    My history with Rubin Properties dates back to 2003, when I first became the President of my HOA…read more My building had been happily using them since previous to that year, but when I became President, I experienced all the reasons why. I grew to become particularly impressed with one of the company's property managers. She was quick to respond to my emails (most times, within several minutes), and would meet my high standards of detail orientedness by copying all involved parties, with every single detail answered, checked, included, balanced, and unquestionable confirmation that the job was DONE. She impressed me even more a few years later when one of our condo owners discovered a leak and we had to do mold remediation. Our insurance company denied the claim, and it was only after this property manager pushed and appealed that they finally conceded and covered ALL the costs incurred by this issue. She personally saved my HOA around $15k - a HUGE win. She also re-negotiated the contract for one of our monthly bills, saving us $1,700 per year. My Board was super impressed with her email on that subject, because we didn't even realize that contract was negotiable. Fast forward a few years, and who do you think bought & took over Rubin Properties completely? My favorite highly detailed property manager, who already had a history of saving us money and providing excellent customer service: Heather Miller. Since taking ownership of the company, Heather modernized with an upgraded website, automatic dues payments, & online access for my Board to view copies of any invoice or payment, anytime. She has used her own high standards as a baseline & has mentored and taught her current team well; all the property managers on her team have consistently given me & my Board excellent support in times of emergency or routine maintenance, for years now. I know that Heather drives her team hard to support clients' needs - and she also rewards their hard work with lunches, dinners and team-building escape room challenges (nice, right?!). Plus during this pandemic, keeping each team member safe & well has been a priority. It makes me even happier to know that Rubin Properties consistently does such a great job for my HOA and our building AND it's a woman-owned business with a healthy workplace culture that values their employees. My Board and I count on Heather, Cesar & the whole team for: Emergency response Routine maintenance Contract negotiation Conflict resolution between owners and/ or tenants Excellent vendor referrals Budgeting and detailed statements Advising us in hairy situations Annual tax prep Keeping our HOA practices legal and compassionate Special project advising & coordinating HOA-related legal advice ...and so much more The icing on this cupcake for me personally is knowing I can trust Heather's opinions when I need to make decisions, or when she guides my Board as we rewrite our CC&Rs. To me, knowing that a strong moral compass exists at the core of our property management company's ownership is priceless.

She made everything simple and she was very patient as she guided me through the process. I am a psychologist and I appreciate Ariana's skills with people. She is kind, knowledgeable, and thoughtful.     Warning to tenants: I recently vacated a property that I…read morerented for 2 years. Never more than a few days late. A full Deposit on file. After giving a 60-day notice and let me say again consistently paying rent on time throughout my two-year tenancy and the owner, Craig Bernstein, saying himself that I was one of the best tenants he's ever had and there were no complaints when he showed up to inspect the home completely clean with upgrades done to the property. Unfortunately, I experienced the following issues with the landlord: Multiple unresolved repairs. * Unauthorized Lockout: The landlord changed the locks without my permission during the move-out process. Mother, daughter and disabled adult locked out while loading moving truck. * Pressured Move-Out: The landlord pressured me to vacate the property earlier than the agreed-upon move-out date.The 60 day notice with a specific date was presented and accepted by landlord. Yet in still, daily harassment to "hurry up and leave" started after I paid my last month of rent. * Unresponsive Communication: Following my move-out, or shall I say "put out" the landlord has not responded to inquiries regarding my security deposit return. Apparently Craig Bernstein, the owner does not have the refund. I will see them in court. Meanwhile.... Recommendation for Potential Tenants: Hold your last months rent unless you are confident the owner has your deposit. Hindsight...Be aware of potential issues and plan accordingly when giving notice and expecting your security deposit return. Recommendation to landlord Once a move-out date is set, honor that commitment. You expect timely rent. You should reciprocate that with timely return of rental deposits. Don't go from harassment to move out earlier than agreed- to ghost when it's time to return the deposit. Terrible unprofessional business dealings!! No excuses for representing this type of illegal and unethical business.

I've dealt with Frances for nearly 5 years now and she's always so pleasant! She is very professional and handles everything in a timely manner! Frances is definitely a huge asset to this company! Such a wonderful person!
