shingles are cheap quality/low grade! My parents insurance company has refused to pay for replacement! Several neighbors have replaced their roof at their own cost or finally fought/wore out the insurance company to pay. There is NO WAY that these houses should have had to replace their roof at five years and less than five years! It is absolutely ludicrous that Horton put cheap shingles on these homes! I have friends in Longs, SC that also had to replace their roof on a house built by Horton! Their house is only five years old!! My parents are also disappointed with the workmanship on the trim in their house. Several rough pieces! Com' on Horton! You can and should do better! This crap roofing is an epidemic!!! Shame on you!!! Disappointed home owner.

At the time…read moreof purchase, we were provided with a specific monthly mortgage payment that was presented as fixed and reliable. However, we -- along with every single homeowner in our neighborhood who purchased through D.R. Horton -- were recently informed that our property taxes were calculated incorrectly. As a result, we are now facing an additional $500-$700 increase in our monthly mortgage payments. This is not an isolated incident. Dozens of families in our community are being blindsided by these sudden increases, making their homes unaffordable within just months of moving in. Many of our neighbors are now being forced to sell or move out because they can no longer sustain the unexpected financial burden. This is an unacceptable and negligent oversight on D.R. Horton's part. If I could give zero stars, I absolutely would. D.R. Horton's handling of this situation is disgraceful, and the financial strain they have caused for so many families is inexcusable. This feels like a bait-and-switch tactic and should be thoroughly investigated. Homebuyers deserve transparency and accountability -- not surprise costs that drive entire neighborhoods into financial distress.
