    Stole our money, Cut corners, Filed illegal permits, Jackhammered into PT slab without scanning Lavi and Shirly are likely great, for "Run-of-the-mill" renovations. Lavi kept saying trust my construction as designs are not in my control (even though they brought on the designer), but his construction was poor at best. Here are issues we encountered: 1. Incorrect plumbing work // Lavi sent a picture saying we just passed inspection! When i zoomed in, the wall mounted sink faucets were installed in the bathtub....! I followed up with this message "Unfortunately that's incorrect. Please don't take this anyway, as it was likely just an honest mistake but we would appreciate it if everyone was focused to read part numbers and ensure items match up. We sent the link to the website that has all the part numbers and didn't think we had to outline where each piece goes " 2. Water leaks in ceiling // i sent a msg and video saying, 'hi Lavi , hi Shirly, there's a leak in the house...theres water coming out of a light in the kitchen. I turned off the water for the house and put a bucket under it :-('...his reply,' we'll fix it tomorrow'. And after they 'fixed' it, I am still here with water lines/damage in my ceiling. 3. Lack of due diligence // Before signing, Royalty sold us saying a door could be moved which was always the vision, fast forward 2 months later after designs were finalized we get a message, sorry guys it's a load bearing wall we can't move it, it will cost $15-30k if you want to do so! In the end, they said they would give us a $5.5k credit for not moving the door, and then, surprise surprise, they refused to do give us the credit! 4. Filing illegal permits // we asked them to expand our master shower and without our knowledge they went ahead and filed a no plan permit, which is illegal and not allowed for expansions as it has to be a like for like replacement. They simply cut corners to save costs and then billed us $500 for the permit but when you log in to the permit dashboard the cost is listed as $443, what's the deal with that... 5. Jackhammering into post tension (PT) slab without scanning for cable locations // my msg to Lavi and Shirly (since they weren't onsite as usual) "Hi Lavi, not sure you're aware but the team is jackhammering into the concrete foundation in the kitchen looking for some plumbing pipes. I told them that it's a post tension slab so they need to be super careful, they said they know..." Lavi's response, "Yes I know, no problem, they are aware. Thank for the heads up". My reply, "I'm actually a bit worried. My son is sleeping here and God forbid a cable gets snapped. Did you guys scan to ensure the exact location of the cables before hand? Just had to ask them to stop" Lavi's reply "I also told them to stop, let me get the scanning people first. We will hold on with that". While our project manager (Shirly) said our house seemed old and they didn't think it was a PT slab. FYI the PT stamp is ALWAYS in the garage, just look. I sent them a picture and they said thanks....like wth? IN ADDITION, they punctured the PT cable sheathing in the process and had to hire a PT repair specialist to repair the damage they casued. In the end, Royalty stopped working on our project saying we need to waive any rights to sue them in order for them to continue on the project! Oh and in good faith we paid them in full for a bathroom, and now that they are walking away with everything gutted and incomplete AND refusing to return our money. Royalty will lure you in with false promises (from construction feasibility to design support)...they prey on your lack of renovation knowledge.... they provide no real project management... and they do not do their due diligence. Last but not least, anytime you bring up a concern expect to get a cold Ai response starting with, "I'm sorry... Blah blah blah". And when I told them this is the 2nd time I can tell they're using canned Ai responses they said, 'Sorry their English isn't good...' Good luck with your Royalty project, if they stay in business.

