The staff is very friendly, and the property is amazing. The price is above fair. The application process was complicated and the fees were high. Many of my questions about things like electricity, water, trash, and cable were met with "Ask, Google". Overall, the experience was cumbersome, but the final result is good. read more

Properties are covered in disguise look good once you walk but move in and settle find out the problems Poor sealant, Poor flooring , not cut right , not glued , not leveled out can step on certain spots and feel it goes down , poor installation, poor design traps heat inside of properties , due to design ac will not go below 74 what so ever . I am a renter and they never answer my calls or emails. It's been months since I've been able to get in contact with them. I try to wait a few business days before I reach out again... and nothing in return ever. They are fairly quick to responding to service requests, so I'll give them that, but most of my questions do not pertain to that. It took them months after I moved in to find out how to set up my water utility, how to pay the bill, how to get a key to the pool and access to the club house (both amenities listed in my lease). After months of asking them and them saying they don't know, I HAD TO be the one to reach out to my neighbors to find out the answers and then report back to the property management team. They know nothing. It's become such an issue that my neighbors ended up giving me the owner's contact information so that I could reach out directly. It's a bummer because I'm in love with my unit but I am very limited in what I can do since I am a renter with no ability to communicate with the owner or management team. A lot of things in this community require direct communication from the owner, I'm not supposed to be the one reaching out to my HOA directly.Please respond! read more

I was going to rent a house through this company until they sent me the application terms and lease agreement. The terms are some of the worst I've ever seen and go against Texas law. No notice required to enter the property; charging you $100 if they can't access the house with only 1 hour's notice; charging $250 to negotiate any lease terms; tenant is responsible for all kitchen and laundry appliance repairs if they break; responsible for damage and cleanup from wastewater backup (any major plumbing issues are a landlord's responsibility by law); broken AC/heat isn't treated as emergency (you can break your lease in Texas for this, it's an "unlivable condition"); the fee to not have a lock box on the property, which is a security concern, is ONE MONTH'S RENT; expressly denying all warranties when certain warranties are required by law.... the list goes on! It's such a shame because I love the house... but this company is beyond sketchy. read more

This is the worst company I have ever rented from!!! The duplex we rented did not have screens, they refused to install them after we asked. Our AC went out last summer when it was over 100 degrees for several days. They took three weeks to fix it. They made me put down three times the amount for my security deposit and will not return it with out giving any reason to why they are with holding this large sum. They ignored several maintenance requests the last moths we were living there. We signed a 12 month lease but they charged us one week extra for the month we moved out with out notification, then charged us late fees. We did not sign a month to month lease, so I do not see a reason why they would charge us for just one week. After almost two months of trying to contact anyone from this company, I have not received any communication back. Their phones at their office go straight to voice mail and no one will return my email. I am not the only one they are doing this too. This is most shady company I have ever seen. read more

I thought they are good with great reviewed, but not good to me. They collect $1000 deposit when signing the agreement and at that time I told them I have transferred The utility under my name we can keep it until her tenant. They didn't do anything for 3 weeks, when I requested the status they said they would get repair quote. The quote came in after another week, it cost $6000 to paint the house of 2000 Sf. I got a quote my self of half of that price. I requested cancel the agreement due to their poor service and extremely expense quotes and offered them $100 for the little work they have d they would not respond and kept my $1000 deposit. An update: they did refund my deposit after utility and mgt charges. read more

