Very responsive and professional property management company and has been great working with them!

We've lived in our community for 20+ years and previously had great experiences with Ross Morgan. Unfortunately, over the past few years, that has changed. There has been an ongoing HOA violation involving a neighbor parking a boat in front of their home and driveway, clearly against HOA rules. Complaints about this issue go back to 2012 with the boat sitting there months at a time. The pattern has been the same for years: a letter is sent, the boat is moved briefly, then it returns. About a week ago, the boat was parked again and even covered, He makes it clear this is not temporary. When contacting the HOA, Artemis was rude and unhelpful. Neighbors were told "WHAT DO YOU WANT ME TO DO ABOUT IT! Than being told it is THERE JOB to submit photos, which led to the homeowner obtaining an email address and harassing a resident. Instead of enforcing the rules, the HOA issued a letter about "unneighborly behavior," to one of the neighbors completely missing the point. This situation is especially concerning because this same homeowner previously got into a physical altercation with another neighbor, which escalated into a fistfight after they complained about the boat. This is exactly why residents rely on the HOA to enforce rules and prevent direct conflicts. The boat is back again. Multiple emails have gone unanswered for over a week, and there has been no communication about how this will be resolved. It's also hard to believe neighborhood inspections are being done, as this violation has been obvious for years. PLEASE DO YOUR JOB! read more

It is an HOA and a community that has rules, I get the feeling people who complain are the ones that want things their way, cuz we have few people like that in our community. I recently rented the Northpark Clubhouse. Everything ran so smoothly from the moment I reserved the rental until I returned the key back to the Ross Morgan Office Staff. The facility was very clean and equipment worked great. Thank you to Anne and Jeannie for all questions answered and allowing us to have a successful event held on this property. To rent a clubhouse for a party of 60 for only $100 mid week was a great value. read more

With this recent hurricane I had some roof issues and needed repair work done asap. Both Stephanie and Gayane were on it and made sure my roof leak was taken care of right away. My neighbor had a similar situation and they're roof was also fixed right away. They were both very nice, understanding, and prompt. read more

Ross Morgan is a great company they managed our building for years, never had any problems. our building was taken over by PMP Management , our board of directors hired this company , we have no idea why ,but we will find out. Ever since we have had nothing but problems. They removed our beloved ass manager who has taken care of not only the building , but every homeowner, for over 10 years. PMP management moved her to a building where they were trying to obtain a contract. Since then , the employees are unhappy , moral is down , the building is not managed the same and the homeowners are unhappy. We miss you Ross Morgan. read more

We really enjoy living in a nice neighborhood managed by Ross Morgan, we take family walks around our community often and it is always clean, the pools are also very clean. HOAs usually get a bad rep and bad name. I've had a few situations I needed assistance recently and was expecting the run around and to be ignored for a while. That wasn't the case though. Stephanie is the manager for our HOA community and her assistant Gayane were professional and prompt in taking good care of us. They were both very responsive and available anytime we would call. Ross Morgan and their employees are a rare find! I always get a response back within 24h and Artemis and Gayane are so easy to work with. We had an issue with our neighbors tree falling into our yard, they were able to notify them to trim it and they did. Ross Morgan in Sherman Oaks was our HOA property management company for many years. We are now managed by the new Santa Barbara office. The new office is doing great. Office staff Chris Yee and Graham Cowles have been consistently responsive and accurate in dealing with day-to-day tasks. They are not just all flash and no show. This Company is Horrible! 0 Stars! Our Property Manager barely responds, never returns a phone call and emails take days to get a response. I have had a leak in my roof since March that has not been addressed and told it will be handled this summer. We received a special assessment with a 15 day notice that it was due ( not acceptable) Went by the office and dropped off a check and emailed the manager of instructions and noted not to withdrawal another payment since I just paid via check, she did not do her part and the full amount was withdrawal today (causing double payment and overdrawn) and when I called the accounting department all they could say was sorry about that and transferred me to a voicemail. This company is horrible to deal with. read more