    Do not recommend for the reasons as explained below. 1. Jackhammering into a post-tension slab without prior scanning or investigation. 2. Failure to conduct required scans to locate post-tension cables before intrusive work. 3. Performing high-risk structural work without proper safeguards or due diligence. 4. Absence of project manager on site during critical construction activities. 5. Creation of structural risk requiring engineering review and potential remediation. 6. Late disclosure of major design/feasibility issues after finalization. 7. Refusal to perform integral components of the agreed design unless homeowner pays substantial additional sums ($15,000-$30,000). 8. They induced the agreement through false promises, including: Premium "custom kitchen" capabilities; Designer support "every step of the way"; 10-12 week timeline. We are coming up on 20+ weeks with the job currently on pause. 9. Secured agreement to a premium-priced custom kitchen, only to later unlawfully attempt to narrow the agreed scope by refusing to install high-end appliances. 10. Unjustified design charges for a layout that was negligently prepared and directly caused the purchase of a tub that could not fit, resulting in additional out-of-pocket losses. 11. They represented that a designer would assist "every step of the way." In reality, the designer was: Slow to act, at times unresponsive, and not meaningfully involved in decision-making. Was forced to repeatedly request and chase basic design support. 12. Promise of active, hands-on designer involvement was used to induce signing of the contract. They knew or should have known: The designer lacked availability and the level of service promised would not be provided. After contract execution, they minimized this by saying the designer was "busy" or "slow". 13. There is evidence of water intrusion from the ceiling causing potential property damage, which they failed to disclose and upon information and belief concealed despite having knowledge or reason to know of the condition. 14. Conduct substantially defeating the purpose of the contract.

    Primary Bathroom Remodel

    We did a tremendous amount of searching for a general contractor for our primary bathroom remodel. We met with several companies, but to be honest, everyone started to sound exactly the same--heavy on the sales pitch and not very personable. That completely changed when we came across Royalty Design and Build and met Lavi and Gabi. While we understand construction companies have high overhead--which explained why some of the other estimates we received were way beyond our budget--Lavi and Gabi gave us a fair estimate and took the time to explain the entire process. We weren't looking to do anything extravagant like moving plumbing, breaking down walls, or doing major electrical work for our bathroom remodel; we just wanted a straightforward bathroom renovation. What we ended up with by the end of the project completely blew our minds. My wife and I have spent years saving ideas on Pinterest and social media. What started as a fantasy became a absolute reality with Royalty Design and Build. We now have a bathroom we are incredibly proud of, and we owe a massive thank you to Lavi, Gabi, and their stellar team. Gabi was our project manager. Gabi made the entire experience seamless and smooth. She was always checking in, answering our questions, and providing solutions before they could even become problems. One of the main reasons we chose Royalty was because Gabi and Lavi truly shared our taste and vision. Because my wife and I have incredibly busy schedules, Gabi went above and beyond by visiting different tile stores on her own to bring back ideas and options for us. Gabi was truly incredible with helping us with design ideas. Lavi was always available whenever a need arose. He was genuine, helpful, and straight to the point with zero BS. He drafted a clear contract and followed it to the letter. There were absolutely no surprises, and he constantly visited the site to ensure everything was going exactly according to plan. The hardworking crew. The construction workers who work behind the scenes rarely get the credit they deserve for the intense labor they put into a project like this. Eddie, Bernabe, and Pedro were absolutely amazing. For a whole month, they arrived at our house at the exact same time every single morning and worked tirelessly into the afternoon. They were incredibly respectful, always greeting us in the morning and letting us know when they were wrapping up for the day. Because construction inherently brings a lot of mess, we made an effort to keep our home as clean as possible. Bernabe was phenomenal at helping us maintain this; at the end of every single workday, tools were neatly set aside, floors were swept, and everything was left tight and tidy. After a couple of weeks, we built such a deep trust with this team that we felt completely comfortable leaving our home while they worked. Bernabe, acting as the foreman, deserves an immense amount of praise. His work ethic and attention to detail are top-notch, and he worked nonstop to get the project done right and on time. Overall, the team at Royalty Design and Build is wonderful and their craftsmanship is amazing. What we planned to be a simple renovation turned into the bathroom of our dreams. We actually joke now that it's so beautiful we don't even want to use it because we want to preserve it! We truly enjoyed working with everyone and absolutely plan to use them for all of our future remodeling needs. Thank you, Lavi, Gabi, Eddie, Bernabe, and Pedro!

    Remodeled kitchen. Came out beautiful on time zero issues. Talk to 20 companies and went to two seminars... Still pick these folks at Royalty! Also on budget.

