I lived in a four plex on Chevy Chase Dr right near Adams Square in Glendale and I loved it! I cannot say enough good things about the landlord Lily and the owners of the property. Lily is the only landlord I've ever had that is extremely quick to respond and she's always friendly and very helpful. I had an issue with one of my A/C units pretty early into moving in and she was very proactive in having maintenance come look at it and replace it when it couldn't be repaired. I suffer from some fairly serious health issues and she's even sent me a few emails just checking up on me to make sure I was okay because I live alone. She's the only landlord I've had that has treated me like a human being. The neighborhood is adorable and the neighbors are very sweet. It's my favorite of all the LA apartments I've had. I was super bummed I had to move but hope the next tenant loves it as much as I did! If you're tired of renting from slumlords, Lily and the owners of Sierra are a much welcome change of pace :) read more

Today marks the sad day my building ownership has changed and so did the management. Ryan at SIP, Inc has been the best property manager I've ever had the pleasure of knowing. Any time I had issues and reached out, he responded promptly. When I had roommate issues and had to make some difficult requests he was super accommodating. March 1, 2025 marks the day that I say a bittersweet farewell to my wonderful apartment (on Blix St/NoHo) that has kept me safe and secure for 8 years. I was initially interested in another unit of theirs in Burbank but as fate would have it, I ended up with the one I got - which I'm truly grateful for. Since the initial unit I was interested in was awarded to a previous tenant, Lily (SIP Agent) who liked my application was kind enough to inform me that a new unit has opened up but would not be ready for another 2 weeks. I agreed to view it and she connected me with Ryan (SIP Property Site Coordinator) to schedule a day to come by for a quick walkthrough. Despite it being in the middle of renovation/facelift, I can already tell it would look nice once it's done. After I suggested some cost savings options (rather than a full upgrade) for the kitchen and flooring, the owner decided to fully upgrade both kitchen and bathroom. I informed Ryan of my silver/gray/white theme and got approval from the owner to proceed with silver/chrome fixtures/hardware and white kitchen cabinets. They also agreed to paint the entire unit to match the wall colors of the initial apartment I was interested in - and even allowed me to choose a carpet color to complement the entire look of the unit . The 2-week wait was so worth it! I loved that the building is close to all amenities, including my place of work. I loved the subterranean garage with wide parking spaces (unlike others that are too crammed) and how quiet the building is (no yellers or loud music). Most importantly, Ryan and Sean (Building Manager) were ALWAYS SO QUICK to address any issues I may have regarding my unit and the building (which, to be honest, not a lot). Overall, I am truly grateful to have gotten my unit and will cherish the memories I get to spend there with my friends and family. read more

I've lived in 12 different apartments in my life and I've never had a management company in any of them that has come close to Ryan and Sierra in terms of responsiveness, punctuality, and communication. I've lived at one of their properties for over 3 years now and I'm moving out to live with my girlfriend. I'm actually kind of sad to be leaving their building because it's by far the best-managed place that I've ever lived. Every time I've emailed Ryan with a request or even just a question, it never takes him more than an hour or two to respond. I lived in a SIP unit for about five years and loved it right up until the end, but that soured my entire experience. During the height of the COVID pandemic while many, including myself, were forced to work from home, management brought in subcontractors to strip and reapply stucco on the entire building. This included days of deafening sandblasting (one of which, I spent sealed in my apartment with no prior warning), persistent banging on our walls for over a month that started as early as 7AM, and careless power washing that led to flooding and property damage. I want to stress: these were not minor, on and off sounds. There were countless occasions when I could not hear myself speaking at full volume in any area of the apartment. Imagine dealing with this in a forced work from home environment. If these things had been handled at a time when I had anywhere else to go, they would be totally understandable upkeep. Instead, management elected to make abrasive cosmetic changes while its tenants had no option but to stay at home and take the brunt of it. I was forced to conduct all work activity at the end of each night once the noise finally stopped. It reflected horribly on me, but more importantly, my roommate and I were stuck in a constant state of alert. Imagine having your walls ripped off with power tools from 7-4, Monday through Friday, for over a month. Management did not see this as a problem worth any kind of meaningful solution. After calling that apartment home for the last five years, I plainly told them that I would start looking for a new place if they did not make things right. Imagine my disappointment when that was met with total indifference. Shortly after, I put in my 30 days notice. Now that I have moved, of course, rent has been hiked up on the apartment, which leads me to wonder if there were some bad intentions behind their decisions all along. I am very disappointed in how things ended, considering I loved my apartment until the last few months, but I do think my experience should be considered. read more