(Real estate, Property management and a good escalation matrix); The CEO (the Broker) is hands on and does not feel shy to jump in when some of the employees are out or if the clients feel the need. My favorite Staff member of his team is: Bailey Moran - She has been phenomenal in helping me with buy my first property. Being a first time home buyer is not always easy but she made the process seamless and look easy. I guess this is my second brief review on her. Their property management team is very good. 100% transparent (I'd go ahead and use the word 'honest' since it matters when it comes to trusting somebody to manage your property) - they are prompt when it comes to owner payments, they have a nice portal to see and keep track of things. I never had to call them up one time in the last 8 months for anything. Seamless!!! Something that is worthy of a mention is my recent interaction with them. I have been working with Jackie Lies in the last couple of weeks and I think she deserves this review. From what I have seen, she is very passionate on what she is doing. At this point in time we have been moved out of our property that we rented for over a month. I have contacted Ruth Wise directly with multiple phone calls and no response, 2 emails with no response. I have called treaty oak multiple times and left messages with no response. I have contacted SaraLynn Miller with phone calls multiple times with no response. Our experience with treaty oak has been HORRIBLE. The lack of professionalism from them is the worst I have ever dealt with in renting a place. Upon move in our house was so dirty it wasn't livable (see photos). AC was broken, stove was broken, toilets were broken and running, there was a bottle of chewing tobacco spit in one of the toilets. The deck was rotting and falling apart as well as the front and back door. They didn't reimburse us for any days of rent, even though they charge an approximately $500 non-refundable cleaning deposit. Seems like they are just pocketing that money. Now that we have moved out and are unable to reach them I feel like they are stealing our security deposit as well by just not being reachable by phone or email even though we left that place in much better shape that we got it. I would not rent from them ever again. I will not being repealing this review either until someone reaches out to me from Treaty Oak to remedy this situation. read more

This company will not return your phones calls impossible to get a response and unprofessional there whole demeanor has some issues and if your really understand there lease agreements there are two types of violations not standard lease please read the lease carefully before you sign anything to each its own but do check out the other reviews my agent knows there problems which this group and so glad I found out before it was too late. How can anyone sign an agreement with hokey language makes zero sense. Find a reputable company that doesnt want to charge you to death. For one tiny dog is 500 and if you have 4 dogs its 500 each lol crazy. A cesspool of money hungry people. Not only that but they will demand a lockbox on the property and show the place you are paying to rent no matter what you say the last month of your lease. Furthermore when you move out they will charge for small wear and tear they suppose to take care of. Not a good source look elsewhere. Repairs are that are on the lease is strange wording. Lauren is so helpful, approachable and attentive in helping me find the perfect place and get settled here. As you all know, moving can be very stressful - especially from city to city. The move in process was quick and painless, but most importantly applying was easy. Though the house was a bit older, it wasn't a problem because I knew that prior to moving in. Location is wonderful and close to so many restaurant options and gas stations around the corner. I love entering a home that smells like lemons and seeing clean floors. We recently had the main water pipe to the house begin leaking and had to shut water off to the house. Kenric LeBlanc immediately jumped on it and had a plumber come out within 2 hours. When the plumber was unable to fix the issue - due to tree being in the way - he quickly (Friday evening) got hold of someone who could fix it early Saturday. It was great service and he followed thru until we had it fixed. Very happy! read more

Be careful when renting with this company and be sure to read (and understand) the lease completely. We noticed some things in the lease that were pretty sketchy and since the lease was "non-negotiable" we ended up not renting through them. After leaving a negative review the company did reach out and offer to return our application fees (which are normally non-refundable, and the reason this is 2 stars instead of 1). Update: Their policy is still highly illegal (see property code 92.102, and 92.103). They cannot ask you for a non-refundable security deposit, no matter what their comments on my review say. read more

