I live in a gated community and Pacific Edge Manages our intercom system. I have medical deliveries made several time throughout the month and when I realized there was an issue with the intercom system I immediately reached out for support. My email was acknowledged within 2 hours of sending it (unheard of these days) and I even received a phone call check in. I was so worried that I'd have to postpone some of my deliveries but Pacific Edge Management got me back up and running within the same day. My issue was solved by the time I made it home at 5:30pm. I can't thank them enough for taking my issue seriously, and addressing it in a timely manner. I'm very pleased with their service and glad they manage our intercom system. read more

As a new owner, my experience with this management company has been very disappointing. They state that they respond within two business days, but I had to wait over a week and send a second follow-up before receiving a response. Unfortunately, most of my requests were either denied or answered with "we don't have that information." As a new homeowner, I was hoping for guidance and support, but instead I found the communication slow and the assistance minimal. In my experience, management repeatedly acted without clear Board authorization, provided inconsistent information, and attempted to shift material costs in ways that felt unjustified and poorly supported. Communication was reactive rather than proactive, and follow-through required constant pressure. Our community has implemented new guest parking rules to prevent residents from actually using the limited amount of guest parking. Our guest was towed! We spoke to the community board members and explained the situation. They suggested we write Pacific Edge to again explain what happened and to request a one-time reimbursement (almost $300) since our guest was just that...a freakin' guest. We heard from the Director of Operations. He quoted the so-called bylaws and the rules that visitors who visit regularly are not guests. Well, WTF are they then? They're not residents! They don't live in the community. Basically, it was pass-the-buck back to our community's Board of Directors - all of whom are quiet asf. This isn't an example of guest parking regulation when guests are towed! Apparently we're only allowed occasional guests and anyone who dare visit more regularly is a fucking outcast. Nobody wants to take responsibility here. Not Pacific Edge and no Board Members. Ridiculous! read more

Thank goodness as of February 1, 2025, PEM is no longer my HOA's management company! They were hired for ~$5K/month and then increased their rate to ~$9K/month with the same subpar service. They send several emails reminding us how to contact them and how to submit requests, but most go unanswered. The community manager also sent out incorrect information about water shutoffs, if at all. Homeowners had to post on the community forum to inform the rest of the complex since PEM failed to communicate properly on multiple occasions. The financials are usually sent with the meeting agenda and there was one month, I questioned the telephone charges. The community manager said she will ask the accounting department, but I never received a response why there was a $10K spike. The months following this incident, the financials were no longer sent with the meeting agenda. I put in a request for it, but never received a response. As a homeowner, I have the right to see the financials. I don't know if my request was ignored because they're too lazy to run the report or they don't like being transparent about expenses. Also, our actual monthly reserve contribution was higher than the budget and no one fixed it or gave me an explanation why. They vetted and hired a vendor to modernize 6 elevators for ~$1M. Within a few months of installation, a few were already having issues and some of the fixes were outside of the warranty coverage, so we incurred additional expenses on top of the $1M. A month ago, 2 elevators were breaking down again and they didn't communicate this to the community, so people were trapped in the elevators. Then their "fix" was to have our maintenance person restart the system each time this happened by pressing a button in the garage which isn't a great solution for after business hours. Calls are illegally recorded without notification or consent. When homeowners complain (even when it's in a respectful manner) about the lack of communication and slow responses to ticket requests on the community forum, PEM deletes them rather than taking accountability. They also misuse HOA funds to send inaccurate and unnecessary lawyer letters. For a few months, Alyssa was our community manager, and she was amazing! When she left PEM, we were assigned 3 managers to our complex. After several complaints, Jan, the CEO, stepped in to help and even with 4 people, they couldn't fill Alyssa's shoes. Total incompetence at PEM! For the 3+ years PEM managed this complex, our HOA dues skyrocketed, and the complex looks the worst it has ever been for the 19+ years I've lived here. They also created a hostile living environment. Do not hire! read more