My husband and I have been renting one of Sierra's apartments in Burbank for ~8 months and it's been solid. Communication has been great and they follow up to maintenance requests in a timely manner. No bug issues. The apartment looked recently renovated when we moved in, so that was a big plus. The move-in + application process were super smooth. The people in the office always answered the phone + were courteous in answering our questions. These sound like minor things, but honestly, we had contacted about 50 other places in our apartment hunt and only 10-20% actually answer the phone, let alone have professionalism. We had a number of minor maintenance issues when we initially moved in, but management promptly took care of them when we reached out. Sean is our "guy" who follows up within 12-24 hours every time we submit a maintenance request. Really nice, really professional. To give you an idea of how prompt they are, we had issues with our water heater and they inspected the old one + installed a brand new one within ~5 days. That's A+ in my book. In a world where most landlords suck + tenants have a tendency to leave bitter reviews, I wanted to let potential tenants know that Sierra is a genuinely well-run company and they deserve to be recognized as such. We're very happy here. Since this is Burbank, we're a tad nervous that our rent will get jacked up in the coming months. (We've heard from other tenants that this has been happening.) There's not much we can do about it, and I know the real estate market is absurd these days, so it's not like this would be Sierra's fault. The real estate agent Lily is by far the RUDEST person I've ever talked to in my life. After talking with her, I couldn't imagine having to deal with her as a tenant of the property. The application clearly states to call if you haven't heard back in 24 hours. I waited a few days, then decided to call to check the status of my application. Lily proceeded to lecture me on why I didn't qualify (which wasn't true, which leads me to believe she never even LOOKED at mine and my boyfriend's application), then after going back and forth told me I DID qualify but was extraordinarily rude. I stayed calm and was very nice with her despite her making comments such as I don't make my own money (??? My boyfriend and I are both adults who have been paying rent for years with successful jobs), she eventually stopped talking to me and transferred me back to the receptionist with ZERO warning. Lily is the most miserable/unpleasant person I've ever had the misfortune of talking to. No place is worth dealing with this woman!!! read more

I am here to give an update on my last review this company is still crap and like another review said they are money hungry my husband and I gave a 30 day notice that we were leaving. The manager (jorge) Apparently doesn't know what to do when a person's going to move out so he just told us we had to call Sierra investment so when we finally did they told us that we were late in are notice. Only people that dont have papers live here bc they cant afforded or get anything elsewhere. They also never complain bc they feel scared they will get kicked out I know this bc before we would talk to a lot of them. these people will never succeed their going to be out of business soon if they keep shit like this UP BEWARE NEVER COME HERE !!!! pay a little more and avoid all these problems the only good thing I have to say is the manager let us stay there 2 weeks free when we moved in in return we had to clean the apartment ourselves. (He does this a lot I found out)And he put in the papers we moved in sep 1 (which was not ture). But apparently now there remodeled the studios so that's good bc I guess they cant get anyone to move in. I completed and passed a credit check, deposited money on my apartment unit and moved in a few weeks later. Once in the apartment there were a couple of hardware fixtures I needed corrected so I telephoned management from work. Immediately the next day a repairman arrived to check my air conditioner to discover a new AC was needed and he returned the next day with a new one. The company is very hands-on and efficient with business - from the on-site manager John to Sean from Sierra Investment Properties. I lived in one of their apartments for 4.5 years. The building manager, Luz, was rude and standoffish from the first time I met her. She had this air of superiority to her, that I chose to ignore, but it was noted. Despite her rudeness, I moved in and the first 3.5 yrs or so everything was fine. I maintained a cordial relationship with her. The last year our tenant/management company relationship deteriorated rapidly. It all started when they tried to charge me a $50 late fee for late rent, when I was paying them online through an autopay system. Turns out THEY had cancelled the payment (who knows why?) and decided to charge me a late fee! And then proceeded to go back and forth with me when all they had to do (as I suggested from jump) was contact the online payment company. They literally tried to accuse me of not paying them and charge me a late fee, when THEY WERE AT FAULT. Then I overpaid them by accident. And their response? Shut down my online account and make me write and mail them checks. I asked the boss (I will edit to add her name later), based on my long history of paying rent on time, if she could cut me a break (why am I asking for a break when I OVERPAID them??) and reactivate my online account. She refused. That was the straw that broke the camel's back. I was done. When I gave my 30-day notice, that opened up a whole new can of worms. Sierra Investments did not follow California State Law. They did NOT provide me with an itemized statement detailing things that needed to be done in order to receive my full deposit; yet, they deducted from my deposit anyway. When I reached out to them about this, Luz gave me a million excuses and tried to pass of other documents as the itemized statement. They also owe me back rent as my move out date was a week or so before the full month was up. Luz offered to let me keep my key longer to finish cleaning up, and of course made no mention of being charged the full month's rent as a result. She made it seem like she was doing me a favor, but I was dumb to expect this company to do anyone any favors. Sierra Investments is MONEY HUNGRY. They charge you for every little thing and charge ALOT. I have lived in 3 apartments prior to Sierra and have ALWAYS gotten my deposit back in full. I am no stranger to move out procedures. If you don't mind dealing with penny-pinchers who will harass you for every last dime, and who choose protocol and procedure over basic human decency, then rent with Sierra. read more

