I unfortunately rented from this company for 3 years and it was the absolute worst decision. This business is run only by family members and is incredibly unprofessional. Nancy, the lady who shows the rental units, is so rude and talks down to everyone, it is painful talking to her. Once, at 3 am our shower knob popped off due to faulty water pressure we had problems with for the longest time (it was a really old house) and water spouted everywhere for at least 30 minutes as we ran around trying to find the water shut off. They tried to blame us and charge us for the damage even though we were all sleeping and had absolutely no control over it. DO NOT rent through this company!! They are rude and will charge you for anything they can!! I just switched to IPM rental company in Chico and it is like a night and day difference. They are actually kind and professional, and work to make my stay here amazing! I can't believe Campos is still in business now comparing them with IPM. DONT RENT WITH CAMPOS!! I wish I would have gotten around to writing this sooner. It's been a few years since my senior term at CSU Chico, when I finally moved into my first solo pad which was owned by Campos Properties. I viewed many units downtown, mostly the ubiquitous early 1900s Victorians that are sectioned off into apartments. I found the units from Campos to be solidly remodeled with a ton of character, and a lot of care was put into their properties compared to the other units I viewed. Each meeting/transaction was prompt and professional. They're an established company that apparently rents primarily to college-aged tenants. They were super-responsive to repair requests (ceiling fans and laundry utilities were fixed within days), and were respectful of my space and time. Yes, it's Chico State, but be respectful of their property, comply with lease terms, and things will be great. I've dealt with other property management companies in Chico, particularly ones who truly take advantage of college students' lower bargaining power and inexperience in general "adulting". Campos is not one of these companies. I couldn't imagine being a landlord in college town, but not once did I feel condescended to or in-the-dark about my agreement or requests. I got dinged on my security deposit in the end. I was provided with an itemization of costs and the remainder of my deposit promptly, and it was fully transparent and fair. (Take it as an early lesson in self-responsibility, I guess. I left Chico and am now a newly-minted attorney who now knows a thing or two about landlord-tenant laws in California.). If you have realistic expectations about living in college town, are responsible and respectful of the properties, and hold up your end of your agreement, you'll find Campos to be pretty darn good landlords. read more

Very poor company to rent from. will gauge college kids for every penny then can get. Please if you HAVE to rent from this company in Chico read the lease very closely and understand it before you sign. It is not a real lease like everyone else uses. it is a "fixed term installment lease" that means you do NOT have till the end of the month to move out. If any animal crosses the threshold into the house you will be charged a $200 Pet Fee. If you lose a key they will charge you $25 to make a copy of the key and then charge you $105 more to replace the locks when you move out and give the new tenets the new keys for free. I find them to just be a very poor company to deal with customer service wise. their are many rental companies in Chico. I would avoid this one. read more

Although I just signed a lease with them, and havnt moved into the house, I just wanted to comment on the wonderful service of this company! Both Nancy and Erin were so helpful and timely about the application and signing process, and were so helpful. Nancy also showed us a couple of properties and knew a ton of info about them all, which was really helpful when deciding which property to chose. I currently live at a Campos property in Chico. I've lived here with my roommates for going on 2 years and we've never had any major problems. When we put in maintenance requests, the handy man always comes relatively fast and has always been super friendly and professional. However, there's one downside and it may just pertain to my particular location but.. the bugs, oh Lord the bugs... Our property on Pomona has a HUGE pest problem. It's as if the house was built on the worlds biggest ant hill. We're not dirty people, and we've done EVERYTHING to keep the ants from coming. At this point, it's an infestation. They are in the sinks, showers, bathrooms, fridge, cabinets, garbage, couches, beds, EVEN FALLING OUT OF THE VENTS. We can't even keep food in the cabinets and now it's getting to the point where they are getting inside the food in the fridge. We've gone through Campos for an exterminator 3 different times and NOTHING seems to solve the issue. As of right now, seems like I'll have to go through an outside exterminator and spend money out of pocket which is quite frustrating, being that this was clearly a PREEXISTING PROBLEM. I wish I was allowed to give them a no stars because they are HORRIBLE people to rent from. I have lived in her apartments for 3 years now and the laundry machine has never worked, if there are any problems at all she pretty much tells you too bad, and she over charges you for crappy cheaply remodeled apartments. Also if you are moving out she doesn't give you the entire month to do so but you still have to pay for the full amount of rent. One of room mates and I are not done with finals until the 28th and she wants us out by the 27th. When I tried working something out with her she basically said too bad and does not care if you have to live on the street. HORRIBLE people skills and I would never recommend them to anyone. I recently rented an apartment near chico state through campos. We received a good amount of our security deposit back. It seems as though many landlords take advantage of college students, but i felt as though Campos was not greedy with it. Just do EVERYTHING on the moving out list. I thought that Nancy was very responsive, and maintenance fixed things relatively fast. I was not happy about security cameras that didn't actually work around the property. But, I believe this is mentioned in the lease. Honestly, as long as you read the lease, and do not destroy the house, you should be fine. I believe that you will always be charged for some kind of carpet cleaning when moving out, but the price seemed fair for the amount of carpet that we had. Nancy made sure the apartment was in a good condition, appliances all worked. I felt as though my experience was pretty good with the company. I would try to keep Nancy in the loop if anything happens or breaks, and she was quick to fix it. To wrap this up, anyone looking to rent out college properties, and does not plan on being a party house, should rent with this company. They have awful service. Live somewhere else. I won't get into all of the specifics of what they did, but I think as a renter, you would take the word out previous tenants over the word of a rental service who is going to claim superior service because they are trying to increase business. Instead, I will share some correspondence I had with her. Here is what I sent her: Nancy, I was informed by my roommate that today while you were showing our house (519 W. 5th Street) that the women taking the tour asked permission to take photos of our house. My roommate told me that she gave her permission, however I feel it is unacceptable that the women were allowed to take photos of the inside of my house without each individuals permission. I have many things throughout the house that are personal and identifying to who I am and the fact that this is where I reside. I personally feel very uncomfortable having photos of parts of my house, which may be of my room or personal belongings floating around with women whom I do not know. I am not saying that there is anything wrong with the character of these women, but it is the fact that I have never met them, which makes me extremely on edge. I feel that this infringement of my privacy needs to be addressed immediately. I hope to hear back from you soon regarding the steps you are taking to remedy this situation. The Campos Properties are great! At least my complex is beautifully remodeled with great commodities! We love our apartment's location and gorgeous atmosphere! Like every complex you are likely to run into little speed bumps, for instance our dishwasher was having problems properly working and we called the landlord and she had maintance out to fix it tge next day! All of our emails get answered right away! This is our first year living under Campos Properties but we would love to live under their management again. read more

