The timing and pattern are hard to ignore.... even a new one this morning... As someone actually dealing with this company, my experience hasn't reflected that level of enthusiasm. Just something for others to keep in mind when reading through these reviews. If responsiveness and honest communication are important to you, that has not been my experience with this management company. Homeowners aren't asking for anything unreasonable. Wall Street HOA Management doesn't care about reviews, ratings, or even their clients and customers. They handled our HOA for three years and ripped us off completely. They never paid our utilities on time--always past due, always late fees. They failed to pay our master insurance policy and didn't care if it expired. Wall Street also missed our tax filing deadlines but still charged us. I could easily take them to small claims court, but it's not worth my time. To any of their current clients: protect yourself by hiring another company. If you need a trustworthy management company, reach out to me--I'll gladly refer you. This was NOT a high rent place. The apartment itself wasn't so hot; the carpets and paint weren't new, but everything pretty much worked and it was habitable. We were allowed to have our dog with a pet deposit. Our business relationship with NN was good; they responded to our needs, and we upheld our end of the bargain. After over 2 years of living there, it was time to move and we cleaned everything we could. We hoped that we could get some of our deposit back, but were a little doubtful because of that carpet. Oh man. And yeah, the walls were pretty dirty too from living on a busy street, near 2017's big fire in Burbank, and general pet/cooking/teenager residue of life. But we scrubbed. We vacuumed. We washed. We wiped. We scrubbed and vacuumed again. We figured that if we got back a good chunk of our deposit, it would be like getting paid really well for some house cleaning. Joe, thank you so much for honoring our efforts. You gave us our ENTIRE deposit back, even the pet deposit. This proves that you are truly an ethical businessman. Every other month we would recieve a printed notice of random things to keep in mind (laundry,…read morenoise, etc). This notice was the poorest English I have ever seen. I am open to the fact that English may not be the first language for our region rep of updates, but if you were to copy/paste this into Word, or anything on the computer, the entire page would be underlined in both red and green squiggly lines. It was a joke. No excuse why it should take me 5 minutes to try and understand what a paragraph is trying to say. ALSO, I had several random issues in the middle of the night with leaky pipes and a dripping water heater. Our emergency call guy who is the only person we are supposed to call never picked up the phone. This happened again a few days later with the same issue after WSM told me they corrected the contact problem. ALSO, they went into my apartment with telling me. No advanced notice, no warning, no communication. I came home one day and a door was a little off and I noticed the water heater had a new arm on it... meaning someone was in the apartment without notice. LASTLY, upon moving out, they raped me and demanded money after keeping the deposit. It's one thing to keep nearly $1,000 bogus dollars for things that aren't truely damaged, but it's another thing to ask for more money on top of it. And the thing is, they said a number of items needed to be replaced. 1 - this was the first time they were checking these things since the guy BEFORE me moved in, which is bogus. They never did a check in the YEARS I lived there. 2 - They wanted to charge me 100% for replacements when I didn't move in to a brand new apartment, so even if I was guilty, I should replace used stuff with brand new ones at 100% the cost? These guys are terrible at communication and will rob you in the end.

I believe both of them were named Chris, but I only talked to the non-practicing lawyer. He was very knowledgeable and made me feel comfortable talking to him. Very patient and pretty much gave me free advice. He even referred the lawyer I used to evict my last tenants out and that guy was great. Chris answered all my questions, followed through as needed, and got back to me in a timely manner. Gave me a checklist of what I needed to do and I signed on the dotted lines. But after some issues with my property, eviction fees and non rentals, I decided I needed the extra income that would have came from their fees and asked Chris if I could revisit this another time. He kindly said okay and said he understands and he's there for me in the future if I should need property managing services. So although I did not receive any of his services, I thought that because of their honesty and customer service, they definitely deserved my 5 stars and I had to kudos him here.

The worst property management ever. They would charge our property for late night email replies…read more($100 per response). The issues were by no means urgent. They would also sign vendor contracts on our behalf, leaving us on the hook for over $30k. The work was not only incomplete but should not have cost more than $10k. Thanks to Trilliant, we are now well versed in vendor contracts. Aside from these ridiculous contracts, Trilliant would hire their preferred vendors to do work for us but would almost always require multiple visits to complete the work. Much of this resulted in Trilliant paying these vendors for each visit without our consent. Shouldn't we withhold payment until the job is done? Not with Trilliant. Needless to say, we had to end our relationship with a major hit to our reserve. Oh! And they also forgot to pay our water bill for the past year. We're now in delinquent with the city for $20k. The hits just keep coming with Trilliant. Do not engage with them. Their CEO just left to start another company (Manhattan Pacific Management). Stay away at all cost. He's a walking Nigerian prince scam.
