We were connected with Salvatore and San Diego Premier Property Management a year and a half ago…read morewhen we were trying to finish a flip. We used their company to find us tenants as we decided to go a short term rental route. They had us set up with a great couple within a week and did all of the leg work. When we decided to try to sell again, Salvatore got to work and was very confident he could get what we were looking for. He didn't disappoint.... He had three offers to share with us after the first broker open. We accepted one, slightly more than we were asking, and closed within 25 days. I highly recommend Salvatore, Elizabeth and SDPPM whether your needs are rental or sale, both worked extremely well for us.

This company was hard to communicate on a good day and once things went sideways they were a nightmare to deal with. The "handyman" they used to perform repairs on my house was so bad once I terminated my service with San Diego Premier Property Management, I had to get a home inspection to determine everything that was wrong. From doing a lousy paint job, to using air piping on the garage water lines causing corrosion very quickly, to using PVC piping not rated for high pressure on the outlet of my pool pump there isn't much positive to say. I will say SDPPM is loyal to their handyman though, and stood behind him once I found out and showed them the facts. The most egregious issue was the replacing the water heater not to code, then after my home inspection I instructed them not to go back to the property to fix it, since I wouldn't know if the fix was correct or not and didn't want to have to get a 2nd inspection. SDPPM let the handyman back on site to "fix" what he did wrong anyways, only to not do it correctly a 2nd time. All of this was only discovered once I found the cell number of my tenants and reached out to them regarding some inconsistencies SDPPM was telling me, and then the whole thing started to come undone. All in all, there are lots of property management companies, and if you want to avoid a headache. Do not use San Diego Premier Property Management, and avoid Salvatore. Although this was quite a while ago that this affected me, based off the other reviews it seems like they are still doing the same thing.

I wish there was a ZERO on here for stars…read more As a homeowner in an HOA managed by ASPM, my experience has been frustrating and disappointing to say the least. Communication has been one of the biggest issues. Messages and concerns often go unanswered, and when responses are received, they can take weeks. Homeowners should not have to repeatedly follow up just to receive basic information or updates regarding concerns affecting their community. When I finally do get it, it's usually condescending. Yes. I have also found interactions with management to be less than helpful. On several occasions, I felt that legitimate homeowner concerns were dismissed rather than addressed in a professional and constructive manner. What is most concerning is the overall condition of the community. In my opinion, the neighborhood looks worse today than it did when I first moved in. There are ongoing issues with property maintenance, landscaping, common area appearance, and enforcement of community standards. These concerns have been raised repeatedly, yet meaningful improvements have been difficult to see. I have reviewed the Association's financial reports, and as a homeowner, I struggle to reconcile the level of spending with the condition of the community. Thank you Homeowners pay significant dues and deserve to see those investments reflected in the appearance, maintenance, safety, and overall quality of the neighborhood. There have also been long-standing concerns regarding speeding, stop-sign violations, security effectiveness, and unauthorized use of community amenities. While these issues have been discussed over time, communication regarding solutions and progress has been limited. I believe homeowners deserve responsive management, transparency, accountability, and a clear commitment to maintaining and improving the community. Unfortunately, that has not been my experience.. they need to do better but I'm not sure they have the ability to do so and looking at the reviews on this page I don't think they seem to care

Her name is Kim and she gets back to us the next day or at the worst two days. She is always kind and professional. They don't freak out when something goes wrong with the place. She always calls the maintenance guy right away. I would have given five stars BUT the maintenance guy LAGS. He is too busy and I blame the owners not the management cuz the owner has a budget I am sure and it doesn't include a large maintenance staff. SO....the property management is great and easy to speak to but they are short on maintenance staff to get it all done. Still, for property management I say they are alright by me.

Had we not come in on a Sunday everything would have gotten wet and ruined. We are now trying to get ahold of them and are getting no response. They don't seem to monitor their emergency after hours line. They won't pay any damage as they put in the contract that the renter is responsible. We have insurance but pretty soon even they are going to stop covering us for this recurring issue. We are not the only ones, everyone is having leak issues from what we are hearing and nothing is proactively being done about it. Looking for other ways to get in touch with them, hoping they monitor this.

Do not hire this company. They have no knowledge of the San Diego rental market. They originally…read morerecommended a high rent which I said seemed too high. I also told them there were still tenants in the unit so I did not know the condition. They went ahead and listed it online with 10 year old pictures taken from the internet, at the recommended very high rent (I later learned that you can be fined for using another realtor's pictures without consent which is what they did). A few days later they reduced the rent without consulting me - I happened to check online. The tenants then moved out and the unit was in bad shape so I remodeled it. This company then re-listed the unit at the original high price. I heard nothing for several days so called them, only to be told that it was listed far too high and they had not received a single application. I am now going into my second month of no rent, having spent $10k on their recommended remodel. Since I had no faith in their ability to set an appropriate rent I just fired them and hired someone else. This all could have been avoided had it been listed at market rate once the tenants moved and they had looked at it.

They saved us hours of time and effort and only contacted us when they had found qualified tenants. During the process they gave us valuable advice regarding pricing and appropriate criteria. We are minorities, we were two adults and two kids, the good candidates for a 4 bedroom home. It was clear what he was trying to say. Then my 6 year old daughter was leaning on the couch arm and jumped up one or twice. And he yelled at her! He told her to knock it off. And to not mess up the furniture. When she was leaning on it with her hands! That's it. Her feet were on the floor. She weighs 40 pounds. What damage would this do the furniture if she leaned on the arm and jumped up? I'm all for respecting people's furniture. if he didn't want it touched that's fine. He can tell her parents. He has no right to yell at a child. He's crazy and a racist.