My wife and I switched from a previous property manager to Sierra about 3 months ago to manage our triplex. Since they have taken over, they have consistently surpassed our expectations for a management company and have earned our trust and provided much-needed peace of mind. Sierra's knowledge of current laws, rent control (RSO), and tenant/landlord rights is invaluable. Their record keeping, documentation (including photos), and monthly detailed status reports are impeccable. In addition, Lily took over management of our property leading up to a complicated tenant habitability renovation/repair. Her team's thorough attention to every detail, tenant concern, contractor management, and communication throughout was impressive to say the least. Our property is probably one of the smaller in Sierra's list of clients, and yet we have never felt in better hands than with Lily and her team. They try to entry in to your unit almost every day. For : pest control, for repair, for inspection, for everything they knock the door almost every day. also there live a women in apartment 3 who is who's "help them", she always will be watching you what you are doing and calling them. they leave notes. They harass the tenants a lot . Plus they increase the rent payment $100 per year. You pay the rent, but they live into your apartment more then you. ** This updated review is for the 1143 Alameda Ave building only ** I've lived in that building for a little over 4 years. For the most part, it was really great. Ryan over at the actual Sierra offices is a champ. He's always so patient, understanding, and usually gets back to you in about 24 hours. Any maintenance issues were resolved in a day or two, and the guy was always super friendly. The apartments themselves are a little outdated, but the prices are great by LA standards. No frills included, which was perfect at the time. However, a combination of things left a bad taste in my mouth in the last year that I lived there. - Security: The front door's keypad/intercom system kept getting broken, so people would just prop the door open, or tape the lock part so you just had to pull to open the door. What's the point of having a locked gate? - Smoking: People would constantly loiter or smoke in the complex/garage; one time I went down to get something from my car and found my neighbors sitting in front of it with their bags and backpacks on my car. Not cool. There are signs that say no smoking on the premises, but people smoke on the walkways all the time. I hated having to close my windows on nice days b/c the smoke would drift into my apartment (being on the upper floor). Does everyone really feel the need to smoke that much in front of all the kids playing outside? I'm an ex-smoker myself, and I think that's kinda shitty. - Parking: Despite multiple written letters from the leasing office, people would just leave their junk in front of their parking spots. Neighbors would constantly allow their friends to park in the gated garage area. Their cars would block residents' cars, and the lane to go in/out is narrow enough as it is. You have to be careful of getting out of your parking spot so you don't hit the other illegally parked cars that are perpendicular to the assigned parking spots. I sent in photos once to the leasing office once and nothing really came out of it. The on-site manager called me b/c they recognized the illegally parked car and assured me that "he is a good boy so it's ok because we're all like family here". On a separate occasion, there was another car blocking my car in, and I sent in photos...turns out it was the on-site manager's own car. So....yeah. - Parties: They didn't happen often, but when they did...oh boy. The last one I experienced was particularly bad. They had wall-shaking bass going on from 8PM to past midnight. Other neighbors were standing outside their doors wondering wtf too haha. The complex is 2 buildings facing each other, so the echos can get pretty loud. They had cars going in/out, 12-15 men smoking directly underneath my windows every 20 mins..etc. On-site manager couldn't care less though. It took her around 2 hours to respond with "I am hoping they'll leave in the next hour or so" close to 1AM. Great. I will say that some of the nicer neighbors would go around and tape a letter on everyone's doors with their contact info in case they were going to have a party, which I thought was really considerate. There were some other smaller issues, but all of these compacted on top of each other was enough to get me finally out of the place. I really loved living here for the first few years, but the last year was an absolute nightmare. Hope whoever moves in from now on will get some better neighbors and a leasing office/manager that actually enforces the rules. read more

I lived at their West Elm property (in Burbank) and I have such a long list of complaints they would not fit here. I can start a list though: endless insect and rodent infestations; inconsiderate neighbors that the landlords accept; lies about the "peacefulness" of community; unresponsive to calls to the emergency line (I think their exact line was "it is a courtesy that we are returning your call, we don't HAVE to because it is not really an emergency"...really? It's not an emergency that my medication is in our refrigerator and the circuits are so old (i.e. illegal) that the power went out in half of our house?); no enforcement of supposed rules... It makes me sick to think of what we had to go through the year we lived there. I hope no one ever has to go through what we did. When I toured the property, I asked my (now) neighbor about their experience living in our building, and they said they loved it and that the management was very responsive. Upon moving in, I found this to be true. Any issues I had were quickly resolved by Jacqui, and I'm very happy living in my apartment building. She was very easy to talk to, understanding and extremely helpful during a very stressful time, like moving.