I just want to give a review from the vendor standpoint that Alyssa and her team are wonderful to work with as a vendor. We work out many complexes, but Alyssa is so organized and diligent. All they do is send a bunch of emails about how to reach them and how they are always available but it takes DAYS upon DAYS to ever get a single response (phone, email or text!) and by the time that you actually hear back (if you are lucky) the matter is totally irrelevant. read more

Very very poor experience. I couldnt be more disappointed. It would be an understatement to say that the management company was not helpful. I waited over a year for a key fob and a code to my building never received either, after asking for several times. I tried to reserve my rooftop and I received no help despite the fact that it requires little work on their part. Our jacuzzi was broken for over a year. We had multiple workers come by and the jacuzzi was never fixed. I can only imagine how much money was wasted. And after all this, our hoa dues have increased by $200 each month. is the boards decision to raise dues, however the board doesn't just arbitrarily decide to do so. Our funds were hopelessly misallocated and our reserve decrease significantly after pacific edge management. At its best the company was incompetent, at worst fraudulent. I wanted to like this company. The people are friendly and the references that were provided after we interviewed them were stellar. So, what went wrong? I'll start by saying that management companies have 3 areas that are challenging, where their efforts can be thwarted. These are: a. Paying vendors promptly and accurately. b. Keeping current on the repairs and other tasks that the building needs to be performed. c. Responding to residents' inquiries/complaints/questions. Sadly, Pacific Edge fared poorly in all of these areas: a. Our vendors were often complaining about delays in being paid. It reached a point where the owner of Pacific Edge offered to field any phone calls from our vendors so she could expedite payment. What appeared to happen, however, was when some of our vendors called the owner, she approved their invoices on the spot. Sounds good, right? But each vendor was told that the Board of Directors needed to approve the invoice before the vendor would be paid. This gave the impression that it was our Board that was delaying payment whereas in reality it had been Pacific Edge. In addition to paying vendors slowly, Pacific Edge would sometimes pay vendors twice for the same work or, even worse, we gave 'Christmas bonuses' to some vendors and one vendor's check bounced because Pacific Edge closed our accounts but failed to leave funds in the account for outstanding checks. b. We assumed that there is a method by which Pacific Edge keeps track of repairs and other tasks that need to be addressed -- some sort of 'reminder system'. There is an online 'task system' but that didn't solve the problem: We still needed to remind the manager over and over about certain repairs -- sometimes over a period of several months. In one example, 5 months went by and 6 reminders from the Board and the work never got done. In another example, Pacific Edge was directed to cancel an elevator service contract during a 60-day window in which to cancel; after that, the contract renewed automatically. We were told that Pacific Edge had left a dozen voicemail messages with the vendor (none of which were returned) and that the manager's efforts to mail a written notice of cancellation failed as the mailed notice was returned to Pacific Edge. Eventually, we were told that the matter had been resolved and the contract was cancelled. After we severed ties with Pacific Edge, we noticed an employee from the old elevator company in our building, 4-1/2 months after the vendor's contract was supposedly canceled. Our current manager contacted the old vendor (he was able to get a response from the vendor within 24 hours) and within a week, we received an email from the vendor saying that Pacific Edge had never given them notice and further, the district manager told us, he would honor our request to cancel retroactively. Bottom line, after 4 months of Pacific Edge failing to make contact with the vendor to cancel the contract, our new management company was able to accomplish this within a week! c. So many residents have complained that no matter how they contacted Pacific Edge, they did not get a response. We learned recently, that one resident reported having rusty water dripping on his car for 5 months, had made multiple requests to Pacific Edge to have someone address this and no repairs were made. As such, the man's car has to be repainted. He contacted the new management company and within 24 hours, the plumber arrived, removed the rusty pipe and replaced it. With all of this in mind, Pacific Edge attempted to increase their management fee for the coming year by 42%. No one called or emailed the Board to warn of this gargantuan increase; it was simply inserted into the annual budget that was sent to the Board to approve. A poll of the neighborhood showed that we were already paying Pacific Edge more than other buildings in the area. In fact, the building next to ours (identical in size) was happily paying $400 less than we were (to a company other than Pacific Edge). If we had agreed to the 42% increase, we would have been paying $1400/month more for property management services than our neighbor. Of course, there are no rules as far as how much to pay a management company but in view of Pacific Edge's poor performance, a 42% increase seemed excessive, especially since it was coming into play shortly after we had complained about their poor performance. Pacific Edge Management has been the by far Best property management we have ever had! We are a 24 unit condominium complex in Sherman Oaks where I have been our HOA President for over 20 years. Jan Moshier at Pacific Edge has been an amazing asset to us. Her suggestions and resources have saved our Association money as well as being extremely proactive regarding maintenance needs and repairs. I wish we had found Pacific Edge years ago! There is a general dissatisfaction among residents of my complex with the management services of Pacific Edge. I know because of their recent Bcc email failures. Many residents voiced that they feel neglected. I took my concerns to Jan, the CEO. Jan refused to acknowledge the multiple unanswered emails I had forwarded to them and didn't show any remorse for our feelings of receiving sub par service. Jan verbally agreed that emails should be answered however as of the writing of this review, we have still not received a response to the email sent by my landlord Dec. 12th, requesting an update on the status of the complex jacuzzi. That's over 3 weeks despite 3 phone calls asking for the email to be answered and 55 days since our first formal request for maintenance. Not only has Pacific Edge still not responded to those emails, Jan decided to put her energy into complaining about my complaining and retaliate against me. I am involved in a dispute in the complex involving safety. In the last 3 days since we spoke, Jan had the complex lawyers write my lawyer an email demanding I take down a balcony safety barrier, which has been up for 2 years, INSTEAD of addressing the jacuzzi situation or answering the one email she said should be answered. read more