If you want a management company that behind your back will get unauthorized services performed and send you a bill of $9k at the end, these are your guys. The manager said "he wanted to have the house ready for tenants to move in". Now, that explanation falls flat after looking at the crappy maintenance they performed. The house was dirty, bathrooms awful looking (after spending over $9K wherein they claimed they painted upstairs, changed knobs, caulked, removed mold, etc). By the way, replacement of knobs, smoke detectors, etc were not authorize by me. They did not provide comparative quotes and just went with another lousy contracting company. I smell "big kick-backs here". Just order a complete inspection of the house to make sure everything on the invoices they sent me is real. The house is nowhere close to being rented out again. If I could give zero or negative stars, I would. The other reviews of this company are very reflective of the experience we're having. We signed a lease with another rental company for a year. Treaty Oaks took over a few months before our lease was up. We had intended to stay another year and then buy a home. We voiced this to an employee. A month or two later, we were told they needed to walk through our home to assess the property. When we questioned that, we were deceptively told it was just standard when they take over. A month later, we were served with a 60-day notice to vacate the property. It cost us thousands of dollars to relocate, but we vacated within 30 days and left the house in excellent condition (it wasn't in good condition upon move in). Imagine our shock when we received an email from an employee saying they were deducting $717 from our deposit for damages! Um... Excuse me!?! Over $200 for carpet stretching. I listed in two different places that it was like that when we moved in on our move in check list (which I had to provide them a copy of). And then they're charging us $500 for landscaping. They showed us invoices that do not itemize what work needed to be completed. We drove past the house and the landscaping was improved above and beyond the condition we received it in. We have photographic proof of the exterior condition of the home and are absolutely disputing all charges. I've addressed the employee directly and have contacted the Austin Tenant's Council. He refuses to respond. This is a behavior you will get to know quite well if you lease from this company. We intend to exhaust all means to get back the money that rightfully belongs to us as well as inform the public of this company. Do not do business with this company. You will be sorry. 1/12/2017-- I have been informed that The employee I had a bad experience with before has been fired and a part of my security deposit was returned. However, I have been requesting for the past 6 months to have an itemized receipt of the yard work they are claiming cost $487.12, but this company has refused to provide the requested information. All I've asked for is proof of the "damage" they state we caused and the opportunity to dispute the claims. Today I was sent a confrontational email from asking me to take this review down. I can't take this review down as it was a real experience I had with this company and the problem is still on going. Nearly $500 in yard work is a big deal to me. I know I didn't damage the property and I will fight these charges until the courts make their ruling. However, State law does state that rental companies must provide an itemized receipt for damages charged. Next step will be for us to file in Small Claims Court. read more

Treaty Oak manages my rental in north central Austin. They've always done a great job and rent magically appears in my bank account every month, which is what I've hired them to do. Where they really excel is with their communication. They don't overcommunicate and tell me every little detail, but they do always let me know when they've fixed a problem and I get detailed accounting, which is really important for any landlord. They seem to keep tenants happy because we get a lot of renewals and Lauren has always recommended good pricing when it's time to rent it out again. I do plan to buy more properties and will have Treaty Oak manage anything else I buy. read more

