Beyond that he worked with us as people to meet our specific needs. He helped us with the financial cushion we needed for the first year until I get settled into a new job. He was always available to take our call even at odd times and once when he was boarding a plane. With interest rates rising fast and one house falling out of escrow we called him a lot. He was always happy and willing to help and never seemed put out by the extra work and my endless questions. The entire escrow process was painless and seamless. His team, spacfically Maria, was professional and just a pleasure to work with. They handled all the paperwork promptly and without error. I terminated the listing agreement because of multiple breaches of fiduciary duty, lack of due diligence, and unethical conduct -- not because you refused to prepare any lease that was unlawful (a claim you are making here for the first time, 10+ years later). For the record, I submitted a complaint to the California Bureau of Real Estate, and your attorney called me directly to urge me to withdraw it before the hearing. I ultimately chose not to proceed only because I would have had to travel back to Los Angeles -- and like another reviewer you've just very belatedly responded to -- I did not want your toxic energy occupying any more of my life. And yes, people can see the other 1-star reviews on your page. 2. You unlawfully withheld my property keys even after the cancellation of the agreement, stating that you would only release them if I paid a commission on a lease that was never finalized. That action alone speaks volumes about the ethical issues I described in my original review. 3. My review history is irrelevant to the facts at hand. Per my original review, I rarely post negative reviews -- but when I do, it is to warn others of serious misconduct. For accuracy: as of today, I have posted 23 reviews, and only 7 of them are 1-star reviews. Your claim about "17 prior disputes" is simply false -- further evidence of your difficulty with facts and truthfulness. Regarding the Better Business Bureau: their process does not determine right or wrong -- it simply closes cases, often without findings, and that is exactly what happened here. Case closure does not vindicate your conduct. I stand by my original review, which was truthful, detailed, and based entirely on documented correspondence and firsthand experience. Rather than attempting to discredit former clients with personal attacks, a more professional response would have been to learn from legitimate feedback. I trust readers can judge the facts - and your response - for themselves.

Without the help of ACG, we never would have gotten this deal done. Don't try and do this on your own. Novad never returned our last emails or voicemails. Prior to my tour, I was in contact with Teja who was very helpful. When it came to the day of the tour, I guess there was a mix up in agents, but Janaka ended up showing up to the building, to give me a tour of the place. He was super friendly and very knowledgeable! :) During the application process, the application is very old school. It took us a few days to get everything together. We had to print and scan a bunch of documents then submit it via email. From what I know of family who work in the industry, most applications are done online and you can submit information as well as link bank accounts electronically lol. I wasn't comfortable submitting all of our personal information via email, so I asked for them to call me for additional information that I'd be able to provide over the phone. Although the application process was odd, the service was pretty great. The only reason I deducted a star was because like other reviews have said, they don't get back to you after your application. I had to keep reaching out to them to get answers. I also didn't like that they assume instead of verify. My husband and I rent an ADU in Commerce, but they said "currently listed address in application doesn't seem to be a rental". My husband has been here a few years and I just moved in last year. His driver's license and some bills reflect our current address, but we were never asked for additional information to verify. We also make well over the standard 2.5-3x income. I am pretty chill so I'm okay with not being selected for the unit as it is privately owned, but I didn't appreciate having to wait and keep asking for updates on why we weren't selected lol. Anyways, great people! It's just the communication that could be better and more clear. I would still recommend Perch Properties based on my interactions, because they still respond if you reach out to them :)
