We calculated how much money we were getting after their fees and all the repairs they had done (for our 1990 house that was in great shape) and it turned out to be 65% of the rent. If you need anything be prepared to interact with their robust team of offshore folks in the Philippines. We are still unclear why we needed our septic pumped 2x within 2 years and were quoted $3-4k each time as they did not send us the detailed breakdown of the requested work. We had a suspicion that the folks they use for maintenance and for other repairs were financially incentivized or tied to the company as we did not receive multiple bids and it looked like SJA had ties to the company doing the work. Shout out to Kayla Schwartz who never answered any of my emails until I cc'd Claudette Scott. They did not seem to fully do walk throughs and left our property and wood floors covered in dog pee pads during the walk through. We requested that they not allow tenants to use our fireplace and found they had left that in the listing so we were legally obligated to allow it. Neat. If you want to lose significant amounts of value and gain 0 value except for a huge headache, SJA is the property management firm for you!

When we first rented the house he said the roofers were coming next week for us to prepare. A few weeks went by and we said how come no one has showed up and he said the owner has decided to do it next year. The roof was rotted and we had many pest issues and were one of the highest consumers of electricity due to poor insulation - this is according to Puget Sound Energy. 2. We heard many noises in the attic. Let's just say we discovered there were rats living both in and under the house which is very nasty and can create many health problems. We have two young ones in the house so this was simply unacceptable. 3. One day I called the property manager Jacob and said, "take a look at the deck, it kind of bows in and I'm concerned it might be unsafe." He said "I'll send some one out next week." No one ever showed. A few weeks later when I cooking outside for my family, my 1.5 year daughter and I both fell through the deck busting her head and tearing through my flesh. I called Jacob to report this and he said "So, what do you want me to do?" No apologies, no asking "are you OK?", no empathy. I could could go on and on. The biggest reason I'm writing this review is because when we vacated the house we hired a professional cleaner to make the house look outstanding. Jacob did a walk through and said everything looked good. I asked about when I would get my refund deposit and he said it should take about one week. It's been three weeks and I have yet to see a deposit or hear from him. I would strongly advise against renting from him. He typically has about 8 or 10 properties which he manages in the Issaquah, Klahanie, Sammamish and other areas. There are many other properties out there with professional customer service. Renter beware.