    This was our first time doing a remodel, and we chose Royalty Design and Build for our kitchen remodel. I spent a lot of time researching and talking to different companies, and I am so thankful that I found Royalty Design and Build. I had a meeting with the project manager, Shirly, and she made the process of the meeting very smooth, more direct, and to the point, which made everything feel much less overwhelming. Then I worked closely with Lavi, who I dealt with from the start of the project all the way to the end. I am beyond thrilled that I chose his company. Lavi is very hands-on, approachable, and always easy to communicate with. He helped guide me through ideas and even helped me find the perfect countertop, which was honestly the hardest part of the process. The crew working on our kitchen was also amazing. They showed up on time every day, were professional, and did beautiful work. The kitchen turned out exactly as we hoped -- timeless, elegant, and beautifully done. There are so many remodeling companies out there trying to get your business, and I am very picky, but let me tell you -- you will not regret choosing Royalty Design and Build. I highly recommend them.

    I decided to hire Royalty Design and Build to remodel my bathroom in my house in Bonita, and I'm so happy with the results! It turned out exactly as I had envisioned.     Shower remodel

    The team at Royalty Design & Build did such a beautiful job renovating both my bathrooms. My master shower feels like a spa experience. This is the first time doing any kind of renovation in my home and Lavi's team were so professional, responsive, experienced and also very respectful to my home (did an amazing job covering / keeping everything clean!). I called Pacific Kitchens in Clairemont Mesa and I spoke with Lynn the office manager. Lynn scheduled my appointment within a few days and Keith arrived on time and measured and explained everything. I said sign me up and have been so happy with my new cabinets. Tom is the main man at Pacific Kitchens and what a jewel! If you have a question or a little fix it up Tom is Johnny on the spot and what an expert Tom is!! All I can say is Pacific Kitchens in Clairemont Mesa are wonderful!!

    Upper Management Change Jan 2025, License subject to cancelation after 4/2/25, Poor quality…read moreworkmanship and even worse customer service. The company under this new upper management only cares about collecting their payments, not about quality work and customer service. PLEASE GO SOMEWHERE ELSE IF YOU WANT TO HAVE A GOOD EXPERIENCE AND BE HAPPY WITH YOUR KITCHEN!!! I contracted with them to reface my kitchen, and I have the following issues: * The cabinets do not match the bases. They even agreed with me and asked me for a paint bid, but then decided that they do match. * The laminate on the bases is already delaminating and it hasn't been a year, in some cases hasn't even been a month * Poor quality parts were knowingly used for warranty work, which resulted in them telling me they would need to come back before they ever even finished. At this point, I think the poor quality workmanship and use of broken materials is intentional. Additionally, they make it very difficult to get work done in the afternoon, as they state they only work until noon. See attached: Statement of information that details the change in management that took place January 2025 Screen Shot from CSLB License Board detailing that their license (639021) is subject to cancellation if a new qualifying person is not replaced by 4/2/25. Screen shots of emails for them requesting a paint bid and then stating that everything matches. Text messages with the now CEO and CFO detailing that installers only work 5 am to noon.     If I could give a zero for this review, I would. This is the worst experience that I have ever had…read morewith a vendor. We worked with Jerry. He kept telling us that he would give us a good price. He did the exact opposite. He jacked up the prices unbelievably and when we did need to return something, he made it impossible to return it saying that there was a 35% restocking fee and that we would need to pay for shipping to send it back. The item was a linear drain for the shower and he sold it to us for $1,000. I looked up the prices when we decided that it wouldn't work and most vendors sold the same linear drain for half the price. He never told us how difficult it is to work with glass tiles and how easily they shatter and crack. He never told us that we shouldn't use glass tiles in small spaces. We should have received a discount because we were working with a builder. We could have received a different discount because my husband is a veteran. We might have even been eligible for a discount because we are senior citizens. He kept telling us that time was of the essence because prices were going up every day. At least we didn't fall under that pressure to buy quickly. I live in a highrise of 385 units. Many of my friends and acquaintances were interested in hearing about our bathroom renovation. When we tell the stories about what we went through for the remodel they now know from whom they should not buy any supplies.