Not only did they increase our HOA by $294 per month recently, but they have NOTHING to show for it. In fact, the maintenance of our building has deteriorated not improved since they took over and increased our dues. STAY AWAY. This company took charge of the building I have lived in for 24 years...at this point there is a massive amount of infighting among the Board Members and Residents, the previous manager repeatedly became involved in conflicts with the guards (and owners/residents) and has left with a trail of damage behind her as well as questions regarding financial decisions. Many trusted long-term staff left in protest of the management...and when I went above the local management to the office at Pacific Edge (Jan) I received absolutely no satisfaction. I WOULD NOT TRUST A SINGLE WORD FROM ANYONE AT THIS COMPANY. Perhaps prisons would be a better fit for this management style? I see Jan's response. As an example: management allowed the upstairs neighbors to install hard flooring, which is against HOA Regulations. I objected, management did nothing. I'm not sure if these are bad people or bad at their job, but the bottom line is I'M EXTREMELY DISSATISFIED. I have also never experienced HVAC outages for the length of time as I have under this management. I would trust my dog to run a building better than these people. Again...and trust me on this one...STAY AWAY FROM THESE PEOPLE. Our building has been through two prior management companies in 16 years. Thank goodness we found PEM. I have been on the HOA for nearly 8 years and until we hired PEM, all tasks were shouldered by the Board. Now, we have a professional, knowledgeable and experienced company that is giving us direction on all fronts. They are up to date on legal issues, maintenance, budgets, you name it. Very disappointed by the lack of interest in serving the needs of homeowners. Poorly managed and run operation with a lack of followup or sincerity. They provide excellent service to their clients. On more than one occasion, we have called with an emergency maintenance situation (e.g., leaking pipe) and they responded immediately with a certified professional to resolve the matter before it became a major problem. This includes replacing a 400-gallon water heater within four hours of the issue being reported. Additionally, PEM's back-office accounting team has been equally responsive to our financial reporting needs. They stay on top of our outstanding receivable balance and are quick to notify the Board of any administrative and accounting changes dictated by Davis Stirling.
