They just need to get better about mowing more frequently so it's easier to pick up our dogs . Honestly, overall we are really happy with our decision to move here. I would recommend getting on them when you're waiting for the final process of application/approval! They will just let the phone ring and ring while sitting there not really doing anything...... so that was a pain but the actual living here has been nice. They're timely if you have a maintenance request. People speed like crazy in the parking garage, you just have to make sure you look both ways 10 times before walking to the door, so you don't get hit. Touring the apartments was fairly easy also!

I recently moved out of here after 4 years. My initial review of this place is on google! (it was…read morebad my first year here) Like what many have said, the Management has changed here often enough and so has the complex. The last two years have been better. It may take a few days for maintenance to come out and fix your issues but they get it done. If a vendor is needed to fix an issue (ceilings, tub peeling etc.), that may take a few weeks. Always a new revolving team, but everyone is friendly on maintenance. I lived on the Williston side and had terrible bouts of mice during the winter season, smh. Most of the appliances are old and cabinets outdated, but I think they are converting many houses with newer appliances and renovation , so that'll be good for the next tenant. There is no pool. On the Williston side, there is a mini playground and sitting area. Teenagers like to sit outback (not much else to do in the area). Also a basketball area. The complex removed the dumpsters recently (someone set it on fire a few months back) and now everyone has 1 large trash bin that you must sit outside Tuesday evenings for pick up at any time on Wednesdays. You're not allowed to leave it out front, so you must drag it into your house or behind your house and then once again drag it through the house to sit it on the curb for trash collection weekly. Also, there are no washers or dryers in the units. There are Laundromat facilities on the property but they were never open or worked. Sudsville is about a 10 min drive- go there! There are some "old timers" here. Meaning, they have lived in their houses 15+ years. The area is convenient. Less than 10 mins to the Halethorpe Marc train station, 20 mins to BWI and 10-15 mins to 695, 95, 795, 83. 295. The grass is always cut and bushes are kept trimmed. The maintenance team does a good job removing snow and ice when it snows. Full kitchen, dining room, living room, bedrooms with closet space. Bathrooms def. need to be renovated but it was spacious (with no window). The Street was nice, not much crime. Many of the crime areas centered near Frederick Rd. I have a Ring app with Neighborhood alerts so that's good to have on hand for crime incidences in the area. It would have been nice if the office staff were more noticeable (Before the Pandemic). I met Lisa for the first time a month ago when she delivered the trash can (the trash can deal was unexpected and not informed to the community prior). Meeting in person was nice, puts more of a connection there because sometimes a person is "hard to read" thru email... It can sometimes be hard to get someone on the line from the office, I had faster response rates thru email. Right after the pandemic started, there were a LOT of random people just dumping their trash in our dumpsters. And then someone set it on fire a few months back, so that may be a reason they were removed. The area did bring a sense of community - families, children playing, people outside talking etc. so that was a welcoming feeling. Place is pretty spacious. Some of the houses have 3 bedrooms. Carpet throughout the whole house, central air/heat and a few ceiling lights. The Jamestown side is really crowded and from my understanding, doesn't have the "row houses". Everyone has their own mailbox on the front of the house with front and back porch lights. You can pay bills electronically online which include water, sewer, rent. There are service fees tagged onto all of them. You must pay your own gas/elec/internet etc. Many people have xfinity here, there is no verizon fios available in the area. While I…read moreenjoyed living at the complex during 2023, I insist on posting such a low review primarily due to the concerning attitudes, poor communication, and severe mismanagement exhibited by the property managers. This review is a warning to potential tenants about the negatives of this complex, with some positives to balance it out. While the apartment itself was satisfactory at best, the overall experience was marred by an unresponsive and uncooperative management team. Let's start with the perks. The garage is nice, location is great, and I loved the fireplace in the winter. However, more negative aspects of this complex are overshadowing of the positive ones. Attempting to contact management proved to be a difficult task on its own from the beginning. I recall that our scheduled tour in December 2022 was delayed, which should have been a sign that management was not Avalon's strongest domain and one that begs for improvement. During my lease term, I found communication with management was practically non-existent. The only way to truly get in touch with anyone is to stop by the office, which isn't always convenient if you work full-time like me. Repair requests regularly went unanswered (some for weeks or months), or would be closed without having actually done any repairs. At one point, I just gave up. The best example I can share is upon moving in, where I was delighted to have a brand-new sleek refrigerator. I noticed immediately after installation that the ice-maker didn't make ice (it really had one job). I figured maybe they forgot to attach the water line? I'm still not sure. Despite multiple attempts at getting it fixed with maintenance requests, it never worked. I sadly I never got to enjoy the luxury of ice on demand, but as is life at the Courts of Avalon. The most recent and frustrating issue occurred only after I had left the apartment and concerns the withholding of my security deposit. Per the lease agreement, the management is obligated to provide a written list of damages claimed and the associated costs within forty-five (45) days after the termination of the lease. As tomorrow (01/23/2024) marks the 45th day since my lease termination, I have not received any such notice, despite numerous emails requesting more information. A family member of mine (who co-signed the lease) inquired about the status of the $500 security deposit earlier today, and was met with an unsatisfactory response. The property manager insists that the 45-day period following my tenancy excludes weekends. To my severe distress, I cannot seem to find the clause or subsection where this is stated, after hours of carefully re-reading our binding document. Regardless, the lease agreement states that I was required to submit my intent to renew my contract within the 60-days prior to the termination of the least agreement. To my confusion, however, the renewal offer letter was dated 10/16/23, 54 days before my move-out date. The lease stipulates that I would be given notice of rent increases or lease changes at least 5 days before this 60-day mark! Now, I do take responsibility for not responding on exactly 60-days, but I provided my response the following day from receiving the letter with the new offer (on 10/17/23). How would I have been able to even determine if I could renew my lease if I didn't have the new rate? And if we aren't counting weekends regarding the 45-day period after I move out, I'm sure we can do the same thing with the 60-days before, right? Also, the best part of the renewal letter is that I would've had to contact the office 6 days before the letter is even dated to take advantage of the new rates (oof, now that's a little embarrassing). Lastly, the mismanagement extended to the move-out process. Despite my multiple attempts to schedule a move-out inspection, I received no concrete response from The Courts of Avalon. On my official move-out date (12/9/23), I expected a thorough inspection with a member of Avalon management as per the lease agreement in several paragraphs. When our loosely agreed upon time had come (11am sharp), I waited in the office for about an hour. Due to the property manager being unavailable, I was eventually asked to film the apartment myself on my phone and send it over email. Now, this is clearly a deviation from the agreed-upon and legally-binding process, which also states that a "failure to comply with the security deposit law may result in us (Courts of Avalon) being liable to you (me) for a penalty of up to three (3) times the security deposit withheld, plus reasonable attorney's fees." Their apartment buildings feature locked entry doors and our recent digital Nest X Yale polished locks are unbelievable! Not only did they install these locks for free, but they also installed a completely new Nest thermostat! On top of which is accompanied by a variety of state-of-the-art performance plugs to improve electric current efficiency. I can change the temperature of my whole apartment with a few clicks on my smartphone! As well, I can change the combination of my apartment door's lock with a just a click on my iPhone. To say the least, this new system has radically reduced my electric bill while also making me feel safe and secure! In 2018 the complex installed a premiere gym with every piece of equipment you could think of! Accompanied by such are two grand-screen flat screen televisions with full access to cable and online streaming channels such as Netflix, Amazon Prime and more! Our apartment leasing company UDR, is extremely helpful and has made extremely amazing improvements to our complex. I now drive into a completely repaved parking lot (with additional spaces now available!). Likewise, they have made immensely beautiful roof replacements and have made sure every tree surrounding each and every one of our apartments is well within range. With some amazing storms this past summer, not even a leaf has grazed my window. Our new community center is amazing and provides free events, coffee every morning and treats to any one who stops by! Their immediate (underscore) responses to ALL maintenance issues are out of this world. Last year I had a simple sink/drainage issue . I but had to login to our easy apartment complex and UDR server for making a request that they check it. Not even two hours later my problem was completely solved! Not to mention, when I had a minor problem with my washing machine, they completely replaced it. All and all, I have to say that the rent for my beautiful apartment, furnished with extensive granite within an amazing kitchen and bath, is well within reason. I am so lucky to have found Rodgers Forge and I encourage everyone to come and live in this quaint, safe and beautiful neighborhood!

