Nancy, the lady who shows the rental units, is so rude and talks down to everyone, it is painful talking to her. Once, at 3 am our shower knob popped off due to faulty water pressure we had problems with for the longest time (it was a really old house) and water spouted everywhere for at least 30 minutes as we ran around trying to find the water shut off. They tried to blame us and charge us for the damage even though we were all sleeping and had absolutely no control over it. DO NOT rent through this company!! They are rude and will charge you for anything they can!! I just switched to IPM rental company in Chico and it is like a night and day difference. They are actually kind and professional, and work to make my stay here amazing! I can't believe Campos is still in business now comparing them with IPM. DONT RENT WITH CAMPOS!! You will regret it!!!

It's been a few years since my senior…read moreterm at CSU Chico, when I finally moved into my first solo pad which was owned by Campos Properties. I viewed many units downtown, mostly the ubiquitous early 1900s Victorians that are sectioned off into apartments. I found the units from Campos to be solidly remodeled with a ton of character, and a lot of care was put into their properties compared to the other units I viewed. Each meeting/transaction was prompt and professional. They're an established company that apparently rents primarily to college-aged tenants. They were super-responsive to repair requests (ceiling fans and laundry utilities were fixed within days), and were respectful of my space and time. Yes, it's Chico State, but be respectful of their property, comply with lease terms, and things will be great. I've dealt with other property management companies in Chico, particularly ones who truly take advantage of college students' lower bargaining power and inexperience in general "adulting". Campos is not one of these companies. I couldn't imagine being a landlord in college town, but not once did I feel condescended to or in-the-dark about my agreement or requests. I got dinged on my security deposit in the end. I was provided with an itemization of costs and the remainder of my deposit promptly, and it was fully transparent and fair. (Take it as an early lesson in self-responsibility, I guess. I left Chico and am now a newly-minted attorney who now knows a thing or two about landlord-tenant laws in California.). If you have realistic expectations about living in college town, are responsible and respectful of the properties, and hold up your end of your agreement, you'll find Campos to be pretty darn good landlords.

    You really get what you pay for with this place…read more This is happening in real time. Half of my electrical outlets in this apartment suddenly stopped working last night (11/16/2022) I put in a maintenance request to have it looked at. This morning , they said they would send a vendor over to coordinate with me to fix the issue. I asked if they would reach out to me sometime today, no response. I am aware that Thursday is the end of their work week and I have not heard from the vendor they said would contact me or the main office. So going into the weekend, I don't have electricity in half of my home and no one else to reach out to bc their after hrs emergency maintenance option hung up on me when I called them to ask questions. If you are trolling this page to see how your Property Management is doing, please hire more responsive people in the main office, an after hrs service that understands how to communicate properly, and vendors who are capable of responding to service requests. Update: The second person who picked up at the after hrs line picked up kindly and calmly submitted another request for me. A gentleman working at the office late this evening returned my frantic message, and changed the vendor who had the maintenance job assigned to them. Someone called me to leave a message to let me know (I think it might've been the same after hrs phone service employee who I spoke to). The new vendor made it to my apartment this evening and quickly fixed the issue. will have to submit another maintenance request to look into it further, bc the same issue keeps happening and the electrical on that side of the house keeps shutting down.

    This is going to be a long review, so buckle up. Entwood is hands down the WORST company i've ever…read moreencountered, and I genuinely mean that. Please read the reviews and believe them, because our experience at 374 Rio Lindo was a complete nightmare from start to finish. I truly don't understand how this company is still operating. We lived there for 8 months, and we didn't leave because we wanted to--we left because the unit became unsafe, unsanitary, and unlivable, and Entwood repeatedly ignored us. SEVERE NEGLECT AND PEST INFESTATION: Problems started immediately. Within days of moving in, we discovered roaches--not one or two, but a clear building-wide infestation that had obviously existed long before we arrived. Our first pest control request resulted in a laughable "treatment." The exterminator used a basic spray he told us we could buy at Home Depot, treated only parts of our unit, and didn't address the rest of the apartment or building. Unsurprisingly, the problem only got worse. We submitted countless maintenance requests as roaches spread everywhere--behind appliances, under furniture, in the bathroom, and even in our personal belongings. Every time, Entwood sent the same company to do the same ineffective treatment. Getting help was infuriating. I repeatedly called trying to reach our property manager, Sabrina, and was almost always told she was "out of office" and would call back. She rarely did unless I called daily. During the week of July 7, 2025, I had to call four times just to speak to someone about the infestation. When I finally spoke to Sabrina, I told her the situation was becoming a health hazard and asked about breaking our lease. She said the only options were lease takeover or lease abandonment, but claimed they would do a building-wide extermination. I told her clearly that if this didn't work, we couldn't continue living there. She said she'd speak to the owners and get back to us. She never did. Fliers were posted for the treatment, and we followed instructions and cleaned up vacated the unit. No one showed up. Entwood later claimed the exterminator knocked, but our Ring doorbell footage proves that never happened. The next day, the exterminator came with the same useless spray, knocked only on our door, and left. Entwood then said the building couldn't be treated because tenants didn't clean or vacate and that our door was locked. They expected us to leave our door unlocked while we were three hours away instead of management using a master key. Completely unacceptable. FORCED OUT OF OUR LEASE: Sabrina never followed up with any alternative lease options, so we were forced into lease abandonment, the only way to get out quickly. We moved out on July 24, 2025, returned the keys, and were told paperwork would be sent that day. Sabrina wasn't there. We handed the keys to Alicia and received nothing. The paperwork wasn't emailed until August 7, 2025--14 days later. The move-out inspection dated July 28 listed issues that existed at move-in and were pointed out by Sabrina herself, including separating floorboards, stains, peeling cabinets--and even a photo of a roach, the exact issue we complained about for 8 months. FINANCIAL EXPLOITATION: Entwood took advantage of two 18-year-old first-time renters and scammed us out of over $2,000. They kept our $1,025 deposit, took $500 from an accidental double rent payment, and demanded $1,133.78 more. They charged for repainting due to a supposed smoke smell (we never smoked--Ring footage shows neighbors smoking outside), charged cleaning fees without providing a move-out checklist, and even tried to charge an Entwood service fee for services never provided. After disputing the charges with evidence, they sent a revised bill weeks later. Because we needed housing, we were forced to pay $624.28. Total taken from us: $2,153. For 8 months of living with roaches. FINAL WORD: To the woman who responds to reviews--don't leave your number and tell me to call. If you want to resolve this, you already have my contact info. Don't say "you were not a tenant." I have proof, and I'm posting it . This is going on Google, Yelp, and Facebook. I've stayed quiet long enough. You ignored serious health hazards, exploited tenants, and treated us as disposable. Judging by your reviews, we are far from the only ones.
