This company does not follow Covid protocols! Nor do they care if apartments are cleaned and maintained! We rented an apartment for my college student. It was filthy upon move in. There was feces and urine all over the toilet, closet was broken, kitchen cabinets too! He notified apartment management immediately and they did nothing. Update following Kailys response 6/5 My son moved into a four bedroom unit that had one person living there. They were each assigned separate bathrooms. He was told apartment had been cleaned ( his bedroom & bathroom). Neither were clean. Bathroom filthy ( especially with advertising that enhanced cleaning was happening during Covid). "Genesis" took over from another agency "Credit International Corporation" also of WA after their failure to admit that the case had already been Settled Out of Court back in 2009 and the Debt had been Paid. We try our best to contact the leasing manager, but she was no where to be found. We even went to the apartment office and trying to tell her that we are no longer interested in renewing the lease. She has admitted that she was gone and doesn't have time to look at our application until Day 4 or 5. We spoke outside of the leasing office. We did found a much more suitable apartment because your customer service has turn us down and because your leasing manager wasnt being so responsible and we haven't hear anything for you about our approval process. We have no choice, but to move on because time is not on our side. How can you unlawfully withhold people's deposit when your leasing management was gone for a few days and she also failed to mention about the 72 hours time limit to withdraw, nor the contract that everyone has to sign are being clear enough? PLP is a great company and takes care of its properties. I have been living at Bella Vista, here in Tacoma going on 3 years. I have renewed my lease twice. The manager, Darlene Coleman is the absolute best!! She is personable and competent. Darlene will make sure if you have any concerns or issues regarding living here, that they are addressed in a timely fashion, and truly does care about the tenants that live here. She is a 'Gem", for sure. Mark who is our maintenance man, is also a very pleasant, respectful, and competent worker, here at Bella Vista. Mark is always right on the job that needs to be done. I hear horror stories about other apt. managers and maintenance workers at other properties, and I am thankful to have Darlene & Mark taking care of Bella Vista, which makes it a pleasure to live here. The apts have in unit W/D, and private patios, or decks. Also covered parking, great water pressure, fireplaces, and nice views of Mt. Rainier! Conveniently located to all amenities, but secluded enough to maintain a quiet and secure environment. The rents are very reasonable compared to other apt. complexes. I am so happy here!!! I moved in, in June of 2020.  I moved from a 2 bedroom into a 1 bedroom that's bigger than my 2 bedroom was.  I'm on the 3rd floor over looking the pool and jacuzzi.  The landscaping is fully matured.   The best part of living here is the staff.  Even with the Covid restrictions, moving in was a breeze.  I even had a welcome basket.  When was the last time that happened.  Jocelyn was the one who took care of my move-in.  About 6 weeks later she gave me a call and asked if I was happy in my new apartment. Maintenance is wonderful too.  I've had a few minor issues and all were taken care of immediately. So, recently read PLP's COVID-19 letter delivered to me and it said that everyone should keep paying their rent, or get a loan, or do whatever they need to pay their rent here in San Diego. Now, keep in mind that PLP owns 59 apartment buildings in three states - CA, WA and MT -- and that means they own or manage a minimum of $60 Million in real estate but could be up to 1/5 Billion $$ in real estate. It's pretty heartless and gutless in this time of tragedy to get petty about rent when PLP will benefit from recent provisions in the bail-out bills. Huge fan of PLP! From before I moved in to one of their properties to now being a resident. They provided me with multiple listings they had in different communities and all of the properties were well managed and clean when I went by for a walk in tour. (Pre covid) and now being a resident here at one of the properties in San Diego I have gotten to notice how well the staff treat their residents. With covid now they are always wearing masks and have always sanitized after completing work orders in my unit. The staff also sets up fun activities for the residents every month to enjoy. What a joke of a organization. Power outages in their Lake City buildings every other week. Can never get ahold of the leasing office because no one is ever there during office hours. 8 months into living here with my partner, I learned that they never even put my name on lease and didn't tell me how to apply for it. Cheap lock on the door broke and I had four people from the emergency number for maintenance tell me they were on the way, waiting for hours outside just for the fifth person to tell me that they don't do emergency requests on weekends. We had a bad experience with Pacific Living Properties. Our initial experience started with us logging in to pay rent and being unable to do so because there was a zero balance due. Cut to two weeks later and Pacific Living Properties is announced as our new property management company and they bill us for two months with no explanation. We were also only in our unit for two months before moving out and despite a very thorough cleaning they kept our entire security deposit. They were a very poor as rental property management company as our common areas were very rarely cleaned. They also have no drop box for rent onsite. Very unprofessional company. I would not do business with this company. I talked to Kailey and discussed my problem. She said she would pass on the information who handled what I needed. Many days came and gone without me receiving anything, not even receiving a telephone call to explain the delay. I called Kailey three more times, leaving messages. After more than two weeks, Kailey finally returned my phone calls! When a customer leaves multiple messages, it is common courtesy to return their call, especially being that I left three messages. Whether it be, telling them that they are still working on what I need or to explain the circumstances. Returning messages is a very important practice of a committed and professional company. Avoid renting from Pacific Living Properties (PLP) at all costs. I would give it 0 stars if I could. They only care about money. They hire con-artists as property managers who lie, manipulate, and cheat you out of money. They bill their utilities two months behind, so when you move out, you get hit will a bill for ~$350 that you have to pay pretty much on the spot or they send collections after you. Keep that in mind. When you move out, you are not done as you would be at a property management company who can competently run a business. Their communication is horrendous. Either not replying to emails or replying with half-assed answers that leave you with more questions. You should not have to probe your property manager for answers to simple questions. After all, answering your questions as a tenant is their job. PLP uses an online portal for rent/utility payments, which has a fee of $50 tacked on for use, but yet, PLP stated it was not their choice to tack on the fee. My previous rental used the same portal, no fee. Once COVID hit, PLP was able to remove the fee, which makes it pretty obvious it was their choice in the first place. Terrible, absolutely horrendous customer service. I recently moved into The Standard in Lower Queen Anne. The units are outdoor meaning there is no secure entrance to leave mail. I have not received a mailbox or mailbox key since moving in even though it's stated I should have one. I am NOT receiving my mail, thus these property managers are not holding up to their lease terms. Maybe I'll have to forgo paying rent for the next few months just to see if I can get an answer! I mean, I have emailed 5-7 times, I've left voicemails and I've sent countless text messages. WHAT IS IT GOING TO TAKE PACIFIC LIVING?!?!?!?! Don't EVER move into their properties. They're alright if you don't mind paying huge rents for construction crews barging into your apartment during quiet hours (10PM to 8AM) and outside their noticed window for permission to enter (their window ended yesterday, and came in this morning). This is even after PLP hired similarly-acting crews to demolish the front deck. Nothing like being woken up at 7:30AM during finals week by a sledgehammer hitting concrete on the other side of the wall, two feet from your head. I wish I had the ability to give this place 0 stars. I have currently reported them to the county's board of health department, and am speaking to a lawyer. We have been dealing with a roaching infestation for a year at this hell hole. We were told that the roaches came from three other apartments. All of the residents there have moved out. They LIED and told us that they sprayed the building, but the residents in this building have said otherwise. All of our food is locked up, we keep our place CLEAN and we are constantly seeing baby roaches. Which MEANS THAT THEY ARE BREEDING IN HERE! I explained to their property manager that the spray they use gives me headaches, and makes my skin itch..they just said to wait a few hours before coming in after the spray. The manager hides in her office instead of walking around and see the problems the complex has. I'm really disappointed in the attempt to be professional. Then the company says we will fix it. Parking they have 3 handicapped parking spots for over 100 units. The stairs are rickety and falling apart. The only one here to apologize is the receptionist. BED BUGS. So far, it's been a pretty terrible experience. Moved in a little over a month ago to an apartment at The Standard Queen Anne property. At first, everything seemed great. But once we moved in, management just... stopped responding to emails about maintenance issues. Then we found bed bugs, and are still dealing with them. Our neighbors are also dealing with bed bugs. When we told the management about the bed bugs, they didn't notify any of the other tenants on the property, which they are required to do. The pest control company is a contractor of PLP, and didn't seem too concerned about being thorough with the bed bug treatment, as they had to come back, and do a more robust treatment. Why not just do the correct treatment the first time? It's been a nightmare. When we initially moved in, we never got a move-in inspection. When we asked about getting one, as it is our only legal documentation regarding the state of the apartment on moving in, we were told we already had one. We had not. The property manager had forged my roommate and my signatures on the form, and filled it out for us. There is one functioning laundry room with a single washer and dryer for 16 apartments. One. The other is out of order, and has been for some time, from what I have gathered. Communication is slow and inconsistent. Management is all over the place. They assigned a new property manager, and things are slowly getting done, but it's too little, too late at this point. Save yourself the stress, and stay away from properties managed by PLP. read more

I want to mention the great service I received when I toured a couple of Pacific Living Property complexes in Redmond WA. The properties were well cared for and everyone working there, from the person in the office to the maintenance person was kind and truly was interested in addressing all of my concerns. (and even though they wore masks the whole time I could see in their eyes they were wanting to help me). One of them is an affordable property, so I went in not expecting much but was delighted to see how nice the grounds were and how professional everyone was. I went apartment shopping and was so impressed by the staff at Stonegate in Riverside, that even though I didn't end up renting, I felt compelled to leave this review. My son and his girlfriend were looking for a place to call their own and this was the fifth property we went to. They were following all covid rules and made us extremely comfortable the whole time, which was not the apartment hunting experience we had up until this point. In the end, my son and his girlfriend decided to stay at home a little longer, but I have no doubt this will be the place they go back to when they ultimately decide to venture out. They bought our apartment complex and immediately jacked up the rent by 50%. FIFTY percent. That's 500$, and we now have a 2 month notice until our lease is up. There are two bedrooms in this unit, a master with a bath and two closets at around 200 sq ft., and a room with a tiny closet at around 100 sq ft. BOTH are now 750$ under their ownership. If they claim that they are now charging "by room", as is their excuse, they at least need to charge different prices for these vastly different bedrooms.
