I tried once with an attorney that charged a large upfront fee, delivered teh 3 day notice, however after 40 days still had not served teh unlawful detainer. The tenant then promised to pay back rent and even signed an agreement which she broke. i then started a deep search for the right attorney to handle an eviction in LA county. Then i came upon LA Property Law Group. When an individual attorney decides to start his own law firm - most are more interested in making the most profit from every case. even thought they understand that the landlord is in distress financially. LA Propery Law Group is different and rare, they place servicing the client first. Other attorneys only give a vague idea of what the costs could be, the Law Group gives you a complete breakdown of charges. They also have a very friendly and efficient staff that answers the phone and answers all your questions and gives you updates. Frm my experience their goal is a "Win, Win, Win" for all parties, they negotiate a settlement with the clients attorney that works best for all. They told me from the beginning that through mediation 95% of their cases are solved without going to court. This saves everyone the stress and expenses involved, most other attorneys do not do this. I highly recommend them if youi are in the stessful situation and need to evict a tenant.

Throughout my case we had to deal with circumstances regarding changing laws in Los Angeles that needed to be adapted. This slightly delayed to case but in the end it ensured the eviction would go through. The major benefit of going through this law group is that if felt I had a team of lawyers working on my behalf rather than an individual lawyer. If I had a question regarding my case, it was quickly answered within hours or by end of the day, by an available lawyer via phone, email, or secure messaging. The communication was reassuring. Is COVID still restricting owners from evicting or raising rent in Los Angeles County? 5. Upon purchase if tenants are already present how much am I able to increase the rent? 6. How long can tenants live in the home without paying rent? 7. If home is delivered with tenants what's the quickest way to get rid of them ? 8. What counties is COVID affecting as far as Los Angeles, Orange County Ventura county? 9. Can existing tenants sue me for wanting to remove them or increasing the rent? 10. What are the air b n b restrictions in East Los Angeles? 11. How much do you charge for evictions? And does this guarantee that they will be gone?