I let Campos overcharge me for one of their properties for a year. I didn't mind because the neighborhood was great and at a fine location. They get one star though because they absolutely rob you over the deposit. They were upfront about deducting 100 dollars from the deposit to clean the carpets, so I expected that charge. When I got the deposit return check I saw the 100 dollar charge plus another 300 for cleaning and about 80 for repairs. I cleaned the place and left it in better condition than when I moved in. The property was a hole to begin with. Campos makes a living off of exploiting college students. Do not give these people your money. They're crooks. read more

Worst rental experience ever. Rented out a house that was extremely overpriced. She advertised that it was a three bedroom when in fact it was a two bedroom with a small office. The PG & E bill was over $500 when none of us had been there for an entire month, when we asked her what could be pulling energy like that she claimed it wasn't her problem. Our sprinklers broke and the front lawn and driveway were completely flooded we had to leave at least 6 messages on her emergency service machine mid day to get someone to come to the house, but she never even responded. She blatantly states that she refuses to rent to boys because she "doesn't like them" & "they're just too dirty." read more

I cannot speak for the reviews who were dissatisfied with the moving out process, for I am still living in my house and will not be moving out until the end of this school year, but my experience with the Campos has, overall, been very positive. They are explicit in the lease agreement of their expectations, and neither I nor my room mates have had any issues with upholding our end of the agreement. The rent is fair, the house is well taken care of, and when we have issues they are prompt to fix them. I have lived in the same house for almost three years now and I will be sad to leave in the Spring. I knocked off one star because when we agreed to renew our lease, they agreed to fix the linoleum floors in the kitchen and bathroom and replace with hardwood or synthetic hardwood, and then never followed through. Also, for a period of time they would or some workers would show up unannounced, which was against the lease agreement, but it never was any serious inconvenience. All in all, I think they are much better landlords than other options in Chico. I have heard HORROR stories from friends on the problems they had with their landlords. I would definitely recommend renting from the Campos. I have never felt taken advantage of or disrespected. read more

The problem with campos is that they take advantage of college students. Yes it is stated in the lease when we are supposed to move out, but they do not prorate the amount. We moved in on June 1, and need to be out by May 25th. We prorated the amount and they are jipping us $600 and won't let us move out any later. They come off as very rude but feel like they can because they own most properties in chico. I have nothing good to say about this company and they should really think about the fact that no one else has anything good to say either. read more

I've rented from the Campos' for the past 3 years in Chico. I can assure you this is not a fake review and am sad to see so many negative reviews about the Campos'. Every time we have had a maintence problem, it has been handled very quikly and effectively. Even though some of the units are older, they are all updated and very modern. I have lived in 2 different units over the last 3 years and never had a poor experience. The Campos' have been nothing, but accomodating and fair to me and my roommates. read more

Campos does a good job about making their lease and their expectations of you as a renter very clear. I would say the biggest key for renting from them is communication. My roommate and I kept in contact with them when we had issues and they did a good job about getting back to us quickly. In regards to the comments about not getting any money back, I personally think you get what you put in. We spent hours and hours cleaning our house at the end of the lease to make sure we were giving it back in better condition than we got it, and we got almost our entire deposit back (minus basic things like carpet cleaning and such). If you want to have a positive experience with Campos, be realistic and don't expect freebies. Do your part as a renter to ensure satisfaction on both ends! read more

My daughter is a student at Chico State University. It is her third year in Chico, California. This year she is living/renting a house owned by Campos Rental Propterties. As a parent my experience with Campos Rental Properties has been excellent. They are accessable, organized, responsive and pro-active in the up keep and maintenace of their property. Their application process in on-line, this made it very easy because we live more then 600 miles away from our daughter. We and/or my daughter has the availability to pay the rent on-line, which is great! You are able to request maintenace on-line. Campos is very proactive in reminders to the students as each season and holiday comes around for safety to the students themselves and maitenance/securtiy for the property. I don't even want to give them one star thats how bad they are. They lie a ton and blame anything and everything on us cause we are in college. They say they have surveilance and they don't, they say their washers have hot water and they don't. This is only the beginning, they did a terrible job putting floors in and they are bubbling and they say that its our fault for not taking care of them when we take care of our house extremely well. We went without a heater in the middle of winter for three weeks. They take forever to fix stuff that is broken in our house. Lastly, they are extremely rude to their customers.