Very bad management company. They increase their fees quickly and for no reason. No improvement is worth increasing $105 dollars within 2 and half years. HOA fees now is $345 dollars for a $300k condominium. Their customer service is really bad and their turn around time to return called are days and sometime they don't even call you back. Worst HOA company I have dealt with. All they want is to increase fees for no reason. read more

Ross Morgan organized an excellent movie night at Northbridge community pool area. I was invited by a friend and it was well organized, they had great snacks for kids, popcorn station and water was provided. My roof started leaking during the heavy rains we experienced. Since then it seems that I can't get my roof fixed. All I keep getting are excuses, I have holes in my walls due to the wet drywall being removed. And with each rain storm I have to use pots to keep my rugs from getting ruined. I keep leaving emails and messages and it seems that all I get are excuses. I'm tired of looking at these walls. read more

Since Artemis took over our property many things have changed for the better and I can not thank her enough for that.I have had the opportunity to talk both with her and her assistant Gayane, anytime I call they're super accommodating, very friendly, always happy to help. Gayane was able to help me with an issue that I was struggling with for days but was being transferred from one voice mail to an other and that needs to be worked on. I am a homeowner in an HOA. Ross Morgan was hired as Property Managers. They assigned Jeannie Gasper, to my HOA. Ross Morgan was advised when Ms. Gasper attempted to assault me when I attended a Board Meeting. She appears to have presented nefarious schemes to the Board President, which he adopted. She came up with many lies for him to explain failures in maintenance. She suggested he cut off water to the common area for the period of a 6 yr drought, and when trees and other landscape died as a result, she told him to advise homeowners the trees had died not because they had not been irrigated, but because they had reached economic maturity, which she thought meant old age (it does not). I did not accept her lies and schemes. As a Homeowner, I have the right to complain about maintenance, but she did not agree, thus the attempted assault. Ross Morgan was advised of the assault, but they did not remove her from my HOA & replace her, nor did they fire her. In fact, they promoted her! So if you want a management company that does not care if their employees attack Homeowners hire Ross Morgan - just wear protective gear when in their presence! read more

Horrible management company. They collect there fees and do little in return. Cars and garages continue to be broken into. Security is minimal. Gardening is sloppy, lights are not replaced, building are not painted, parking lots not repaved. Avoid any services provided by this company. They do little as possible when it comes to management. read more

I live in Valencia Northbridge and the company that manages our HOA is Ross Morgan & Co. The lead contact and representative for our community at Ross Morgan is Reina Zuckerman, and the few times I've had to deal with her and the office staff have been nothing less than professional and efficient. I recently rented our clubhouse for a birthday party and dealt with Lisa, who works with Reina and the whole process from beginning to end was an absolute breeze. We had a slight hiccup with something and Reina rushed in and took care of everything and made sure I was happy and the problem was immediately solved. Party was a big success! I have been lied to multiple times by this company. We have been told for 5 years the gardeners were on the way out & new ones coming in. They have removed 5 trees and the bushes in front of my patio and nothing replaced! A tenant who knows a board member complained and got 8 trees planted by his rental unit! I own and pay dues and get lied to! They have admitted the Gardner's are bad at all the meeting I have attended. The buildings were painted and they told me to remove my security cameras yet 2 other units got to leave theirs up! One had wires going inside & other one had wires outside. I asked for lights to be fixed because it is a hazard and three weeks later the bulbs were still not changed! One unit whose owner is friends with our Ross Morgan rep got a new patio to the studs, new driveway and new brick fence with supports. I pointed out another brick fence that needed repair and it was done minimally and fell apart in 3 months to be repaired again. The friend gets everything she asks for. A board members wife is doing gardening around her units and has personal items all over the place! She waters the lawn constantly and leaves the hose out Day and night as a trip hazard. She has put ashtrays under wooden items so a fire can start and all of this is ignored! We got a newsletter stating no personal items in the common areas and yet the board members wife can do it. She also took wood from the building repair/painters to use in her landscaping!? Why is this management company ignoring all of this!! read more