Nobody should ever have to go thru what I am going thru right now. About a week ago I received an email saying I needed to be out of my property by the end of June mind you I've been living there eight years. Rent has always been on time, no problems. We'll apparently it was time to renew the lease and my roommate wanted to move out which is no problem except I never received a lease renewal form they only sent it to my roommate I never received it. They only sent it to my Roomate. Ryan even acknowledged that he never sent it to me. Said that there was a signing order and because my Roomate didn't sign, I never received it and then told me that I have to reapply to the place I'm already living!! Clearly he has my email address, because he sent me the notice to vacate. But couldn't send a lease renewal. Is that even legal. I don't know where to go for help. Maybe the news?? So now a $100 later and I was denied because of my credit score I'm sorry that COVID-19 had me confined to the house and I couldn't work, therefore some credit card bills didn't get paid. But for 8 years my rent has ALWAYS BEEN PAID!! 8 years ago when I moved in here my credit was fine so now I'm facing homelessness because of my Credit score. how is that fair? If he would have done his job, and sent me the form, this wouldn't even be an issue. They didn't do their job, shouldn't every tenant get the option to renew? I've been living there 8 YEARS!!So instead of apologizing that he never sent the form to me, he said and I quote," Good luck with your move" It even says in the application that they would work applicants that don't meet the credit criteria and will just have to pay a higher deposit. He is not even trying to work with me. I feel discriminated and I am being unfairly and unjustly kicked out. People beware of TREATY OAK PROPERTY, if you have to work with Ryan Spencer just turn around and look somewhere else. DO NOT DO BUSINESS WITH HIM. HE IS INCOMPETENT AND DOESNT DO HIS JOB CORRECTLY!! Treaty Oak has managed 6 properties for me for the past 2 years. Overall, their service has been fantastic. Communication & service is great. In 2 years with 6 properties, we've had one problem tenant, who Lauren dealt with incredibly well. The tenant began paying late and making ridiculous requests. She was very polite, but firm. She was able to get the tenant to become current on his account and he ultimately became reasonable. She let my husband & I know about the situation, but handled everything so that it didn't become a problem for me. What more can I say? There's not a lot, which is really what a landlord wants. 1. they have some claims on their website that they will not waste your money as a client by frivolous home fixes. How about, we don't fix anything, or respond to work order requests. We had multiple needs for the home, that was not in good condition while we lived there, and it was like pulling teeth to even get a response. The most frightening was our back door slider lock broke on the inside, and they never did fix it. They sent a maintenance man, and while he was kind and polite, he simply stated, "I don't know how to fix it," and didn't. I should be able to lock my back door. They didn't seem to know much of anything. I also couldn't lock my bedroom door, which is a must for me when i sleep at the house alone. The garage door key didn't match the rest of the house that had been re-keyed, so they had to redo the whole house. Very cost effective. The other repair issue was a very rapidly growing issue with the foundation. Both my husband and I could tell there were significant issues with the foundation of the home, yet they ignored any correspondence we sent about it. I doubt they ever let the owner, who wanted to sell, know there was an issue. It was also very close to his warranty running out- I only know this because the house on both sides of us had to have repair work right before the warranty expired. As a tenant, we were trying to save the home owner from out of pocket expenses, and as a home owner, that is something that I would want to know... 2. Shortly after we moved in they sent an email saying they were selling and putting a lock box on the door and that people would be coming to take pictures... First of all, this was not within the scope of our lease, nor is it appropriate. My husband and I are both disabled vets who have huge issues with privacy and safety within our house. We informed Will Mackintosh that we were not ok with this and he responded "oh, you are right, this doesn't follow your lease." At the time he seemed to be understanding of our situation and left us alone for a time. Then the blatant harassment began. It was never ending. Believe me, we didn't want to live in that house as much as they didn't want us there, but nevertheless, we had signed a lease for a year and had nowhere to go. The harassment was INTOLERABLE. He attempted to bully his way in, and yet again attempted to put a lock box on the door. IT WAS NOT LEGAL. The clause in our lease said that he was allowed to show the property HIMSELF, IF he was there, that's it. We finally agreed to allow showings by us by appointment only. He was too lazy to put a sign out front, so we were taking time from our very busy school schedule to wait for people to come view it, but were going to the wrong house, two doors down... when I let him know that people were going to the wrong house, he said he would come put out a sign, yet didn't. I had to tell the realtors to come to the right house. THAT WAS HIS JOB. Of course, an offer was put on the home and guess what, there were foundation issues. Which meant he wanted a ton of people in and out of the house to look at the damage and do inspections. When my schedule didn't allow accommodation for every single one, he GAVE MY PHONE NUMBER to the person trying to purchase so they could harass me. 3. The move out process was an even bigger joke. The "manager" of Treaty Oak Properties, their rental management company, Ashley Johnson, was absolutely unprofessional and untrained, and on a huge power trip. She REFUSED to help us have an even semi normal move out. REFUSED to give us a move out checklist, refused to give us an address to drop off keys, refused to do a walk through, refused to do anything semi normal that a normal agency would do. She also has ZERO manners. It was a huge back and forth over everything, unprofessional, and flabbergasting move out. We had our real estate agent do a walk through and take pictures with us, and let them know that. Our realtor said we did way too much work on the property, and we did. This was a case where the house was in better shape when we left than when we got it. We ended up getting our full refund back, but of course I had to track them down on that as well, after the legal 30 days, according to Texas Real Estate LAW. They don't follow the law, and they don't support United States Veterans. SHAME ON YOU!!!!!!! Home owners and tenants alike, RUN!!!! read more

Serious SERIOUS shoutout to Lauren, who really restored my faith in property managers. It's incredibly difficult being a renter in Austin, and having moved every year since I started college in 2009, I've had my fair share of awful property managers. Lauren may literally be the best in town. She responds to maintenance requests and general inquiries quickly, and genuinely cares about her tenants. Due to unforeseen circumstances unrelated to the property, I had to terminate my lease early. Lauren kept me updated throughout the whole process and let me know all the proper exit procedures early so that there were no unexpected fees on my end. My security deposit was returned almost immediately and when an adjustment needed to be made, it was done promptly. It's so incredibly hard to find property management companies that advocate for both tenant and landlord so thankfully Treaty Oak exists.
