Westside Property Managment has been our apartment management group for about a year and they have been prompt in answering all concerns.

My fiance and I were extremely interested in an apartment going for $4,500 a month. She had a bankruptcy in her past but between us we easily make over 5 times the rent. First we were asked by Aaron, our contact at WPM, for either a cosigner or double the deposit ($9,000). I had to, as someone making $200k, to my parents to ask them to be a guarantor. They of course agreed and when I went back to WPM, I was told that now the cosigner was off the table and we needed to pay double the deposit. I don't know if this was a racial situation with my fiance being black or what, but we felt completely embarassed and screwed over by Aaron. However, I am highly amused that it looks like the property ended up renting for $4,100 a month, $400 less than we had been eager to pay. read more

This is "the" worst property management company "ever" to rent from. Do Not Do It! You WILL be Sorry ! This is an effort to protect the Prey! That's You! Let's begin ; if you have an onsite manager you can expect very little. You will need to set the bar LOW, Very Low. If you need maintenance? Eventually after enough complaining, your manager "might" address an issue. However, the manager must be "convinced" there "is" in fact an issue first.Don't be surprised with answers like... "well, it still works right?" (Yea, barely) If the manager "is" in fact convinced, an effort will be made to resolve any problem "by" the "manager" first to save company money, or boost a stipend. You shouldn't expect much..because you won't get much....remember.. set the bar Very Very low, and that way you won't be disappointed. Try to remain positive as the comedy of errors unfold before your eyes. Maybe document with video as "work" is conducted. I did. You will be able to share your experience with friends, family, neighbors, strangers even, and laugh about it. Laugh a lot... they can't charge you for that! However, If you're fortunate, very fortunate, maybe a "professional" will show up to resolve whatever maintenance issue you have that needs attention ***This will only occur if the job proves to be too cerebral. Be mindful of the plumbing. The first plumbing issue was free. Then the same problem occurred due to a shared drain line. I was told to take care of it myself. I paid a professional plumber. Yes, your neighbors share your drain line. It can be a bad thing if you are at the end of the line. This means if your neighbor does something stupid and "your" sink backs up...? Be prepared to pay for it. Trust me, your neighbors couldn't care less either. Be sure to document everything from your initial move-in to your move-out, should you unscrupulously decide to rent from them. When you come to your senses and finally had enough to move? They will not only take your ENTIRE deposit but also charge you for wear and tear Therefore, it is essential that you "hound" management about everything. Get everything fixed before you move or you will pay for something you shouldn't be. It's best to start that process before you give the ridiculous "60 day move out notice". (That's so these predators have some time to rent their property to another sucker without missing out on income) In other words, Do Not give them a heads up of your intention to move out. Get everything repaired first. Have them do what they are supposed to be doing. You Rent... maybe that's why you rent..?So "you" don't have to fix stuff all the time. Do you have time for that? Some other things to think about with any place are rent increases. Well, here in this fine state of California, property management or owners are allowed up to a 10% increase every year. Well, this company takes it up to just under the maximum. Think about that. Their explanation will be it's due to rising "maintenance costs and the market" . So Every Year Expect 10% increase for absolutely nothing ! Ask up front! Ask for it in writing. Not verbal. I'm locked in at 1.8 where I live now. No, they don't have any vacancies, in case you were wondering. That's not surprising is it? Seems people stay when treated with decency. Greedy Greedy they are. Oh, and in terms of value? I've lived in the same building for over 12 years... Westside Property Management has taken over, and though I already liked the building and staff they have made it better. We have new washers / dryers with an app, so I never have to get quarters ever again, not to mention they are brand new so they work better. We've had EV chargers installed for people who might want an EV. And now our rent / maintenance requests can be submitted / monitored on a web portal. They've done a good job modernizing things so I'm quite pleased with it getting better. read more

We had a carbon monoxide issue that could've killed us - the HVAC company said that there was negligence on so many levels and the heating unit should've been replaced before we moved in. If they work directly with property owners, they should educate them on how to properly manage and maintain their properties - provide suggestions, come assess the property from time to time, hire quality workers that can actually do the job. We recently had our trees trimmed and it was a total hack job. And to add insult to injury, the owner, Josh Barre, doesn't answer emails which is absolutely unprofessional. read more

These people are slumlords. All their properties are old and full of mold. My grandmother visited me from Italy and became ill while visiting. Turns out she has a respiratory infection that is related to mold exposure while staying with us. I lived in 6610 .5 Brynhurst ave. that apartment complex is infested with rats it took about nine months to finally have some peace without any pest. at the end I broke my lease and they were very helpful with that but at the end of the day they should have been very accommodating especially since I never took further action in the conditions they were letting me live in. let's be real they didn't do me a favor I did them a favor. I even experienced someone getting killed in front of my apartment. the neighborhood is very dangerous I had no clue how dangerous that neighborhood really is until I live there. They charge me a cleaning fee which I know is standard. But, the way I kept the apartment I was shampooing carpet I would not keep food inside the apartment at all they should've waive that fee. read more

WPM just took over management of our building, and I couldn't be more pleased! I had a terrible leak in my kitchen sink that was flooding my whole kitchen whenever I tried to do the dishes. Put in a request for service using their online system, and a plumber came within 24 hours and got it all fixed up! They also repainted the building and cleaned all of the outside windows - first time in years I can see through them clearly! They've also been great about communication overall. 5 stars! read more

I was all set to sign the lease on an apartment with this despicable company, and the morning of the lease signing they contacted me saying that the rent advertised on Zillow, Craigslist and two other apartment rental sites was incorrect and that the new (correct) rent on the apartment was $400 higher than what was agreed upon. This was an illegal bait and switch scam! I couldn't believe they were pulling something like this on the day I was supposed to sign the lease. Please pay attention to the one star reviews! My advice: if you rent from them, brush up on your landlord tenant law! Since they took over my building, I have experienced firsthand everything mentioned in the negative reviews: failure to give 24 hour notice to enter; unresponsive to maintenance requests; complete lack of communication; when they do say someone is coming, no shows. Our building has had to call the health department AND the gas/electric company on separate matters because of WPM's lack of response. Mind you, this is (or was) a nice building. Oh, and the part about them unlawfully keeping security deposits has also been true. Here's a hint, my friend sued them on this and won. If you know your rights and have the patience of a saint, you might be okay renting from them. read more

I rented with them and the unit I received was completely disgusting. Under the stove there was mouse poop, a dead mouse, and all kinds of muck. I cleaned it upon moving in. There was also roaches. Anyways, I moved out recently and they had the audacity to charge me 90% of my security deposit for painting and "cleaning". Do NOT rent from them! My toilet has been leaking for 2 DAYS all over the floor and their supposed maintenance man will not call me back. When I called the main office they gave me attitude about putting in a work order. Well a couple weeks ago we put in a work order for something else and that never got fixed either. After that they told me to call the maintenance man. It's a complete joke. Who exactly is in charge here, who is going to fix the apartment and when? They will send you around in circles, do not expect them to actually fix anything that's broken. They won't even show up. Find another place to rent from. read more