I got very lucky because I do not recommend renting without seeing first but I had done extensive research and read many reviews about 1305 which is why I want to leave an honest review for the next person in my situation. This is one of the buildings located in Harbor East (a very nice part of town). It takes me 4minutes to walk to Whole Foods. I run along the Harbor all the time and I have a waterfront view... Although my blinds are down most of the time between the hours of 11am-3pm due to extensive sun coming through my floor to ceiling, wall to wall windows. I appreciate an overcast day so I can put the blinds up and appreciate the beautiful view all day long on the weekend. Right now (2022) they are constructing a price tower in front of our view, I'm told it's two 3 stories building so hopefully wont block too much of the amazing view that almost everyone in this complex gets. They were previously owned by Bozzuto and recently changed to Kettler management. I haven't noticed a difference between the two management company, they have both been very communicative and easy to reach. I don't have any problems with the appliances but I'm a small person and having a 2 in 1 washer/dryer that is within my unit is perfect for me. It does take a long time to do just one load but again I'm small and so are my clothes so I can wash a lot of things in one load so just keep that in mind. I'm in a studio, the appliances are small to fit the unit. It is perfect for me. The bathroom is surprisingly very big for a studio which I appreciate. I use both closets because I have a ton of clothes. Noise level: very quiet. I only hear people when they bring down their blinds or pull it up but otherwise never hear any major noise. On some weekends there is a festival outside our building and it's loud at like 11am-5pm while the festivities are going on but it never bothers me. At night it is very quiet and easy to sleep. The walls are thick so other than the blinds coming down (I guess that section is thin?) I never hear my neighbors talking or playing music or tv. Elevators are always working. The building doesn't have too many amenities like a gym but to be honest I like to run outside and ...be outside so that doesn't bother me. I would never use that amenity. Parking is 165$/mo with a third party that the management will set you up with. Its' premium parking which regulates all parking in this area. It is also within walking distance to Fells point. Overall, for the price, location, and safety I love living here and am sad to have to leave. If I was going to be local I would continue to stay here. When my lease ended they were able to give me an extra month at a reduced price which I was so appreciative of. So overall this was an excellent place for me.

I recommend Mt Vernon Flats for anyone needing a furnished place for a week or months.
